Whilst the majority of agricultural commodities have enjoyed a bull run in recent times, grain prices have been sluggish primarily due to oversupply in the global market.

However, there are signs that there may be a positive shift in grain and oilseed prices in the short to medium term, with the International Grains Council outlook indicating that global production is shrinking amidst stable high demand. This could see global stocks contracting for the first time in several years and result in a positive shift in supply and demand for Australian growers. Coupled with dry conditions across Australia, we have certainly seen some positive price movements in recent weeks.

This prompted me to catch up with grain industry expert Lachlan Allen, who has recently joined Elders as our National Grain Manager, to find out what we may expect in the grain markets over the next 12 months. I hope you find the resulting grain focus piece on page 5 of this edition of Estates to be most interesting. From a real estate perspective, we have seen, and continue to see, strong appetite for cropping land across the country notwithstanding the subdued commodity prices. This has been particularly evident in the highly productive and tightly held cropping regions like the Darling Downs, Wimmera, South West Victoria, Mallee and Eyre Peninsula in SA. There continues to be strong demand for broadacre cropping land in the west, particularly in the high rainfall zones in the south of the State. Elders currently has a number of clients looking to invest in these regions through both on and off-market transactions. Grain Market Update LACHLAN ALLEN, ELDERS NATIONAL GRAIN MANAGER As we approach the halfway mark of the 2017/18 season, we’ve taken a look at a few things that are in play with the current grain pricing. First, if we reflect on the 16/17 season, nearly all port zones across the country produced above average yields, with SA and WA breaking state receival records. This high amount of grain saw the grain bid slowly slip away during the growing season as traders realised the true potential of the crop. As harvest rolled around, grain continued to move and sold at a frantic pace, we saw some activity creep back into the market, as traders needed to finish off vessels, and this provided some selling opportunities for growers that held out through the harvest lows. As seeding started to take off for the 17/18 season, there was not much news to start kicking the grain market in the upward direction. Globally, there was a reasonably large harvest which was weighing on grain prices. With nearly all grain prices looking on the lower end of the decile readings, growers responded with their planned hectares, and the US growers responded by planting the smallest wheat crop in close to 80 years. Then, overlay this with a few unseasonal weather events and the crop in the US was not looking in a good position. Back home, the promise of a good start was disappearing quickly when the tap was just turned off. Now, with close to all major grain Australian production areas recording low to lowest on recorded June rainfall, supply is starting to look a little tighter than first thought‌ Over the last few weeks we have now seen prices rally all the way up to $300/t for wheat and $250/t barley. However, grower selling remains limited as they wait for more rain to provide some confidence in the crop. The following graph from Profarmer shows how quickly the national 17/18 APW multi price moved over the last few weeks.

Looking ahead, it’s a weather game at the moment. If the dry spell continues, prices could push higher as traders look to find where growers are able to commit to a sale. If July brings more traditional rainfall events we might see bids ease a little as everyone gets some more confidence in the crop. One thing we can rule out, is the record harvest of 16/17 will stay for at least another year. NSW Property Market Update RICHARD GEMMELL, RURAL REAL ESTATE AGENT The continuing below average seasonal conditions throughout Central West and Western NSW certainly haven’t dampened the enthusiasm in the rural property market. With listings in short supply and demand strong, sale results continue to reach new levels. Apart from demand outstripping supply, we’re seeing a number of other factors which are influencing the current market. Land prices have been tracking in an upward direction with livestock commodities, which up until the last couple of weeks has been opposite to the direction of wheat price movement. We have experienced a rise in Dry Sheep Equivalent (DSE) values attributed to the improved prices over the past two years or so for sheep, lamb, wool and beef. Dependant on short term seasonal conditions, the weight of livestock numbers hitting the saleyards and meat works leading into the spring may influence the ongoing herd rebuilding. This has also been a factor influencing the ability to stock recently acquired grazing and farming properties. Stronger demand is being received from family entities now competing with corporate agribusiness, with the latter having to compete for acquisitions in a sector which not so long ago they were the major players. Recent sale results throughout the Central West, Western and North Western districts of NSW would indicate the past years of strong commodity prices and low interest rates have allowed more farming and grazing family businesses, with an ever increasing appetite for growth, the ability to make successful purchase decisions in a timelier manner.

Cotton production from this past summer season was challenged by a lengthy period of very hot temperatures, in particular through January to March having the effect of reduced yields. Preparation is well underway of fields for planting this coming October with on farm water storages and irrigation water allocations providing the confidence for a positive start to the planting season. The lifestyle and hobby farm markets continue to be met with strong demand throughout the region from the young family and semi-retiree sector, along with those relocating from the major cities to the Central West for job opportunities and lifestyle changes. We continue to prepare for a busy listing and marketing period for clients making plans to market their properties through Elders from now and into the spring.
