Sheep’s stellar run. Lamb and wool prices have enjoyed an extraordinary run in recent times and it is little wonder that a recent ABARES survey confirmed that the average farm cash income of Australian lamb producers has reached record highs. Despite poor seasonal conditions and increased slaughter rates in New South Wales, the sheepmeat market remains very robust, supported by both strong export and processor demand. Sheepmeat exports in May were c43,200 tonnes, being the highest month ever recorded.

Tightening supply of heavy lambs has also contributed to records continuing to be smashed. We witnessed a record breaking sale at $276.20 a head at Wagga Wagga saleyards in late June and the Eastern States Trade Lamb Indicator remains at record high levels. To make things even rosier for sheep producers, the Australian Wool Exchange Eastern Market Indicator improved a substantial 531ac/clean kg or 34.8 per cent in the 2017-2018 season. From a real estate perspective, our network has observed significant increases in demand for quality sheep production and mixed farming assets, particularly from existing industry participants seeking to reinvest and achieve increased scale. Strong balance sheets and high confidence levels in terms of outlook are seeing many look to increase their DSE capacity through both acquisition and negotiating leasehold interests in adjacent holdings.

North West Slopes and Plains Market Update IAN MCARTHUR, RURAL REAL ESTATE AGENT The North West Slopes and Plains has seen strong demand for all types of properties since late 2016. This has led to a shortage of properties on the market, which in turn has increased values. Values of summer/winter cropping country have risen as much as $1480 per hectare off the back of both foreign and domestic investors looking for larger operations, which has also led to local purchases having to follow the trend on smaller holdings. Grazing properties have seen the largest increase with dollars per cow unit almost doubling due to high commodity prices and grazier’s confidence in the outlook for the cattle market. Recent weather conditions have created some uncertainty as to where the market is heading, with surplus cash now being absorbed by feed costs. Current sales are showing signs that the market is cooling with decreased levels of buyer demand.

As always, the outlook for values in the region will be driven by supply and demand. Indications are showing that a number of holdings will be bought to market when the season turns and the number of listings will have a considerable bearing on what will happen in the market. Investors are still actively looking for quality aggregations in the region and this demand may well hold values up. Either way I think we are moving into an interesting time ahead as the weather is going to be the major influencer on property values and the length of time properties will be on the market.
