Strong rural performance Almost three years of consistent strong returns across most key agricultural regions is the primary driver for the ongoing strong outperformance of the rural property market relative to historical trends. The resulting supply demand balance sees us move into 2018 in a seller’s market. Whilst we certainly continue to see strong interest from foreign investors looking to acquire quality assets at scale, it was predominantly local established farming enterprises who made significant investments throughout 2017 and have underpinned land value appreciation. This reflects growing confidence in agricultural production amidst what has been a “perfect storm” of key variables driving profitability.

Macroeconomic themes such as food security, growing Chinese and broader ASEAN middle class demand for safe and high quality agricultural products, and the broader ongoing flight of capital to quality real assets are all driving significant increase in investment in Australian agricultural assets. Essentially, investors are betting that as populations and wealth grows in developing regions, we will see explosive growth in demand for food. Australia’s proximity to key Asian growth markets and our low sovereign risk makes our agricultural assets very desirable and is applying upward pressure to many agricultural commodity prices. The gross value of farm production in Australia recently hit a record high of $62.8 billion, with agricultural exports contributing $50 billion to our national exports. In addition, low interest rates, high agricultural commodity prices (leaving aside grain prices) and favourable seasonal conditions have resulted in many good operators having fire power in their balance sheets to fund growth aspirations in search of economies of scale. Ultimately, primary producers have been able to reduce their existing debt levels and then take advantage of historically low borrowing costs to expand their operations. In many respects, it has certainly been the “year of the neighbour”. Furthermore, amidst this strong buying environment we have seen a trend towards lower volumes of listings as many primary producers choose to continue to enjoy the high returns of their investments in the favourable operating conditions, rather than divest. As a result, we have a supply demand balance which has created a seller’s market. South West Victoria Market Update ROB RICKARD, RURAL REAL ESTATE AGENT Having just experienced the most amazing 12 months of my 27 year career in Real Estate, it is going to be very interesting for all involved in the agricultural industry to see if 2018 can be a repeat performance. Cropping and grazing land has reached an all-time high in South West Victoria and for the first time in over 15 years, demand for country suitable for livestock was similar to that of cropping.

It still seems a great place to be looking to invest, for the wonderful opportunity of reliable, high rainfall grazing country - and for those whose interest lies in a mixed farming operation (cropping and grazing), it is hard to match the consistency of seasons that farming offers in South West Victoria.

A severe frost in late spring throughout much of the cropping region was very detrimental to the anticipated above average yields, particularly in cereal crops. Canola yields in most cases proved to be very good and for those who may have been fortunate to be running a mixed farming operation, livestock values along with the long awaited and renewed confidence in the wool industry has been great for market confidence. Moving south in to the higher and extremely reliable rainfall region of South West Victoria (750mm plus annual rainfall), land values remain at a reduced level of at least 20% below the value of 2007. Remarkable, considering most areas of rural Australia have been experiencing not so reliable and dryer conditions, yet still achieving a positive growth trend over this same 10 year period. The improved farm gate milk price in 2017 aided in Elders Real Estate achieving well above expectations with the number of dairy farms sold throughout the South West.

Riverina NSW Market Update MATT HORNE, RURAL REAL ESTATE AGENT The Riverina has long been recognised as one of Australia’s most prolific agricultural areas. It has however been the last three years in which the rural property market has really started to trend upwards and if everything remains equal is not expected to plateau in the short term. Spurred on by strong commodity markets, 2017 was a particularly successful year for rural property sales. Some of the larger offerings have realised sale prices well in excess of vendor expectations, and overall property prices have increased significantly in all areas across Southern NSW and Northern Victoria.
