This 2021/2022 selling season has been unprecedented in the Northern Wheatbelt, with record prices being readily achieved for farmland. Cropping properties in particular are keenly sought after and premiums certainly being paid for the higher rainfall zones, although demand for grazing land and lower rainfall zones have also been very strong.

It has been an incredibly busy start to 2022, with a number of successful land transactions throughout the South Coast and Great Southern including the areas of Narrikup, Forrest Hill, Pingrup, Green Range, Mettler and Gairdner. Sales have been predominately mixed faming and higher rainfall grazing country properties, all of which have attracted a lot of interest and often being sold via Expression of Interest with a set closing date.

The pastoral market has consolidated on the rises experienced through 2020 with the southern rangelands experiencing a strong lift driven by the carbon market.

One hotspot has been the Shire of Northampton, and using this as an example, Elders Real Estate Geraldton has successfully marketed eight properties in the Shire of Northampton during the 2021/2022 sale season with total sales in excess of $40,000,000. These have included the historically significant ‘Oakabella’ at Bowes, being the highest price per arable hectare achieved, along with other well regarded properties including ‘Barellan’ (3578 ha / 8841 ac) and ‘Ninynook’ (399 ha / 985) at Ogilvie, ‘Oakagee Farm’ (711 ha / 1756 ac) at Bowes and ‘Raymar’ (1611 ha / 3980) at East Binnu amongst others. Broadacre farmland in the Shire of Northampton has generally fallen within a broad range of $1200 - $8000 per arable hectare. The higher rainfall and coastal zones generally are at the upper end of this range and some land in the very eastern portion of the Shire towards the lower end. Farms are generally receiving multiple offers come the closing date, with ten or so genuine offers commonly being received. Successful family farming operations looking to expand have been the main buyer demographic, with investors and corporate entities also active. The appetite for rural land seems to be following a similar trend as the previous 12 months with demand a lot higher than supply and district sale records continuing to be broken. Operating in a diverse selling area with a rainfall varying from 330mm – 1100mm, it can be hard to give an average hectare rate, however most sales fall between $2,500 - $18,500 a hectare and generally a significant increase from those achieved 12 months ago. The Kimberley is still receiving plenty of interest from the established cattle producers and corporate sector with multiple offers being received on any offerings. Values have remained reasonably consistent across the region with the main drivers in variation being the level of improvements and the quality of the cattle included. Sales in the Pilbara have generally been off-market transactions and in some cases mining access having a major influence on values. One interesting region has been the southern rangelands from Meekatharra south, in the area that comprises the arid shrublands and mulga country. There has been very strong interest from investors and the corporate sector motivated by the potential carbon sequestration market. Satellite mapping and computer modelling appear to have identified the Murchison and Goldfields as an area capable of sequesting commercially viable amounts of carbon through changed management practices. Significant premiums are being paid for properties that qualify for a carbon project or have the potential to qualify, only time will tell if these projections are reached.
