Beef. Elders continues to support Beef Australia and those of you attending will see many pink shirts participating in the expo. It seems only right that this Edition of Estates has a focus on beef producing assets. It’s been quite a ride for our beef industry in recent years. After a long period of difficult conditions for producers, a perfect storm of global demand growth, seasonal conditions and a favourable export environment has seen explosive growth in beef prices amidst a concerted effort to restock the herd. Whilst we saw softening in prices during 2017, they have remained strong in historical terms.

Real estate values in the beef industry have historically lagged behind commodity pricing. In addition, the outlook for ongoing growth in global demand for quality beef continues to see beef production properties in high demand throughout Australia from both industry operators and global investment markets. Therefore we continue to see very strong prices being achieved for beef production country, particularly those assets with strong carrying capacity and sold on a walk in walk out basis. The big question now is, what we can expect through the remainder of 2018 and beyond? Global thematics for beef remain very attractive. Whilst not ideal, increased production from key export competitors in South and North America is likely to be absorbed by global growing demand. So, as is always the case, seasonal conditions will continue to be the major variable driving cattle prices in the short term (assuming we don’t see any major fluctuations in the Aussie dollar). A dry winter and spring in 2017 across many key production regions triggered higher than anticipated turn-off and this trend is continuing into Autumn as challenging conditions persist. Processing production is consequently increasing and we are seeing price pressure continue for producers. Ultimately, it may well be a great time to buy big and start doing your rain dance.

Central Queensland Market Update VIRGIL KENNY, RURAL REAL ESTATE AGENT The central Queensland property market has been very buoyant over the last 12 months. This can be attributed to strong commodity prices for both livestock and cereal crops during this period.

In summary, many farmers and graziers are looking to expand. The availability of finance at an attractive interest rate gives even more strength to their decisions to acquire more land.

Listings for all descriptions have been in short supply which has created a healthy demand and strong competition from perspective purchasers looking to enhance their portfolios. Due to the strong competition we have seen many of the properties being offered for sale by auction. In many cases the prices being achieved show a good 10% increase overall compared to the market of 2015/16. In general the buying demand has come from various sectors. The strong cattle prices over the last period have enabled graziers at all levels of scale to enter the market. The winter season of 2017 saw many farmers produce exceptional cereal crops and achieve $1,300 to $1,400 / ton, giving the agricultural sector a much needed boost and new lease of life. Seasonal conditions have varied across much of central Queensland. Areas to the south of the Tropic of Capricorn are experiencing an exceptional season, although many districts to the north are very patchy and are in need of follow up rain to see them through the winter. The Central Highlands area around Emerald is very similar, as well as further west to Alpha and north along the Belyando, many graziers are looking to buy properties for grass.

Northern Territory Market Update ALISON ROSS, RURAL REAL ESTATE AGENT The Northern Territory rural property market has re-gained momentum, particularly for family operated grazing businesses.

and China. We are receiving inquiries from areas of South Africa, America, Argentina and the UK.

We are coming out of a relatively short wet season for 2018. Some areas, in particular the Barkly region, have seen minimal rains since the new year, with many properties now into their first round of mustering.

Whilst live export prices have dipped below $3/kg for the first time in almost 3 years, when balanced against other pricing drops due to extremely dry conditions in Southern Australia, this confirms the NT’s live export market as a stable and robust one.

The balance of the top end has received close to average rainfall and most properties are into the season ahead. Certainly this average rainfall can add benefit to grazing properties and will assist in the herd into 2019, providing optimal breeding conditions. The recent listings of Mt McMinn Station and Margaret Downs Station has seen renewed interest for mid-scaled pastoral properties. Family pastoral businesses, as well as interstate investors have strong interest in these properties and will certainly provide guidance on where the market is heading. Reliable annual rainfall is one main key attraction to the NT with much of QLD experiencing drought over the past year. Many buyers are also interested in the additional features of a traditional breeding property. That is ground and surface water possibilities, soil types and land clearing opportunities, location and some element of lifestyle. Our recent listing of Carbeen Park has attracted interest for this factor. Initially developed as a feedlot, the property has been used as a depot from a larger corporate company for the past six years. Located just outside of Katherine with year round access, the property offers a high level of infrastructure, along with high grade agricultural soils, cleared land and irrigation, which is not commonly found on all NT Properties. International interest has plateaued for the Northern Territory with most inquiry coming from outside the traditional South East Asian countries

Many properties in the NT still have rewards available for the entrepreneur. By making simple improvements in water, paddock utilisation etc. there are significant gains to be made in carrying capacity and productivity. In more developed areas of Australia it might take more sophisticated and expensive changes to infrastructure and practice to achieve similar production gains. There has been a strong uptake in the use of solar technology across the NT. There are significant gains to be made in the modernisation of bore pumps for livestock watering, as well as possibilities with irrigation and other uses. From what was once a cost prohibitive, now presents a significant cost saving. I look forward to catching up with clients at Beef Australia this month. It’s such an iconic event for northern Australia and allows us to present our properties to national and international potential purchasers.
