HARVEST TIME
Contents
One might argue that picking the Australian grain market this year is about as easy as backing the Melbourne Cup winner.
4
Many variables are at play and the most crucial topic of discussion right now is what the impact of the big dry on the east coast will be. Grain producers in the south are certainly enjoying strong pricing as we see strong domestic demand and more grain making its way east. Having said that, even a total crop of, say, 17 million tonnes will leave plenty of capacity for exports. So, will offshore demand and higher domestic consumption in the east lead to sustained high pricing or will we see imports and a potentially bigger than expected summer crop come into play? In this edition of Estates, we asked our National Grain Manager, Lachlan Allen, for his insights.

From a real estate perspective, one thing remains clear. There is still plenty of appetite for cropping country, even in drought impacted areas, and especially for assets at scale.

Grain Market Update LACHLAN ALLEN, ELDERS NATIONAL GRAIN MANAGER The 18/19 harvest is underway across the country with CBH in the west reporting nearly 350,000t had been received in by the first week of November, Viterra in SA reporting 54,000t delivered, and GrainCorp had received a little over 25,000t of harvest deliveries on 30 October however a further 156,000t had been received into the GrainCorp network via transhipments from other parts of Australia. The market is a little slow to take shape as the headers get rolling. Buyers appear hesitant to be too aggressive to buy until they know where growers are sellers. Growers are focused on the impending harvest and aware that bids have pulled back from the recent highs in most parts of the country, particularly in South Australia. It’s going to be interesting to see what price level trades. The expectation from many is that it’s going to be volatile as domestic users on the east coast look to cover a reasonable amount of their projected use during the harvest period and early in 2019 when grain is available.
4
eldersrealestate.com.au
We are already seeing the demand tension as price looks to pull grain north and east in many parts of SA and Vic, rather than the traditional flow of grain moving towards port. We are also seeing the flow of grain from WA across to the east. The best way to ensure the market can work effectively and you receive value for your grain is to offer it at the price you want on an open and independent exchange. By doing so you allow all buyers to see your grain so they can bid for it - remembering that you’re anonymous at all times and protected by secure settlement for trades on CGX. So, if you want help to price your grain this harvest, simply call 1300 ELDERS, pop into your local branch or visit https://eldersrural.com.au/grain/

Organic materials and subtle textures were integral to the original design and remain key to the ultimate look of the home. Long lengths of rich cream limestone were fashioned on site for lintels above windows and doors, window ledges and the bar in the dining room. The limestone internal walls are warm, textural and neutral, making the perfect backdrop for the leather chesterfields, antique pieces and luxurious fabrics that decorate the home.
The English farmhouse-style kitchen has had no expense spared, hand painted in three different tones that emulate the colours of the stone walls. A beaten Copper range hood that was hand forged in Marananga makes a handsome feature and stunning marble benchtops showcase harmonious accents. There is an abundance of built in cabinetry throughout the house, all rendered in the same tones.

VICTORIA
NORTHERN VICTORIA & SOUTHERN RIVERINA MARKET UPDATE MICHAEL EVERARD, RURAL REAL ESTATE AGENT The property market across the Southern Riverina and North Eastern Victoria has continued to enjoy bullish activity. A number of dry land cropping assets of significant scale have reached the $4000 per acre barrier at auction this season. Likewise, country through the Murray and King Valleys has experienced new highs this selling season with a number of significant sales exceeding $5500 and to over $6000 per acre. Lifestyle holdings are exceeding $7000 per acre in places on the Murray, Kiewa, Ovens and Broken Rivers.
The strong sales results have fuelled the market and created supply by encouraging those with intentions of exiting over the next few years to come forward with their offerings, which have been devoured by local competition devoid of opportunity in recent years.
The bigger lifestyle sales appear to be executed by interests with income streams from off farm operations, while the larger scale agricultural sales have involved local interests seeking expansion. Neighbouring enterprises looking for increased scale and the efficiencies that come with geographical proximity have battled it out to produce record results despite the dry season. These operators have been taking the long term view recognising that the opportunity to expand at their boundary is rare and not to be missed, particularly if a member of the next generation is focused on returning home to the family operation.
Looking forward, there will be continuing confidence in agriculture and strong global demand for Australian quality produce fuelled by the growing Chinese and ASEAN middle classes. Record low interest rates, an affordable Australian dollar and eventually a return to more normal seasons means there is every reason to be confident about our rural property market.
