The man was larger than life and possessed a level of gravitas that filled every room he entered. His passion for real estate sales and his commitment to his clients was unsurpassed and saw him build a brilliant career. Ken waged several battles with cancer, not that you would know it. If you called Ken mid-treatment to check on him, he would have more concern and interest for your own well being and that of your family. “Don’t worry about me Tom, I’ve got this”. It was his resilience, toughness and unrelenting love of life that I was genuinely in awe of. It was not surprising that he was cutting deals from his

Grain Market Update NATHAN CATTLE, MANAGING DIRECTOR CLEAR GRAIN EXCHANGE

Australian growers and consultants are becoming more comfortable “offering” their grain at their price in an independent and secure grain exchange, and importantly, are receiving the benefits in price. Believe it or not, it is difficult for buyers to find and purchase grain from growers. This is why just a handful of buyers purchase the majority of grain from growers. There are more buyers than this purchasing Australian grain, often it is just not from growers! Rather these buyers purchase grain from one of the entities accumulating direct from the grower. The purpose of Clear Grain Exchange (CGX) is to make it easier for all buyers to participate in buying grain direct from growers and ensure growers receive what their grain is worth. By growers offering their grain at their price on an independent exchange, it becomes visible to all buyers and makes it easier for them to purchase. This fosters competition at the farm gate and is how growers can determine the true value of their grain.

Hence more offers on the exchange encourage more buyers and ultimately better returns for growers through competition at the farm gate. If the exchange is introducing more buyers, it needs to ensure growers are protected. For all trades on CGX growers retain title of their grain until funds are received within 7 days via a secure settlement process. CGX has traded over 6.8 million tonne and settled over $1.4 billion worth of trades securely since inception. Creating a more efficient Australian grain market is fundamentally what drives the team at CGX. By increasing participation in the exchange it helps sellers find buyers, and buyers find sellers, which generates value to all industry stakeholders. It’s free to register a CGX account and free to offer, edit or cancel your offer at any time. Your grain can only trade at the price you want during market open hours, and you won’t lose title of your grain until you’re paid. There is no downside in offering your grain at your price on the independent and secure exchange.

Take Western Australia last year for example. Just this past year 35 different buyers purchased WA grain through CGX, more were searching for grain on offer, and tonnes traded through the exchange averaged 9.81/t above the best public bid advertised on the day (as collected by independent analyst Profarmer Australia).

If you use a consultant to help sell your grain, most will be familiar with the exchange and how you can authorise them to act on your behalf. The Elders network is also across CGX and happy to talk to you regarding it.

We are confident there are plenty more buyers for your grain. Over 250 buyers are registered with CGX, the reason some have not bought in 18/19 is there may not have been an offer that matched their buying requirements.

WA Market Update JEFF DOUGLAS, NARROGIN WA REAL ESTATE AGENT It’s another good year to be working in the Great Southern region of Western Australia. While much or the remainder of the country is reeling from drought, the Great Southern is holding up well. As we go to press most local farmers are nearing the end of their export hay baling programs and are commencing the grain harvest. While still early days the consensus is grain yields will be just below average which, considering the late start and early finish to the season is not a bad outcome. The region’s reliability is no doubt contributing to the continued strong demand for farming properties. Recent auction sales have been well attended and bidding has been strong at record prices. While these prices are encouraging owners to bring their properties to market, demand remains well in excess of supply and if an effective sales strategy is employed each new sale usually sets a record price. While corporate buyers remain active in the market, private family farmers are still leading the way in both numbers of purchases and prices paid. This augurs well for the future and displays the health of the family farm in the region. Many of these so called ‘family’ farms have now morphed into large semi-corporate enterprises harnessing the economic strength and business experience of older family members together with the enthusiasm and fresh ideas of the younger generation to forge ahead and take advantage of the apparent world-wide resurgence of agriculture.

With several significant rural property sales already under contract this selling season, and a good number of quality properties for sale by private treaty, all indicators are that this area will continue to enjoy strong interest from a variety of sources. A good example of this is “Yongerup”, featured elsewhere in this magazine, which consists of approximately 3,047 hectares located south east of Tambellup and configured for sheep and grain production supplemented by export hay.
