NSW Southern Tablelands Update RICHARD GEMMELL REAL ESTATE MANAGER, NSW Seasonal conditions continue to be one of the main drivers of farm production throughout NSW with a very positive outlook as the Spring farmland selling period kicks into action. With above average rainfall across most districts, winter cropping production has been boosted with the potential for above average yields. Livestock commodity prices continue to achieve record levels whilst the rainfall continues to support ongoing efforts of herd rebuilding for both sheep and cattle. With these favourable weather conditions set to continue through to harvest, both wheat and canola production should achieve well above average yields, combined with global supply concerns this continues to add to the confidence for Farmland investment. Trade, export and restocker demand for lamb and mutton continues to have a major influence on high prices and market strength across saleyards, paddock, meat works and feedlots. The outlook for cattle also remains strong with demand from export and favourable rainfall continuing to enhance restocker activity.

Despite the impact of Covid 19, Australian Agriculture continues to show its resilience with Farmland values continuing to rise. One such region is NSW Southern Tablelands demonstrating the benefits of the auction system and how successful marketing campaigns can deliver great results. Two current campaigns being conducted by our Elders Young branch, ‘Donandabu’ Quandialla and ‘North Dananbilla’ Young, are set to be auctioned on the 24th September and 1st October respectfully, with both properties attracting solid interest. Median price growth per hectare across Southern NSW for 2020 has been around 12.4%, and 7.5% compound annual growth for 20 years according to Rural Banks’ recent annual Farmland report.
