5. Take advice from your lawyer or conveyancer to ensure everything is in order for sale. Primarily, this will involve a review of the titles to ensure there are no unknown or legacy interests that need to be cleaned up. Likewise, if you enjoy any valuable access over neighbouring land (eg to convey water) then you should ensure those rights are formalised and able to be assigned to a buyer.

4. Take advice from your accountant early in the process to ensure that you understand all the financial implications of sale, particularly tax.  This may influence timing and the structure of the ultimate transaction.

TIPS TO PREPARE FOR SALE Spring is in the air and, as is customary, farmland and lifestyle listing activity is increasing for the selling season. Accordingly, there are many sellers (or potential sellers) considering what they should be doing to prepare for the sale process. Here are some tips to assist you to minimise the stress and maximise your result.

3Experience.

1. The most important thing to do is reach a firm view on who your most likely buyers are going to be (that is, your “buyer universe”). Understanding your buyer universe will influence many key decisions, from choosing the right agent and sale strategy, through to deciding what to invest your time and money into in terms of staging the asset for sale. What to do with your home is a common example. If your asset is a lifestyle holding, or a farm unlikely to be absorbed into a bigger aggregation, then you will most likely conclude that your buyer universe consists of people who will wish to reside on the property. Accordingly, investing in maintenance on the home and presenting it well for sale will deliver you a return on investment. However, if your holding is likely to be acquired by a large scale operator, or a neighbour with an existing dwelling, then the old farmland adage that there’s “no money in houses” may well be true.

2. High quality information will assist buyers to undertake due diligence and build confidence in the capability and value of the asset. Begin preparing early by assembling relevant records. For example, historical on farm rainfall, stocking rates/carrying capacity data, historical crop yields, pasture improvement/input records, recent capital works/ investments, water distribution maps, and so on.

6. Identify your preferred agent and engage them early so that you can take full advantage of their experience and work as a team in preparing and launching the sale campaign. The Southern Tablelands continues to experience strong results across all rural holdings with its proximity to the Sydney and Canberra catchments being major influences on demand. Quality properties continue to attract increased enquiry with more qualified buyers than has been seen over the past two years. The “Covid Frenzy” may be over, but the rural lifestyle seekers have not yet slowed Pastoraldown.properties with scale remain highly sought after with demand continuing to outstrip inquiry from investors ready to purchase. Prices have been achieving anywhere from $13,000/ha to $25,000/ha (100 ha plus). Smaller holdings with quality homes and maintained improvements are attracting anywhere from $45,000/ha to $54,000/ha, around the 40 ha. Lesser quality farms also continue to receive strong enquiry seeing results anywhere from $5,000/ha to $33,000/ha with activity not showing signs of easing. With terrific seasonal conditions and strong livestock prices predicted to continue through Spring/Summer and into 2023, the outlook remains very strong for the Southern Tablelands.

Land owners undertaking succession planning are considering their options regards selling as agriculture on the North West Plains has delivered strong capital gains over the past 25 years of around 8%*.

Activity and enquiry continue with no signs of easing in the rural property sector throughout the Central Tablelands with very strong demand across all asset classes.

Smaller hobby farms and lifestyle blocks have by far seen the largest increase with homes on around 40 ha reflecting almost a 50% growth this year. It would indicate that anyone looking to invest in a rural property are in for an exciting future.

There have been significant sales for larger holdings particularly in the eastern part of the region within 2.5 hours drive from Sydney. One recent sale achieving in excess of $29,652/ha for 261 ha. Results of around $24,710/ha has been common in this area, whilst further west around Molong and Canowindra we are seeing sales for medium size properties in the $18,532/ha to $23,474/ha price range.

Consistent wet weather conditions throughout the North West has set the coming Spring for a bumper season, this in turn with high commodity prices is seeing demand continuing to outstrip supply.
