Spring hits SA property market We have been entrusted to bring several significant South Australian farming enterprises to market this spring, providing an unprecedented opportunity for both local and corporate investors to acquire quality South Australian assets. Lower Eyre Peninsula Market Update DARRYN JOHNSTON, RURAL REAL ESTATE AGENT The Lower Eyre Peninsula real estate market is maintaining high demand for cropping country as we enter the spring season. We’ve experienced large interest in the Cummins/Ungarra Aggregation released early September. This is assisting in raising the profile of agricultural land on the Eyre Peninsula, with a significant amount of enquiry from potential interstate purchasers.

Interest for land is very high in the $1200 - $2000 acre range on the Lower Eyre Peninsula, while good cropping ground is reaching $3000+ an acre. This is leading to a secure long term market and farmers are certainly positioning themselves to take advantage of acquiring land as properties come onto the market. Although the prices have been pushed to the edge in some regions, farmers seem to be taking a long term view to invest in the area.

Most of the EP received very generous summer rainfall, building sub soil moisture. It has been an unusually dry start to the 2017 season with the dry period from February to June. Late opening rains from early July over most of the EP has pushed the season 6 to 8 weeks later, although we’re now finding that the cropping season is quite buoyant in most areas. Providing that there is good spring soft finish with 50-60mm rainfall we should still see an average season. The top demand is currently for broadacre cropping country, closely followed by livestock property, as well as a bit of pastoral land on top of the EP. The livestock property buyers are looking for secure underground water supply – we’ll be releasing a few properties later this year which match this criteria! Commodities – although the grains market port price is currently experiencing a softer period in the area at the moment, there is good pricing for meat and wool in particular. This is definitely driving the livestock enterprise also, as well as demand for mixed farming properties.
