PUBLISHER’S LETTER
Spring Break for Adults
S
pring is here! And that means Spring Breakers! High school and college kids descend on the island for a few days of sun and fun on their break from school. Why don’t we adults get a Spring Break? Nobody told me back in March of ’84 that I was on my last Spring Break. March ’85 came around and there was no beach trip or snow ski trip paid for by my parents. What a wake up call! The first time I ever went skiing was Spring Break 1978 and I’ve tried to go skiing every year since. I’ve missed a few years here and there due to work or lack of funds, but Spring Break equals snow skiing in my mind. Of course, at 58 years old, I’m not quite the daredevil on the slopes that I was back in my teens. Nowadays, instead of going down double diamond black runs, I tend to breeze along the groomed blue runs at a nice leisurely pace.

On my “Spring Break” trip this year, I went to Vail. At the ski rental shop, there was a college-aged employee assisting me in ordering my skis, boots, and poles. In determining what level of skier I was, the kid asked me a few questions. I braggingly told him I had been skiing for over 40 years! He looked me up and
down, then said, “You like going at a leisurely pace on the groomed blue runs don’t you?” I miss Spring Break ’84 when I could ski the moguls, stay up past 7:30 p.m. and not feel sore the day after skiing! But most of all I miss my folks paying for the trip! Hey, Mom, wanna go to Vegas?!

ou’ll have the opportunity to visit eight exquisite private gardens on St. Simons Island on Saturday, April 25th, when the Cassina Garden Club hosts its 14th Annual Tabby and Tillandsia Garden Walk. In addition to the garden tour, there’s a wonderful Marketplace at Gascoigne Bluff with vendors offering art, garden décor, and more, as well as a member cultivated plant sale. There will also be docents available for tours of the restored 1830s tabby slave cabins. The 28

event takes place from 10:00 a.m. to 4:00 p.m., so there’s plenty of time to enjoy it all. In the prior section, you got a taste of la dolce vita at one of four Garden Walk stops in Frederica. That captivating brick home with its view of the lake was the perfect piece of heaven to be the backdrop for our fashion shoot. Some highlights of the property in addition to what you saw in the fashion shoot include the welcoming front porch, outdoor living areas,
impressive urns and antique syrup kettles, as well as the beautiful pool near the brick pigeon house that houses a miniature train collection. Guests are invited to visit three additional stops in the Frederica community. High Heel Farms is home to a devoted gardener and beekeeper. With abundant native plantings, overflowing urns of seasonal color, manicured beds of tropical planters, and a raised-bed hobby garden and potting shed, it’s a real showstopper! At another

stop, a Southern brick charmer boasts wide porches with billowing pots of blooms, a large bed of seasonal plantings, a magnificent hedge of Awabuki, plus outdoor living areas and plunge pool with spectacular views of Frederica Lake. The final Frederica stop is a handsome home of Texas limestone accessed from a meandering drive nestled among stunning oaks. It intrigues visitors with its intricate brick work and impressive entry, but nature does all the talking with stunning views along a silver travertine path marked by overflowing pots. Plantings of guava, rosemary, muhly grass, and African iris offer gardeners ideas for low-maintenance, year-round plantings. In Black Banks, Garden Walk visitors will find stops at a cozy colonial family home and a cedar-shake roofed bungalow-styled cottage. A hurricane transformed a shade garden in the former by taking away its trees, now leaving a beautiful lawn and hammock situated a Loblolly pine. There’s also a Southern garden hosting mature camellias, stunning magnolias, and Live oaks. A path of stepping stones salvaged from the Brunswick’s old Oglethorpe Hotel leads you past a variety of citrus trees to the back of the garden where guest house and pool await. Set among mature draping Live oaks, the expansive driveway to the bungalow leads visitors to the welcoming front entry comprised of abundant pots overflowing with colorful plantings. Just beyond the flowering bed of Sago palms, the path of the prized Savannah Grey brick invites a peek into the fantasy garden where landscape dreams do come true. A dazzling pool, a cabana with cozy fireplace, and a screened porch beckon guests to relax and enjoy the views. Another stop features an elegant Southern Coastal home overlooking the pristine marsh, while facing the mainland. Flowers of fuschsia, purple and pink encircle a Live oak in the
front. An arched entryway opens a path that leads to a secret garden with mirrored trellises, a trickling, stacked stone pond surrounded by native ferns. Wide sweeping views of the marsh and more mirrored trellises create an idyllic setting on sunset evenings. In Island Club at Retreat, you’ll see a handsome home with a grand porte-cochere surrounded by circular gardens. A pathway leads to a back garden with a large patio featuring a round bubbling fountain encircled with large terra cotta planters lush with bougainvillea. There’s also a double-sided fireplace and containers filled with colorful Bird-of-Paradise plants and a pool area is edged with cabbage palms, white drift roses and a podocarpus hedge nestled with three vertical statuary fountains. Garden Walk attendees are also encouraged to visit the Butterfly Garden at Demere Park, which is always open to the public, and is maintained by the Live Oaks Garden Club. Behind a lovely gate decorated with butterflies, this little garden gem was redesigned in 2019 by the club to welcome butterflies and encourage all stages of butterfly development. There is plentiful milkweed to invite the butterflies to lay their eggs, abundant flowers for food sources, and water for the butterflies to enjoy. Stationary butterflies “fly” throughout the garden and were painted by a local artist to represent the Monarch, Tiger Swallowtail, Gulf Fritillary and Painted Lady butterflies that make their home on the island. Grab a seat on one of the benches on a sunny afternoon and see how many of our fluttering friends you can spot. As you can see, there’s a wide variety of gardens to visit and so much to inspire on this year’s Garden Walk, so get your tickets soon and plan to make a day of it. eautifying our community is the goal of Live Oaks Garden Club on St. Simons Island, and they do a fantastic job at that! As you read in the Garden Walk information, they recently renovated and maintain the Butterfly Garden on Demere Road, a stop on the garden tour. Due to the successful renovation of the Butterfly Garden, County Commissioner Peter Murphy recommended that the club also improve the appearance of the two large planters at the pier in the Village. Garden club members worked with a landscape architect to design planters that would enhance the existing palms. Now the two large planters on the right side of the pier have been planted with shrubs and perennials to withstand the strong ocean winds and the bright sun. They feature African

iris, Conversation azaleas that have three color blooms, variegated liriope and small lantanas. The garden club will change the annual focal plants seasonally.
Live Oaks Garden Club also maintains the Rose Garden adjacent to the Butterfly Garden at Demere Park. They were responsible for planting the Live oak trees near the airport on Demere Road and landscaped the grounds at Glynn Visual Arts and a square in Brunswick. They also provide funds for irrigation at Mary Ross Park. All of this is possible due to the club’s successful annual Poinsettia Sale. Dave Austin and his staff with Glynn County Public Works provide continued support to the garden club and are much appreciated by its members. s a wife, mother of four, and passionate Christ follower, Julie Rowland understands the dayto-day struggles life can bring. They often burden us the most at night, leaving us restless, anxious and in need of comfort. The idea for scripture pillowcases was a seed planted in Julie’s mind by God, which she turned into 34

Nearly six years into the business, Julie felt a pull to leverage the retail success of PillowGrace to further her mission of encouraging others and supporting the local community that is her
home. With that goal in mind, Julie set out to create a non-profit organization that, using the foundation of her retail company, would come alongside other non-profits to help expand their reach and spread the comforting truths of scripture to those who may need the reminder. PillowGrace Project was born. Through fundraising opportunities, PillowGrace Project can

served with the U.S. Army Reserve in the Middle East. They provided over 200 PillowGrace pillowcases for many of the soldiers serving alongside Billy. There are countless testimonies of how this impacted them by boosting their moral, renewing their spirit, and reminding them that God is always with them. Chaplain Barrow emphasized how encouraging it was for his battalion to receive packages from home while they are so far from it. “There were three pallets of care packages waiting for us when we arrived in Afghanistan, which is unheard of,” he explained. “When you see those boxes from the U.S., you’re flooded with emotion. It reminds you of home and all you know and love there.”
also help the organization raise awareness and funds through the sale of PillowGrace products. This is what Julie says lights her heart on fire. “I’ve found great joy creating the PillowGrace line. It’s something I learned from the ground up,” says Julie. “And now – to have the opportunity to utilize our product success to benefit likeminded organizations that operate with big hearts – to make an impact on the lives of others through the love of Jesus Christ – this is what I’m most passionate about.” Identifying the right organizations to support has been somewhat easy and natural at this point. Last year, PillowGrace visited the residences at Morningstar Children and Family Services (located off Hwy 99 in Brunswick) after learning they were looking for sponsors to help support their children through donated gifts and funds. PillowGrace Project set a goal to give each child living at Morningstar a personalized PillowGrace for Christmas. They held a promotion in which one PillowGrace would be gifted to a child at Morningstar for each PillowGrace purchased. The Director of Development at Morningstar, Lisa Johnson, came to the in-store event on St. Simons Island to share more about their facilities, programs, and the impact they have on children in Georgia. The promotion was successful. Each child at Morningstar received their own personalized PillowGrace. But the results of the collaboration were even more far-reaching. Julie and her right-hand, Heather Burrell, personally delivered the pillowcases, an experience that left them humbled and inspired to continue their mission for others. Many people in the

community who never heard about Morningstar became aware of their mission through the PillowGrace promotion, expressed their enthusiasm for the cause, and became ongoing supporters. This increased awareness even led Morningstar to become connected with a foundation who they hope can help fund much needed facility renovations. PillowGrace Project now has a continued relationship with the organization, carefully following along as new children move in to ensure they also receive a personalized PillowGrace when they arrive. “By partnering with PillowGrace, we are doing more than just giving each child a pillowcase. We are creating hope and a sense of home for each child who enters our gates,” says Johnson, “Children in residential care don’t have a lot that is permanent. Sadly, they sometimes come to us with their belongings in a black trash bag. Through this partnership, they give each child a message of hope with their name on it, something they can keep beyond their time with us.” PillowGrace Project also worked persistently to support Chaplain Billy Barrow while he
One soldier emailed the PillowGrace team with his gratitude saying, “Due to my frequent travel, the pillowcase makes the perfect addition to my kit for laying my head down, when I get a chance to sleep … My favorite verse to read is ‘In peace I will lie down and sleep, for you alone, Lord, make me dwell in safety.’ Something about it gives me comfort that we will be okay that night.” Moving forward, PillowGrace Project will be working to identify organizations that support individuals who need to be lifted, comforted, and reminded of God’s grace, mercy and provision. Their aim is to break strongholds by restoring the mind through God’s word, bringing rest, renewal and restoration. Their next collaborative project is with Hope 1312 Collective, a local organization who exists to share, support and shape stories of children and families in and around the foster care system. After hearing director Ally Christianson’s moving testimony at the Inspire Women’s Conference last September, the team knew they wanted to get involved with this organization. Hope 1312 Collective focuses on providing hope in hard places, primarily through enabling local churches

to engage with and leverage their resources for the child welfare system. In 2019, nine local churches committed to being part of the solution to change the trajectory of these children’s lives. Over 70 children were served through the Care Portal, 15 foster families were supported through Care Communities and seven wellness events were provided to DFCS employees. Additionally, 33 foster children experienced Royal Family Kids Camp, a week-long, overnight trauma-informed camp specifically for children in foster care. Campers range from ages 6-12 and can return each summer, where they will be greeted by the same counselor who works one-on-one with them. Hosting this camp is no small feat, and the cost per child is $1,000. Know Your Landscape Needs
W
hen planning your next outdoor landscape project, do you know whether you’ll need a Landscaper or a Landscape Architect? If you want to add a few shrubs or trees to your existing landscape, a landscaper will probably suffice. However, if you’re considering an outdoor renovation, pool, or a new home, chances are, you need a Landscape Architect to bring your vision to life. Luckily, Landscape Architect, Jeff Homans, and the talented team at Land 40
ELEGANT ISLAND LIVING
Design Associates, Inc. (LDA) are here for all your landscape architecture needs. LDA was founded in 2003 by Georgia licensed Landscape Architect, Jeff Homans. LDA has played a vital role in design and development of hundreds of projects in the Golden Isles over the past 17+ years. Projects have ranged from large scale community and resort developments to intimate outdoor living spaces. The list of services that LDA provides doesn’t end with design. They’ll be your partner and will see your project through to the end. Once the
design is complete, you can choose to contract the work through LDA or engage them as a Project Administrator to provide oversight and direction for the various contractors that are typically involved in landscape and outdoor living projects. They’ll be there to ensure that the plan is implemented as designed, quality workmanship is achieved, and will also handle design modifications and change orders. Simply put, LDA will be your partner and will remain involved in your project until it comes to fruition. They’ll be with you step by step from conception through completion.
Many people assume that Landscape Architects are only used on new construction projects. This is far from the truth. Jeff and his team routinely work on renovation projects. In fact, LDA frequently works for clients that want to enhance their landscapes and outdoor spaces. What better way to add value and enjoyment to your home than to elevate the function and appearance of your outdoor spaces? It’s quite common for people to renovate the interior of their home, but they should also be paying attention to how it looks, feels, and functions on the exterior. LDA Project Manager, Bo Parker, says, “The first place we start with any landscape renovation is inside of our client’s home. This gives us a feel for their taste and how we can create a cohesive design that marries the inside to the outside.” LDA doesn’t just specialize in one particular style of Landscape Architecture. They let their individual client’s tastes, wants, and needs influence every design. Homans says, “It’s very important to us that we have a clear understanding of what our clients want before we ever put pen to paper. Once we know what they’re looking for, we get to work. Typically, we start with one or more schematic designs that open a line of communication with the client. From there, we refine the design until we ultimately arrive at a plan that meets our client’s aesthetic, functional, and budgetary requirements.”
One of the primary goals in any landscape design is to add value to the home. “Adding elements like pools, patios, firepits, pergolas, outdoor kitchens, and landscape lighting can really add to a home’s value, not to mention its curb appeal,” says Homans. “People are frequently surprised at just how much we can change the appearance of a landscape. We’ve taken 40 year old traditional landscapes and turned them into contemporary outdoor oases. It’s a fun and rewarding process.” Once the design phase is complete, LDA engages reputable qualified contractors to complete the work. Parker states, “Coordination is key for all of our projects. Many times, we’re working with half a dozen or more contractors to complete a project. Imagine trying to coordinate a project that involves a pool builder, mason, plumber, carpenter, electrician, landscaper and lighting contractor when you’ve never done it before and don’t know who to call first. This can be a nightmare for homeowners to try to tackle by themselves, which is why we provide this service.” LDA routinely interfaces with multiple contractors on behalf of their clients. This ensures that the clients’ projects run smoothly, are completed in a timely manner, and that they stay on budget. In addition to LDA, Homans, Parker, and associate, Blake Hightower, own and operate Coastal Nights Outdoor Lighting. “We
started Coastal Nights to provide an additional service to our Landscape Architecture customers,” says Hightower. “Outdoor lighting is an art, and simplicity is often key. Having landscape architecture backgrounds help us immensely when it comes to designing and installing outdoor lighting projects. We have a thorough understanding of how plants will grow and mature over time. This allows us to create elegant lighting designs that not only look good immediately after we install them, but for years to come as well.” Outdoor lighting is one of the quickest ways to enhance the curb appeal of any home. The subtle ambiance that can be created through a well-planned lighting design is incredible. “There’s nothing that can add the instant ‘Wow’ factor quite like outdoor lighting can,” says Hightower. “The best part of our job is turning a lighting system on for the first time and seeing our clients’ reactions. It’s typically very rewarding.” Back to the original question: Do you need a Landscaper or a Landscape Architect? Answer: You may need both, but it’s generally a good idea to start with a Landscape Architect if you want to make significant changes or enhancements. Own Paradise. Love Where You Live For many, buying a home can be a daunting process and a realm of vast uncertainty. Potential buyers want to know that they’re getting the best property for the best price at the right time to buy. To assist you in navigating these waters, and help relieve any anxiety, Signature Properties Group has put together some useful information about the process.
2020 SSI Real Estate Trends What You Need to Know by Zaida Clay Harris
A
s realtors, we get asked many questions by prospective buyers, ranging from “What is the state of the current market on the island?” to “How do you think the real estate market will do in 2020?” Opinions on the latter are varied and diverse and, depending on what you read, can make you hopeful or reserved. It’s best to focus on fact and figures, instead of opinions, because numbers don’t lie. I have been scouring the internet to determine what experts are predicting for the 2020 real estate market. It pretty much boils down to this: inventories and interest rates will continue to remain low; existing home sales are expected to drop 1.8% on average due to new construction and lack of affordable inventory in many markets; and home prices will see modest gains of less than 1%. That said, we need to remember this is talking about the U.S. housing market, and may not necessarily be an accurate reflection of the real estate market on St. Simons Island.
The lack of housing inventory was a central theme in 2019 headlines. However, on St. Simons Island, housing inventories have remained stable over the last two years. The average number of single-family homes on the market at any one time in 2018 was 393 and in 2019 it was 398. Much of the demand in the national housing market is millennials buying their first homes. A lack of affordable entrylevel (under $250,000) homes fuel fierce competition. However, as St. Simons isn’t really an entry level market, I don’t anticipate this will be a problem here. From 2018 to 2019 on St. Simons Island, sales of single-family homes rose 10.5% in 2019, while condominium sales dropped 4.36%. Overall sales rose 4.4% in 2019 over 2018. The strongest price range for sales on the island was properties priced between $350,000 and

$599,999. The median price of homes sold here in 2019 was $455,000 with homes on the market an average of 104 days. In 2018, median price was $440,000 and average time was 95 days. The median price for condominiums sold in 2019 was $265,000 with average time on the market 84 days. In 2018, median price was $275,000, and average time was 82 days. 2020 is an election year, which historically means many buyers are sitting on the fence and waiting to see who gets elected. I have always found this an odd reason not to buy a home. It is as if when the new President is elected and sworn into office something will magically change for the better or the worse. The only thing that may change drastically is the consumer’s outlook on things. Any changes politically take a lot of time and effort to get approved and into action. I expect 2020 to be another good year in real estate for St. Simons. It may not be as strong a market as 2019, but I think we will continue to see a steady rate of sales and hopefully will not lose any ground on values. Only time will tell.
Purchasing Your Dream Home by Jane Eason
I
f you’ve ever dreamed of putting down permanent roots in a coastal setting, St. Simons Island is an ideal place to call home. From the ancient oak canopy dripping with Spanish moss to our expansive salt marshes, waterways, and unspoiled beaches, natural beauty is abundant here. The friendly, easygoing pace is a welcome escape from the chaos of large cities like Atlanta. Our island may only be 12 miles long and 3 miles across at its widest, but it’s a locale that caters to most every lifestyle. Permanent residents range from lifelong island natives those who spent summers here as children. Some discover the appeal of the island on vacation and decide to relocate, others come to join friends who have already made the move. I once met a woman whose husband had to land their plane here during a storm and they never left. It is easy to fall in love with the island’s charm and plentiful outdoor activities including golf, cycling, boating, and fishing. Wonderful restaurants, convenient shopping, and excellent healthcare help seal the deal for many looking for a place to relocate or retire. The island is comprised of several distinct areas with varied price points so exploring these locations before choosing a home for your primary residence is a must. Our local Multiple Listing Service has designated the following areas to help define searches: South, Mid-South, Mid-North, and North (see graphic). A south end location offers closest proximity to our beaches and Village pier and has a festive and energetic vibe. Because of the popular location and oceanfront options, prices there tend to be some of the island’s highest per square foot. Mid-south neighborhoods are also quite popular due to a lower price point while still being just a golf-cart or bike ride away from the beach. As you head north of Sea Island Causeway, you will find that mid-north and north neighbor-
hoods offer homes in all sizes and price points, some with golf course views, large wooded lots or deep-water docks. I recently showed a few tiny houses clocking in at 900 square feet in the mid-north area! No matter your home style preference, St. Simons Island has it – from exquisite oceanfront homes and adorable beach cottages on the south end to more traditional style homes in established neighborhoods as you head north. There’s also a great selection of waterfront condos in the south to riverfront in the north and plenty of choices in between. Most buyers begin their home search online using platforms such as Zillow or Realtor. com. Many will compile a list of homes they want to see and begin calling listing agents. will simplify the process and benefit the buyer. Remember, the Listing Agent is representing the seller and advocating to bring the highest price for their client’s home, whereas a Buyer’s Agent is working for you. There are numerous advantages to engaging with a Buyer’s Agent. A Buyer’s Agent provides valuable local knowledge to buyers by acquainting them with various locations of the island and identifying what might best fit their lifestyle. They create a customized MLS search providing immediate email notifications of existing and new listings
matching desired size, price and features so the buyer can be first to the party when a hot property hits the market. A Buyer’s Agent acts as the boots on the ground for remote clients by previewing prospective homes on their behalf. For me, FaceTime is often an effective tool to help buyers “get inside” a home to see if it’s worth their travel time. During the real estate transaction, a Buyer’s Agent represents and advises the buyer through price negotiations and contract terms. They coordinate the purchase process, including the Due Diligence Period and any necessary contingencies, such as financing or sale of an existing home. The Due Diligence Period is a critical time during the purchase process giving a buyer the opportunity to inspect the Get a closer look at 1018 Sinclair Pointe, a spacious and functional home built in 2014 with updated features, at signaturepropertiesgroup.com
home for defects or issues that could determine whether they move forward with the purchase or terminate the contract without penalty. For those who haven’t purchased a home in 20 or 30 years, it’s beneficial to have a Buyer’s Agent to advise on the various steps of how the process works nowadays and keep things moving smoothly. If a home or condo is subject to a community association, a Buyer’s Agent will acquire and provide HOA documents for review of rules and regulations to ensure a buyer is aware of any conditions that may impact their goals. They will also assist with

ften I will cross paths with someone who has fallen in love with St. Simons Island and wants to purchase a home here, but isn’t ready to permanently relocate or doesn’t have the means to fully fund a second home. An option that I suggest is purchasing a property as a rental investment and letting the rental income pay the mortgage on the home. An investment rental owner encouraged my wife and I to do this when we found ourselves in that situation many years ago. We had never owned anything except our primary residence and had much trepidation about taking on a second home. After crunching the numbers and finding the right property, we finally took the plunge and it was one of the best decisions we ever made. Local tourism has increased steadily over the last several years, making a rental investment more appealing to investors. According to Scott McQuade, President of the Golden Isles Convention and Visitors Bureau (CVB) during the 2019 fiscal year, “We saw 10 all-time record months in lodging tax collections and achieved over a 12 percent gain from last year’s previous record. The last three years have been all-time
records and compared to five years ago, we have grown lodging revenues by over 50 percent or $41 million.” The rise in tourism, coupled with the advancement of online rental vendors, such as, VRBO, AirBnB, and Trip Advisor, has made managing a vacation rental property easier and more user-friendly. These factors make investing in a rental property a more attractive and viable option for those wanting to own a home on the island. The first consideration for a potential investment property is the location of the rental home. Obviously, the closer to the beach, the more attractive the rental investment. Some visitors prefer to be closer to the village than the beach, while others want to be a few miles from the crowds. Wherever you choose to pur-
chase your property, it’s always a good idea to do your homework and due diligence. Some Home Owners Associations prohibit the renting of your property for short-term vacations, while others place a mandatory duration on the rental period. Before you purchase a house or condo for the purpose of a vacation rental, make sure you check the HOA policies concerning rentals. If possible, seek out a property already on the rental market with a proven rental history. Owners and management companies keep rental records, so these numbers shouldn’t be too hard to find. Rental properties being sold fully furnished are especially attractive. For rental success, a vacation rental should have comfortable furnishings, a kitchen stocked with dishes, pots and pans, and all necessary

cooking utensils, as well as amenities such as TVs with cable and WiFi service. Most people that purchase a property as an investment live a fair distance away, so it’s important to obtain a good property manager, as they will oversee and maintain all aspects of your rental property. He or she will manage whatever rental platform you choose to market your property, whether that be VRBO, AirBnB, or another online service, and will keep your rental booked with guests that call the management service directly. You want to make sure that your management provides the best service to your customers to ensure positive reviews on your online rental platform. Positive reviews have a direct impact on bookings and potential income.

Signature Properties Group has an excellent vacation rental division, headed by Shannon Stafford, who has over 24 years of experience in the St. Simons rental market. Shannon is devoted to making sure the owners of the properties which she manages receive the highest degree of customer service and the best return on their investment property. In addition to proper management, it’s important that you market your rental property well. Social media marketing is a must, and your property will require an online presence. Create a Facebook page for your property and post current pictures, as well as local surroundings, in order to generate interest. Pictures paint a thousand words, and in this tech savvy culture,
customers are more likely to choose properties with polished, professional pictures than those captured with casual snaps taken on a phone. Keep a database of all guests who stay in your rental and keep them updated with regular newsletters and information. Encourage renters to give you positive reviews on your website or rental portal. Start up costs for a vacation rental will include your mortgage (unless you purchased outright), any Home Owner’s Association payments necessary to cover the fees charged by condo complexes for the cost of the amenities and upkeep they provide. The cost of insurance, utilities, maintenance, and other expenses must also be factored in when calculating your return on investment. Additionally, you’ll need to register your property within the state you are operating to properly collect and pay taxes on your rental income. For the first few years, owning our rental investment property generated extra income while giving us a free place to stay whenever we came to the island. Now, as permanent residents, we’re able to be more hands-on with our property and market it even more. 2019 was our best year thus far, having booked 285 total nights, or 78% occupancy. Whether you’re considering purchase of a rental investment property or a primary residence, I’d love to show you how owning real estate can be one of the best financial investments you can make!

rowing up is all fun and games until it’s not. Millennials are putting a whole new spin on it and deciding to move back in with mom and dad to cut costs and avoid flying the coop right away. This trend of living with your parents isn’t as taboo as it once was, in fact, studies show that 34 percent of young adults, in both Georgia and South Carolina, live at home with their parents.
your child is off at college, that is if they are living more than 100 miles away. But be sure to let your insurance agent know when they are back in the nest because this discount will disappear. Thankfully, no new policy is needed. Letting your agent know of this lifestyle change, will insure your adult child when driving any of the cars in your household. The only time they will need to look into their own policy, is when they buy their own car.
If this living arrangement resonates in your residence, then it might be time to look over your home and auto insurance policies. Do you know if your coverage includes your grown-up children? That’s where Morris & Templeton Insurance comes in. They are here to help you study coverage plans for both you and your adult kids.
Now on to homeowners’ insurance. Your standard homeowner’s or renters’ insurance policy should cover both your property and your child’s while they are in your home. The only thing about which you may need to be wary is the limits on your policy. Take time and have your child take stock of all of their belongings in your home. Do they have expensive computers, fancy electronic equipment, or costly jewelry? If so, you may need to look at adding more coverage to your plan. Most insurance policies limit cov-

Children, brothers, sisters, parents, and grandparents are all eligible for coverage under your roof if they are listed as a resident. How-
ever, if Uncle Jimmy comes over for dinner one night, he is not covered since he is considered a visitor. Beaumont Inn’s Famous Corn Pudding An Old Kentucky Favorite Located in Harrodsburg, Kentucky, the Beaumont Inn is surrounded by rolling hills of bluegrass, horse farms, antebellum homesteads and wellknown bourbon distilleries. The inn celebrated its 100th anniversary and five generations of family innkeeping in 2019. This corn pudding is a regional favorite and is one of Beaumont Inn’s most often requested recipes. It’s a true Derby Day classic. INGREDIENTS:
2 c. white whole kernel or fresh corn, cut off the cob 4 eggs 8 level Tbsp. flour 1 qt. milk 4 rounded tsp. sugar 4 Tbsp. butter, melted 1 tsp. salt DIRECTIONS:
Stir together corn, flour, salt, sugar, and butter. Beat eggs well; add them to milk, then stir into corn mixture and pour into a greased 8" x 8" pan or Pyrex dish. Bake in oven at 450° for about 40-45 minutes. Stir vigorously with long prong fork three times, approximately 10 minutes apart while baking, disturbing the top as little as possible.
savory and sweet delicacies prepared by the Sea Island chefs for you to enjoy. Festivities also include hat parade, raffle, silent and live auctions, and post-race band party led by the popular local band Mason Waters and the Groove Allstars. In addition to outstanding Southern hospitality and fare, Frederica Academy’s Derby Day party is known for unique, prized auction items, and this year will be no different. Headlining the 2020 auction slate is a private
pre-dinner cruise on the Sea Island Explorer, courtesy of Sea Island. This state-of-the-art vessel, reminiscent of classic yachts of the 1930’s, gives a group a lovely way to relax and enjoy the spectacular views of coastal rivers and marshes. Other live and silent auction items include a commissioned Steve Penley painting of the historic Seaside Golf Course, a VIP UGA/Auburn football experience in Athens, a penthouse apartment in Telluride, a golf foursome at Ocean Forest Golf Club, several luxury resort
vacation packages, and other fabulous items to be revealed as race day approaches. Derby Day tickets are $125 each and sponsorship opportunities are also available. LITTLE LIGHT MUSIC GROOVES AGAIN
F
ounded in 1965, the mission of the Coastal Georgia Historical Society is to tell the inspiring stories of Coastal Georgia through the collections and historic structures entrusted to its care. As the only American Alliance of Museums accredited history institution in the coastal region, the Society impacts the lives of over 250,000 annually through museums and programming. The Society’s facilities include the St. Simons Lighthouse Museum, the A.W. Jones Heritage Center, and the World War II Home Front Museum. In the summer, they welcome music lovers to the picturesque lighthouse lawn as they play host to the Little Light Music concert series. On select Sunday evenings from May through December, friends and families gather on the lawn to relax, picnic, and enjoy the tunes carried on the ocean breeze. Popular regional bands known for their energetic shows and lively audience interaction perform from 7:00-9:00 p.m. and it’s virtually guaranteed that you’ll see dancing on the sidewalks. Tickets are $15 for adults; children under 12 are admitted free of charge. Tickets may be purchased in advance in the Museum Store located in the A.W. Jones Heritage Center, or at the gate the evening of the concert. Inclement weather does cancel, so follow the Historical Society’s Facebook page for news and weather updates and their website at coastalgeorgiahistory.org.
The Society is grateful for the support of this year’s Little Light Music sponsors: Ameris Bank, Beachview Event Rentals and Design, Brown-Rose Wealth Management Group at Morgan Stanley, Elegant Island Living Media Group, Gardner Keim Coastal Realty, Moore Stephens Tiller, and Sea Island Landscaping. Glenn Ferrell of BrownRose Wealth Management at Morgan Stanley says, “John, Greer, and I have been sponsors of the Little Light Music Concert Series for several years. Our clients absolutely love to attend these events, and we do too. It is a great way to support the Coastal Georgia Historical Society and entertain our clients. The bands are awesome, and the location couldn’t be better. We look forward to Light Music every year and are excited to participate again in 2020.”

PRESERVING A PIECE OF HISTORY The Friends of Coastal Georgia History recently presented a check to The Friends of Hofwyl-Broadfield Plantation (FOH) in support of their campaign to raise funds to preserve Ophelia Dent’s 1970 Oldsmobile Cutlass. Ms. Dent was the owner of the former 1,200-acre rice plantation on the Altamaha River between Brunswick and Darien and worked it until 1913, when it was converted into a dairy farm. Upon her death in 1973, the plantation was bequeathed to the State of Georgia for preservation. Her vehicle has been kept in the garage beside the 1950s antebellum plantation house and is beginning to deteriorate. The preservation effort is dedicated to the memory of Bob Johnson, a site volunteer. To make a contribution, mail Friends of Hofwyl, PO Box 1801, Brunswick, call 912.996.0461, or email Treasurer Gail Johnson at gail021945@gmail.com.

The Beginning of Beautification
M
uch of the credit for the original beautification of Glynn County’s public spaces should be given to the area’s many productive garden clubs. Members have been working for over 90 years to enhance the natural charm of our coastal landscape. Glynn County’s first garden club, Cassina Garden Club, was organized at the St. Simons Island home of Mrs. William Shadman on January 28, 1928, with encouragement from the county home demonstration agent, Madge Merritt, to establish an alternative to farm clubs. The club was named for a native evergreen shrub, the cassina berry (yaupon holly), known for its durability, adaptability, and year-round appeal.
In addition to the study of gardening, the club organized beautification and community improvement projects. Their first endeavor was a clean-up program, which provided trash receptacles both on the island and at county roadside parks. The members “recycled” and painted 100-pound ice molds, donated by Glynn Ice Company, to be distributed as trash containers. Early projects included beautifying the grounds of Christ Church Frederica with azaleas, planting oleanders on Ocean Boulevard, and landscaping Neptune Park. By 1936, the county had six garden clubs, later increasing to fifteen, which formed
the Associate Garden Club of Glynn County and organized flower shows and community projects. Norwich Street became the focus of a major beautification program. The garden clubs distributed grass seed, dogwoods, azaleas, and redbuds to property owners willing to enhance their landscaping. This project received the McHatton Trophy, the most prestigious award of the Garden Club of Georgia. In 2009, Cassina Garden Club donated its historical records to the Coastal Georgia Historical Society for safekeeping, including the c. 1932 photograph of early members shown here. A copy that includes known names can be found at coastalgeorgiahistory.org.
