CAPABILITIES MASTER PLANNING ELM’s master-planning services range from large-scale environmental analysis to site-specific planning and design solutions for use patterns, access, circulation, development considerations, views, building design, and site utilization. The basis for the firm’s master planning work is the commitment to understand our client’s goals and objectives, and to think strategically and apply our creativity and expertise to achieve them. ELM has developed master plans for many high-profile destination and residential communities, resorts, and club facilities, often spanning numerous years and multiple project phases.
PROGRAMMING ELM has proven experience in planning, data collection, spatial needs assessment, facility utilization, operational efficiency, multi-generational considerations, adaptability, and prioritization of program requirements for resort, club, and community facilities. In addition, ELM has experience in management strategies, operations, maintenance, and staffing needs. We work closely with clients to establish a refined budget, determine optimal high-performance service metrics, identify potential opportunities for efficiencies, and establish realistic project schedules.
CLUB FACILITY and RESORT PLANNING Club facilities, destination resorts, and community amenities share an intractable connection between site, building, landscape, context, environment, and culture. ELM brings decades of experience in the design and planning of dozens of noteworthy projects for high profile destination resorts, beach and golf clubs, and residential communities, and offers a strong knowledge and understanding of successful programming, design, and operational considerations. PERMITTING and ENTITLEMENTS ELM has extensive experience in securing approvals for projects of widely diverse scales and types, including working with various forms of permits, approvals, and entitlements through municipal, county, state, and federal agencies and departments. ELM’s success in permitting and securing entitlements is a result of the firm’s experience, creative approach to problem-solving, and commitment to building constructive relationships with local constituents and reviewing agencies and staff.

ARCHITECTURE and LANDSCAPE ARCHITECTURE ELM provides comprehensive multi-disciplinary design services from Programming and Schematic Design through Construction Documents and Construction Administration in the disciplines of Architecture and Landscape Architecture. The firm’s technically proficient staff works within a highly collaborative structure fully integrating building and site disciplines together through all phases of a project. This integrated approach and attention to detail reduces potential conflict, optimizes relationships, and has resulted in the creation of places of lasting value and enduring quality.
COMMUNITY PLANNING and DESIGN Drawing on decades of experience and knowledge, ELM offers an extensive depth of expertise in the successful programming, planning and design of residential communities in a variety of locations and geographies. MULTI-GENERATIONAL DESIGN For more than two decades, ELM has been designing places and projects to serve the full crosssection of the population, ranging from playgrounds, to mixed-use development, to active adult communities and senior living facilities.
