ELM set a transformative vision for Sawgrass Village as the “Heart of Ponte Vedra Beach,” leading the project’s planning and design to transform the tired 1980s shopping center into the retail, restaurant, and civic centerpiece of the community. The center’s new design reintroduced Sawgrass Village as an energetic, pedestrian-rich commercial environment, with world-class retail and restaurant destinations to serve the residents and visitors to the affluent and desirable Ponte Vedra Beach region.

ELM provided project visioning and conceptual master planning services for Neptune Beach Plaza, an 18-acre mixed-use, coastal village development proposed for the neighborhood of Neptune Beach, four blocks from the Atlantic Ocean. The plan included a mix of existing commercial space, including a gym, warehouse and shopping center, combined with proposed one-story commercial and two-story mixed-use office and commercial buildings, with a two-level parking garage. Envisioned to be a walkable, vibrant coastal village that links to the existing historic beaches area development pattern, the proposed development is designed to blend into the existing adjacent town center.

ELM provided project visioning and conceptual master planning services for an exciting stretch of developments in downtown Daytona Beach. Burgoyne Properties is transforming their nearly full block of riverfront property into a dense cluster of new structures. Plans for the block between International Speedway Boulevard and Bay Street include a hotel that could reach up to 10 stories with a rooftop pool and convention space, a courtyard with fountains and palm trees, parking garage, shops, office space and multifamily housing with views of the river and park.

Conceptual Master Planning Architectural Site Planning Landscape Architecture Harbor Lights is an eight-acre, $30 million mixeduse revitalization development near the beaches region of Jacksonville. When complete, the waterfront project will feature upscale waterfront homes, retail shops, a marina and a new Marker 32 restaurant, with an estimated 215 multi-family residences, 115 wet boat slips, and 21,000 sq. ft. of retail, restaurant and commercial space. The initial development is estimated to begin in 2022, with completion by 2024.

Conceptual Master Planning
ELM is providing initial site-planning concepts for Bon Secour, a 326-acre mixed-use inland boating development located in Gulf Shores, Alabama. The mixed-use nautical community provides water access with canal frontage, and has an existing, partially finished marina onsite. Design solutions developed by the ELM team will bring new uses to the property, including residential, resort residential, hotel, high-end resort RV park, retirement homes, multi-family, marina, and commercial uses. The plan also includes site amenities including lakes, wetlands, nature preserves, and public open space and parks throughout the development.

Conceptual Planning Schematic Architectural Design
Inspired by coastal architecture characteristic of historic St. Augustine, Bartram Walk is a collection of unique individual retail and office buildings that are architecturally cohesive, positioned in a horseshoe pattern around a central lake feature. The 36-acre, mixed-use planned development is ideally positioned along Florida State Road 13 in northern St. Johns County, Florida, and has become a community destination consisting of local shops, a feature lake, community park space, and quaint landscaped courtyards. Special attention was given in the design and development of exterior spaces that mold the buildings together while providing a festival atmosphere for patrons. The ELM design team provided planning, architectural and landscape architectural services from the project inception.
ETOWN WELCOME CENTER Jacksonville, Florida CLIENT The PARC Group SERVICES PROVIDED Programming Planning Architecture Landscape Architecture eTown is an exciting new planned development featuring single family and multi-family residential homes as well as a variety of commercial and office uses. eTown fosters a lifestyle centered around technology, convenience, and sustainability. ELM provided programming, site planning and architectural services for the community’s Welcome Center, a nearly 4,800 sq. ft. building on a 1.5-acre site that includes a cafe, courtyard, and event lawn.

Conceptual Master Planning ELM completed conceptual site planning studies for the proposed office and mixed-use development located in the southeast quadrant of J. Turner Butler Boulevard and Kernan Boulevard in Jacksonville. The property is part of a Planned Unit Development consisting of office, commercial, multifamily, single family, and senior housing uses, all within a cohesive walkable and pedestrianoriented community. Freehold Communities YEAR 2016 SERVICES PROVIDED Community Master Planning Community Amenity Design Architecture Community Landscape Architecture Trail Planning & Design Entry Design Signage Design Located in an ecologically sensitive setting alongside the headwaters of Trout Creek, the 1,500-acre Shearwater community has been planned to integrate more than 600 acres of rich native landscape and to create an extensive network of trails and open spaces that create unique connections for people and nature. With a beautifully natural existing site, ELM designed Shearwater for a multigenerational population including active families. Shearwater embraces the qualities of ecological preservation and human activity – together. The heart of Shearwater is the Kayak Club, comprised of a robust aquatic amenity including a resort-style pool, lap pool, slide tower and lazy river. A fitness lodge, playground areas, sports fields and four lighted Har-Tru tennis courts have been designed to support a variety of activities for all residents of any age, emphasizing health, wellness, and social engagement. Together with the community’s extensive programmed amenities, Shearwater has been carefully woven into the native landscape, with parks, open spaces and trails that link communities with the property’s most impressive natural features.

ELM provided master site planning services for San Sebastian Inland Harbor, a signature development at the gateway to St. Augustine’s historic downtown. Located adjacent to the San Sebastian River, the proposed design for the mixed-use waterfront project included a marina, retail, hotel, condominiums, and loft residential development, all anchored by a distinctive, waterfront open space. In addition to master planning, ELM guided the architectural character of the development, as expressed through architectural forms and themes, materials, colors, hardscape treatments, signage, and other building, hardscape and landscape treatments.

ELM provided architectural, design and landscape services for the renovation of Pablo Plaza, a longtime Jacksonville Beach landmark, serving the community as home to a variety of both locally based and national tenants for nearly half a century. The redesign celebrates the quality and contemporary, coastal character of the Jacksonville Beach region and ties the shopping center in with the modern aesthetic of neighboring commercial hubs. Tenants include a new Whole Foods as a grocery anchor, and significant architectural improvements for all buildings, along with parking lot upgrades and a major landscape enhancement program.

ELM re-oriented the 4,000-acre master plan to focus on the river and the site’s rich ecological environment by including elements such as the Riverfront Park and entrance boulevard leading into the community, as well as integrated trails and pocket parks throughout the site. The recreational hub and social heart of this growing community is the ELM-designed amenity center that includes the 3,450-s.f. Riverhouse clubhouse; a 6,200s.f. fitness center; two swimming pools; and a 21-ft. tall slide tower which creates an architecturally-impressive landmark. The expansive outdoor terraces, poolside verandas and cabana palm court of the Riverhouse were designed to reflect the unique character and culture of this riverside region.

ELM provided master planning services for this 30-acre parcel of land owned by the Jacksonville Electric Authority (JEA) and located on the St. Johns River. Previously known as Healthy Town, the developer’s primary focus is overall health and wellness for all who live, work, and play here. With that in mind, the design team utilized the limited space, while also maximizing waterfront access and enhancing circulation into and out of this dense urban context with limited access points. Programming for this dynamic mixed-use development includes hotel, apartments, condominiums, grocery, restaurant, retail, office, marina, and public park. The various components were thoughtfully integrated in a way that best promotes health and wellness to all residents and guests who utilize the facilities.

The multi-disciplinary ELM design team delivered the overall community planning, architecture and landscape architecture for Amelia National, as well as the design of the 25,000-square-foot clubhouse that has become the focal point of this community. Positioned to overlook the 18th hole, this two-story structure features all the best elements found in French Provincial estates—an inviting courtyard, a sweeping verandah and incredible views of greens, lakes and forests. The facility, which serves the recreational and social needs of the club members and residents, boasts a resort-style swimming pool, a golf shop, a lounge, and formal and casual dining rooms.

Featuring exclusive golf cart parking and walkable waterfront space, the design reinforces the Nocatee vision, centered around a desire to transform the unique setting of the land into a place with a truly exceptional quality of living, while still preserving the area’s peaceful beauty.
