Freehold Communities YEAR 2016 SERVICES PROVIDED Community Master Planning Community Amenity Design Architecture Community Landscape Architecture Trail Planning & Design Entry Design Signage Design Located in an ecologically sensitive setting alongside the headwaters of Trout Creek, the 1,500-acre Shearwater community has been planned to integrate more than 600 acres of rich native landscape and to create an extensive network of trails and open spaces that create unique connections for people and nature. With a beautifully natural existing site, ELM designed Shearwater for a multigenerational population including active families. Shearwater embraces the qualities of ecological preservation and human activity – together. The heart of Shearwater is the Kayak Club, comprised of a robust aquatic amenity including a resort-style pool, lap pool, slide tower and lazy river. A fitness lodge, playground areas, sports fields and four lighted Har-Tru tennis courts have been designed to support a variety of activities for all residents of any age, emphasizing health, wellness, and social engagement. Together with the community’s extensive programmed amenities, Shearwater has been carefully woven into the native landscape, with parks, open spaces and trails that link communities with the property’s most impressive natural features.

“Camp Heritage” is the primary social and recreational amenity within the family-oriented Heritage Landing community. Designed to reflect the rural character of historic north Florida fish camps and the unique William Bartram Scenic Corridor, the clubhouse and site have an informality and naturalistic fit with the region’s indigenous flora. The design of the community facility emphasizes community gatherings, social engagement, recreation, wellness/fitness, and competition and recreational aquatic activity. The ELM team designed the community clubhouse, resort-style pool with slide, competition pool, playground, sports courts, nature trails and parks.

From envisioning the community master plan and architectural style to choosing building materials and landscaping, the decisions made by the client and ELM’s team of architects, landscape architects and designers shaped every detail that went into creating the Estancia at Wiregrass community. The ELM-designed amenity center boasts an elegant clubroom, private meeting rooms, kitchen, a state-of-theart fitness center, basketball courts, tennis courts, open park space, winding trails, and an aquatic center equipped with a zero-entry casual pool, a Junior Olympic-size pool and slide tower.

ELM is the planner, architect and landscape architect for LakeHouse Cove, a new community in the Waterside District of Lakewood Ranch. The ELM team drew inspiration from the magnificent scale and peaceful setting of the site’s numerous existing lakes, and positioned homesites, common areas, and the primary civic and recreational amenity in spectacular settings around the water. The ELM team was responsible for the refinement of the overall master plan, planning, architecture and landscape architectural design of the major community clubhouse and adjacent amenities, front entry design and signage, and the trails, open space and pocket parks integrated throughout the community. Construction on LakeHouse Cove is currently underway.

Community Amenity Design Architecture Landscape Architecture Signage Design Construction Observation ELM provided comprehensive programming, planning, architecture, landscape architecture, interior design and construction administration services for the Town of Nocatee’s primary community clubhouse, fitness center, concessions building and water park. The Nocatee “Splash” Water Park is the primary social and recreational amenity for the burgeoning community. As one of the largest aquatics parks in Northeast Florida, Splash includes a 53-foot slide tower, lazy river, a 9,500-sq. ft. zeroentry lagoon pool, and an interactive spray-ground with a shallow-access pool for children. The aquatics facility was designed to allow for expansion as the community continues to grow. Nocatee Splash Water Park includes additional recreational amenities such as cabanas for concessions and restrooms, sand volleyball courts, a formal event lawn, three activity lawns, a zip line, and a playground. The two-story Crosswater Hall clubhouse serves as a space for social and civic activities, community meetings and social functions, and includes an adjacent fitness center. Crosswater Hall features a ballroom, catering kitchen, resident services and administration offices.

ELM re-oriented the 4,000-acre master plan to focus on the river and the site’s rich ecological environment by including elements such as the Riverfront Park and entrance boulevard leading into the community, as well as integrated trails and pocket parks throughout the site. The recreational hub and social heart of this growing community is the ELM-designed amenity center that includes the 3,450-s.f. Riverhouse clubhouse; a 6,200s.f. fitness center; two swimming pools; and a 21-ft. tall slide tower which creates an architecturally-impressive landmark. The expansive outdoor terraces, poolside verandas and cabana palm court of the Riverhouse were designed to reflect the unique character and culture of this riverside region.

ELM provided comprehensive community master planning and recreational trail design for the 1,300-acre TrailMark neighborhood situated among the waterways and lakes created by Six Mile Creek, as well as architectural and landscape architectural services for the 7,400-square-foot outdoor-inspired amenities and welcome center. The Camp House, a 1,990-sq-ft open-air pavilion, serves as the social heart of the community where residents can enjoy a variety of events and social activities while enjoying views of the large central lake. Additional amenities include multi-purpose playfields, sports courts for sand volleyball, pickleball, and basketball, and a state-of-the-art fitness center overlooking a resort-style pool with beach entry. The expansive bike and pedestrian trail system that ELM has integrated throughout Trailmark’s master plan fully engages the neighborhood parks and preserved forests, connecting residents to their community and surrounding natural environment. Future plans also include a kayak launch along Six Mile Creek.

ELM provided comprehensive community master planning for Arden, an 5-acre “agrihood� community in Palm Beach County, Florida, based upon program and development direction determined in collaboration with the client. The master planning process for the community, which places an emphasis on healthy living, access to nature and and an outdoor lifestyle, included establishing a program and identifying sites for community parks and amenities, including a working farm and a two-level resort-style pool. The award-winning communitty has been nationally recognized for its environmentally friendly design and has inspired neighboring communities to similarly invest in the developemnt of agrihoods of their own.

ELM provided detailed conceptual master planing for Angeline, Pasco County’s first Master Planned ‘Agrihood’. The project aims to promote a healthy, sustainable lifestyle for residents through an emphasis on nature-focused amenities. The site spans a 63-acre parcle and will feature residential homes, commercial retail, office spaces, massive trails, and several unique amenities. Early concepual plans include a restaurant with open dining space, a farm-inspired, siloshaped playground, a demonstration garden, a cattle barn and pasture, a community garden, a high-yield organic farm, a barn and a pavilion for community use. ELM serves as the collaborative member of the planning team, leading the project’s master planning efforts in conjunction with Torti Gllas + Partners’ planning and placemaking services and Booth Design Group’s project design and landscape architectural expertise.

Located in western Palm Beach County, Westlake is a contained 4,000-acre, $15 million-dollar city that will eventually house 2 million sq. ft. of shopping, office, and business space, and 4,500 homes within its city limits. ELM designed the 14-acre community amenity, including the primary amenity club building, pavilions and concession area, BMX pump park, and large 36,000 gallon lagoon pool with a two-story slide tower. The expansive amenity center is exclusive to residents and serves as a powerful marketing tool to drive home sales and build awareness of the south Florida community, while providing a family-friendly place for residents to pursue an active lifestyle and spend time outdoors.

Rooted in cognitive science, Big Rock Park harnesses northwest ecology and geology into nature play activities that foster brain development, motor development, and improvements in attention, investigation and perception. The result of a lively, interactive and intellectual design process, Big Rock Park uniquely incorporates contemporary scientific thought to identify ways that play, exploration and nature can stimulate and enhance age-specific cognitive development. On a site with puzzling glacial erratics and a multi-layered history, new play activities and explorations introduce movement through the landscape and contact with rock, wood, leaves and water in ways that stimulate curiosity and investigation into how our world is assembled.

Sage Lodge is a resort and ecotourism destination in Montana’s Paradise Valley. Located along the Yellowstone River just 30 miles north of Yellowstone National Park, Sage Lodge offers visitors an authentic Montana outdoor experience, with access to worldclass fly fishing and recreation. Through a partnership with Sage, a manufacturer of fly fishing rods and equipment, Sage Lodge offers guests once-in-a-lifetime fly fishing and outdoor experiences. The resort features a 36-room main lodge, four lockoff cabins with four rooms each, a restaurant and event center, separate spa facility, and a fish camp located on the Yellowstone River, all of which sit within 1,400 acres of restored natural Montana landscape with commanding views of Emigrant Peak.

Set in Seattle’s culturally diverse, industrial, and artistic South Park neighborhood, Duwamish Waterway Park is one of Seattle’s few riverfront parks and provides critical open space and water access in an isolated neighborhood. ELM faciliated the community-led design, engaging residents in discussion and planning process to build ownership over the project. The design activates the park with new play activities and an interpretive riverwalk telling stories of the Duwamish Waterway’s ecological history, industrial channelization, and recent environmental revival alongside histories of those who have settled and sculpted the South Park neighborhood. The riverwalk is being introduced to other riverfront sites to continue the design language and form a self-guided interpretive tour.

The YMCA has a deep-rooted history in North Florida, establishing Camp Immokalee in 1909 in southwest Clay County. Over the past 110 years, Camp Immokalee has served as a residential camping experience where thousands of children come to enjoy the outdoors, make lifelong friends, and participate in the traditions of sharing, consideration and fellowship. ELM provided a comprehensive 21+ phase Master Plan designed to reinvigorate the site by addressing ailing facilities, prioritizing spaces based on current usage and creating accessibility throughout.
