ELM set a transformative vision for Sawgrass Village as the “Heart of Ponte Vedra Beach,” leading the project’s planning and design to transform the tired 1980s shopping center into the retail, restaurant, and civic centerpiece of the community. The center’s new design reintroduced Sawgrass Village as an energetic, pedestrian-rich commercial environment, with world-class retail and restaurant destinations to serve the residents and visitors to the affluent and desirable Ponte Vedra Beach region.

N E P T U N E B E AC H P L A Z A Neptune Beach, Florida CLIENT TLM Realty Corp. SERVICES PROVIDED Conceptual Master Planning Architectural Site Planning Project Visioning ELM provided project visioning and conceptual master planning services for Neptune Beach Plaza, an 18-acre mixed-use, coastal village development proposed for the neighborhood of Neptune Beach, four blocks from the Atlantic Ocean. The plan included a mix of existing commercial space, including a gym, warehouse and shopping center, combined with proposed one-story commercial and two-story mixed-use office and commercial buildings, with a two-level parking garage. Envisioned to be a walkable, vibrant coastal village that links to the existing historic beaches area development pattern, the proposed development is designed to blend into the existing adjacent town center.



B O N S EC O U R Gulf Shores, Alabama CLIENT 68 Ventures SERVICES PROVIDED Conceptual Master Planning

ELM is providing initial site-planning concepts for Bon Secour, a 326-acre mixed-use inland boating development located in Gulf Shores, Alabama. The mixed-use nautical community provides water access with canal frontage, and has an existing, partially finished marina onsite. Design solutions developed by the ELM team will bring new uses to the property, including residential, resort residential, hotel, high-end resort RV park, retirement homes, multi-family, marina, and commercial uses. The plan also includes site amenities including lakes, wetlands, nature preserves, and public open space and parks throughout the development.



B A R T R A M WA L K Jacksonville, Florida CLIENT Gate Lands SERVICES PROVIDED Conceptual Planning Schematic Architectural Design

Inspired by coastal architecture characteristic of historic St. Augustine, Bartram Walk is a collection of unique individual retail and office buildings that are architecturally cohesive, positioned in a horseshoe pattern around a central lake feature. The 36-acre, mixed-use planned development is ideally positioned along Florida State Road 13 in northern St. Johns County, Florida, and has become a community destination consisting of local shops, a feature lake, community park space, and quaint landscaped courtyards. Special attention was given in the design and development of exterior spaces that mold the buildings together while providing a festival atmosphere for patrons. The ELM design team provided planning, architectural and landscape architectural services from the project inception.



SOUTHEAST Q UA D R A N T Jacksonville, Florida CLIENT Vantrust SERVICES PROVIDED Conceptual Master Planning ELM completed conceptual site planning studies for the proposed office and mixed-use development located in the southeast quadrant of J. Turner Butler Boulevard and Kernan Boulevard in Jacksonville. The property is part of a Planned Unit Development consisting of office, commercial, multifamily, single family, and senior housing uses, all within a cohesive walkable and pedestrianoriented community. ELM’s final conceptual master plan took into account conceptual site planning studies, general building configurations, street and development patterns, overall density studies, and connectivity to the nearby adjoining neighborhoods and parks to create an inspired design solution

J O H N S V I L L AG E Jacksonville, Florida CLIENT Jacksonville Harbor Limited Partnership SERVICES PROVIDED Conceptual Planning Schematic Architectural Design Rezoning assistance Stakeholder outreach ELM provided planning, schematic architectural design, rezoning assistance, as well as extensive neighborhood and community stakeholder outreach for this proposed waterfront mixed-use development in Avondale. ELM led the programming and planning for the highest and best use of this parcel. Conceptual designs included retail, residential, residential amenities, public space, and structured parking. The successful rezoning of the property was a crucial hurdle achieved by the team as well as their robust community engagement process that included “town hall� meetings with local stakeholders and residents.



SAN SEBASTIAN INLAND HARBOR St. Augustine, Florida CLIENT The Devlin Group SERVICES PROVIDED Conceptual Planning Architectural theming

ELM provided master site planning services for San Sebastian Inland Harbor, a signature development at the gateway to St. Augustine’s historic downtown. Located adjacent to the San Sebastian River, the proposed design for the mixed-use waterfront project included a marina, retail, hotel, condominiums, and loft residential development, all anchored by a distinctive, waterfront open space. In addition to master planning, ELM guided the architectural character of the development, as expressed through architectural forms and themes, materials, colors, hardscape treatments, signage, and other building, hardscape and landscape treatments.



TA P E S T RY PA R K Jacksonville, Florida CLIENT Gate Lands SERVICES PROVIDED Conceptual Master Planning

Tapestry Park is a mixed-use community located in the Southside area of Jacksonville at the intersection of Southside Boulevard and Gate Parkway. ELM provided master planning services for the urban village, which is home to retail shops, boutique hotels, eateries, apartments, townhomes, and substantial office space, with lake frontage in a traditional, quaint environment.

ELM provided master planning services for this 30-acre parcel of land owned by the Jacksonville Electric Authority (JEA) and located on the St. Johns River. Previously known as Healthy Town, the developer’s primary focus is overall health and wellness for all who live, work, and play here. With that in mind, the design team utilized the limited space, while also maximizing waterfront access and enhancing circulation into and out of this dense urban context with limited access points. Programming for this dynamic mixed-use development includes hotel, apartments, condominiums, grocery, restaurant, retail, office, marina, and public park. The various components were thoughtfully integrated in a way that best promotes health and wellness to all residents and guests who utilize the facilities.



K E N DA L L T O W N Jacksonville, Florida CLIENT GL National SERVICES PROVIDED Conceptual Master Planning Architectural Design Landscape Architecture Signage and Wayfinding Kendall Town has been planned as a regional destination consisting of commercial anchor stores, hotels, 1200 multi-family units, office sites, neighborhood local shops, recreational lakes and parks, and bike paths. ELM provided master planning services during the visioning and rezoning process, architectural services in the design of principle community structures and main street buildings, landscape architectural services in the design and construction of community parks and recreation areas, public roadway networks, common areas and primary entrances. Community signage and wayfinding was designed in concert with landscape and architectural themes.

H O D G E S V I L L AG E: WAT E R B R I D G E Jacksonville, Florida CLIENT Gate Petroleum Development SERVICES PROVIDED Conceptual Master Planning Located along Hodges Boulevard in Jacksonville, Florida, this proposed mixed-use development between Downtown and the Beaches would house 160,000 sq. ft. of commercial village/shops, 300 multi-family units, 280 hotel rooms, 72,500 sq. ft. of office space, with over seven acres of lakes and ample open green space.
