Community Fabric

inter always offers a fresh perspective on the incredible beauty of Cape Cod. Yes, it’s a little quieter and a lot easier to get around. But more than just a less frenetic feel, winter is a time when the intricate fabric of the community is most apparent. The volunteers organizing holiday festivals. The nonprofits promoting history and art. The food banks and veteran resources and environmental protection groups. They are quietly active all year, with good people doing good things, but the off-season is when their hard work makes the biggest impact.

This magazine has always been focused on the people that make our ocean-wrapped peninsula so great, and this issue is no different. To start, we sent writer Patrick Flanary to visit with bassist Jon Evans in his Orleans studio. After touring the world with 4 Non Blondes and Tori Amos, Evans is now helping launch the careers of other musicians with his recording and producing prowess.

Next, we asked writer Jim Freeman and photographer Julia Cumes to cover Provincetown’s town crier contest. They spent some quality time with the town’s current crier, Daniel Gomez Llata, and learned all about the history of this unique profession. Did you know? He performs seasonally, greeting passengers off the ferry and delivering the day’s local news at noon outside the Town Hall. He’s living history.

We also invited some of Cape Cod’s smallest locals to model fashions from Chatham Kids. The resulting feature is cuteness overload.

Finally, we spent some time gathering all the most fun and festive holiday events in our calendar. From tree and monument lightings to Christmas strolls and more, our roundup has plenty to keep the entire family busy during the holidays and beyond.

With 2024 wrapping up, Eric and I wanted to take this opportunity to wish everyone a happy and healthy New Year. We are busy planning for 2025, and there are plenty of good stories to come!

His reporting on music, mental health, politics, business, and equality has appeared in Rolling Stone, the Guardian, ProPublica, Quartz, and elsewhere. Patrick spent a year reporting on the Cape Cod murder trial of former Coast Guardsman Adrian Loya. His prison interview with Loya was expanded into a Psychology Today feature exploring how Loya’s range of psychiatric diagnoses revealed the difficulty of untangling mental fitness from criminal intent at trial. For this issue, Patrick sat down with local musician Jon Evans.

Coming from a long lineage of Cape Codders, JAMES P. FREEMAN is a New England-based writer. He is a former columnist with the Cape Cod Times and New Boston Post. His work has also appeared in the Providence Journal and the Cape Codder. An avid history buff, Jim enjoys telling stories about unique people and places. BESTSELLING CHATHAM

AUTHOR LISA GENOVA

PUBLISHES HER SIXTH NOVEL.

LISA GENOVA

lisagenova.com @authorlisagenova

Twenty years ago, Lisa Genova was a neuroscientist who never thought of becoming a writer.

But when her grandmother was diagnosed with Alzheimer’s, Genova was desperate to get inside her mind—and put herself in her shoes. Genova is a brain expert but struggled to understand exactly what her grandmother was feeling.

That journey through perspective inspired Genova’s first novel, Still Alice. Though fictional, the book illuminates the many dark truths about Alzheimer’s, its uncontrollable grip on one’s memory, and the exhausting toll it takes on family. This debut became a bestseller and later a movie starring Julianne Moore, who won an Oscar for the role.

Genova lives in Chatham and has since written several more bestsellers, each offering a human lens into a debilitating and incurable condition.

Most people aren’t going to pick up a nonfiction book about bipolar disorder if it doesn’t affect them directly. But they might read a story, and through a story we gain empathy—and maybe cut through some of the stigma and isolation carried by people unnecessarily.

Her characters “tend to be ignored, feared, or misunderstood because of what’s going on inside their brain,” says Genova.

Among them: a Massachusetts cop battling Huntington’s disease (Inside the O’Briens) and a concert pianist paralyzed by amyotrophic lateral sclerosis, known as ALS (Every Note Played).

Genova’s newest character is Maddy Banks, a college student grappling with severe mood swings and the unpredictable effects of medication. More or Less Maddy, due out in January, is Genova’s sixth novel and the first to address mental illness.

“Most people aren’t going to pick up a nonfiction book about bipolar disorder if it doesn’t affect them directly,” says the author. “But they might read a story, and through a story we gain empathy—and maybe cut through some of the stigma and isolation carried by people unnecessarily.”

Self-Care Skincare

WELCOME TO ORLEANS’ MODERN APOTHECARY AND TREATMENT SANCTUARY.

As health trends go, luxury skincare is hotter than a cloudless summer day. But it wasn’t always easy to find chemical-free beauty products on retail shelves.

About 20 years ago, Alison Supple Evans quit her interior design job in San Francisco to travel the world in search of the perfect facial—and a career opportunity.

“I wanted to do something more immersive, where I was really connecting with people,” says the Boston native. “And I thought, I can do this.”

To get there, she went on tour with her husband, Jon Evans, a longtime bassist for Tori Amos. Supple Evans spent those months in awe, bouncing from London to Paris to Milan and beyond, gathering highend natural products from every spa she encountered. “That’s when I understood that skincare is not a superficial practice but something you can actually control,” she explains.

I

consider skincare directly related to health and wellbeing. My patients are here to relax. I tell them the basics of what I see and what will work as a solution.

Back in California, she became a master esthetician, and in 2004 founded Supple Apothecary to offer those quality services she had only experienced overseas. A second shop opened on Route 6A in Orleans after the couple relocated in 2012.

“When I got to the Cape, I realized that a lot of people don’t truly understand their skin,” observes Supple Evans. Part of the problem? So-called influencers hawking questionable products on Instagram. After all, skincare needs vary from patient to patient. Nothing beats professional, in-person cleanses and treatments for conditions like redness and enlarged pores.

“I consider skincare directly related to health and wellbeing,” says Supple Evans. “My patients are here to relax. I tell them the basics of what I see and what will work as a solution.”

“After raising my family and working in our family business on Cape Cod since the 1960s, my husband and I decided to move to Florida for warmer weather and golf. However, after his passing almost four years ago, feelings of isolation and health issues prompted me to reconsider. These factors drew me back to the Cape, where some of my children still reside. Despite exploring distinct options, it was Maplewood’s exceptional programming and the caring guidance of the team that solidified my decision. My initial nerves vanished as I was warmly welcomed by residents and staff who eased my transition with attentive support. In no time, I found myself enjoying meals with new friends while immersing myself in Women’s Chat, day trips, golf, weekly history talks, and discussion groups. The peaceful walkway to the pond, which is graced by swans and ducks, provides a serene escape. The transportation services, crucial as I am no longer able to drive, have been transformative. It is comforting to know Maplewood’s services will be here for me as I age. I am so grateful to have found a renewed sense of belonging and joy here.“

MEET THE LADIES MAKING A DIFFERENCE IN THE HEALTH OF CAPE COD PONDS.

When Susan Baur decided to dive down and pick up trash with two friends in Chatham’s Goose Pond in 2018, she didn’t know it was the beginning of something lifechanging.

“I had been a pretty serious runner for 45 years; I ran 40 miles a week,” says Baur. “When I hit my fifties, my knees couldn’t handle it anymore and I switched to swimming, but swimming in the ocean, with the cold and the currents, just wasn’t safe.”

Her solution—swimming in ponds—was an acquired taste. “At first I hated it,” she admits, “the mud and weeds and snapping turtles.” Over time, she grew accustomed to the freshwater environment and used sunken trash, a beer can or golf ball, to help plan her route. She even learned to coexist with the turtles, learning their moods and posturing.

Over time, Baur craved this connection to nature more and more: “I realized, wow, there’s a better way to be happy. There’s a whole world inside this one that’s more beautiful and real and simple than anything I had experienced before. Swimming made me feel 100 percent alive, and I wanted to feel 100 percent alive all the time.”

After the inaugural Goose Pond cleanup, which resulted in a bushel of removed trash, Baur did a pond or two each season with fellow swimmers and kayakers. “A bushel seemed like a big deal at the time, although now we wouldn’t bother with so little—we measure our trash in 100-pound increments,” she admits.

Their efforts always attract attention. Over time, some onlookers wanted in, and Baur’s pastime grew into a mini movement. Pressed to come up with a name, she settled on the self-explanatory Old Ladies Against Underwater Garbage (OLAUG), a fitting moniker for the no-nonsense, no-frills group.

When cleanup day arrives, the swimmers approach the pond in a grid pattern, some close to shore and others farther out. Kayakers (called communicators) keep an eye on the swimmers’ safety and gather trash in laundry baskets. Beer cans, golf balls, fishing gear, flip-flops, etc., are typical finds, but the swimmers also haul out tires and construction debris. Their removal of a heavy toilet from Johns Pond in Mashpee was well publicized.

OLAUG’s services are entirely free—they only ask for cookies in return. “And not just any cookies,” says Baur with a laugh. “We demand the good stuff, and sometimes the spreads are truly impressive.”

Mary Grauerholz, 74, joined OLAUG during the pandemic. An avid swimmer, she enjoys being in the water and the intoxicating thrill of hunting for that next piece of garbage.

“It feels like being a kid at summer camp. There’s a sense of elation with each new find,” relays Grauerholz. “We all laugh a lot; it’s a bonding experience. The feeling of camaraderie goes beyond the divisiveness that’s so common in the world today.”

In 2023, OLAUG held tryouts for the first time, and, as a result, tripled in size to 27 members. Ranging in ages from 64 to 84, the self-proclaimed “old ladies” are all strong swimmers capable of making frequent dives. For gear, they suit up in a mask, snorkel, and wet suit as needed; they don’t use oxygen tanks. At 84 years old, Baur is the oldest of the old ladies but shows no signs of slowing down.

When they are not actively cleaning up a pond, they are scouting potential sites (some ponds are actually too clean) and reaching out to pond associations and residents for access. Recently, they expanded their attention beyond the canal to Plymouth and Mattapoisett. They go wherever the garbage takes them.

One might expect a certain amount of anger or disgust about the pollution, but each cleanup is a happy occasion filled with smiles and laughs. “At the end of the day, we are pumped, relieved, exhausted, and triumphant, asking who found this and who found that,” observes Baur of the mood.

Their joy is so infectious that it captured the media’s attention, with coverage by Reader’s Digest, AARP, NBC, and more. Most notably, Baur and fellow OLAUG members went on the Drew Barrymore Show, during which the host gifted the organization $10,000. The funds are earmarked for a quality underwater camera and video production to help train additional chapters (OLAUG has fielded interest from across the country).

OLAUG’s efforts have obvious environmental undertones, but its mission goes deeper. “For some, the goal is to be in nature, but for many, it’s about togetherness,” explains the founder, adding that quite a few members are widows. “There’s something magical about being with a group of enthusiastic, like-minded women. It’s inspiring.”

Continues Baur: “We’ve found a way to help the environment that helps us

After moving to Sandwich in the 1990s, artist Michael Magyar decided his business, The Glass Studio on Cape Cod, needed a little holiday wow-factor. He put his talents to work and crafted Moto-San, a 12-foottall glass blower, out of steel rods. Covered in lights, this whimsical silhouette stands almost as tall as the glassblowing studio on historic Route 6A.

Little did Magyar know that this spontaneous creation would start a community movement.

Local business owners, intrigued by the artwork, reached out to Magyar, asking for similar creations.

To date, the artisan has executed over 100 “giants,” as they’re affectionately known, for local businesses and homeowners. Some of his most famous are a carousel horse for Heritage Museums & Gardens, Peter Rabbit outside the Green Briar Nature Center, and Daniel Webster outside the Dan’l Webster Inn.

But that’s just a small sampling. Magyar’s hometown of Sandwich has the highest concentration of giants, which is why, each holiday season, the Sandwich Chamber releases a handy map so that holiday light enthusiasts can hunt for all 87.

“I had no idea it was going to turn into something so popular,” admits the artist.

These cheerful figures light up the night along Route 6A, Main Street, and back roads throughout town. Their forms are usually on theme with whatever the business or organization is known for, and they always draw oohs and aahs with their oversized whimsy.

“Clients come to me with an idea, and I ask for images before fine-tuning the concept,” explains Magyar of his process. “I draw up the design and, once approved, start bending and welding.” The pieces are large—up to 25 feet tall—causing the artist to work outside, meaning that nice

weather is key. “Rain is not my friend,” he says with a smile.

“I start with 20-foot pieces of steel, most of which are a half inch to three-quarters of an inch in diameter,” continues Magyar. “The steel is pretty soft, so I can bend it without using heat. Then I weld everything together and grind the metal smooth.”

Depending on their complexity, giants take anywhere from three days to a week to complete. Magyar sneaks a signature horseshoe, a symbol of good luck, into each finished piece. Clients are responsible for installing their own lights.

Magyar’s favorite thing about creating giants for Sandwich and neighboring towns is that they help generate community spirit. “They are free and something everyone can enjoy,” he says.

AN INTERVIEW WITH PRODUCER, COMPOSER, AND BASSIST JON EVANS

PHOTOGRAPHY BY JOE NAVAS/ORGANIC PHOTOGRAPHY

Until Jon Evans returned to Cape Cod after 20 years in California, he’d mostly worked in windowless recording studios.

But at Brick Hill, the Grammy-nominated producer’s private workspace in Orleans, there’s plenty of woodsy scenery to inspire a day’s work. Tall windows frame pristine views of falling snow or autumn leaves and even the occasional coyote milling around the pond.

Chances are good that a singer-songwriter you’ve seen around the Cape has come through Brick Hill at some point to record. And while Evans, 55, is praised for his deft touch behind the console, he’s also an in-demand bass player who has collaborated with an endless roster of internationally successful artists, including Linda Perry, Sarah McLachlan, Chris Cornell, and Tori Amos.

Evans got his start early—he was only five when he first picked up the bass guitar. It belonged to his dad, a Yarmouth grocer and butcher who often jammed with his band in the family basement. Those surroundings inspired the boy to pursue music relentlessly, an ambition that eventually equipped him to perform around the world. (More on that later.) Evans opened his Cape Cod home studio after moving back from the San Francisco Bay Area in 2012.

“People talk about how everybody tenses up in studios when the recording light goes on,” Evans says. “But I like to think this is a space that feels welcoming and gives people room to stretch and just create.”

Garrett Dutton, the bestselling musician known as G. Love, lives nearby and has recorded three Christmas albums with his close friend.

“It’s really important when you’re working with people to trust them,” says G. Love. “Jon truly loves what he does, and he’s a wizard in the studio.”

Working with Jon, we have developed our own language and shortcuts. On this latest tour, we had so much fun taking the catalog to places I never knew existed.

GOING TO CALIFORNIA

For most kids, the bass guitar is a heavy lift. But Evans remembers how “it instantly made sense” as he played along with the radio in the early ’70s. Records by the Beatles, Ray Charles, Fats Domino, and Elvis were in heavy rotation at his house.

And he couldn’t get enough: Evans later took up the saxophone and piano, and in high school played trombone in the Dennis-Yarmouth marching band. By the time he graduated from Berklee College of Music in 1991, the bass was his world. He left Massachusetts for the first time and headed for California.

But he had to cover the Bay Area rent, which wasn’t exactly peanuts, even decades ahead of the tech boom. Evans found work with a moving company, and for a while was pulling 50 hours a week on top of nightly gigs. Live music was thriving, and he couldn’t wait to quit his day job. It took a few years before he could.

“That freed me up to become a full-time musician,” he says. “And that was a real turning point for me. As scary as that was, it was the best move I ever made—to have faith that I could do it on music alone.”

The leap paid off. Small club shows gradually landed Evans in front of much bigger audiences. His first break was backing Linda Perry, a solo artist known for her past work with 4 Non Blondes. The tour transported Evans to Europe, where Perry’s band opened for The Who. That momentum led him to an audition with Tori Amos, who is still a close friend and collaborator over 25 years later. (They last toured together in 2023.)

“We have developed our own language and shortcuts,” describes Amos of working with Jon. “On this latest tour, we had so much fun taking the catalog to places I never knew existed.”

It’s never about you. It’s about the music and all the people who come together to make it what it is.
— JON EVANS

COMING HOME TO CAPE COD

Somewhere amid all this West Coast excitement, Evans met and married Alison Supple, also from Massachusetts. She joined her husband on tour and spent months researching skincare in Europe and the U.K. The venture led to opening a business in the Bay Area—and another on Cape Cod when the couple decided to relocate closer to family.

“We lived for a long time with one foot here and one foot there,” admits Evans. “And I think that both of us just wanted a change.”

That change yielded fresh opportunities with his writing partner, Matthias Bossi, who also moved back to Cape Cod after a stint in California. Under the moniker Ridiculon, Evans and Bossi compose music for video games; as Stellwagen Symphonette, they create music for NPR programs.

For Evans, Brick Hill represents the realization of a lifelong dream and the chance to help musicians fulfill their own.

“It’s never about you,” he says. “It’s about the music and all the people who come together to make it what it is.”

Deck the halls with E.J. Jaxtimer’s holiday decorating service.

Everyone loves festive holiday decorations, but not everyone has the time and energy to do it up right. That’s where E.J. Jaxtimer Builder comes in.

The Hyannis-based company offers clients a wide range of services, from building, remodeling, and restoration to fine millwork, landscaping, and property management. In recent years, the builder expanded its roster yet again by adding full-service holiday decorating for homes and businesses from Marion to Provincetown.

“Our clients started asking us to handle their décor,” explains Fine Garden Manager Rachel Labbee. “Now, we offer everything from interior decorating, like Christmas trees and garlands on banisters, to outdoor decorating, like containers, wreaths, and string lights. We can do anything you can imagine,” she adds.

For private homes, the landscape team installs festive lighting inside and out, meaning no more recreated scenes from Christmas Vacation. They also design and create custom wreaths, garlands, centerpieces, and decorative flower boxes. Each plan is designed to fit your personal goals and budget.

Businesses of all sizes across Cape Cod take advantage of this service as well. Not only do the decorations enhance their customer experience but the pro displays contribute an extra dose of community charm. It’s a win-win for busy, locally minded entrepreneurs.

Decorating packages include consultation, installation, and maintenance. But best of all: “With these services, we also offer removal,” says the garden manager.

Why not treat yourself to the perfect, hassle-free holiday?

A COUPLE’S REFRESHED HARWICH HOME DELIVERS THE BEST OF CAPE COD LIVING.

Cooking, dining, and entertaining are equally enjoyable in this renovated home by the sea.

Home Design RENOVATION

Their initial walk-through sealed the deal. “We went inside and fell in love with the opportunities,” recalls the owner. “My wife and I were looking to downsize to a house on the water and weren’t in any rush. But when our realtor showed us this house, we fell in love with its potential right away.”

The biggest selling point of all: wraparound views of Saquatucket Harbor, with lots of boat and wildlife activity to take in at every turn.

Built in the 1980s, the house was structurally sound but lacking in modern features. The couple envisioned a larger kitchen and more open living spaces to better capture views and for easier entertaining. They also needed refreshed bedrooms and bathrooms to accommodate their two grown children and grandchildren. They knew a renovation was needed and tasked custom builder McPhee Associates of Cape Cod with tackling the whole-home refresh. “As a one-stop shop, we can develop architectural plans and handle permitting, budgeting, and construction,” says President Rob McPhee of the Dennis-based company. “We also offer property management services and are proud to have long-term relationships with our clients.”

Without adding to the footprint, McPhee Associates reworked the home’s problem areas, removing walls and adjusting a few window and door fenestrations, introducing better flow and function throughout the first floor. Describes the builder: “We took certain parts down to the studs, added decorative millwork, and refinished the wide-plank pine floors with a more contemporary whitewashed finish.”

Working with McPhee’s interior selections coordinator Pamala BruniHolick on materials and designer Marsha Malone of Nautique on soft furnishings, the homeowners created a comfy, inviting, Cape Cod-style interior. Nautical flourishes—like the built-in bar’s teak and holly countertop, for example—add to the interior’s seaside charm.

The eight-month renovation delivered a variety of wish-list items for the new owners, including an updated primary suite with a bar for morning coffee and some cosmetic bathroom updates. It also created a much-improved kitchen space, complete with white Shaker-style cabinets by Plymouth Rock Kitchens. Thick quartzite countertops extend up into the backsplash—its veining mimics the swirl of sea water, an homage to the setting.

Fir paneling lines a lighthouse-inspired turret.

This new built-in bar offers bonus storage and serving space.

Fantasy Blue quartzite graces the island top, countertops, and backsplash.
A cobalt blue Bertch vanity and brushed French gold Kallista faucet partner perfectly in the powder room.

Just off the kitchen is a dining table centered on a double-sided fireplace. McPhee upgraded the fireplace’s existing brick with New England fieldstone and reclaimed beam mantels. Now, both the dining area and living room enjoy the warmth of a wood fire in cooler weather. Rounding out the main living area is a new builtin bar with fridge, sink, and storage for glasses and stemware. On the opposite wall, a niche with glass shelves stores liquor within easy reach.

The renovation upgraded all aspects of the waterfront home, including a bonus room above the garage. Using its large footprint to their advantage, McPhee installed four bunks on one side and a library/TV/sitting area on the other. In between the bunks are stairs with bonus drawers built into the risers. The finished installation emulates the efficiency of a boat cabin. “The kids love it and so do their parents,” says the wife with a laugh.

One of the home’s most unique features is a raised turret at the top of the stairs. “This elevated area is a neat bonus area for working and creating,” says McPhee. Fir paneling lines the octagonal dome, and a circle of windows mimics the feel of a lighthouse. “It glows like a beacon for boaters at night,” adds the owner.

Outside, a brick terrace and two balconies, one off the primary suite, invite lounging and taking in the sights. The homeowners taught their grandkids to wave at the Freedom ferry passing by on its way to Nantucket. If they’re lucky, the captain gives them a friendly honk.

Now that the project is complete, the couple fills their days with golfing, cooking, entertaining, and exploring the sights and restaurants in neighboring towns.

“My wife grew up in Harwich and is very active in local charities and my family has summered here for over 50 years. We feel like part of the community,” contends the homeowner, adding, “We love this house and can’t get enough of being here.”

ADVANCE YOUR CAREER WITH INDUSTRY-FOCUSED GRADUATE DEGREES FROM MASS MARITIME ACADEMY.

It’s one of the oldest maritime academies in the country, located in Buzzards Bay alongside the Cape Cod Canal. Established in 1891, Mass Maritime Academy (MMA) prepares cadets for careers in a wide range of maritime industries, both on land and at sea.

But what some may not know is that the academy also offers three graduate programs in emergency management, facilities management, and maritime business management. These niche degrees are designed to take enrolled students’ career prospects to the next level. And unlike more traditional graduate programs, the course work fits busy schedules, allowing parents and fulltime workers to take part and succeed.

“Each degree is completed in 17 months and starts in November, giving parents time to get through the busyness of back to school,” says Anna Ossolinski, director of graduate enrollment.

“Our cohort model means that students stay with the same group through the program’s duration. No one is an anonymous number,” notes the admissions expert, adding that a lot of teamwork and presentations are involved.

“We’ve had a lot of people use these degrees to pivot their career direction; others use them to grow within an existing job,” continues Ossolinski. “Each year we enroll around 50 to 60 students with 15 to 20 per program. Our total enrollment at any given time is around 100 to 120 with multiple cohorts running at one time.”

Municipal workers like police officers and fire fighters use the emergency management program to expand their knowledge and capabilities. Facilities management graduates have gone on to work with large offshore operations like Vineyard Wind. The business management degree is ideal for growth in international shipping and supply chain management. And that’s just a few examples of potential career growth.

All teaching is done in a synchronous online format on Friday nights from 5 to 10 p.m. and alternating Saturdays from 8 a.m. to 4 p.m. The professors are a mix of full-time academy instructors and professionals with industry-specific expertise.

MMA’s graduate programs offer small class sizes, experienced faculty, and a curriculum tailored to real-world challenges. They are designed to empower professionals to make meaningful contributions to their chosen industries.

MAPLEWOOD SENIOR LIVING RECREATES THE MAGIC OF BLUE ZONE LIVING ON CAPE COD.

During the mid-2000s, the concept of blue zones gained attention when researcher Dan Buettner identified regions around the world where people live notably longer, healthier lives.

Buettner’s findings were rooted in decades of research but became popularized with his National Geographic feature and subsequent 2008 book, The Blue Zones: Lessons for Living Longer from the People Who’ve Lived the Longest. From the coasts of Okinawa to the rugged landscapes of Sardinia, these enclaves offer insight into how anyone, no matter the locale, can prolong their existence.

In short, three factors emerged as the keys to longevity: social connections, the embracing of nature, and purposeful living. As part of its mission to improve the promise and potential of loved ones’ later years, Maplewood Senior Living applies these principles in its innovative approach to senior care.

“We cultivate a lifestyle based on a heart-led philosophy of vibrant, intentional living,” says Melissa Garner, Maplewood’s Regional Director of Operations, Massachusetts. This lifestyle, she continues, is “founded on the essential building blocks derived from commonalities found in the blue zones.”

All three of Maplewood’s Cape Cod communities— one in Brewster and two in West Yarmouth—enrich the lives of seniors in a variety of important ways. To start, the importance of social connections is deeply understood and prioritized. Residents are encouraged to engage in a variety of programs and activities that foster genuine relationships and a sense of community. Whether it’s participating in group fitness classes or enjoying shared dining experiences, every effort is made to cultivate an environment where residents feel connected and supported.

In addition to social engagement, Maplewood places a strong emphasis on the benefits of nature for overall wellbeing. It’s hard to beat Cape Cod’s unparalleled natural beauty, and all three Cape communities provide ample opportunities to connect with the natural world. This interaction has been shown to have profound effects on both physical and mental health.

“Our thoughtfully designed outdoor spaces integrate the Cape’s natural beauty,” describes Garner. “Lush gardens, serene walking paths, and inviting patios encourage time spent outdoors. These spaces allow residents to experience the therapeutic benefits of fresh air, sunshine, and the calming sights and sounds of nature. We also bring in a variety of nature-based programs and enjoy outings to local parks and beaches,” she adds.

Maplewood also embraces the concept of purposeful living—a hallmark of blue zones. Residents are encouraged to pursue their passions, continue learning, and contribute meaningfully to the community. These activities are not about filling time; they are about creating meaningful experiences.

“Our programs inspire joy, purpose, and connection,” explains Garner. “Fitness classes, creative workshops, and social events support residents’ passions and foster a sense of fulfillment.”

This three-pronged approach ensures that residents, no matter their level of required care, flourish for years to come.

EXPERT STRATEGIES

FOR MAXIMIZING YOUR HOME SALE

During the pandemic, homes sold quickly, often sight unseen and far above asking price. Today’s market requires a more thoughtful approach, where preparation and presentation are essential for maximizing value.

“Post-pandemic, every detail matters,” says Tony Guthrie, managing partner of the Guthrie Schofield Group at Berkshire Hathaway HomeServices Robert Paul Properties. Here, Guthrie shares expert insights for successfully preparing your home for sale.

Q: What are the most impactful ways to make your home market-ready?

A: Start with an edit. Declutter your spaces, removing items from basements, garages, and closets, and depersonalize by packing away family photos and memorabilia. Buyers need to picture themselves in your home, so create a clean, neutral canvas. Maximize light and space. Remove heavy furniture, open blinds, and even take screens off windows to let in more light. A well-edited and staged home feels brighter, more open, and more appealing to buyers.

Q: What’s an essential step for open houses or showings?

A: Buyers experience a property with all five senses, so appeal to each. Start with a professional deep clean to eliminate odors from pets, cooking, or daily life. Avoid heavy air fresheners; instead, rely on the natural freshness of a clean home. Small touches like fresh flowers or soft background music can enhance the atmosphere and make your property feel welcoming.

Q: How should sellers approach repairs and improvements?

A: Buyers can be overwhelmed by visible issues, experiencing a “straw that broke the camel’s back” effect as they tally up perceived projects and costs. Address these distractions upfront by fixing rotting wood, painting walls, and replacing outdated hardware.

Establish a clear budget and focus on high-ROI improvements like landscaping, painting, and small updates to kitchens and bathrooms. Look at your

home through the eyes of an investor, prioritizing updates that offer the biggest visual and functional impact.

Q: What should sellers be mindful of before listing?

A: Permits are a critical consideration. Open permits, unpermitted work, or missing orders of condition can delay closings and become costly. This is where experience and local connections are invaluable. Reputable professionals who know how to navigate town offices and resolve these issues can save time and prevent headaches.

Q: What strategic decisions can make a difference in the lead-up to a sale?

A: In today’s market, you need to create a market for each property. Unlike the strong tailwinds of recent years, success now depends on generating urgency and demand. Pre-market efforts, like sharing the listing with top brokers and leveraging strategic digital marketing, help build momentum.

Pricing slightly under market value can create a surge of demand, often leading to multiple offers. Properties that generate interest early in their launch cycle tend to achieve the best results, typically within the first 30 days. Hope is not a strategy when trying to maximize the value of your property.

Summary

Selling your home is about presenting its full potential and creating excitement in the market. With thoughtful preparation and expert guidance, you can achieve a seamless transaction and the best possible return on your investment.
