If convenience is important, then The Point wins hands down. London’s transport network is easily exploited from Gants Hill Underground Station, less than a minute’s walk away. In 2019 the new Crossrail service will significantly cut journey times with 12 trains an hour at peak times between nearby Ilford, Stratford and central London.

HEATHROW AIRPORT 43 MINUTES

An 11 minute trip on the Central Line brings you to Stratford which will provide a fast Crossrail link through central London to Heathrow and is home to one of Europe’s leading shopping centres, Westfield Stratford City. Four DLR stops then take you to Canary Wharf in just 9 minutes, this is the capital’s second-in-command for business and a great shopping and dining destination. A 23 minute tube ride from Gants Hill will find you at Bank – the hear t of London’s ‘Square Mile’ and the UK’s focus for global banking business. Or stay on board the Central Line for Bond Street and Oxford Circus to visit one of the world’s largest shopping districts.

King’s Cross St Pancras will provide for continental travel with its high speed Eurostar services and City Airpor t is easily accessed via the DLR so is a neat depar ture point for destinations by air. By road, an excellent position by the A12 means a direct route into the capital and out to the London Orbital motorway (M25). The Dar tford Crossing to the south allows easy access by road to Kent and the Channel por ts and the nearby M11 provides a fast route to Stansted Airpor t.

Gants Hill is a destination in its own right, boasting a huge variety of specialist independent shops and a selection of restaurants, pubs and bars. MANAGEMENT DETAILS, MORTGAGE INFORMATION & RESERVATION PROCEDURES MANAGEMENT DETAILS

RESERVATION PROCEDURES

A Management Company will be formed for the benefit of all home owners, who will become members on completion of their purchase. The Management Company will be responsible for the maintenance and cleaning of common areas, to include: refuse stores, landscaped areas, private roads, lighting, parking areas, access ways, open space etc. Service charges will be payable to the Management Company. Your Sales Advisor will be able to provide information on the estimated costs involved.

A new home may be reserved with a reservation deposit (this sum fixes the price and is deducted from the balance payable on completion). You will need to provide proof of identity (a copy of your passpor t or for non-UK residents, also a copy of a valid visa), proof of address (either a recent utility bill or driving licence), bank statements from the last three months, pay slips for the last three months (or if self employed, copies of the last three years accounts) and proof of exchange deposit/purchase funds. An apar tment will not be reserved and the price fixed until these have been provided. Your Sales Advisor will also require the name and address of your solicitor at the time of reservation.

MORTGAGE INFORMATION Mor tgages are available, subject to status and valuation through independent financial advisors. Having under taken pre-sales valuations and evaluated your personal circumstances, we can assist in arranging for your mor tgage to be placed with an approved IFA to deal promptly with your application.

If you do not have a solicitor, our Sales Advisor will be able to provide a list of panel solicitors and licensed conveyancers for your reference.
