This brochure is designed to give you a short flavour of who we are, where we have been and our success over the last 20 years. Oxygen is opportunity and location driven and looks to de-risk its projects by combining market knowledge, experience and robust due diligence on its projects before any decision to invest is made. We also believe that the UK market has the potential to over heat in certain hot spots where over supply could occur and therefore is more focused on areas where demand still outstrips supply and product is affordable to the UK Housing market not just overseas investors who are looking for quick profits which may never materialise.

Investment Strategy We are intending to establish a UK commercial property opportunity portfolio offering high yielding income return underpinned by robust enhancement of underlying asset value. The management team’s considerable experience and extensive network within UK commercial real estate provides the key resource to identify and acquire opportunity. We have experience in and are aware of undervalued asset classes and regions that offer robust performance with scope for enhancement of core income and exit values. The business plan focuses on:

• Acquiring under performing UK commercial property assets in regions and sectors known to the team.

• Driving growth in income and value through a range of skill-sets and opportunities. The UK commercial real estate market is at a cyclical position that provides strong economic fundamentals of low interest rates and strong GDP growth alongside a favourable investor imbalance between demand and supply. This provides a stable backdrop to opportunity investment in carefully selected and managed real estate assets. Through a hands on approach to investing and managing assets and working with key partners/stakeholders this opportunity will drive an increase in income generated and improve the capital value of the assets with strong upside at definable exit points.

Mark founded Nightingale Housing in the mid 1990s having been a professional tennis player and Middlesex County Captain with over 100 caps. Across the Boroughs of Enfield and Haringey and Hackney Nightingale was responsible for temporary housing accommodation for many hundreds of units within the Boroughs providing shelter and support to families .After successfully selling to one of his partners he focused on the UK residential development market and Buy-to-Let property building up a large portfolio of medium and long term assets while refurbishing and building small schemes in and around London for a decade before the market turned in the crash of 2007/08. The Met Group was founded to identify new Emerging opportunities and after spending several months round Europe the Czech Republic was identified as a robust market for investment with local finance, tenants,management and exit in place which led t over 400 acquisitions being made and several land plots acquired. Now,10 years on nearly 800 apartments are constructed, under construction or in the planning process all suitable for foreign investors as well as local home owners. Mark enjoyed a period as Chief Executive at Affinity REPE before establishing Oxygen Real Estate Group which is now heavily focused on UK land opportunities, promote agreements and JV residential development projects.

Geoff is a Director of several UK property consultancies and has over 45 years’ experience in construction and property development both in the UK and overseas. As a Principal of Ashgate, he has managed several high profile developments including the regeneration of Hastings and Central Coventry which was shortlisted for Britain’s premier architectural award ‘The Stirling’.

Previous to Ashgate Geoff worked for Alfred McAlpine and HBG in the UK, Middle Esat and Nigeria before joining Speyhawk a leading developer of its time where he rose to the position of Managing Director. During Geoff's tenure at Speyhawk the Group was noted for project managing the JP Morgan and Morgan Stanley European Headquarters, Oxford Science Park and Thames Valley Business Park. He was also the principal project manager for BP pension fund's residential portfolio in the West End. More recently Geoff has been involved in leisure and residential schemes in Europe and the Caribbean and since Oxygen’s inception has been heavily involved in the commercial and residential markets in the south east of England.


Robert has some 30 years’ experience of the UK Property Market. Currently working as Principal of Livingston Gunn, a niche Property Investment consultancy based in the Thames Valley. The practice concentrates on Private Property companies, Trusts and High Net Worth Individuals advising on property purchases and sales and providing strategic advice so clients can achieve the best returns. Previously, Robert qualified as a Chartered Surveyor with JLL and worked at GVA latterly buying and selling commercial property investments for institutional and property company clients. Property Marketing Agency: As creative director Robert led the company to become one of the pioneers in the development of CGI and animation techniques in the UK. He worked alongside many of the UK’s leading property developers (Redrow / Berkeley Homes / St George / Fairview / Acorn / Linden Homes). The company has been responsible for many memorable marketing campaigns that have resulted in hundreds of millions of pounds of sales both in the UK and worldwide.


Marcus has been a fully qualified architect since 1997, receiving his architectural training at the Bartlett University College. In 2004 he set up his own architectural practice Claridge Architects London and today the practice has a 20 strong international design team. Since establishing Claridge Architects, Marcus has led the firm on a range of projects across the residential, cultural, commercial, retail and education sectors including new build, refurbishment, masterplanning and reconfiguration of existing layouts. Starting her career at Colliers CRE, International Homes & Resorts division, Martine has over 10 years experience in residential and resort property across the globe. During her time at Colliers she successfully packaged and launched over 10 developments per year to the market supporting in the achievement of successful sales for developers and agency partners alike. Martine then went on to work for one of the UK's most prestigious developers, The Raven Group (now taken over by Raven Russia) where she worked on bringing a huge international resort project to market, undertaking JV activity and designing and implementing the resort concept. Martine set up a property consultancy in 2008 advising international and UK developers on product development, strategic sales and marketing plans and their implementation. In that capacity she has worked on a number of projects across the globe, in particular a large scale luxury golf, residential and resort project on Egypt's Red Sea Coast of which she has just completed the delivery of Phase 1, generating distribution channels for the sales, establishing marketing strategy, undertaking due diligence and research, appointing teams of architects and other consultants and ensuring that delivery and client aftersales is a seamless process.


DEVELOPMENT SUCCESS

Nightingale Housing Through the 1990s it was focused on providing temporary and emergency housing accommodation in North and East London working alongside Barnet, Enfield and Haringey councils and government contracts. Over 1000 homes and 3000 families were managed through this period before the company was sold to a private investor.

The Met Group Through the late 1990s up to 2007 The Met Group advised and acquired a large portfolio of UK buy-to-let investments based on high leverage and strong rental yields. Its main partners were Northern Rock, Mortgage Express, Paragon and Nationwide.

Beroun Hills The site was bought unconditionally and assembled before obtaining full planning and building consent for 650 apartments and 1113 car parking spaces. The project will be built over 13 phases with Phase 1 now completed and local buyers and UK investors actively acquiring apartments in the countryside location of Prague’s super suburb Beroun.

Blue Gardens Located in the city centre of Beroun, a super suburb of the capital city Prague, Blue Gardens offers 75 apartments built over two phases with Phase 1, 39 apartments, now completed and sold. The remaining 36 apartments will see construction start in Q2 2015 with a 16 month build time and are already 50% sold off plan to UK investors.

Pilsen Heights Pilsen Heights will be a city centre development of 84 apartments with 113 car parking spaces in the wonderful Bohemian town famous for its beer making. The project has full planning consent and construction due to commence Spring 2015. The first apartments will be released off plan in October 2014 to UK investors.

BP Pension Fund/Ropemaker Properties. Responsible for the direction and management of the development team from inception to completion. Principal client interface with pension fund BOD. Gained consent for the conversion and extension of a series of listed houses and offices in new mixed use configuration. Offices successfully let on completion and residences sold prior to at levels in excess of forecast.


Coventry Phoenix Initiative. Project Director to Coventry City Council for management of the design and construction team. Won the seven year contract for one of the major urban regeneration private / public partnerships of the time. Led the team creating the regeneration blueprint for the area encompassing the Cathedral Quarter to the Coventry Transport Museum.

Cannon St Station Project Management Board Director with overall responsibility to Seyhawk Plc. Creation of 325,000 ft2 of new office space directly over Cannon St. Managed the onsite PM team. Negotiated most of the major design and construction contracts. Headed review body for setting a major construction contract dispute following industrial action.

Oxford Science Park. Led the successful bid to act as Development Managers to create the Oxford Science Park on behalf of Magdalan College. Responsible to the College for managing the planning process and obtaining consent for the 65 acre site. Managed the development team, the design and construction process and monitored the development and construction process.

High Wycombe & Slough Advising Mitre Properties on the off market purchase of a mixed portfolio from M&G Real Estate Investment. Located in High Wycombe and Slough, the properties had some 25 tenancies and 10,000 sq ft of vacant offices. Providing strategic advice on the letting and break-up of the premises leading to the profitable sale of the created investments.

Retail Warehouse Park For a family trust the acquisition of Centre 27 Retail Warehouse Park, off market, from a fund for £13.5 million. Advice on the regearing of one of the principle tenant’ leases and the letting of the anchor store long term to an independent furniture store. The regearing of the lease and the new letting facilitated the immediate revaluation and bank funding of the purchase.

West London The purchase of a former Safeway supermarket in west London for about £4.5million. The premises comprise a 1960’s building including 37,000 sq ft store, first floor car parking for 145 cars and two storeys of offices extending to some 20,000 sq ft. The premises have been extensively refurbished for the Asian food retailer’s own occupation.

Savile Row, London Purchase of an 5, 685 sq ft freehold office building in Savile Row, Mayfair for private clients.

Thames Valley Advice to a family trust on their portfolio of some £30 million of industrial property investments. Implementing a sales strategy of selling the outlying assets and the reinvestment in more local properties. The purchases included an industrial estate and a well let unit in the Thames Valley and a well let property in the West Country.
