Real Estate Terms Defined BOND COSTS/FEES: Fee payable to the conveyancer for the registration of a mortgage bond in favour of a financial institution or other person over immovable property to secure a debt. This fee includes but is not limited to; professional fees, deeds office registration fees, post and petties, financial institution vendor fees etc. LTV: The loan-to-value ratio (LTV Ratio) is a lending risk assessment ratio that financial institutions and others lenders examine before approving a mortgage. Typically, assessments with high LTV ratios are generally seen as higher risk and, therefore, if the bond is accepted TRANSFER DUTY: Tax levied and payable by the purchaser /acquirer of

immovable property within 6 months of the date of acquisition calculated according to the sliding scale as determined from time to time by the Minister of Finance. TRANSFER COSTS/ FEES: Fee payable to the conveyancer for the registration of immovable property into the name of a purchaser. This includes but is not limited to; professional fees, transfer duty, deeds office registration fees, post and petties etc. COMMISSION: A commission is a service charge assessed by a broker or investment advisor in return for providing investment advice and/or handling the purchase or sale of a security. Most major, full-service brokerages derive most of their profits from charging commissions on client transactions. Commissions vary widely from brokerage to brokerage.

edition was printed in March 2007 and it is hard to believe that we have produced 91 editions since then. Another cause for celebration is the upcoming Easter holidays. We wish all our readers safe travels during the school holidays and a Happy Easter. ery soon you will start noticing that the summer greens will be turning to the colours of Autumn, as we are in March already and approaching our cold yet sunny winters in Southern Africa. The only bit of green left will be festive people dressed as the friendly Irish this St Partricks day on the 17th of March. Just as the seasons change, so does everything else in life and one must always look after your investments. Prepare for the dryer and slower months by looking after your lovely gardens this winter as it could assist with the sale of your property. Turn to page 16 to read more about Autumn gardening and starting the winter preparations. AREA REVIEW Gauteng: The destination of choice Gauteng is essentially the powerhouse of South Africa, producing 33% of the GDP. Approximately 9,5m people reside in the province and the main languages are English, Afrikaans, Zulu and Sesotho. Over 40% of the world's gold reserves are located along the Witwatersrand within the province and millions have flocked to the streets of Johannesburg – the 'City of Gold' - since the precious metal was discovered here in 1886. Autumn is one of the most beautiful seasons to look forward to with its golden, brown and red blanket of dried leaves falling from trees.

utumn is one of the most beautiful seasons to look forward to with its golden, brown and red blanket of dried leaves falling from trees. Crisp mornings enjoying a cup of coffee while taking in the scent of fresh air when strolling through your garden and noticing that the colour green is slowly turning into the colour of hibernation. “It is important to keep in mind that your gardening should not stop over the autumn and winter months, in fact autumn is the time to prepare the garden for winter, as well as getting it ready for the following spring” says Craig Hutchison, CEO of Engel & Völkers Southern Africa. “A garden, being a relatively inexpensive item to 'fix', does make a big difference when putting your property on the market as first impressions always lasts, and a beautiful garden immediately makes new homeowners feel like they can live here” Craig added. Your beautiful garden plants will most probably get destroyed by the frost in winter (depending on your location) if precautions aren't taken to protect them. The only way to prevent this from happening is by going out to the nearest nursery and purchasing some hessian and some stakes. By wrapping your tender trees stems you can protect them as this serves to act like a scarf protecting your throat from catching a cold. Cover all the tropical plants, especially large leaf plants such as the giant strelitsia and the tree fern for example. This, together with some mulch around the roots, will keep these precious plants nice and snug through all the frosty autumn and winter nights. Mulch is the shredding of leaves, sticks, grass and bark, any material placed over soil in the garden to help retain moisture and stop soil from eroding. Mulch also enriches the existing soil and should be layered 5cm to 10cm thick. There's no need to have to prepare your eyes for a sore sight over these colder months, as you can still enjoy a colourful pallet. One should plant your winter seedlings already in the autumn for example: snap dragons, pansies, violas,

alyssum, primulas, delphiniums, dianthus, foxgloves and petunias. If you have a vegetable garden, autumn is the time to plant winter vegetables such as onions, cabbage, broccoli, peas and broadbeans for those homemade soups. March is a good month to plant woody and twiggy plants like hardy trees, shrubs and roses, as there is still enough warm days ahead for them to settle before the cold sets in. Remember to water in the mornings to allow more time for water to filter through to the roots and get nice and warm with the day sunlight. This is also a good time to start moving some of the shrubs and trees that need a new location. While working on your winter garden don't forget to think about spring. Many plants can already be planted in the autumn and winter months to sprout when spring arrives. Some bulbs can go into the ground by March, though many will need to wait until the end of autumn. Plant your spring flowering bulbs at the end of April, and since tulips may want to show face quicker, wait until May to plant them. A very important note to insure the well-being of your precious garden is to do all pruning in the beginning of autumn and if any of these plants or trees are diseased in any way, cut the diseased sections off and dump or burn these cuttings, as they can cause problems and possibly infect the rest of your garden. Autumn is also a very good time to start a compost pile or to add to the existing one. There will be more than enough dead leaves, flowers, plants, grass cuttings and kitchen waste to use. This will help your garden significantly next season. Remember not to throw weeds or diseased plants into the compost bin. “If your garden is well taken care of during autumn, it will look lovely during winter and most definitely be a low maintenance garden to enjoy in spring. Precaution is so much better than cure” Craig concluded.

ngel & Völkers Southern Africa has kicked their year off on a very positive note with the signing of their first licence for 2016. Covering the 3 main areas known as Pretoria New East, you will soon see the EV brand dominating this territory. James Verwey signed the Faerie Glen Licence on 18 January 2016 – giving him access to the entire area known as the Pretoria New East. James comes with a wealth of experience and background in various fields. He started his life after school by studying law at the University of Stellenbosch after which he entered the motor industry. After 10 years in senior management positions at Toyota SA, he moved on by joining Toyota in the UAE as Marketing Director for Toyota and Lexus for a further 10 years. From there he joined Premier Motors in Abu Dhabi, one of the leading distributors in the world with iconic Brands like Ferrari, Maserati, Jaguar, Land Rover, Ford and Lincoln as MD. It is also at this stage where he first came into contact with the E&V brand, as well as meeting Debra Campbell, Licence Partner of Engel & Völkers Broadacres & Bryanston. Returning to South Africa only 2 years ago, James decided he was not ready for an early retirement and started investigating the possibility of taking on real

estate. As fate would have it, he crossed paths again with Debra who mentioned to him the opportunities within the Engel & Völkers brand after which he immediately made contact with Craig Hutchison, CEO of Engel & Völkers Southern Africa. It was definitely a match made, as Etienne Pretorius, previous licence partner of Engel & Völkers New East wanted to give his other ventures more attention and was looking for a buyer for both his Silver Lakes and Moreletta Licences. As James had just bought a house in Pretoria East, this was the perfect fit - on his doorstep. Being quite the established and well experienced business man, James has been interested in the brand and has been watching it grow over the past 2 years, and after having recently gone through the property buying process, immediately fell in love with the E&V model. “I found Engel & Völkers very structured and specialised, and knew that this would be my new path” said James. The transaction between Etienne and James was concluded earlier in January, and not letting grass grow, he immediately extended his licence territory to also include the Faerie Glen area. Set The Tone at The Front Door If you want your house to make a great first impression, paint the front door a fun, glossy hue. Red is a lucky color in many cultures. For the fixed rate option, you pay a fixed instalment for an agreed period of time. The fixed rate duration ranges from 12 months to 36 months. The main difference between a fixed rate and a variable rate is that the instalment with the fixed rate does not change with interest rate changes during the 'fixed period'. § Variable interest rate

A variable interest rate option changes as interest rates change. When interest rate changes, the monthly instalment will also change, either decreasing or increasing accordingly.

How does foreign investment work in South Africa? Record year in 2015: Engel & Völkers grows turnover by over 100 million euros The Engel & Völkers Group increased its commission revenues in the financial year 2015 by over 100 million euros, setting a new all-time record once again.

T

urnover commission rose by 36.4% to 409.8 million euros (R6,9 billion) (2014: 300.3 million euros). “Never before has the Engel & Völkers Group achieved such a high rate of revenue growth,” said Christian Völkers, CEO/ Founder of Engel & Völkers AG. The Group's Residential division played a key role in the high revenue growth. In the DACH region, residential property shops generated 15.2% higher overall turnover than in 2014. This substantial rise was seen in many other European countries too: the Engel & Völkers Shops in Italy increased their commission revenues by 74%. In Spain there was a 27% growth in revenues, with Belgium recording a growth of 22%. Moreover, Engel & Völkers gained new market share in key real estate markets outside of Europe. Its strong expansion in North America has resulted in a 133% rise in revenues there. The Commercial division also achieved significant growth. The commercial offices increased commission revenues by 30.3%

over the previous year to approx. 74 million euros. In addition to its strong franchise operations, Engel & Völkers has managed to expand rapidly in selected international cities with its Market Center concept. The Group-owned offices, which accommodate up to 300 real estate agents, are located in key strategic locations worldwide. Last year alone, Engel & Völkers doubled its number of Market Centers (MC). The MC in Barcelona, which opened in 2013, generated commission revenues in excess of 10 million euros for the first time. “We're delighted that our efforts to establish the Market Center concept have been such a success,” said Christian Völkers. Engel & Völkers now has a global workforce of more than 7,000 employees, and opened its 700th location last year. The company is planning to significantly expand its number of locations in

internationally known first and second home markets. The focus here will be on Africa, Europe and North America. This expansion brings with it an increased need for qualified employees. “Once again this year we want to recruit an additional 2,000 real estate agents,” Christian Völkers added. On the Southern African front, Engel & Völkers will be adopting the same formula of success. Expansion to more locations nationally and recruitment of quality and highly qualified real estate agents will be the main focus. 2015 was a year of significant growth for the Southern African master licence with new franchises opening their doors as well as the Engel & Völkers brand attracting a record number of talented Sales Advisors. “Looking forward to another successful year, we are confident that very soon Engel & Völkers Southern Africa will be available to bring exceptional European service to every doorstep in the country as we have already signed 3 new licence areas this year, and see great promise in the increasing growth of our national family” Says Craig Hutchison, CEO to Engel & Völkers Southern Africa Master licence.
