The all white affair was held at the Lagoon Beach Hotel with a majestic view of Table Mountain in the Western Cape. The night was full of bling, achievements, networking and an opportunity for all our employees from across the country to mingle and enjoy their accomplishments over the last year. On the sporting side, it was with heavy hearts that we watched our amazing Proteas bow out of the Cricket World Cup, but not without our heads held high and hearts full of pride for the tremendous

effort, sportsmanship and all round entertainment our boys provided for us. Well done Proteas, you will always be our champions! The Super Rugby is still in full swing and we wish all our SA teams all the best of luck for the last stretch ahead of them. But before we wrap up and hibernate for the colder months, the next big circle on the calendar is of course Easter, and with all the numerous public and school holidays, don't forget about all the exciting events and celebrations that you and your family can attend. Some of these include the 2 Oceans Marathon in Cape Town, Africa Bike week in Margate, SA Cheese Festival in Stellenbosch and the Rand Show in Johannesburg. Engel & Völkers Southern Africa expands its footprint in the

A

lthough they are still in the early stages of 2015, it is definitely a year of success for Engel & Völkers. With the signing of the Sandton Licence, JHB Commercial, The Parks and now the Bloubergstrand licence, they are becoming a force to be reckoned with. The Bloubergstrand licence has been acquired by Charl Krumm, who has been running his own conveyancing firm, Krumm Attorneys and Conveyancers, for the past year. Prior to running his own firm, he worked for 6 years at the financial services firm PSG Konsult where he was the regional manager in the Western Cape. “Being from a German background, I recognised traits in the Engel & Völkers brand which I can relate to. Some of these include a focus on systems, integrity and professionalism”, says Charl, when asked as to why he chose Engel & Völkers. “I have the same precision attributes in my character that E&V has, and I aim to run my business that way too”, he added. Bloubergstrand is situated on the Blaauwberg Coast about a 20 minute drive from the Cape Town city centre and about 30 minutes from Cape Town's Airport. It is primarily a residential suburb and attracts large numbers of visitors both locals and international. Much of Bloubergstrands' attraction lies in its white sandy beaches from which the view of Table Mountain and the city of Cape Town is quite spectacular. Apart from the beautiful beaches and spectacular views, Bloubergstrand offers their visitors a number of attractions and activities. Its close proximity to the City Centre also makes it a convenient base when visiting the Cape.

Gardening in Autumn By: Kathy East

E

ach year as we become aware of the changing angles of the morning sun-rays, we realise that autumn has crept upon us surreptitiously – again.

But although we mourn the waning summer, we also get excited about the prospects of creating a lovely winter garden, which must be planned and prepared in autumn. It is generally considered that a garden reflects ones personality, and this is a perfect opportunity to allow us to have carte blanche and create a garden that suits ourselves, bringing out the creativity in us! Like any task we undertake, planning is essential. Even though you may have read an article or admired an autumn garden that appealed to you, before buying similar plants you need to consider the following: ¡ ¡ ¡ ¡

Where you live (in the Cape wet winters; Gauteng the dry cold winters) Your water situation, i.e. are there local municipal restrictions, high cost to water 'thirsty' plants, is irrigation installed How much tending do the plants require. If you can only garden once a week, you need to consider low maintenance flowers/plants Do these plants occur naturally in your area (endemic). This is essential knowledge as they will be more likely to survive severe conditions, thereby saving you lots of money

It is essential to feed compost to your garden each season, which assists the soil to absorb and retain water. Another important aspect is to mulch your flower beds every year (a covering of compost, straw or plastic sheeting spread on the ground around the plants to prevent excessive evaporation or erosion, and will enrich the soil and inhibit weed growth, etc). It is crucial to buy compost from a reputable supplier or garden centre, as if compost is of a poor quality this could destroy your garden. It is probably everybody's dream to have a rose garden - one of the most popular flowering plants. However roses need specific attention. According to the 'Gardening in South Africa' website , roses love the cooler weather, and therefore late summer and autumn are the ideal times of the year to plant new roses. Do not cut them too short as they can produce their most beautiful blooms in autumn. Autumn is the right time to plant winter- and spring-flowering bulbs such as Freesia, Babiana, Sparaxis, Lachenalia and Tritionis. It is the last chance to sow annuals for spring: Namaqualand daisies, Arctotis and Nemesias. April is the month to sow winter vegetables, but in warm frost free areas, most winter crops can be planted throughout winter. Generally vegetables grow

easily in pots, so even a tiny balcony garden can produce your family's favourites. If you have not yet considered a vegetable garden, you could invest in the easy to read e-book “Growing Vegetables in South Africa”. In fact, growing your own veggies can be so much fun that the whole family will want to get involved. Small children are especially fond of growing and picking their own vegetables and this is sure to encourage them to eat them too.” says Wendy Williams, one of the directors of Engel & Völkers Southern Africa. This book can be purchased on www.gardeninginsouthafrica.co.za and could be a lovely gift. It includes many tips to get you started on your journey into companion planting and organic growing. Soon you could be harvesting your very first crops and nothing is more rewarding than that first meal, using your own home grown produce. A reputable garden centre will stock the applicable vegetable varieties for your region for the relevant season. It is vital to prepare the beds thoroughly approximately 2 weeks before planting. Also remember to incorporate lots of compost and apply a generous dressing of bone meal, plus a balanced organic fertiliser. Cabbage, spinach, beetroot, tomato, beans, peas, coriander, rocket, chillies, carrot, lettuce, gem squash and butternut can all be planted at this time. Pumpkins are grown in summer and harvested in late summer, autumn or early winter. For the fruit-lovers: ¡ Strawberry plants - prepare your beds now by digging in lots of compost and well-matured manure together with a generous dressing of bone meal. ¡ Feed your late-bearing deciduous fruit trees for the last time with an organic 3:1:5 or 6:1:5 once the last fruit has been harvested. ¡ Feed your grapes for the last time with a high nitrogen fertiliser and give them a dose of Epsom salts (5 tablespoons per 10l of water). ¡ Feed tropical fruits like bananas, litchis, mangoes, paw-paws and avocadoes with a balanced general fertiliser and maintain good mulch, but keep it away from the stems. “Considering the cost of fruit trees and plants, you need to be well informed on what to do with them from the time you plant them, until the time you harvest the fruit. It is worth the effort to ensure bountiful harvests!” Wendy concluded. For instance on page 13 of their February 2015 e-magazine there is a delightful quote “Gardeners have a perfect opportunity to provide creature friendly spaces – plant locally indigenous, take out more lawn and allow a bit of untidiness to prevail”. Fibre Optics can influence property prices BY KATHY EAST

B

roadband, DSL and wireless are the current offerings in SA for the various types of high-speed Internet connections. Our internet service providers offer each of these forms of high-speed internet, but the availability of each type ultimately depends on the location of your home or business. Riaan van Deventer, Head of Real Estate of Engel & Völkers Southern Africa states that “Although fibre optic is not commonly available in many suburbs of South Africa yet as a residential service, it is being rolled out in the major centres and should be available soon.” This is now a reality, thanks in part to telecommunications start-up Vumatel, which is rolling out Fibre-To-The-Home (FTTH) in selected suburbs across South Africa. Accessing the internet via high speed fibre connectivity comparable to the best in the world is nothing short of a ground-breaking benefit for South African home owners. The company broke ground in the leafy Johannesburg suburb of Parkhurst at the end of August 2014, heralding a new era in internet connectivity speed at affordable prices in the country. Suburbs in which the infrastructure is installed are dubbed 'fibrehoods'. Parkhurst residents are the first in a planned roll-out of 42 suburbs across Gauteng and Western Cape by Vumatel. These residents who will soon enjoy world class band-width of up to 1Gbit/s in their homes. Adding value to the low cost high speed broadband offered to consumers, the VUMA network provides open access. This introduces residents to true open competition in a first for communications in South Africa. Those that take up the offering are able to choose a service provider of choice, and can even split their services, such as data, voice and internet protocol television (IPTV), across different providers. This freedom of choice option is strengthened and made even more relevant with the recent launches of broadband television services in the South African market. “Launching FTTH coupled with real consumer choice through open access is an exciting and ground breaking development for South African internet connectivity and usage. Not only does the network provide consumers with high speed access, but furthermore the ability to have both choice and control of their access to the information super highway,” says Vumatel CEO Niel Schoeman. The infrastructure development that Vumatel has initiated is not only a bonus for residents in that

REWARD & RECOGNITION Licence Partner Conference and Rewards & Recognition Gala Dinner The 2015 annual Rewards & Recognition function for Engel &Völkers Southern Africa was held in Cape Town on the 19th March 2015.

I

t was a gala event of note, with a particularly impressive turnout of attendees from all the Engel & Völkers offices around South Africa. At this splendid affair, the excitement and anticipation of the respective winners of the various categories, was palpable. Phillip Nieman (Managing Director of Engel & Völkers International) and Simone Soltau (Country Manager for E&V Southern Africa) from the E&V AG head office in Hamburg, Germany, also attended the day and evening events. The Licence Partner Conference during the day was an opportunity for all the existing licence partners around South Africa to network and welcome a number of new licence partners to the fold. As usual, this conference was an opportunity for Craig Hutchison, CEO Engel & Völkers Southern Africa to share the highlights of the past year, the increase in sales, top performances of specific shops and individuals, and to thank and congratulate all the licensees on a very successful year. With Engel & Völkers Southern Africa showing a 30% growth in registered sales over the last year in what is still in general quite a flat property market is quite a remarkable achievement, and the targets have been set to even better this in the coming year.

The licensees are always encouraged to give their input which is invaluable and this contributes to policies such as planning for innovative new software, training and mentoring of our sales advisors, etc. All their principles and values are reinforced at these licence partner meetings. As the theme for the evening gala dinner was strictly white with a touch of sparkle/ bling, this ensured that the event was certain to be fun, light-hearted and custom made for easy conversation and enjoyment. At the evening awards ceremony, Riaan van Deventer, Director of Engel & Völkers Southern Africa was particularly appreciative and proud as he thanked all the achievers for their dedication, hard work and commitment. Many new friendships were made and rekindled and the inevitable networking was sincere and of great value. Everyone was sad to see the evening end.

Transfer duty and the 2015 budget speech

O

n everyone's lips during February was the anticipated budget speech on the 25th of February and the implications thereof on our pockets. Clearly there are many other economic factors, but for the man in the street the most important detail would be how our personal budgets would be affected. As stated on the BizCommunity website, from 1 March 2015 most purchasers of immovable property will be subject to increased transfer duties when acquiring immovable property. The motivation from the fiscus for the quite radical proposed changes to the tax structure is to provide relief for middleincome households. From the SARS website www.sars.gov.za : Transfer Duty is a tax levied on the value of any property acquired by any person by way of a transaction or in any other way. These are the Transfer Duty rates applied to properties acquired on or after 1 March 2015, and apply to all persons (including Companies, Close Corporations and Trusts): VALUE OF PROPERTY (Rand) 0 - 750 000 750 001 - 1 250 000 1 250 001 - 1 750 000 1 750 001 - 2 250 000 2 250 001 and above

RATE 0% 3% on the value above 750 000 15 000 + 6% of the value above 1 250 000 45 000 + 8% of the amount above 1 750 000 85 000 + 11% of the amount above 2 250 000

The new legislation does give some breathing space for properties in the bracket up to R750 000 – these will be exempt of transfer fees. The second level price range up to R1,25 million will pay a maximum of R15 000 transfer duty which is also a reduced rate from the previous months. Craig Hutchison, CEO of Engel & Völkers Southern Africa explains that these adjustments will substantially assist the middle income households and could likely boost the residential property market up to the R2,3 million price range.
