Looking back over the past few months, we are happy to report that even despite an interest rate increase earlier this year, we have not seen any negative results showing on our sales barometer at Engel & Völkers. Work-From-Home Technology is undeniably evolving at a rapid pace with cloud services, mobile mail and applications, streaming services, Skype, Voip… and the list goes on. This change has also influenced our daily lives. Gone are the days of keeping office hours due to the use of fax machines or filing, or ensuring you visit the shops before it closes at 5pm. Days, weeks and months seem to fly by and time saving has become the highest priority in most of our lives. “Due to the demand for saving time, more and more people are opting for virtual offices with the use of technology, or changing working hours to save on travel time and to up productivity. “We have seen a clear incline in buyers including the requirement for additional space for a home office or an additional room which can be converted into office space” says Craig Hutchison, CEO of Engel & Völkers Southern Africa. The markets have been influenced by this trend in such a big way, that the infrastructure of the suburb of choice plays a big factor when deciding where you are to call home. “Areas

Being a property specialist has changed a lot over the years as the industry has evolved and regulating authorities been put in place to manage the industry and ensure a standard of service. The new criteria for obtaining the right to sell property professionally include having to work a full year's internship, building a portfolio and having to abide by all regulations set out by the EAAB (The Estate Agency Affairs Board). The required licences according to law is to at least have an NQF4 certification and the Fidelity Fund registration card which is renewable every 12 months, to prove you have the licence to sell.

AREA REVIEW [2] Sea Point Area Overview: The shop opened in September 2011 and is located in Sea Point Main Road, which cleaves a path between the mountain, (presided over by Lion's Head) and the sea, right in the heart of this bustling metropolitan enclave.

Average Property Value: Prices fluctuate significantly depending on the area and the views from that area. Areas such as Fresnaye have prices as high as R110 million, whereas Green Point, Sea Point, and the city centre offer more affordable investment properties from R800 000 to R1,5 million.

Typical Property Type: The area offers a spread of family homes, lock-up and go apartments and townhouses. There are a few gated developments, but as security is not an issue on the Atlantic Seaboard and city centre, there is less demand for these developments.

It services the Atlantic Seaboard from Fresnaye, through Bantry Bay to Clifton and Camps Bay and then extends further up the coats to Llandudno and Hout Bay. Clifton and Bantry Bay are home to some of the most expensive properties in South Africa with magnificent apartments and homes perched above the beaches and rocks. Camps Bay remains very popular as both a residential neighbourhood and a holiday destination with a beautiful beach, excellent restaurants and a popular High School.

Area Overview: Cape Town's Southern Suburbs lie to the south-east of the slopes of Table Mountain within rich valleys and vast plains reaching from just south of the Table Bay industrial neighbourhoods in the north to the False Bay coastal suburbs and the Cape Peninsula cliffs to the south, and are crossed north-south by the M5 and M3 motorways. In general this area is identified as being the more affluent of the Cape Town metropolis' sections and includes the city's most expensive residential neighbourhoods. Due to the abundance of good public schools and private schools, there is a growing trend of young families moving to Upper Wynberg, Claremont, Rondebosch and Newlands.

Area Overview: With a stable and diverse economy, property investments in the area show constant positive return and growth. Amenities include world class medical facilities, top-end private schools, a quality family lifestyle, blue flag beaches, good infrastructure and local governance. It is home to a diverse range diverse flora and fauna and some of the finest beaches in the country boasting unparalleled views of Table Mountain. Average Property Value: The area offers a broad spectrum from R600 000 to R60 million. Entry level areas include Parklands with prices of sectional title units varying from R599 000 to R1,3 million. Higher value areas include Bloubergstrand, West Beach, Sunningdale and Melkbosstrand. Atlantic Beach Estate in Melkobsstrand ranges from R3million up to in excess of R15million.

Average Property Value: The area has is very diverse when it comes to property pricing. We currently have homes listed from R 2 million all the way up to R 300 million.

Typical Property Type: Properties are as varied as the areas, with a selection of apartments and starter homes to sprawling mansions. Area Trends and Activity: The Southern Suburbs presents a prime example of a residential market which continues to hold its own, taking into consideration the demand for sizeable gardens and easy access to schools, sporting facilities, hiking and equestrian trails. This demand defies the national downward trend according to property statistics, as the average purchase price in the area has risen by 1.7% in the past year. It will always be a valuable investment for any person looking to combine lifestyle with return on investment. Other key attractions are the Constantia Winelands, which are home to some of the oldest estates in South Africa.

Area Overview: Kalk Bay is an unpretentious bohemian fishing village which lies between the mountains and the sea and is just 25 minutes' from Cape Town. It is home to one of the last remaining working harbours in South Africa, not only can you meet the returning boats for the catch of the day at noon, but the little cobbled streets, appealing shops and at least 20 restaurants make this an easy place to while away the time and forget the fast pace of city living. Antique stores, second-hand book shops, art galleries and a thriving theatre have given rise to a real sense of community in Kalk Bay. Area Overview: Surrounded by blue waters with dolphins and whales and harbouring a variety of restaurants. Minutes from all the major shopping malls and tourist attractions, including wine routes, Table Mountain, yachting, shark diving, etc. The Helderberg basin has become very popular with migrating families because of excellent schools as well as older people retiring close to the shore or in estates. The area is well priced and properties are still available at surprisingly low prices. Average Property Value: Depending on the area: for example Strand and Gordon's Bay prices are from R550 000 up to R15 million, whereas SomersetWest are from R800 000 up to R55 million.

Noordhoek offers lovely homes on large plots making the area popular for horse lovers with homes ranging in price from R2 million to R30 million, depending on the size of the estate. Typical Property Type: The area offers a home for every budget, ranging from apartments, to family homes in the Valley, retirement villages, expansive mountainside living with breathtaking views, and small holdings. Area Trends and Activity: Properties in the Avenues (family starter homes) remain soughtafter and sell quickly after when coming onto the market. These properties can sell from R1,2 million.

Typical Property Type: These exclusive suburbs boast a collection of some of the finest luxury apartments and homes on the beachfront that you would find. Area Trends and Activity: First time buyers find it extremely difficult to get into the property market in Stellenbosch due to the high prices of real estate. There are a considerable number of cash investors who buy apartments which are then rented out to students. Older properties close to the university are also demolished and apartment blocks for students erected. Despite this, the demand remains greater than the supply which also has an influence on property prices.

Area Overview: Durbanville is part of the greater City of Cape Town and only 20 minute’s drive from the city centre. It is a rural residential suburb on the northern outskirts of the metropolis and is surrounded by farms producing wine and wheat. Essentially a wine growing valley, the town has grown during the past few years by more than 400% proving its popularity as an ideal destination. Surrounded by farmlands, vineyards and smallholdings, the area has a unique “small town” feel about it, making it truly exclusive. Despite the fact that Durbanville has grown tremendously in the past 30 years, it retains a considerable individuality and character with a rural atmosphere and architecture. Average Property Value: The area offers a broad spectrum of properties in the range of R1.2 to R4 million.

ngel & Völkers Southern Africa recently hosted and celebrated their annual Rewards and Recognition event on the 8th of April 2016, by bringing home the atmosphere and ambience of the international gathering that happens in Majorca every year. The day started with an informative workshop at the offices of MC van der Berg Attorneys, with over 40 Licence Partners attending from across the country. Topics included an overview of the year past and the year ahead, PR and marketing, the Training Academy and future plans, the success of their new client service division and concluded with an interactive workshop and sharing of best practices between licencees. “We at Engel & Völkers Southern Africa took this time to reflect back on all the great achievements and successes we have had both locally and internationally” shared Craig Hutchison, CEO of Engel & Völkers Southern Africa. “We are very proud to announce a record group commission revenue turnover of over 409,8 million Euros (R6,8 billion) 36% up from last year. We are confident that with our family growing every month, this percentage will continue to increase in 2016” Craig added. The day conference also saw a special presentation by Mark Coetzee from Private Property, proud partners of Engel & Völkers. After all the formal business had been concluded, it was time to unwind and celebrate the year past. All dressed in white and neutrals, sales advisors and staff together with their partners from all shops throughout the country arrived at The Klein Kaap Boutique Hotel in Centurion, Gauteng. The cheese and bread station, sushi station and cigar and whiskey bar ensured that guests were embracing the night’s theme. The entertainment line-up also saw the up and coming South African Band Bad Peter doing a private show, hip hop dance act by Timeless Attractions and a visual poi act to open the dance floor for DJ Lindilush – one of SA's top DJ's to get the guests on their feet. The most important part of the evening was of course the awards ceremony which opened with a special Online Excellence from affiliates Private Property. The winning shop was Durbanville and winning agent was Derrick Goosens from Potchefstroom. Preparing for Winter BY CAMILIA DU PLOOY

here’s no doubt, winter has arrived, mornings are getting slightly chillier, and toes are frosty and longing for comfortable warm slippers. It’s time to dust off all those blankets and stock up with hot chocolate and soup supplies. “Before switching on your heaters, and taking long warm baths this winter, one should first consider the consequences and explore alternative ways of keeping warm in the colder months” advises Craig Hutchison, CEO of Engel & Völkers Southern Africa. Eskom has embarked on a capacity expansion programme to meet South Africa's increasing energy needs. It expects to double its capacity to 80 000MW by 2026. During winter, energy consumption across the country almost quadruples due to the heating of water, use of electric heaters, cooking of hot meals and overall, people prefer spending time indoors with a hot cup of coffee and boiling that kettle more that often. Like with water resources, exploring the possibility of the best alternative energy options is a reality. Load shedding is definitely an exercise we are all familiar with and know that it is inevitable. Thus now would be the ideal time to consider alternative resources in preparation for the coming winter. Solar power can be a great addition to a home; it certainly saves you money in the long run and will help cut your bills. We all know that solar power uses the sun’s energy- luckily in South Africa we are famous for very sunny yet cold winters. Although we have the main ingredient, it still makes one wonder, just how much can you expect from your Solar system during those long winter months? Many people in South Africa still understand the term “solar” only as a system to heat your water using the sun’s generated heat on panels (thermal energy), but did you know that sunlight (radiation) can also be used to generate electricity that can be stored in batteries to use later (at night) or immediately to make sure you start moving off the grid and onto a grid tied system. The lower the sun is in the sky, the less energy will reach the panels. In winter, the sun will always be lower and therefore will produce a little less energy than in the summer months. Also keep in mind that winter days are shorter, thus during winter, the ideal angle for your panels will be higher, due to the sun’s positioning. Some systems will allow you to alter the angle over the year to optimise the system, though this will depend on the mounting used. Certain systems will track each day with the sun, whilst others will allow for infrequent

manual altering of the tilt over the year. Most systems are fixed on roofs for domestic customers, which means that the alternation of the position is unfortunately not an option for you. “People are often surprised by just how much you can get out of these systems, with considerable savings over an entire year are considerable” says Craig. These installations are becoming more common in homes and they have reduced in price over the last year, making them even more viable to install now” added Craig.

How will you pay for your solar system? Electricity saving starts the moment of activation - every watt generated from the moment the switch is flipped to “on”, is free. However, an investment is required to ensure financial advantage later. When paying for an additional enhancement to your home one should remind yourself about what the future holds, not just for the country but also the Rand and the unavoidable increase in cost of living? The Global Property Guide showed property in South Africa to have an average yield of 6.4% while solar compares slightly higher for your money. Let’s take, for example, a 3kW solar system which generates a fair average of 21 kWh per day, when considering 7 hours of average sunlight daily. Also, accounting for the system’s inefficiencies (derating factor) of 20%-25%, depending on the quality of the materials used, we can assume that 16 kWh is generated from this system as a daily average over the course of the year.

“Solar in other words the sun, is a sound investment. It also supplies one of the basic needs for our society - food, water and electricity, without harm to the environment. My suggestion is to plant some vegetables, harvest rainwater and stop using fossil fuels” said Morne Combrinck, owner of True North Solar. No.1 at the 99er Challenge Since 2003, the 99er Cycle Race has been an Official Premier Seeding event for The Argus. The 99er MTB Challenge took place on Saturday, 9 April 2016. This popular event was well supported, with over 750 cyclists taking part, setting a new record for the number of MTB entries. The challenge included a 45km, 25km and 12km MTB race and a Kiddies Bike Ride. The race took place on the wine farms of Durbanville.
