South Africa sought after destination for investment and holiday homes still a

S

outh Africa, a culture rich and adventure packed country on the southern most tip of the African continent, offers a world in one. With inland safari destinations such as the Kruger National Park, economic hubs like Johannesburg and business and leisure capitals such as Cape Town. “It's difficult to think that anyone would want to live or spend their holiday anywhere else. We are well known as Sunny South Africa – and this is a big factor which makes us so unique and sought-after” stated Wendy Williams, Sales Director of Engel & Völkers Southern Africa.

Whether you seek a cosmopolitan lifestyle or country living, the busy night life of the city, relaxation in the bushveld or have a love for the sound of waves crashing on rocks - every single one of us longs for a place to call home. Although locals are not the only ones enjoying the variety the country offers – it is an appealing choice for foreigners. These are all factors that one should look at when considering your investment options. Today a large number of investors are actively-seeking opportunities for buying South African property as well as long-term leases for foreign investment or business expansion. Foreign buyers of prime residential property have made a welcome return to the South African market, lured by attractive homes at equally attractive prices, a wonderful climate and a currency which is very much in their favour. These buyers hail from across the globe although Europeans are prominent. “The residential property market currently makes South Africa a haven for foreign purchasers. Many locals are finding themselves negotiating with foreigners as they have the ability to fund cash transactions which promises a quick and hassle free process. There are no restrictions in respect of property ownership by non-residents, save for a prohibition on illegal aliens owning immovable property within South Africa. South Africa is reputed to have one of the best deeds registration systems worldwide with an exceptional degree of accuracy and security of tenure being guaranteed. Property can be owned individually, jointly in undivided shares or by an entity such as a company, close corporation or trust or a similar entity registered outside South Africa.

According to STTB Attorneys, non-residents will of course be subject to the same laws and regulations as South Africans and it is compliance with these stringent requirements that ensures the efficiency of the South African land registration system and security of tenure. Should the non-resident not wish to purchase the property in his or her own name but rather in the name of an entity, such entity must be locally registered and meet the requirements inherent in registration of the chosen entity, such as the requirements of the Companies Act. A substantial percentage of the current market being fuelled by foreign exchange. Willing investors or expats looking to buy a permanent holding or holiday home can expect to pay on average in South Africa - R950 000 which adds up to about 53 000 Euro for a small home (80m²-140m²), R2 million or 111 000 Euro for a medium-size home (141m²-220 m²) and for really extravagant and special homes of between R20 to R50 million, this amounts to a mere 1.1 million Euros. Property in South Africa has always, and still remains a solid and secure investment with an expected return – so whether looking at purchasing to live or to invest, ensure that you have knowledgeable and reputable guidance to take the next step.

Climb the career ladder

tudies show that the employment rate for people with a tertiary education is 80%, while those with only a matric certificate have an employment rate of around 50%. s in any trade or industry, a numerous amount of influences and current economic standings influence the market specifically, and changes the trend or shape it takes. When buying or selling your home one should consider whether it's a buyer or sellers' market, and how it would affect the offers received on your house or how it will change things on the new holding you are wanting to obtain. Buyer's and seller's markets don't last forever. It's hard to predict what the market will do with any accuracy and things can change slowly or quite rapidly depending on the economic and political outlook. You might end up waiting months or years for things to change, and when circumstances do change, it may not be in your favour. In a buyer's market there is more supply than demand. There are more people looking to sell houses than there are people looking to buy . “In a buyer's market, sellers need to ensure that the pricing of their property is fair and on par as buyers have more options and therefore will not settle for overpriced

property” noted Wendy Williams, Sales Director of Engel & Völkers Southern Africa. Staging your home in the right light could also play an important factor to ensure that you can set the scene for a buyer to want to live there. This is the ideal situation for buyers as their options are significantly better. A seller's market is just the opposite. The demand is larger than the supply. “If stock is low, buyers are more likely to spend a little extra to ensure that they get the property they want” Wendy added. Sellers will often see several buyers competing to purchase their property, which drives up the price. This is the ideal situation for sellers because they get a great price on their homes.

Looking back on

13 years

– over a decade of great growth and achievement in South Africa

inter is upon us and when considering ways to heat up your home, many people consider adding or restoring an indoor fireplace. They do so much more than heat up a room, fireplaces change the feel of a room as well, making it more romantic and cosy. There are several different types of indoor fireplaces you can purchase, but they basically fall into the broad categories of wood burning, gas, Ethanol or electric. “As with any home improvement, it is a good idea to take a moment to think about exactly what you are trying to achieve with your indoor fireplace.

Wood Burning Fireplaces A traditional wood burning hearth is what most people think of when they picture a fireplace in their minds. There's nothing quite as romantic as the snapping and crackling of a fire. These days, however, there are a number of options for you in this category, and they can differ in terms of how easy they are to install, how much heat they put out and how cost-efficient they will be for you to operate. The Traditional Open Hearth have existed for centuries and typically made of stone or brick. When you are close to them, you can really feel the heat and they look the most authentic, however, they often are not as effective at heating the room as some of the more modern varieties. If you do not already have a fireplace in your home, it will require a fair amount of construction work to put in both the opening itself and the chimney for proper ventilation.

Fireplace Inserts These are inserts made to fit into your existing fireplace simply by sliding it into the opening. They are enclosed, enabling you to easily turn an inefficient open hearth heating system into one that is more fuel efficient and effective.

Enclosed Fireplaces Usually, these indoor fireplaces feature a large glass panel enabling you to view the fire as it burns. The design is such that you have less heat escaping up the flute and more entering the room, so you stay warmer while still having the cosy feel of a wood burning fire. The enclosed fireplace is also exceptionally economical on wood usage compared to the open hearth fire place. A good quality unit well placed in the home can provide a very effective heating area.

Gas Burning Fireplaces Although they may not offer the same feel as wood burning versions, fireplaces that use gas burn more cleanly and typically create more heat at a lower cost. They also require less construction or reconstruction to install, making them an attractive alternative to traditional wood-burning indoor fireplaces.

Electric Fireplaces Direct-Vented Built-in Fireplaces The direct-vented variety can be vented through an existing or newly constructed chimney, however, you can alternatively use a pipe so that less changes in the house's structure are necessary and it can be installed in any room. The flame is yellow so it has more of the feel of a wood burning fireplace.

Electric fireplaces are the are the most cost effective option to install. Another added benefit of electric fireplaces is that most of them enable you to turn the heating function on or off while maintaining a fireplace-like ambiance. Most electric fireplaces include a remotecontrolled heater and some even have different varieties of fire effects, which allows total user customization. However these might not be as attractive as some of the other options and not give that authentic fire feel. You also need to remember that these will be used during the cold, when energy consumption is high and load shedding is inevitable – thus possibly leaving you in the dark and cold.

Tabletop Fireplaces Ventless Built-in Fireplaces Ve n t l e s s b u i l t - i n i n d o o r fireplaces are the simplest to install as there is no need for a chimney or vent. With this type, the flame colour is the blue, typically associated with burning gas. Although every effort is made to keep them clean burning, it is possible that some contaminants will enter your home.

Ethanol Burning Fireplaces Fireplaces that burn ethanol have become the current trend for their ease in installation as well as their contemporary design. You can find a design to fit in well with any decor or budget. They are clean and odourless and, perhaps best of all, they require minimal installation, if any. The war is coming, just kidding its only winter, but with winter the battles with flus and colds do become apparent. There are various types of drinks that will help you remove the mucous from your lungs and provide quick relief from a chest cold. Here are some healthy home remedies to help you through the colder months.

Lemon Juice Many people suggest avoiding the intake of citrus fruit if you are suffering from a chest cold. Here, lemon juice is exceptional. It is a natural expectorant, which removes mucous from your respiratory system. Loaded with antioxidant properties and Vitamin C, lemon juice strengthens the immune system and fights chest cold infection effectively. GATHER IT • Fresh lemon – 1 • Honey- 1 tbsp • Warm water- 1 cup PREPARE IT • Take 1 fresh lemon, cut it into 2 equal parts. • Squeeze out the lemon juice. • Add 1 tbsp of honey to it and mix it well to make a paste • Add this paste to 1 cup of warm water. • Stir it well and drink it immediately. • Repeat it twice a day to get rid of a chest cold.

Milk with Turmeric Turmeric has antimicrobial and antiseptic properties which are helpful to treat a chest cold. It reduces lung inflammation and removes mucus from the lungs. The combination of milk and turmeric strengthen the immune system of the body to fight chest cold infection. GATHER IT • Milk – 1 cup • Turmeric powder- 1 tsp • Sugar – 1 tsp

PREPARE IT • Take 1 cup of milk in a small bowl. • Boil it or heat it in the microwave oven for 30 seconds. • Add 1 tsp of turmeric powder to the hot milk. • Add 1 tsp of sugar for good taste. • Mix it well. Consume it when the milk is warm. • Drink it before the bedtime to get relief from chest cold pain.

Apple Cider Vinegar Apple cider vinegar treats the cough naturally and clears the chest congestion. It provides relief from the inflammation. The remedy is very useful to treat the symptoms of a chest cold. GATHER IT • Warm water – 1 cup • Apple cider vinegar – 1 tbsp • Honey – 1 tbsp PREPARE IT • Take 1 cup of warm water. • Add 1 tbsp of apple cider vinegar and 1 tbsp of honey to it. • Stir it well to make a uniform solution. • Drink it quickly. • Repeat this remedy twice a day to get relief from a chest cold.

Radish Radish helps to loosen the mucus and also diminishes the throat disturbances and soreness. It has properties which prevents mucus formation and cures the sore throat. GATHER IT • Fresh radish – 1 • Sugar – 1 tsp PREPARE IT • Peel the radish and chop it into small pieces. • Extract the radish juice using a juicer. • Add 1 tsp of sugar to the radish juice. • Mix it well. • Drink it twice a day. • You will get rid of a chest cold in 3-4 days using this home remedy.

Bay Leaves Bay leaf is commonly used to cure respiratory diseases. It is very helpful to remove the mucus and clear the lung area. This chest cold remedy also treats choric lung diseases. GATHER IT • Bay leaves – 3 to 4 • Water – 1 cup • Honey – 1 tbsp PREPARE IT • Take 1 cup of water and boil it. • Add 3- 4 bay leaves to the boiling water. • Strain the tea after 3-4 minutes. • Add 1 tbsp of honey to the tea. • Mix it well and drink it 2-3 times a day. • You will get quick relief from the chest cold. • In this remedy, you can replace bay leaves with basil leaves as per the availability.

Homemade Rub You can prepare a chest rub at home to treat a chest cold. The chest rub relieves the chest congestion and opens up the airways so that the breathing becomes easy. It is one of the best remedies to treat chest cold. GATHER IT • Almond oil – 1 tbsp • Carrier oil – 1 tsp • Peppermint, thyme and rosemary 1 – 1 tsp of each ingredient • Marjoram, eucalyptus, and palmarosa – 3 to 4 drops of each ingredient PREPARE IT • Take 1 tbsp of almond oil and add 1 tsp of carrier oil to it. • Add 1 tsp each of peppermint, thyme and rosemary to it. • Add 3 – 4 drops each of marjoram, eucalyptus, and palmarosa. • Mix it well to form a uniform solution. • Rub this solution on your chest 3-4 times in a day. Overpriced real estate leads to failure BY CAMILIA DU PLOOY

The process of selling a house can be an emotional rollercoaster, one that many people are not prepared for.

W

hat your home means to you, and what you imagine it to be, is not necessarily compliant with what is currently happening in the real estate market within your area. One would have to come to terms with the real world of the industry's current affairs. Nowhere else does this clash become more apparent than in the pricing of your property. “One should not be too hasty when pricing your holding. With technology and information at your fingertips, you could do a bit of research yourself, looking at what properties sell for in your area and also viewing market statistics on numerous online platforms. However calling your local real estate agent for some advice and a free property evaluation, could save you a tremendous amount of time than trying to fix your mistake later on” warns Craig Hutchison, CEO to Engel & Völkers Southern Africa. Consequences of overpricing might have you waiting a very long time before you can move on. Advertising for a much higher selling price than the rest of the properties in the area, will affect the attractiveness of your property in a negative way. As buyers search online you will fail to show up in online searches if you are not in the correct price range for your ideal buyer. Be careful of the pitfalls of overpricing as some damages can not be undone. If you have overpriced your property initially, you will eventually be forced to lower your price if you are serious about selling. Clever and informed buyers will hold out to see how far you will drop the price before an interest is sparked. This changes the perception to a desperate seller - which leads to even lower offers. Buyers are not concerned with your personal circumstances with regards to what you need to get out of the sale, they are looking for an investment and paying fair market value, much the same as you will when you purchase your next property. “A new trend which we have seen developing is where sellers move from one area to another, but the market in the new area is much higher than where they come from” noted Craig. Overpricing your property to ensure you can afford a new home in your new location will not pay off. Other than the buyer, you also have the financial institution to consider. All banks require a valuation of any property they issue a bond for, and yours will be no exception. Your local valuation officer does not take into account how

perfect you think your home is nor how perfect fit it will be for new buyer. The market rules the valuator, and he or she will evaluate your property accordingly. A bank has to protect their interests as well. When the appraiser comes back with a market value that is noticeably lower than the price the buyer is offering, the bank is likely to decline the application. This can take you from a sure sale to a failed application, leaving you starting the process all over again.

How to avoid over pricing? One of the things all buyers have in common with sellers who overprice their homes, is the belief that every home improvement they have made over the years translates into a one for one increase in value. Unfortunately that is not always the case in real estate. You might add improvements which suite you, however keeping the future buyer in mind, they could have other ideas of what they would like to do, and would prefer to pay lower and customise the property to their own taste, instead of paying for your improvements only to spend additional money to add their own touch. Home improvements and additions should be done with caution as this could put your property value over that of the area, and whether your home is a mansion amongst your neighbours – buyers looking in that area are doing so for specific reasons, one being price. Use a real estate agent – professional agents will give you a fair and honest opinion regarding what price you would like to obtain. Real estate agents have access to networks, features and systems which you are not able to make use of, when calculating your home's value. Thus making use of a professional will ensure that you are correctly informed and given all the data needed so that you can decide whether selling is an option. Look at the comparable real estate sales data through the eyes of a buyer not as an emotional seller. 75% of Real Estate marketing success depends on the pricing of your property. “All of the marketing and advertising in the world will not sell an overpriced home. If you don't price your home correctly all of the rest will be pointless” Craig concluded.
