Eastern Cape BY KATHY EAST

The Eastern Cape is located on the east coast of South Africa between the Western Cape and KwaZulu-Natal provinces. The Eastern Cape's main feature is its spectacular coastline bordering the Indian Ocean.

I

t covers an area of 168 966 km² and has a population of 6.7 million. It is the second-largest province in South Africa by surface area and has the thirdlargest population. The capital is Bhisho. Other major cities and towns include Port Elizabeth, East London, Grahamstown, Mthatha, Graaff Reinet, Cradock and Port St John's. The Eastern Cape is also home to two metros namely Nelson Mandela Bay Metro (Port Elizabeth) and Buffalo City Metro (East London). The metropolitan economies of Port Elizabeth and East London are based primarily on manufacturing, the most important industry being the hub of South Africa's automotive industry.

Buffalo City | East London Area: 2 536 km²: Buffalo City Metro is named after the Buffalo River East London is situated 1 000 kilometres from Cape Town. Nestled between the Nahoon River in the north and the Buffalo River to the south it is the only river port in South Africa. It lies at the northern end of a 300 kilometre stretch of coastline referred to as the "Sunshine Coast" which has St Francis Bay at the southern end.

Some of the most popular residential areas in East London are Amalinda, Cambridge, Quigney, Vincent, Berea, Selborne, Stirling, Bunkershill, Nahoon, Beacon Bay and Gonubie.

Nelson Mandela Bay | Port Elizabeth Area: 1 959 km²: Nelson Mandela Bay is a major seaport and automotive manufacturing centre. Port Elizabeth is also nicknamed the Friendly City or the Windy City. It has 2 ports, an industrial development zone and some of the top branded hotels on the beachfront. Port Elizabeth also has the Nelson Mandela Bay University which boasts some of the top faculties in the country. Port Elizabeth is fortunate to have some of the top schools in the country and the areas surrounding the schools are highly sought-after. Richmond Hill is in the process of being revamped with fantastic restaurants and has a relaxed vibe, Baywest Mall opened in May 2015, which is a R 1,7 billion development - this mall features top-end brands and restaurants as well as an ice rink. Summerstrand is very popular due the university close by and the good proximity to schools and the beach. “Here the average selling price is R 1,8 million for a home, although there are some homes on the market for up to R 10 million with the average age of buyers being 35 - 49, and therefore considered as a family area. Walmer and Mill Park consist of your old more traditional homes and are situated near Grey and Collegiate Schools. The average size of stands in Upper Walmer is approx 2 000 sqm and range in price from R 2,5 million and upwards” commented Brett Grant, Licence Partner of Engel & Völkers Port Elizabeth. “St Georges Park is on the popular Park Drive and opposite the St Georges Park Stadium and the Park itself, with the average selling price for an apartment there being R 780 000 depending on the block and the size of the apartment. Lorraine is an area consisting of predominately small estates and sectional titles with an average selling price of R 750 000 and the average owners' age being 18 - 35 years old” Brett concluded. Sought-after and popular residential areas are Mill Park, St Georges Park, Walmer, Summerstrand and Lorraine.

East London, itself, has some 400 000 residents, the metropolitan area has 1.4 million, and it is the second largest city in the province of the Eastern Cape. Residential areas such as Vincent, Selborne, Berea, Stirling and Nahoon are very popular because of their close proximity to schools, the central shopping hubs of Vincent Mall and Balfour Park and easy access to beaches. Beacon Bay is also one of the most popular areas of residence. Real estate in East London affords access to many great attractions and interest-specific activities, and some of the amenities to benefit from when buying or renting a house in East London, are: § Schools: A host of pre-primary and primary schools on your doorstep and access to high schools like Merrifield, Claredon, Cambridge, Hudson Park, Stirling and Selborne College. § Tertiary education: From East London you have access to Walter Sisulu University, the University of Fort Hare, Rhodes and Nelson Mandela Metropolitan University. “The average selling prices of properties in the Beacon Bay area are between R1,4 and R1,8 million, with more exclusive properties featuring river and ocean views, selling between R 2 million to R 2,5 million and prime properties situated on the banks of the Nahoon River fetch prices of up to R 10 million” says Carlisle Snyman, Licence Partner of Engel & Völkers East London. What influences cause property values to increase BY KATHY EAST

Why investing in property is the best way to go?

W

hen you buy your first home the usual motivation is to acquire your own property, rather than paying someone else's bond and of course you then have your independence. Most youngsters seek freedom from living at home and having to abide by family household rules. “The very idea of buying their own home is exciting and they often do not realise what a wonderful investment they are making. This is the start of their financial independence” Craig Hutchison, CEO of Engel & Völkers Southern Africa stated. According to the FNB House Price Index, the average house price for April 2015 rose 5.0% year-on-year. Despite the nominal house price inflation slowdown, however, recent months' house prices continue to grow positively in real terms, when adjusted for CPI inflation. Due to the slower house price growth, this creates opportunities for the lower income buyers as the prices stay achievable. Property still stays an excellent investment channel. Therefore now is a good time to buy, especially after the recent decision by the SA Reserve Bank to raise the transfer duty thresholds on property transactions – costs on transactions below R2,25 million have actually been reduced. Particularly the millennials (age group under 30) find that this is normally the time that their financial awareness starts, and an investment into property is what they should consider. A wise investment at this age could set them up for life. There are different options for buyers to consider when looking at a property purchase, either as a primary residence, or in a buy-to-let scenario. Both scenarios create different opportunities: A rental property producing a good yield (as an income generating property) will bring in the necessary monthly rental which if managed wisely, can generate enough profit to buy yet an additional property to rent out. This process can be until the investor has a portfolio of rental properties paying for themselves. This means that property prices will invariably change with inflation over the years, particularly if the property is in an area or suburb that is sought-after. Craig further advises that it is essential to research your area of choice properly before you invest in a home, and not just because it appeals to you. Craig said that aspects to consider include the historic investment growth in an area, proximity to commercial offices, proposed new developments, schools, and also the general state of the neighbourhood. It is also a known fact that the more popular suburbs appreciate at a higher rate than the rest, so your investigation will highlight this fact. The annual appreciation of your property is therefore affected by the inflation rate, general demand and also the infrastructure of the suburb. Together these factors can ensure property appreciation of more than 15% per annum, which is much higher than any fixed deposit investment.

This financial leveraging emphasises how important it is to keep your credit history untarnished, because when you apply for a home loan your history regarding your personal instalment payments, leasing finance, mortgage loans, credit card debt, overdrafts and general loans are all considered. Consumers' credit-risk profiles impact their access to credit.

It is also important to maintain your home although it feels like a never ending and on-going evil. Money spent on maintenance should be budgeted for and properly planned. “However, remember that when you eventually sell your home, a renovated and modernised home will always attract the current market value from buyers” Craig concluded.

Which factors influence property values?

Current macro-economic factors affect property prices, both up and down. Increased interest rates, fuel prices, water and electricity always tighten household budgets and owners may have to sell due to affordability. The irony here is that this creates opportunities for cash flush buyers to invest in and the affected sellers have to sell their properties to downscale to more affordable homes or rent until the situation improves.

Starting/planning a solar system for your home can be done in stages. For example, to start with the basic solar system that will provide power for a TV, DVD, DSTV, a radio and cellphone chargers and say 10 x 15W lights one would require: § 4 x 80W solar panels § 2 x 20A regulators

The solar panel converts sunlight into DC power or electricity to charge the battery. This DC electricity/(charge) is controlled via a solar regulator which ensures the battery is charged properly and not damaged and that power is not lost/(discharged). DC appliances can then be powered directly from the battery, but AC appliances need a power inverter to convert the DC electricity into 220 Volt AC power.

Solar Panels remain the most popular type of renewable energy producer at present because of their reliability and consistency and in South Africa due to the amount of sun we have available. They produce electricity from photons, found in light radiation, which means even on overcast days they will produce something, though they obviously produce more electricity with direct sunlight. Solar Water Heating Systems are the most popular solar technology around, and many homeowners have at least heard of a solar geyser and/or pool heating system. The principle is exactly the same for solar geysers and solar pool heating: §

Solar Geysers can either be gravity fed, or pressurised. With gravity fed systems, the tank needs to be relatively high up, whereas pressurised don't need to be. All solar geyser storage tanks are insulated, allowing the water to stay hot overnight, and for an extra day or so, in case of bad weather.

Solar Pool Heating Systems - the water is pumped out of the pool, up through copper tubes inside the panels on the roof, and back down into the pool. Temperatures can be regulated by altering the speed of the pump.

There are many adaptations found in the solar industry where cells have been integrated into building materials, for example Solar Roof Tiles. These integrated technologies are relatively new, but will definitely become more imminent in the future. As the costs of the various solar components are dependent on what you buy and for what use you want it, it therefore is worth exploring the many suppliers and, as always, ask for references. Lastly, keep in mind that the installations must be done by an accredited solar installer.

However as exciting as it all sounds it comes with its own challenges such as a contract falling through, knowing exactly what type of property your client wants and trying to find it‌ that is the challenge.

Q What characteristics, in your opinion, make for a great estate agent/broker and why?

AWhen I think about the important

characteristics an agent needs, the first thing that comes to mind is self-motivation. You need to pick yourself up when things don't go your way, to stay positive and focused on the goal is key. Secondly being able to listen‌ No one wants an agent who talks so much they don't get a word in, you need to listen to your clients needs and desires, understand their situation and fulfill those needs accordingly. Excellent communication skills is a must, you need to put yourself out there, don't be shy to represent the company and yourself as best you can. Lastly if you aren't organised or good at prioritising, then being an agent will be extremely difficult for you. Knowing how to balance your career and personal life will help you in the future.

Q What are some of your career goals? A I would like to be the best I can be and be top of mind in my area. Agents who have reached the top, are inspiring and I would like to achieve this. With motivation and support from your team members and family, anything is possible.

It helped me to easily anticipate any complications and how to rectify them, to ensure my clients deals are secure.

Engel & Völkers adds private jets to its portfolio The Engel & Völkers Group has expanded its service portfolio to include the brokerage of business aircraft and private jets worldwide.

he new business division Engel & Völkers Aviation is specialised in aircraft sales and charter. “Engel & Völkers clients are wealthy, with sophisticated demands and expectations. charter and acquisition vary greatly. A shortrange turboprop aircraft costs approx. 2 million dollars (approx. 1.8 million euros) and has an hourly charter rate of 850 euros. For a Light Jet buyers must figure on investing between 4.5 and 8.9 million dollars (approx. 4 to 7.9 million euros) and with an hourly charter fee between 1,250 to 2,000 euros. When it comes to 'midsize jets', prices vary from 11.5 to 17.5 million dollars (approx. 10.3 to 15.6 million euros), where such a jet can be chartered for an hourly rate ranging from 2,250 to 5,500 euros per flight hour, transporting ten people to destinations of up to 3,000 to 4,000 kilometres away. The acquisition of a long-range large cabin jet or 'bizliner' costs up to 60 million dollars (approx. 53.5 million euros) and up to 15,000 euros per hour on an allin charter basis. Trend: Increasing numbers of business aircraft and private jets in use worldwide. Air travel aside from regular scheduled airlines offers direct and personalised connections, as well as the absolute height of comfort, flexibility and exclusivity. Companies are increasingly using business flight charters or entering into ownership of their own company jets, as this option can sometimes be less costly than booking large teams on scheduled flights. Another key aspect is the more efficient use of managers' valuable time that comes with private jets. Wealthy holidaymakers and second home owners are also flying more and more by private jet, enabling them to reach exclusive and often exotic holiday destinations by direct flight. The demand for private and business flights amongst affluent clients is correspondingly high. According to the Canadian aircraft manufacturer Bombardier, the number of business aircraft and private jets in use worldwide is growing all the time and will continue to do so. Bombardier forecasts that the fleet of around 15,200 aircrafts in the year 2013 will have risen to around 32,450 by 2033 (only light, medium and large jets are taken into account). “After the worldwide economic slump, the business and private jet industry is progressing well on a prolonged and

gradual recovery from the steep industry downturn of 2009-2010,” said Bart Boury. However, in Mr. Boury's view the long-term market drivers of business jet industry growth remain solid: the global economy and wealth creation. According to a study by the consultancy firm IHS Global Insight, global GDP growth is expected to increase by an average of 3.2 percent per annum over the next 20 years. The growing number of billionaires is also contributing to growth, as a significant number of billionaires uses or owns private or business aircrafts. According to Forbes magazine, there were 1,826 people worldwide in 2015 with a fortune of at least one billion dollars. In 2014, there were 1,645 billionaires.

Growth with a regional focus “Nevertheless, the global market of business and private jet use varies geographically as each region is in a different stage,” said Bart Boury. The majority of buyers and charter clients are based in North America, followed by Europe. New demand is also emerging as a result of increased prosperity in more and more countries. In recent years this has seen clients from China, the Middle East and South America join the fray.
