Jackie & Anton de Waal are the proud new owners of the licence territory, although they are old faces in the area. Jackie has been in the real estate industry for more than 10 years and joined the brand in 2007, during which she has firmly grown her footprint in both the brand and area. She is known for her exceptional customer service and numerous accolades which include top achiever status, platinum status and nominations for 6 categories at the National Awards Ceremony in March 2017. She banked the Agent of the Year for both the Western Cape as well as nationally for the past 2 years in a row, as well as the most units sold for 2016. Jackie has dominated her area over the last number of years and is a property specialist when it comes to Kalk Bay and its surrounds.

New wheels for Xolani
E
ngel & Völkers Hyde Park recently shifted its focus from dream homes to granting a little boy's dream. Chwayita Hoyi, Property Sales Advisor and event organiser said “Engel & Völkers understands that to build a sustainable and thriving business it is imperative to work alongside the community in which you operate. We are cognisant of the needs of society around us and feel it is our duty and responsibility to give back and in our small way impact and improve the lives of the most vulnerable amongst us”. An opportunity presented itself at the Christmas market of St David's Marist Inanda School, where Engel & Völkers Hyde Park took part and sponsored some activities for the children. A raffle was held and the lucky winner had an opportunity to nominate a charity of their choice. The winner was Joanna Coetzee, one of the parents at the school who chose a 10-Year-old boy
named Xolani Zondo from Forest Town School for children with special needs. Young Xolani suffers from cerebral palsy and cannot walk or do anything independently and was in dire need of a wheelchair in order to get around at home. Scott Pharoah, Licence Partner Engel & Völkers Hyde Park made the generous donation towards getting Xolani his own custom-made automated wheelchair and a walker to use at home. These were recently handed over by Scott and Xolani and his father, Nkosinathi Khumalo at Forest Town School, who gave a heartfelt thank you for the gift. Khumalo said both his and his son's lives have been changed for the better. The Engel & Völkers Hyde Park team would like to thank St David's Marist School for the opportunity to participate at their annual Christmas market and are happy to have been part of Xolani's journey to independence.

South Africa – Still a sought-after destination for investors BY CHANTALLE BELL
S
outh Africa has millions of annual foreign visitors who purchase property once they experience our beautiful country and its people. Although there has been some uncertainty about foreign investors being allowed to own property in SA, this has now been dispelled. Foreigners can purchase and own immovable property in South Africa without restriction - nonnationals are subject to the same laws as nationals. The only ineligible people are illegal aliens who are not allowed to own immovable property in SA. Political and macroeconomic uncertainties have taken centre stage following President Jacob Zuma's cabinet reshuffle and the firing of the minister of finance and his deputy on the 30th of March. The subsequent downgrades by S&P Global Ratings and Fitch have further increased concerns about South Africa's economic outlook. “Although political and economic conditions do impact on the property industry, we stand firm that property still remains your best investment as housing is not an optional extra”, says Craig Hutchison, CEO Engel & Völkers Southern Africa. We can remain proud of our country as it has many unique aspects. The possibility is that you could potentially come across an international visitor wishing to purchase a second home and we thus look into the process to familiarise you with the ins-and outs. South Africa is reputed to have one of the best deeds registration systems worldwide with an exceptional degree of accuracy and security of tenure being guaranteed. Property can be owned individually, jointly in undivided shares or by an entity such as a company, close corporation, trust or a similar entity registered outside South Africa. An international investor would need to work through a reputable and global real estate company so that they are assured of both an ethical as well as a professional service and that their transactions are handled in an efficient and legal manner. “We only work with transferring attorneys who are reliable and well-known, so they will be able to advise international investors

of any specific local regulations that they need to be aware of” Craig noted. “Our South African property sale processes are acknowledged as being structured, secure and professionally managed”. A substantial percentage of the current market is being fuelled by foreign exchange. Willing investors or expats looking to buy a permanent holding or holiday home can expect to pay on average R950 000 which adds up to about 53 000 Euro for a small home (80m²-140m²), R2 million or 111 000 Euro for a medium – size home (141m²-220m²) and for really extravagant and special homes of between R20 to R50 million, this amounts to a mere 1.1 million Euros. Investing in South Africa: According to the FNB House price index: § 4.89% of SA homes are owned by foreign investors. § The 1st quarter 2017 Foreign Home Buyer Confidence Index +0.09, from -0.016. § In Euro terms, the FNB House Price Index rose by 24.3% year-on-year, in Dollar terms by 19.3%, and in UK Pound terms by 36.5% (The Brexit impact) year-on-year in February. Secondary home buying has risen to 14.47% by the 1st quarter of 2017. § Buy-to-let homes remain the major driver of secondary home demand, accounting for 9.5% of total home buying in the first quarter. § In the 1st quarter of 2017 holiday home buying was 3.77% of all sales. § Buying a home for a family member or relative to live in, remains at around 1%. § In total, secondary properties make up an estimated 16.24% as at January 2017. BEFORE BUYING Non-residents who are intending to stay in their SA property for long periods will need to comply with the Immigration Act, and may need to acquire a residence. Within the first week of arriving in South Africa, foreigners must apply for an extension on their 90 day visa, from the new visa centres, as this will no longer be done through the Home Affairs offices. Non-residents who are purchasing property in the name of a company or other legal entity rather
than in their own names will first have to register that entity in SA and appoint a local public officer. LEGAL CAPACITY TO ENTER INTO A SALE AGREEMENT The buying and selling of property in South Africa is governed in terms of our common law. The transferring attorney's requirements to conclude the transfer are almost the same to that of a transfer to a South African resident, except that regardless of your foreign marriage regime, your spouse still has to sign all the documents pertaining to the purchase of the property. MAKING AN OFFER Conveyancing documents must be signed before either a notary public of the country where the person lives, or at the South African Consulate or Embassy in such country. COSTS TO BE AWARE OF Transfer duty (tax) is payable by the buyer on all pre-owned properties in SA valued at more than R900 000. Newly-built properties acquired from developers, on the other hand, usually attract value-added tax (VAT) at 14% of value, included in the sale price. If the buyer will be letting out the property while they are not in SA, they should be aware that they will need a non-residential South African bank account. BANKING Non residents can open a local bank account to service instalments on a home loan or perhaps to receive rental income from the property you bought. Any deposit made into this account in SA will require the approval of the Reserve Bank, because non-residents are not allowed to generate any income in SA except for rentals and the interest on investments such as shares. The following documentation will be required by the banks before they consider a non-resident for bond approval: § A certified copy of the passport; § 3 months overseas bank statements; § 3 months payslips (6 months statements and payslips where the purchaser earns commission or is paid overtime).
INDUSTRY NEWS You can open a special "non-resident" bank account with a South African Financial Institution and ensure that all funds expended for purposes of the property investment, go through that account. Once the financing details have been finalised, the transfer attorney can go ahead with getting the property registered in the new owner's name. FINANCING South African exchange control regulations determine the extent to which foreign buyers can borrow money locally to fund the purchase: § Non-resident purchaser who does not work in South Africa § Non-resident buyer will not granted more than 50% of the purchase price to fund the purchase. § The balance must be paid in cash and this may be cash generated in South Africa, or off shore funding. § Non-resident purchaser who is on a temporary work permit in South Africa. § May be granted more than 50% of the purchase price, but the loan amount will still depend on the bank's criteria. § A condition of the loan will be that the buyer reduces the bond to less than 50% of the registered amount before they leave South Africa to go back abroad. Some institutions would possibly require a work permit of at least 4 years before they would consider a bond for more than 50% of the purchase price. CASH PURCHASE Money must come into the country via the Reserve Bank, after which a deal receipt showing the exchange rate is issued. While there might be a short-term gain by paying the seller directly from an overseas account at a discounted price, you will not be able to take money back out of the country when selling. Money in a property transaction must go straight to an attorney or estate agent's trust account pertaining to the purchase of the property. This is so that there is proof that the money went towards the purchase of the property. Non-residents who decide to sell their property in SA can repatriate all funds invested plus any profit made on the sale, less Capital Gains Tax. Keeping detailed receipts of all improvements made to the property can be used to write off against any profit made when selling, resulting in paying a lower Capital Gains Tax amount. The following documentation should be kept by the foreign purchaser to avoid any delays regarding the repatriation of funds from the sale of the property: § Proof of the derivation of the purchasing funds, including statements on the foreign transferring account as well as the receiving conveyancer's bank statements. § A copy of the original sale agreement. Upon the eventual sale of the property, application will be made for Exchange Control Approval for the repatriation of the funds, supported by the following documents in addition to the documents as set out above: § Sale agreement (onward sale); § Conveyancers final statement of account reflecting calculation of the sale proceeds; § Foreign bank account information; § ID and proof of residence of non-resident.
the required rate until clearance is received from the South African Revenue Service (SARS) from any amount to be paid to the seller or the seller's agent (tax directives for a lower rate or an exemption can be obtained for the withholding tax): § 7.5% of the amount payable where the seller is a natural person; § 10% of the amount payable where the seller is a company; or § 15% of the amount payable where the seller is a trust The above only pertains to properties that sold for more than R2 Million. The full proceeds of sale, (less any capital gains tax obligation), can be taken out of the country. THE PROCESS Sign the offer > Transfer attorneys receive contract > Bond approval > Receive guarantees from Bond attorney > Fees & deposits paid > Documents signed > Transfer documents sent to deeds office > Transaction is lodged at deeds office > Property registers in new owners name > Seller vacates property. > Buyer takes occupation > Pay-out of any funds needed & close file. TAX IMPLICATIONS AS A NON-RESIDENT Non-residents who purchase property in South Africa are required to register as South African tax payers solely for the purposes of their capital gains tax obligation. Foreign buyers have to ensure that they have a South African tax number, and any entity buying or selling must also provide a South African tax number. This is not difficult to get and is easily accessed through either the parties' attorney, tax consultant or online. At the moment, the highest rate of capital gains tax in South Africa for individuals is 18% of the capital profit. There is a withholding tax, where immovable property in South Africa is purchased by any person from a nonresident, that purchaser (through the conveyancing attorney) must withhold

Usually, the living room is the first area that people see when entering your home, which is the reason why it should be a well-decorated area which is versatile and flexible. Traditional living rooms usually include a large comfortable, inviting sofa and two armchairs which surround the coffee table. If you have room a fireplace, the whole room would be organised around it, making the fireplace the focal point of the room. In terms of accessories, living rooms almost always include a TV with an entertainment centre, a large coffee table, artwork and ornaments, functional lighting and long draped curtains.

Whether it's a quick change or a complete over-haul, spice up the family's favourite room with these tips this winter: Create a cosy atmosphere with your furniture – The living area should feature comfortable sofas, recliners and occasional chairs placed around the centre coffee table. Occasional chairs are the best solution to maximising floor space – they are smaller and are easy to move around and can be used in small spaces. They can be easily re-upholstered when your tastes change, and are one of the quickest ways to update the look of your home.

Q> Why did you join E&V? A> In December 2004 I was head hunted by the Licence Partner of the Engel & Völkers Hartbeespoort Dam shop at the time. I could not resist the brand, the image and the systems that put us ahead of our competitors. We have a clean, neat and professional image and I believe Engel & Völkers is a market leader. Q> Since you opened your licence, what has your experience been within the E&V group? A> Cherry Grobler and I became the new Licence Partners of the Engel & Völkers Hartbeespoort Dam Licence in April 2014. The opportunity for growth was tremendous and the challenge for us to take on a licence in the Western Cape could not be resisted. We expanded our reach to the Durbanville and surrounds, where after I relocated here to take on the running of the new licence. We have since then built the best great sales and admin team possible. One of my highlights in my career was attending the Licence Partner training in Hamburg in 2016. Q> Can you tell us a bit about your licence area? A> Our Licence area is vast and very diverse. Our shop is located at the Tyger Waterfront, which is a hub of activity with its mixture of residential and commercial space, quite unique for the Northern Suburbs. Tyger Waterfront offers a modern, city-living feel,

The Durbanville/Bellville area is centrally located and situated within close proximity to the main highways of the Western Cape, which makes it a convenient area in which to live as it is easy to access the CBD of Cape Town. It is a very scenic area, with its lush trees and farm-like atmosphere, offering many homeowners a relaxed and calm living experience. It offers popular suburbs to live in, and homes offer good value for money with relatively large family homes being sold for reasonable prices. The area offers also various public and private schools, golf courses, excellent medical facilities and various shopping malls. One of the main attractions of the area is its wine route and is home to many awardwinning wine cellars and award-winning wines, and is also close to other Cape Winelands regions. It is very well situated for access to all the other splendours that Cape Town offers, easy access via the N1 and is just 25 kms from the CBD of Cape Town, and about 15km from CT International Airport. Q> What areas do you currently cover? A> Our shop is still growing in the area. Suburbs that we cover at present are the prestigious Welgedacht Estate, situated in the Tygerberg Hills area of Bellville, north of the N1. Durbanville suburbs include Eversdal, Eversdal Heights, Valmary Park, Sonstraal Heights. We will soon be expanding our wings to Kuilsrivier. Q> What does your current team look like and what are your plans for expanding? A> We are still a growing team currently undergoing great expansion to meet the
demands of our licence area. Recruitment is an on-going process. Q> What are your plans for the year ahead? A> Recruitment remains one of our main objectives. This is always a difficult task as our standards are very specific, so our new recruits need to meet these standards to form part of our current team. Our immediate target is to grow our team with at least another 12 sales advisors.

LIPA FEATURE Q> Can you tell us a bit about your licence area? A> The Southern Suburbs is an incredibly diverse area, consisting of large family homes with sprawling gardens bordering on areas with trendy apartments mixed with commercial buildings, restaurants, art galleries and some of the most prestigious private schools in the country. Wine farms, historical homes, presidential homes and areas of natural beauty. Q> What areas do you currently cover? A> Our office has a prominent corner location in Claremont, which has been earmarked as the new business district in the Southern Suburbs. This year we are focusing and building market share in the surrounding areas, particularly Claremont Upper, Rondebosch, Lynfrae, Upper Wynberg, Upper Kenilworth, Plumstead and Lower Constantia. Q> What does your current team look like and what are your plans for expanding? A> We have a team of 6 exceptional sales advisors at the moment, with myself heading the office as the Chief Operating Officer and Delia Walters as the Office Manager. We will be expanding with a mix of experienced and intern agents in the near future. We believe in steady sustainable growth and building a strong cohesive team. Careful consideration is given when adding a new member to the team and the dynamic changes to ensure we maintain a harmonious working environment. Q> What is your connection to property? A> I have been in property since 2006 faced numerous challenges during the property crisis that began with a sudden shock in 2008, which I was fortunate enough to overcome. I
owned a property franchise covering the Fourways area in the northern belt of Johannesburg before joining the migration down to the beautiful Cape.

Q> How do you view your market area? A> The Southern Suburbs is known to consistently perform above the average national property growth rate, achieving top prices due to the desirability of the area, the high demand, and the presence of excellent schools and educational institutions. Since the end of last year we have definitely noticed purchasers becoming reluctant to pay such high prices. There was a tendency for properties to go to market well over priced and then sit for 3 to 4 months with no sale. It seems some sellers are catching onto this and are now willing to launch with more realistic asking prices. We firmly believe a seller will achieve a better price with less inconvenience by going to market with a realistic price, and being less negotiable than inflating it and allowing the property to sit and become stale.
Q> What does the market prices look like in your area? A> For first time buyers in the Southern Suburbs, entry level homes in Plumstead and Diepriver start at about R1.9 million for a 2 / 3 bedroomed home. Flats in these same areas can cost anything from R1.3 million for a 2 bedroom. Entry level in lower Constantia is around R5.5 million and in Rondebosch Village, which is entry level to Rondebosch a semi- detached cottage could cost anything from R3 million upwards. Upper Claremont, Upper Kenilworth and Upper Wynberg family homes start at around the R5 million mark.
Q> What do you think E&V offers your market? A> I believe E&V is a truly international brand well suited to the Southern Suburbs as it caters for foreign investors and we are able to find these investors a place to call home, or to sell the exclusive properties within our network to overseas clients. Q> What new areas are you looking at breaking into? A> Newlands, Rosebank and Diep River is where we will be expanding into as these areas back onto those we currently cover.

Fighting the Winter Cold
FLU FIGHTING CHICKEN NOODLE SOUP 45-60 minutes to prepare | serves 6 INGREDIENTS Chicken: 500g boneless, thinly sliced skinless chicken breast 2 tablespoons olive oil 1 teaspoon garlic powder 1 teaspoon onion powder 1/2 teaspoon chili powder 1/2 teaspoon cayenne 1/2 teaspoon dried oregano 1/2 teaspoon dried basil kosher salt and freshly ground pepper, to taste Soup: 1 L low-sodium chicken stock 2 cups noodles 1/2 cup fresh dill 8 cloves garlic, minced 3 stalks celery, diced 2 large carrots, peeled and diced 2 sprigs rosemary 1 large onion, finely chopped 1 bay leaf 1 lemon, juiced 1/4 teaspoon red pepper flakes olive oil, as needed kosher salt and freshly ground pepper, to taste

PREPARATION Ÿ Preheat oven to 375º F. Ÿ Season chicken breasts generously with salt and pepper, then drizzle with olive oil and season with remaining herbs and spices. Rub everything on both sides of chicken, then transfer to a large baking dish. Ÿ Bake for 25 minutes, or until chicken is cooked through. Remove from oven and cut or shred into pieces. Set aside. Ÿ For the soup: heat 2-3 tablespoons olive oil in a large stock pot or Dutch oven over medium-high heat and sauté onion, carrot and celery until softened. 10-12 minutes. Season with salt and pepper and red pepper flakes. Ÿ Add garlic and bay leaf and cook for 1 minute, or until fragrant, then pour in chicken stock and noodles. Ÿ Bring mixture up to a boil, then reduce heat to low and simmer for 15-20 minutes, or until pasta is al dente. Ÿ Add shredded chicken to soup and stir in lemon juice and fresh dill. Taste and adjust seasoning, if necessary. Ÿ Ladle into serving bowls and serve hot.

FLU BLAST DETOX BATH Fully immerse yourself in this bath for a minimum of 20 minutes once a week A detox bath is simple to create and you probably have the ingredients you need around the house. 1-2 cups of Epsom salts 1 cup Baking soda 2 tbsps powdered ginger or ginger root (ginger root would be best 1/2 cup sea salt (optional) PREPARATION Ÿ Draw your bath as hot as you can stand it.
Pour ingredients into the bath and soak for 40 minutes. Ÿ They say the first 20 minutes is to detoxify and the last 20 is so your skin can absorb the minerals. You should be having a good sweat at this time, be sure to hydrate during your bath. I drank two glasses before, one during and two after. Ÿ When you get out of the tub, do so slowly. You are more than likely light headed at this time. Ÿ Dry off and wrap yourself in a towel and cover in a robe. You will feel very warm for at least an hour afterwards. You want to keep sweating it out!
COUGH MIX Pour 1 cup of water into a pan Add 4-5 pieces of ginger & boil Strain the liquid Add 1 tbsp honey Add the juice of ½ a lemon Drink this 3-4 times daily
