Dullstroom Area Overview: Set in the Highlands of Mpumalanga, Dullstroom is a mere 2 hour drive from the hub of Gauteng. he real estate industry has completely evolved, from anyone being allowed to sell property or sign contracts in previous years, to it now being a professional occupation and one can definitely understand why. “Without training or ensuring one stays up to date with the latest legislations, clients are left vulnerable for facing possible major losses and legal issues” cautioned Craig Hutchison, CEO of Engel & Völkers Southern Africa. By having a professional managing transactions, it eliminates many problems or disputes which can arise, which is why the EAAB instituted certain criteria before you are 'licenced to sell'. As in any trade, a managing board to ensure the adherence of a code of conduct needs to be set in place, to make sure consumers receive nothing but expert and professional service. The EAAB (Estate Agency Affairs Board) was established in 1976 and since then regulates the estate agency profession. The EAAB in essence, acts as a watch-dog and protector of consumer interest in the real estate transaction. They also ensure that all persons carrying out the activities of an estate agent as a service to the public, are registered and qualified. As proof, a real estate agent must hold a valid FFC (Fidelity Fund Certificate), which is issued by the EAAB and must be renewed annually as confirmation that such person is legally entitled to carry out the activities of an estate agent. A full status FFC is only issued after a candidate has completed a year's internship, the NQF4 or NQF 5 qualification, as well as passing the relevant PDE exams. One could consider this qualification to be the equivalent of a diploma or degree. In order for an agent to maintain their qualification, they work according to a point system whereby agents need to attend training through qualified institutions and law firms in order to accumulate the points for the year. This is similar to having to many other professions such as Pilots, who have to be retested to ensure they are still up to standard and that you are in safe hands when aboard a flight. This year, the EAAB has taken it a step further by launching its new customer protection initiative designed to help consumers distinguish between illegal
operators and legitimate estate agents as an extended manner of confirmation. “It is essential that consumers only deal with registered estate agents who can be trusted to provide expert and professional advice and, moreover, act in the best interests of consumers. Many people claim to be registered estate agents when they are not and place the consumers with whom they are transacting at considerable risk” Craig noted. By partnering with PrivySeal (Pty) Ltd, the EAAB provides customers with an easy and highly secure means to identify and only deal with registered agents. PrivySeal issues professional estate agents a digital seal (“Privyseal”) and hyperlinked Verification Certificate which confirms the current registration status of those estate agents in real-time. A Privyseal is only displayed once the EAAB database confirms in real time that the estate agent concerned currently holds a valid FFC. All registered estate agents must access and embed their Privyseal into their email signature and digital media such as, for instance, websites and social media profiles. The EAAB first piloted the implementation of the PrivySeal programme with only a few larger estate agency firms of which Engel & Völkers Southern Africa was proud to be part of, after which it will be rolled out to the sector at large as of 01 August 2016. “The PriviSeal programme is most definitely the start of a new evolution in real estate. Educational and certification requirements are but a small start to where a career in real estate may lead in South Africa” Craig concluded.

Get ready for
Spring W
ith August here, we can assure you that spring will follow very quickly, as seasons change rapidly in South Africa - now would be the perfect time to take up your garden that has been neglected during the winter months. “With seasonal change, comes trend changes and preparations in all parts of the house. Get the garden tools out of the shed and get ahead on planning and creating your perfect spring garden” advises Craig Hutchison, CEO to Engel & Völkers Southern Africa.
Ever heard of the term spring cleaning? A great place to start is to tidy up the garden. Here are 10 tips on how to make your own compost heap by reusing and recycling your garden waste: 1} BUY A DECENT COMPOST BIN If you don't fancy building a compost heap, try a compost bin. They're compact, and perfect for smaller gardens and yards. 2} PICK THE PERFECT SPOT FOR YOUR COMPOST HEAP OR BIN It's best to site it on a level, well-drained spot, which will ensure that any excess water drains away easily. This also helps worms and other bugs to move in and get on with the job of breaking down the content. 3} LET THE WORMS DO THE HARD WORK Nature has provided us with the perfect waste disposal unit in the form of earthworms. They can live their whole lives in the dark and love the moist atmosphere of a wormery or compost heap, eating the waste material you put in and converting it into liquid feed and compost. 4} PUT THE RIGHT STUFF IN Good things to compost include vegetable peelings, fruit waste, teabags, plant prunings and grass cuttings. These are fast to break down and provide important nitrogen as well as moisture. It's also good to include things such as cardboard egg boxes, scrunched up paper and fallen leaves. These are slower to rot but provide vital fibre and carbon and also allow important air pockets to form in the mixture. Crushed eggshells can be included to add to the list of useful minerals. 5} DON'T PUT THE WRONG STUFF IN Certain things should never be placed in your bin. No meat or dairy products unless you've opted for a digester. No diseased plants, and definitely no dog droppings or cat litter, or babies' nappies. Putting any of these in your compost will lead to unwanted pests and smells. Also avoid composting perennial weeds (such as dandelions and thistle) or weeds with seed heads. Remember that plastics, glass and metals are not suitable for composting and should be recycled separately. 6} GET THE BALANCE RIGHT The key to good compost lies in getting the mix right. You need to keep
your “greens” and “browns” properly balanced. If your compost is too wet, add more “browns”. If it's too dry, add some “greens”. Making sure there is enough air in the mixture is also important. Adding scrun-ched up bits of cardboard is a simple way to create air pockets that will help keep your compost healthy. Air can also be added by mixing the contents. 7} GIVE IT A GOOD AIRING A well-cared-for compost heap requires regular turning, which can be a tricky job without the right tools. Turning your compost helps to aerate and mix up the waste and cuttings, which leads to faster composting. 8} BOOST TO THE SYSTEM You can encourage the correct enzymes in your compost by using a compost activator. It helps to turn your grass, leaves and garden waste into dark, rich, crumbly compost in less than half the time. You mix a small amount into water, pour it onto your compost and after 10 weeks of rotting your compost is ready to use. 9} TURN FALLEN LEAVES INTO COMPOST TOO You can use fallen leaves as a good source of compost. It's fine to add these to your compost bin but if you have large amounts of leaves, large biodegradable leaf bags are ideal. Once you've gathered up your fallen leaves they can be left to turn into a brilliant source of moisture-rich soil improver that's great to use for potting mixes as an alternative to peat. The leaves will be kept neatly in one place and the sack will bio-degrade, leaving you with a rich pile of wonderful compost. 10} GETTING THE BEST OUT OF YOUR COMPOST When your compost is ready you'll have a dark brown, almost black soillike layer at the bottom of your bin. It should have a spongy texture and will be rich in nutrients. Spreading the finished compost into your flowerbeds greatly improves soil quality by helping it retain moisture and suppressing weeds. It also reduces the need to use chemical fertilisers and pesticides.

Q] A] Q] What impact do you think woman's right to vote had on our country? A] It has made a significant difference. Equality of rights is instrumental to balancing gender disparity and ultimately improving the overall welfare of society. Democracy requires that citizens' interests be heard, deliberated and legislated on. Women are half of the world's population, and as such their voice should be heard in the democratic process. Democracy needs women in order to be truly democratic, and women need democracy if they are to change the systems and laws that preclude them, and preclude societies as a whole, from attaining equality. Most of the world's issues are caused by an imbalance of power which results in an abuse of power and with women's rights changing, this imbalance is correcting itself. Perceptions of women's abilities are shifting - look at Thuli Madonsela, Theresa May, Angela Merkel, Hillary Clinton – the list goes on. The world is beginning to become more conscious and there is a conscious awakening occurring for the first time in 3000 years. Women's rights and their access to education and higher learning is vital to save South Africa's future and the world. Q] What is your motto in life? A] Be kind, be conscious and always give out joy and love in abundance. I also live by these words spoken by Gary Player - “The harder I practise the luckier I become.” Q] Describe yourself in 3 words? A] Resolute. Visionary. Passionate Q] How do you conquer fears? A] I was given an analogy for fear a long time ago which has stuck with me – fear is false evidence appearing real. Once you recognise this – you realise that the fear itself is the inhibitor you need to break through. Therefore, I choose to go through fear - whatever I'm scared of, I face. Once I make my mind up, I trust my Maker and I go for it. The words of a motto which was commonly

found on the walls of homes in England and America generations ago reads, “Fear knocked at the door. Faith answered. No one was there” and isn't that the truth? What has been the biggest risk you have ever taken? My life has been full of risks, leaving home at an early age, starting a business on my own, operating a business in a high risk industry. Risks are necessary but must be carefully considered. What is the best advice you have ever been given in business, and who gave it to you? My father taught me a great lesson when I was three years old. He put me on the kitchen counter and told me to jump off, saying that he would catch me. I leapt off the table aiming for his outstretched arms and he moved away, I fell to the floor. I got a huge fright and felt confused and disappointed. He followed by telling me that in life you can't trust anyone, not even your own father. Through years of being in business I have witnessed that sadly you cannot trust anyone -

people are largely untrustworthy and history is all the evidence we require of this truth. What is your take on property investments? Property is a safe financial investment if you know what you are doing. It is generally a sure investment, like gold. If you buy right, at the right price and in the right area, then you can only go one way – upwards. Which room in your home is most important? My kitchen. I love to cook and when we designed our home we made sure that the kitchen was large enough to be a spacious family room that could become the central hub of the house – it's where we spend time and bond as a family and with friends. Do you have any interior style tips you can share with us? I allow what I have to influence my décor style and I would recommend that people do more of this. My great grandparents lived through World War One and taught me the value of money and how to recycle what others might perceive as junk. As a result, I never throw anything away and I have been labelled a hoarder by my husband and my three daughters! Whenever I feel like a change I prefer to repaint or reupholster an old favourite than to start anew. I don't buy things because they're fashionable, I buy only what I love.

Q] What impact do you think woman's right to vote had on our country? A] I believe that all sexes should have equal right to vote and aid in the decisions of political impacts on our country. Giving women the right to vote is allowing equal rights in gender to have a say. We all live here so it should be equal for everyone to have their voice and vote heard. Q] What is your motto in life? A] You are enough; You are important; Always remember that! Q] Describe yourself in 3 words? A] Ambitious; Driven; Kind. Q] How do you conquer fears? A] The only way to conquer a fear is to face it headon. That is how I tackle all my fears. You will never be able to beat your fear unless you jump and take that chance. Q] What has been the biggest risk you have ever taken? A] The biggest risk I have ever taken was moving to another country for varsity at the age of 19. Q] What is the best advice you have ever been given in business, and who gave it to you? A] The best business advice I have ever received was

when a director (Adze Ugah) once told me that it's smarter to own your every idea and innovation in the entertainment industry! What is your take on property investments? I'm all for it and actually always looking at the markets from an investment perspective. It is much easier to monitor and more secure than stocks and bonds, and you have 100% control on what you do and dont'd do with the investment. Which room in your home is most important? My bedroom. It is my quiet time sanctuary where I go to wind down and switch off from the busy

Q] Do you have any interior style tips you can share with us? A] Less is more. Keep your lines clean; and remember a pop of colour makes any neutral palette look completely different.

1. My colleague and I often remind each other when faced with choices that “you can't do wrong by doing right”. Then, no matter what happens as a consequence, the “right” decision is what comes through the wash eventually. We have seen this many times in our sector when confronted by challenges and decisions that others took by taking short cuts and the “wrong” road. You never have to defend doing the right thing. 2. Never set your sights at being wonderfully unique and then be persuaded to settle instead for “the beautifully mundane” – our traffic engineer, Dr Herman Joubert, a very wise man. What is your take on property investments? This remains positive, in spite of current economic challenges to the sector. The importance is to pursue the demand for niches of excellence and don't compromise. In the most pressing times, there is always a demand for excellence and market differentiation. Which room in your home is most important? As someone with a healthy dose of Italian blood, my kitchen is my favourite room, and it is the heart of our home. This is where I prepare food to share with others - my favourite thing is to feed people and share in the warmth of conversation around a table with good food. Do you have any interior style tips you can share with us? Don't be afraid to mix styles – the golden thread which will bind it all together is that it is one (or two as in our case) pairs of eyes and tastes which ensures that the same quality and choices are united in one cohesive cosy theme. Also, never underestimate the power of a vase of flowers to change the atmosphere in a room, even if this is a bunch of greenery from the garden in a lovely vessel. Candles make a huge difference when entertaining at night – everyone feels special.

A] In SA the impact is naturally as big an impact as any country, where women are at least half the population, without which any decisions can surely only be half as relevant. In SA with our particular history of gender inequality, this relevance is even more meaningful. Q] What is your motto in life? A] These mottos are continually being updated by new and more relevant ones, but my current favourites are: “People don't remember what you said, or what you did, but how you made them feel” (Maya Angelou), and this coupled with another favourite motto that “business is a contact sport”, stresses the important of relationships in business and in personal life. Q] Describe yourself in 3 words? A] Fearless, honest, compassionate. Q] Who is your role model? A] Mike Deighton, MD of Tongaat Hulett and SAPOA Immediate Past President: 2016-2017. I have been struck by Mike’s simpatico in person and the same persona in business, which is a rare quality. Mike has been most supportive and encouraging to our development over several years, having first started our friendship from a phone-call by myself some years ago. A] I live that risk every day – property development is tough, risky in this economic climate and very difficult to conduct in our environment where ease of business is known to be a challenge. I was made aware of the right to vote in 1994. This was a few years after my mom was killed when I was seven, towards the end of apartheid. She was shot in front of her six kids and that left a lot of scars but filled me with a fire to tell the world my story…hence my decision to become a journalist. The right to vote for all women, has afforded me the opportunities that I'm enjoying today. I'm now a journalist with a business because of all the sacrifices that were made to get humanity to this point. I have also partnered with Constitution Hill for the 60th Anniversary of the 1956 Women's March to the Union Buildings. We will be marching from Newtown's Mary Fitzgerald Square to Constitution Hill in Braamfontein to honour the women who have fought for our rights, and to also pass on the baton to the younger generation of women. Q] What is your motto in life? A] My motto that I strongly believe in is from my business which I run called POUT (a selfempowerment movement for young women, which stands for Powerful, Outstanding, Unique & Talented). The motto is : “You are Powerful beyond measure, Outstanding for every effort that you make, Unique for there is no one like you & Talented because you are blessed with the ability to contribute to society”. Q] Describe yourself in 3 words? A] Ambitious, funny, adventurous. Q] How do you conquer fears? A] I use the mind-over-matter approach. It's always worked for me since I was in primary school. There are certain tools and methods that one can utilise on a daily basis to remain calm in order to achieve a goal. When I need that extra support, I have a very strong network of wise men and women whom I can call on for their counsel. Another perspective on an issue can inspire you to greater heights.
Q] What has been the biggest risk you have ever taken? A] Starting my own business. Q] What is the best advice you have ever been given in business, and who gave it to you? A] The best advice has been from my mentor Zeona Jacobs – she is currently the Director of Marketing & Corporate Affairs at the JSE. I met her when I was 18 (through Cell C Take-A-Girl-Child-ToWork-Day), she owned an advertising agency back then. She told me that I must never rush to get into business, but rather understand what I'm doing so I can truly own it so I can enjoy the fruits of my labour. I'm glad I listened to her. She still mentors me till this day. Q] What is your take on property investments? A] Property is one way to build wealth. I believe that every girl should dream of owning her home, the way she dreams of finding her prince and walking down the aisle. Girls should be encouraged to be property owners as much as boys are encouraged to invest in property. Q] Which room in your home is most important? A] Definitely the kitchen. I love food and I enjoy cooking. It's my safe place…a place where I can experiment and get lost in flavours. It is pure bliss for me. Q] Do you have any interior style tips you can share with us? A] I love simple and classic lines. If you are thinking of renovating a space, always go for clean lines and add a touch of colour or the latest trends using items which can be easily replaced every season.

Curb appeal starts online - since 88% of homebuyers begin the search process on the internet, photos are critical to create interest. Find the best time of day to shoot each room, avoiding too much sunlight, which will give the photo a glow effect. Sunset photos could also be a good option, as it sets an atmosphere which could be appealing to potential buyers. Have a look at your home through the eyes of a buyer: Walk around your entire home with a critical eye, as you did when you initially purchased the home. Take notes on the items which catches your attention and needs repairing, replacing or cleaning - you might even see something you've never noticed before. Most
homeowners don't give their roofs a second look, but the roof is an important curb appeal item that buyers do notice. A good cleaning or, if necessary, a roof replacement or simply a splash of paint will up your home's appeal factor tremendously, it might even add to the value. Spruce up your patio with some colourful flower pots or planters for an instant lift, and ensure your garden has been cleaned and is neat, as this will be an immediate attraction. Open up the shutters, curtains and blinds - homes that are brighter inside sell faster, and open curtains look prettier from the street and give a spacious feel. Go outside and look at your window treatments and try to keep a uniform look throughout. Painting the front door, trim and shutters is a great way to polish the look of your home. Curb appeal is that indefinable something that draws you to a home at a glance. It is a combination of visual charm, good upkeep and attention to detail – all items which will aid in your home sale.

Real Estate Terms Defined ELECTRICAL CERTIFICATE This certificate must be issued by a qualified and registered electrician and includes a report as well as confirmation that all electrical installations on the property complies with the prescribed standards of safety. WATER/PLUMBING CERTIFICATE Certification that the water installation on the property is in line with municipal and building guidelines. This certificate must be issued by a registered and qualified plumber. GAS CERTIFICATE A gas certificate will ensures that any gas installation on the property complies with the Occupational Health & Safety Act. This, is of course, only required if any gas is installed on the property.

BEETLE CERTIFICATE The beetle certificate will confirm that the wood structures on the property are free from certain beetles that eat and destroy wood. This certificate is not provided because of any legislation, but it is a practise that has developed over the years and has become firmly embedded in property transactions. Certain areas, such as in KZN this could be a requirement. ELECTRIC FENCE An electric fence certificate will declare that the electric fence installation complies with the Occupational Health & Safety Act. The seller and purchaser can agree to waive the requirement to supply this certificate on full title properties. A new certificate only needs to be obtained if a change was made to the electric fence installation after the original certificate was issued.
