In keeping with moving forward, it is also time for our matriculants to enter the final stretch of their secondary education, and we wish the best of luck with the upcoming exams. Celebrate our Heritage with a truly South African Braai Beer can Cabbage Serves 6 - 8 METHOD Ÿ Using a paring knife, cut a cansized square (about 5cm by 5cm) around the cabbage's core Ÿ Use the knife and a spoon to scoop out the inside of this area until you have a hole deep enough for the can to fit halfway in (about 5cm deep) Ÿ Place your cabbage can on a Webber braai and close the lid Ÿ Baste the cabbage with basting sauce every 15 minutes. This keeps it moist and imparts that sweet, tangy flavor Ÿ Grill for about 45 to 50 minutes Ÿ Once grilled to perfection, cut up and enjoy! Side note: You can turn those cabbage trimmings into a perfect coleslaw to accompany your braai.

Braai-bread with cream Serves 8 Preparation time: about 30 minutes Standing time: 40 minutes Cooking time: 40-50 minutes INGREDIENTS Ÿ 1 kg ready-made bread dough Ÿ 1 packet Potato Bake (flavour of your choice) Ÿ 250 ml (1 c) fresh cream Ÿ 250 ml (1 c) milk Ÿ 1 garlic clove, finely chopped Ÿ 250 ml (1 c) grated Cheddar Ÿ cheese Instructions Preheat the oven to 180 °C. Grease a roasting pan with nonstick spray. 2 Set aside the bread dough to rise until doubled in volume. Mix the remaining ingredients except the cheese. Pour half the cream mixture into the prepared pan. K n o c k d ow n t h e

dough, shape into palm-sized balls or a size of your choice and pack them in the cream mixture in the pan. Pour the rest of the cream mixture over the dough balls and sprinkle the cheese on top. Set aside to rise until doubled in volume. Bake for 40-50 minutes or until done.

Gently fold in the cooled and drained cauliflower florets, eggs, celery, and green onions.

Low-Carb Cauliflower

Next, fold in the pureed cauliflower, and season with salt and pepper to taste.

'Potato' Salad Serves: 5 people Prep time: 20 minutes Cook time: 5-7 minutes, +30 minutes' chill time INGREDIENTS Ÿ 1 head cauliflower, cored and cut into bite sized pieces Ÿ 3 tablespoons skim milk Ÿ ¼ cup plain, non-fat Greek yogurt Ÿ ¼ cup light mayonnaise Ÿ 2 tablespoons white vinegar Ÿ 1 tablespoon yellow mustard Ÿ 1 teaspoon celery seeds Ÿ ¼ teaspoon salt Ÿ black pepper, to taste Ÿ 4 hard-boiled eggs, minus 2 yolks, all diced Ÿ ½ cup diced celery Ÿ 2 green onions, thinly sliced INSTRUCTIONS Bring about 2-3 inches of water to a boil in a large pot and place a steam basket with the cauliflower florets over it. The steam from the water will cook the cauliflower in about 5-7 minutes. Cook until fork-tender. You can also steam the cauliflower in the microwave by placing the florets in a large, microwave-safe bowl and adding enough water to just cover the bottom of the bowl. Cover the bowl with plastic wrap and poke some holes in the top. Microwave for 3-4 minutes, or until fork-tender. Transfer about ½ cup of the cauliflower to a high-speed blender or food processor with 2-3 tablespoons of skim milk. You just need enough milk to loosen the cauliflower up. Blend into a thick puree, then set aside. Transfer the remainder of the hot cauliflower to a colander and run cold water over it to halt the cooking. Set aside to let the water drain.

In a large mixing bowl, whisk together the yogurt, mayonnaise, vinegar, mustard, celery seeds, salt, and pepper.

Refrigerate for at least 30 minutes before serving, so the salad gets cold and the flavors meld

Watermelon Mojitos INGREDIENTS Ÿ 6 cups cubed watermelon Ÿ 1 cup sugar syrup Ÿ 50 fresh mint leaves Ÿ ¾ cup fresh lime juice (approx. 5 limes) Ÿ 1 cup white rum Ÿ soda Ÿ ice INSTRUCTIONS Blend watermelon in the blender until pureed. Strain to remove some of the pulp (optional). Measure out 2 cups of the strained watermelon juice. Place fresh mint in the bottom of a large jug. Add a little bit of the watermelon juice and stir and crush to release the flavors of the mint. Add remaining watermelon juice, fresh lime juice, ⅔ cup simple syrup and rum. Fill the entire jug with ice. Top with soda. Adjust sweetness with additional syrup if desired. Garnish with additional lime, mint and watermelon slices. Serve immediately. Notes To make simple sugar syrup combine equal parts sugar and water. Bring to a boil and stir just until sugar has dissolved. Cool completely. MARKET NEWS KwaZulu Natal: Beach, Business and Beauty

The province’s largest city, Durban, is the economic hub, and its port is one of the busiest in Africa. Industries found in the city include sugar refining, textiles and clothing, paper manufacturing and food processing plants. The Richards Bay harbour, to the north, is home to aluminium smelting plants, and is the gateway to the East for much of the country’s exported coal and iron ore products. These industrial and commercial hubs form the backbone of the province’s economy, along with local and international tourism. Many coastal towns depend on the quarterly holiday exodus from inland, and this is reflected in the current state of the property market in these areas. The KwaZulu Natal Midlands, with their popular Midlands Meander route, have become popular for those seeking semigration. The various towns along the route are all close enough to commute to major centres, but they still offer the appeal of small town living, far away from the troubles and burdens of city life.

KwaZulu Natal has earned its reputation as the garden province, with its verdant tropical coastal landscapes, and rolling green Drakensberg foothills. Its natural heritage extends beyond just the visually pleasing, however – the province is home to two World Heritage Sites, in the iSimangaliso Wetlands Park and the uKhahlamba Drakensberg Park.

The province’s North Coast is becoming increasingly popular, with the King Shaka international airport bringing tourists – and the businesses needed to keep them entertained – to the area. “There is so much for visitors to do, including the King Shaka Heritage Route, and the renowned Umfolozi and Mkuze game reserves,” says Craig Hutchison, CEO of Engel & Völkers Southern Africa.

Area Overview: The South Coast has a gorgeous sub-tropical setting and for the most part, beautiful balmy weather making it an idyllic destination for many holidaymakers. Holiday towns span across a coastal stretch of 140 kilometres. The South Coast offers leisure activities such as surfing, diving, fishing, & whaleviewing to name just a few. The area in fact boasts two of the world's top 10 dive sites. Seven Blue Flag Status beaches meet with international standards, and the surfing beaches are recognised as of the best in the Southern Hemisphere. The area is also extremely well known for its total of eleven 18-hole golf courses for both professional and amateur golfers. The hospitality and adventure services sector are proud holders of numerous global and national awards, and nearly a dozen movies have been filmed on the South Coast in the last year. Area Trends and Activity: The area is an ideal leisure market, and is considered as South Africa's most popular value for money family holiday destination. Many buyers choose to make the South Coast their second home or even their place of retirement. Rental properties are in high demand but stock is low making it ideal for investors as it will guarantee a return.

Area Overview: No longer just a family holiday hotspot, the lifestyle of relaxation and tranquillity, along with excellent schools and stylish shopping centres just minutes away, the North Coast represents one of the most desirable parts of KZN in which to live. The North Coast is renowned for the Golden Mile, natural indigenous forests, mangrove swamps and the promenade walked by locals at sundown. Residence and visitors are attracted to the friendly village atmosphere, family experiences such as beach days, animal farms, mountain bike trails through the sugar cane fields or a few rounds of golf at one of many excellent North Coast golf courses. The North Coast are primarily recognised by two holiday towns named Ballito and uMhlanga. Ballito is where you will find Sibaya Casino, King Shaka International Airport and the beautiful Zimbali estate, while the upmarket uMhlanga has plenty to offer, from luxury estates such as Hawaan Forest Estate to the uShaka marine theme park. Area Trends and Activity: The North Coast has become the hub of property development and is rapidly growing, particularly gated estates. The infrastructure upgrades and various blue chip investments such

It certainly is predominantly a buyers' market at the moment, as the current economy is such that not all homeowners are able to financially maintain more than one property at a time. Operational banana, macadamia, and sugar cane farms start from approximately R20 million and upwards. Currently homes range in price from about R 1,1 million to around R 5 million, with the highest price range achieved coming in at R 8 million. The average price for a full title, midlevel home is about R 1,2 million. According to Lightstone, full title properties in Ramsgate have decreased in price by 22% in the past year, while sectional title units have increased only marginally. Typical Property Type: The area offers full title homes, secure retirement village estates, eco estates and farms. There are also a large amount of sectional title units which are very popular as a second home in the leisure market, or as a place of retirement.

Average Property Value: In the North Coast area, homes currently range in a price from R 2,7 million to around R 5,6 million. The average price for a full title, mid-level home is about R 2,9 million. According to Lightstone, full title properties and sectional title units have increased in value, although full title properties more so by approximately 7% in uMhlanga and Ballito with 5%. People are prepared to pay a premium for the estate lifestyle with the benefits of this relaxation and beach. Estates such as Zimbali is showing average property prices where sectional titles range from R 5,3 million, freehold R10,3 million and vacant land R3,7 million. Typical Property Type: The North Coast offers a number of gated communities and luxury estates with sensual architecture, whilst it is also a place with family homes, secure complexes, sought-after retail and office space.

School's out – forever ... It is that time of the year where Matriculants are now well underway in getting ready for the final exams. This is a very exciting and daunting time for both scholars (soon to be adults) and parents – the first step towards their future.

any know for a fact, and have always known what they want to do after school. For these, University might be the next step. Many students choose a University not because of its location, but due to its strength in the field of which they are looking to move into. There are various factors which has to be considered… Where to study? What to study? Where to live? And for most parents the worry of whether their child will be okay and safe. “Interest in student housing has become increasingly popular over the years with the demand growing more and more as urban areas extend to, what used to be, outlying areas and travelling becomes ever more difficult with relation to fuel prices and transport costs” says Craig Hutchison, CEO of Engel & Völkers Southern Africa. According to the Department of Higher Education and Training (DHET) annual report for 2014 / 2015, the total student headcount enrolment at the 23 fully established universities reached 983 698.

This is a 17.4% growth in University headcount enrolment from the baseline of 837 776. A notable improvement towards the national aim of increasing the total headcount enrolments to 1.6 million by 2030 as envisaged by the National Development Plan (NDP) and the White Paper for Post-School Education and Training (PSET). Taking the average price of renting a student apartment into consideration (approx. R6,000pm depending on area) you could be looking at an expense of over R200 000 over a 3 year period. This could actually be converted from an expense to an investment as the average time after which your property will be able to fund itself, is 3 years. Thus by the time your child has finished his or her studies, you can re-rent the apartment or unit out and it will be an income generating asset, as not everyone can afford to buy an additional property and tenants will always be available for a well located property. “We have seen the demand for student housing exceed the supply over so many years and even if

you do not have your own student to house, purely looking from an asset perspective, it is a great and sound investment which will continue to grow. And as the statistics above show – there is no slowdown in sight as further education is one of the key focus points into the future” Craig assured. Installing a pool is not as simple as picking up a phone and ordering. There are various factors which you need to consider in order to know what you want, and also to weigh up whether it is indeed a good investment or addition to make to your property. A swimming pool could assist in the sale of your home when the time comes, as it will appeal to many buyers – but always make sure you do your homework in terms of your property value in the area which you are situated. “Adding an item like a pool to your property, could overprice your home and no matter how tempting the pool might be, buyers will always look at it from an investment angle” cautioned Craig Hutchison, CEO of Engel & Völkers Southern Africa. “A good start would be to first do some market research or to contact your local property expert to do a valuation on your home to determine whether the addition would be of financial value or not, and then to make your decision.”

LIFESTYLE SAFETY There are also some extra items which need careful consideration such as the safety aspect which cover pool alarms and covers, and these might be some of the most important items although sometimes left until an accident occurs. Pool covers can also assist in retaining water as well as heating the pool. EXTRAS Once you have decided on the basic plan your pool will take, you can start to get excited… Choosing the aesthetics and additional features available, selecting your shape, design and lighting is where the fun begins. You can even go so far as to add a pool bar and extra features such as jets to create the Jacuzzi element when you are in the mood to relax.

HEATING: If you prefer your water to be a bit warmer, you can also look at heating options available. The most popular include solar, electric element, electric pump and gas. With energy saving always at the top of our minds, solar and gas is recommended, however all options are worth a consideration and investigation. Gas: Best for heating pools for short periods of time. Gas pool heaters are effective, but expensive to operate. They are ideal for quickly heating the pool when guests or children are visiting, or for a second home where the pool is not heated on a regular basis.

At the end of the day, a swimming pool is a luxury and although it will add value to your home, be cautious for this not to be the reason for the installation. “Rather focus on the months you spent enjoying the outdoors with family and friends, and the improvement it had on your lifestyle. Speaking from personal experience, our swimming pool has brought more value to our family and my children's enjoyment than it could ever add to the home. As they say, some things are priceless…” Craig concluded.

Heat pump: For those who enjoy swimming regardless of the weather, a Heat Pump is the recommended method. It is also the preferred method for therapy or athletic trainers, and also when a home is not "solar feasible" (i.e. solar will not fit on roof). Solar: Solar pool heaters are best for recreational pool use and are recommended for those who are comfortable with medium pool temperatures. Solar works all year round and is 'green' as it does not use any electricity – which is a big drawing factor as energy saving is always a priority. Proper sizing is critical for good performance.

oes this sound familiar? Unfortunately none of these are solely in your control – your life can change in an instant and you need to ensure that your loved ones are taken care of, even if the worst was to happen. Having a 'Will' drawn up, is in essence your voice when you are no longer here to speak for yourself. 'When you own a property, a 'Will' becomes even more important as you would not want your loved ones to be left without a roof over their heads' explained Craig Hutchison, CEO of Engel & Völkers Southern Africa. “Having life insurance attached to your bond, will ensure that the remaining bond is settled with the bank and that your 'heirs' do not still need to cope with the financial burden on top of the emotional stresses”. Craig explained the basic terms which we all need to know are as follows: When someone passes away they are referred to as the 'deceased'. The 'deceased normally has a 'Will' in place. Those who benefit from this 'Will' are known as the heirs, and the heirs receive an 'inheritance'. The money, property and belongings they left to their heirs is called an 'estate', and the 'estate' is administered by someone called the 'executor'. So now we've got the terminology in place, let's answer the key questions which arise: What happens if I do not have a 'Will'? If you did not make provision by means of a 'Will', when you die, your estate is distributed according to the manner prescribed by the Intestate Succession Act, 1987. The chances are that you would ideally not like your estate to be divided as per the Act, which is why a 'Will' is very important, irrespective whether you are rich or poor. Allen West, Property Consultant at MacRobert Attorneys gave a guideline on how the act will divide your estate in the absence of a 'Will':

The 'Will' Always get the advice of an expert when drawing up your 'Will'. Your attorney, bank or financial advisor can assist in having your 'Will' drawn up. “In order for a 'Will' to be valid upon your death, your 'Will' must be in black and white, signed by impartial witnesses in front of the testator, signed on every page by all parties and clearly dated to ensure the last version is the one which will be used” advised Allen. Every 'Will' needs an executer After you have decided what you would like your 'Will' to say, it is time to name an executor. This is a very important step as this is the person in charge of taking control of all assets and liabilities, and distributing your estate as per your wishes. Whilst executors have a fiduciary responsibility of care, they are also bound by various laws and taxation requirements. Regular updating Ensure that you regularly revise your 'Will' as your living situation might change. Getting divorced, children being born or growing up and being able to sustain themselves, retirement,

marriage etc. could impact on how you would like your inheritance to be divided. “We advise that you set a personal task to revisit your will every year on a set date. Almost an anniversary for your 'Will'. This way you can rest assured that you have not forgotten any property which you might have obtained or disposed of, as well as amending your personal situation” Craig recommended. “Doing this together with a revision of your life insurance will guarantee provision for escalation”. What is the procedure followed once a person dies? § Get a medical certificate § Register a death with the department of home affairs § Plan the funeral § Locate the 'Will' § Contact the person who is appointed as executor who will report the estate to the Master, and administer the estate in accordance with the 'Will' or otherwise What happens to the property if I die? Your heirs may either instruct to sell the property, or live in the property until the estate is resolved. Either which could take up to a year depending on the complexity of the estate. Do my heirs pay tax if they inherit my property? According to SARS, an asset acquired by a SA resident heir by means of inheritance from a SA resident or non-resident deceased estate, is what is described as a 'capital receipt' and is therefore not included in the heir's gross income. In South Africa, there is therefore no tax payable by the heirs who get an inheritance. Capital Gains Tax (CGT) is also not payable by the receiver of the inheritance. Estate duty and CGT, where applicable, are usually payable by the estate. If it is a foreign estate, it will be subject to the taxes of its country of origin. In South Africa, immovable property in SA falls within SA Tax Laws. “There are many steps following each of these main headings and one can see why an expert needs to be consulted. So before you burden your loved ones with unnecessary stress, make sure you have taken the basic steps to alleviate any problems you can on their behalf” Craig concluded.

Real Estate Terms Defined IMPORTANT PARTIES IN YOUR TRANSACTION Real Estate Agent: A real estate agent , also referred to as a property specialist, is a licensed professional who acts as an intermediary between sellers and buyers of real estate / property and attempts to match the parties up in order to conclude a sale. “Deed” : Refers to every deed or document which the registrar of deeds is obliged to execute or register in terms of section 3 of the Act, and includes any document submitted in support of or which is required to accompany a deed or document referred to in section 3. Transferring Attorney: A transferring attorney, also referred to as the conveyancer, is appointed by the seller.

They effect the transfer of immovable properties from sellers to buyers. The agent may advise the seller on a transferring attorney , but the prerogative remains with the seller to nominate the conveyancer. Registering (or Bond) Attorney: The Bond attorney (conveyancer ) gets appointed by the bank who grants the loan to the purchaser. They will advise the transferring attorney of the amount available for guarantees and requests . Once all documentation is in place, the conveyancer will register the bond against the land serving as security under the bond. Cancellation Attorneys: The conveyancer appointed by the Bank represent the bank by cancelling the seller's bonds and secures any amounts still owing in the form of guarantees or undertakings.
