Celebrate Heritage Day enjoy it with a braai • •

Braai Pie 2 x 500g packs ready-to-bake puff pastry olive oil 1 onion, chopped 250g bacon, diced 1 yellow pepper, deseeded & sliced 10 sweet Peppadews 1 bunch of spinach, coarsely chopped 3 smoked chicken breasts, sliced 250g button mushrooms, sliced ½ cup crumbled feta cheese ½ cup grated cheddar cheese 1 cup grated mozzarella cheese freshly ground salt and black pepper

Roll the dough out into two equal pieces. Fry the onion, bacon and peppers in olive oil. Add seasoning. Layer the ingredients in the following order on the one sheet of dough: Half of the raw spinach; smoked chicken; onion, bacon and peppers; mushrooms; scatter the three cheeses; add the rest of the spinach. Cover with the second sheet of dough press the edges of the top and bottom together to ensure that it is sealed. Brush with olive oil on both sides. Place on a hinged braai grid and close gently – do not latch it, or else the dough will pierce and the contents will fall out. Cook over the coals for about 15 minutes, turning regularly, until golden brown. Cut into pieces.

Refreshing Summer Sangria 1 Bottle of red wine (Cabernet Sauvignon, Merlot, Rioja, Zinfandel, Shiraz) 1 Lemon cut into wedges 1 Orange cut into wedges 1 Lime cut into wedges 2 Tbsp sugar Splash of orange juice or lemonade 2 Shots of gin or triple sec (optional) 1 Cup of raspberries or strawberries (may use fresh, thawed or frozen) 1 Small can of diced pineapples (with juice) 4 Cups ginger ale •

Mix all ingredients together and enjoy.

Biltong salad with a red wine reduction Reduction 350 ml red wine 100 ml strong rooibos tea 100 ml soft brown sugar 3 cardamom pods, crushed to release the seeds 3 whole cloves Salad 250 ml 100 g 70 g ½ 1 80-90 g

(1 cup) frozen peas thin green beans, halved diagonally rocket leaves cucumber, cut in strips avocado, halved and sliced biltong slices freshly ground black pepper to taste

Reduction: • Place all the ingredients in a shallow pan with a wide base. Heat over a medium heat and stir

until the sugar dissolves. Simmer for 10-12 minutes without a lid and reduce the heat slightly, if necessary. Take care that it doesn't simmer too quickly as it will become bitter. Simmer until about 75 ml (5 tbsp) of reduction is left. It shouldn't be too thick, but coat the back of a metal spoon. Allow to cool and remove whole spices, if preferred. Salad: • Meanwhile, cover the peas and beans with boiling water. Allow to stand for a few minutes. Drain, rinse with cold water and allow to cool. • Arrange salad ingredients on a plate or bowl and drizzle with the cooled reduction. Serve immediately with a good grind of black pepper. •

Marinated Feta & Sundried Tomato Bites ¼

cup finely diced oil-packed sundried tomatoes ¼ cup finely chopped fresh basil 2 tbsp finely chopped pitted kalamata olives 2 tsp balsamic vinegar ½ tsp coarsely ground pepper ¼ - ½ tsp crushed red chili flakes (optional) 2 large garlic cloves, minced 1/3 cup extra virgin olive oil 1 1/3 cup coarsely crumbled feta cheese 2 english cucumbers • • • •

In bowl, stir tomatoes with basil, olives, vinegar, pepper, chili flakes, garlic and oil. Add feta cheese and stir evenly to coat. Cover tightly and refrigerate for at least 6 hours or up to 2 days for flavors to meld. Cut cucumbers into 1/2 inch slices. Using melon baller, create bowl in center of each slice. Pat dry and store in fridge until needed, up to 1 day. Spoon enough mixture into each cucumber slice so it appears rounded. Serve immediately.

Tips • When in season, grapes are delicious in this salad. • Add some crumbled feta to the salad or sprinkle with nuts or seeds of your choice. • The reduction can be used for other dishes. Serve with pan-fried steak or drizzle over your favourite vanilla ice cream. It is also delicious with camembert or brie.

Tax benefits of owning a home

I

t is that time of year again where all income from property investments must be declared to SARS and is subject to income tax, this includes all rental income. In preparation for tax season, taxpayers can start gathering all the supporting documents that are needed to submit their tax returns. We take a look at the most commonly asked questions: How is tax calculated on rental income? The rental income you get should be added to any other taxable income you may have. Any amount paid to you in addition to the monthly rental is also subject to income tax. These additional amounts or lease premiums are usually paid in the form of lump sums at the start of the lease and the full amount is subject to tax in the year that it accrues or is received. A refundable deposit paid by a tenant is not taxable provided it is kept separately in a trust account and is not used by you but if it is forfeited by the tenant then it’s taxable. Can the taxable amount be reduced? Yes, the taxable amount (rental income) may be reduced as you may incur expenses during the period that the property was let. Only expenses incurred in the production of that rental income can be claimed. Any capital and/or private expenses won’t be allowed as a deduction. Which expenses are allowed? Expenses that may be deducted from taxable income include: § rates and taxes § bond interest § advertisements § agency fees of estate agents § insurance (only homeowners not household contents) § garden services § repairs in respect of the area let and § security and property levies Which expenses are not allowed? According to Alvin van Staden, Director/CA(SA) at The Consulting Services Hub (TCSH), maintenance and repairs should be noted as specific costs and should not be confused with improvement costs. The latter is a capital expense that would be included in the base cost of the property, to effectively reduce the capital gain (or loss) on the disposal of the property, for capital gains tax purposes. When it comes to VAT expense claims, the supply of residential accommodation by means of a “dwelling” is an exempt supply for VAT purposes, and you can’t deduct VAT incurred on its expenses. However, if the “dwelling” is used to earn rental income through the supply of “commercial accommodation” (such as hotels, B&B’s and lodges), the owner will be entitled to a VAT expense claim in terms of specific rules as stipulated within the Act, if they are a registered Vat vendor.

Renovate sensibly to increase property value

here is no doubt that house renovations are getting increasingly popular these days and homes are getting upgraded for various reasons. One should always remember that what you like, might not be what the next owner would want in a home, and that would mean that they might not be willing to pay for your customisations. If you custom your home too much, you are narrowing your potential buyers down to a very niche few, and this could result in your home remaining on the market for years.

A good place to start is to check the value of the properties in the area to give you a good feel of your home's value and how much you should spend on the renovations. The last thing you want to do is over capitalise. If you are hoping to make a significant return when selling your home, make sure that the exterior is on par with the rest of the neighbourhood by making minor improvements to create maximum appeal. It is always a good idea to speak to an estate agent in your area to get a sense of the value that doing such improvements could add, and how best to get your renovation to deliver a significant return in future. Choose smaller renovations instead of major remodelling projects to see the greatest potential return on investment. “Renovations to kitchen and bathrooms can generate a return on investment of between 60-80%. You don't necessarily need to spend a fortune on renovations. Replacing countertops and flooring with inexpensive tiles, re-enamelling baths and basins and re-grouting existing tiles in a bathroom can all have a major impact on the aesthetics and thus the inherent value of the property. Replacing old taps, light fittings and towel rails and installing mirrors or even re-painting can make the room appear more spacious and clean” advises Ooba. Another area that can add significant value is the garden and the entrance to the house. Neat beds full of healthy plants, manicured lawns and well maintained boundary walls or fences all create a good impression of your home, and can be quite easily achieved.
