I
t is hard to imagine that we just entered the last quarter for the year, and that we have less than 90 days to go until Christmas. We can certainly all expect a very busy last couple of months ahead as everyone ticks off their to do list for the year. The warmer weather has definitely brought with it an uptake in the property market as people come out from hibernation and start to enjoy the outdoors. Although the country is still desperately in need of rain, we can already see the dull colours turning into the bright colours of summer. On the water shortage note – we do call upon each person to play their part in preserving water consumption and to participate in water collection initiatives as our farmers truly need our help. With many having already started their spring cleaning sessions, and for those who are yet to tackle the task, we have a special feature on page 17 and 18 on how to make the most out of small spaces as well as some ideas on what you can incorporate or consider to maximise your space. For those who have already maximised their living space, and are in dire need of something which their current home can't offer, we have a focus on all the costs involved when obtaining a bond, as with an ever changing market, one always needs to brush up on the latest criteria again. Staying on the topic of bonds and mortgage loans, I am sure everyone will share our relief in the announcement that the interest rates will remain unchanged. If we look at the South African Reserve Bank's data for the second quarter of 2016, the value of new bonds continued its yearon-year decline, but we are pleased to say that it has been at a slower pace. Declines are a normal part of the mortage industry, but for homeowners it is good news that the residential market is still the leading sector of bank finance. This simply emphasises the need for those applying for a homeloan to do your budgets and homework first, to ensure that you do not overspend and that your deposits are secure. So for those who wish to still secure their new home this year, and spend some time settling in, before 2017 is underway, browse through our selection of properties or give any of our offices a call to discuss your requirements and we can certainly aid in finding you that dream home. Area Overview: Brooklyn is one of eastern Pretoria's prime areas. It is a city within a city catering for all its resident's needs. Engel & Völkers The Parks under new management
A
s with life, unforeseen circumstances occur, and this was the case at Engel & Völkers Southern Africa. The Parks Licence recently saw a change in management as Peter Schubach, original licence partner of E&V the Parks decided to shift his focus to other areas within the group, and thus deciding to sell his current licence in The Parks, Johannesburg. “We embraced the decision for the resale of the licence as the new owner is not unfamiliar to the E&V group” says Craig Hutchison, CEO of Engel & Völkers Southern Africa. Scott Pharoah, who already owns Hydepark, Houghton as well as an exclusive projects licence has now also added The Parks territory to his portfolio. Scott was introduced to the Engel & Völkers brand by way of visibility in his area after which the brand also successfully marketed and sold his property. Due to his extensive background in sales, it seemed fitting to enter the real estate industry and thus acquired his first licence in 2015 and opened his Hyde Park office in February 2016. Since then they have experienced enormous success, creating no doubt that he will do the same in the area of The Parks. The area comprises mostly of freehold properties with about 20% sectional title units. Full title homes range on average between R3 and R8 million, however houses in areas such as Westcliff could exceed the R20 million mark. “We have almost 11 000 properties in our new licence area which covers the suburbs of Forest Town; Greenside; Greenside East; Parkhurst; Parktown North; Parkview; Parkview Golf Course; Parkwood; Rosebank; Saxonwold

and Westcliff, which together makes up the area known as The Parks – an area which truly offers something for all homeowners” added Scott. The management change of the Engel & Völkers franchise is being implemented with immediate effect and will create great prospects for the new sales team, which is currently undergoing rapid expansion. “I believe that the strength in running a sales team in a service industry revolves around love, empathy and good, solid and honest leadership of your staff” Scott stated. Understanding the Business of Bonds The deposit depends on your LTV granted and varies from institution to institution as well as your property price and the client applying for the bond.

ery few South Africans can afford to pay for a property without financial assistance from a lending institution, and applying for a bond, or mortgage, is as much a part of buying a property as searching for the perfect home. There's a plethora of mortgage products from a wide variety of financial institutions, all demanding a huge amount of documentation, making the mortgage application process an intimidating one. “We at Engel & Völkers have built relationships with all the major South African banks, private banking institutions as well as various international banks” informed Craig Hutchison, CEO of Engel & Völkers Southern Africa. “As an international real estate brand that markets the finest property worldwide, we understand the unique requirements of our clients, and that one product does not necessarily fit all. With so many facets included in a property transaction from the date of signing to the actual transfer, we have compiled a guideline to help you prepare and know what to expect before you are face to face with the unknown. Budget: If you're in the market for a homeloan, ensure that a credit crunch does not affect your ability to obtain a loan and that your credit status is in order. Banks don't like risk and therefore take the approval of loans very seriously. It is thus very important that you are aware of all additional costs you could occur. Except for the actual homeloan, you will also need to budget for the following items: Initiation Fees: A bond initiation fee of R5 700 (the maximum fee as prescribed by the NCA) will be added to your bond. Deposit: Although some banks still allow a 100% loan, it is advisable to ensure you have a deposit at hand should your loan be granted at a lower LTV (Loan to value = ratio of a loan to the value of an asset purchased).

The application South Africa has a thriving mortgage origination industry that has stepped in to help home owners through the process of applying for a bond. While mortgage origination companies are not banks themselves, they have to adhere to strict, legislated criteria in order to do business. Once they have achieved all the necessary accreditations, they interact with the major retail banks on behalf of their clients. It's worth remembering that interest rate discounts offered are based on the information that an applicant supplies, which determines their risk profile and credit-worthiness. 70% of bond applications in South Africa are processed completely electronically and while discounts vary from bank to bank, a mortgage originator can actually negotiate on an applicant's behalf, to secure the most favorable rates, with the banks, and present you with the option that most suits your circumstances. This service will come at no additional cost to you. One of the most important things that a bond originator will do is to make sure that a bond applicant has supplied all the paperwork demanded by the National Credit Act (NCA), the Financial Intelligence Centre Act (FICA) and other legislation governing usury. A bank will not even consider a loan application without all of this information, and will reject an incomplete submission pending the supply of all the documents required. This wastes time, and may jeopardise the purchase of the property.
Qualifying Criteria: With reference to the credit scoring, banks will generally look at the following criteria: 1. Can you afford the property (30% of your gross income). 2. They will want to see your income and expenditure to establish whether you can service the bond once all your deductions and expenses have been taken into account. 3. The bank will also consider how much debt you are already exposed to. 4. If your scorecard produces a negative credit risk, it means you are a credit risk, and your loan will automatically be declined. 5. The Credit Bureau should be clear of any judgments or anything negative on your credit history. 6. Your payment history for retail accounts and the management of your personal bank account will also be considered. 7. Lastly, the property must offer excellent financial security – overpriced properties could cost you your dream of owning a home.
