s this year has been one of the best and most productive in Engel & Völkers Southern Africa’s history, and with just one month to go to December, we are sure many of you are looking forward to the last stretch, in order to start winding down and tying up those loose ends to plan your final stages of your December holiday. Although it is not quite holiday season as yet, we continue on our path of growth with another new licence signed, making it the 6th one for 2015. Our portfolio now also includes the very sought-after and prestige area of Melrose, Johannesburg. To read more about this, turn to page 22. Nationally our other teams have also been very busy in their respective markets, with reports on what our branches have been getting up to please turn to page 14. According to the FNB market report for quarter 3/2015, international interest in our country reported a slight increase in the prominence of foreigners buying domestic residential property in South Africa, and overall emphasizes that property still remains your best investment. Existing homeowners who were expecting a sizeable increase in the capital appreciation of their properties this year, were most likely not disappointed with an average house price growth of 6%. If you have not yet entered the property market, we have compiled an overview of the process and requirements, assisting first time homeowners join the property investment group on page 39.

AREA REVIEW

The Zulu Kingdom KwaZulu-Natal (KZN), or more popularly known in South Africa as being the Zulu Kingdom is an exciting, spectacular and fascinating multi-cultural showpiece destination mostly known for its warm Indian Ocean in the east and soaring peaks to the west.

T

his region excites with its biggest attraction destination as the coastal iSimangaliso, better known for being the Greater St Lucia, due to key landmarks in Zulu history and evidence of early man living in the caves up high in the Lebombo mountains dating back 130 000 years and providing scientist with clues regarding the lifestyle of this prehistoric settlers. From this cave alone almost 69 000 stone implements and various human remains have been recovered. KwaZulu-Natal is also mainly known for being mountainous with its 'Barrier of Spears' uKhahlamba-Drakensberg, exhibiting Stone Age cave paintings. Drakensberg is the name given to the eastern portion of the Great Escarpment, which encloses the central Southern African plateau. The Great Escarpment reaches the highest altitudes in this region. Historical legends that shaped the country encouraged the naming of The Zulu Kingdom, to be referred to as the Zulu Empire sometimes, being the monarchy in Southern Africa that extended along the Indian coast from the Tugela River in the south to Pongola River in the north. The small kingdom grew to dominate the area under the rise of famous Zulu King - Shaka. The gateway city of KwaZulu-Natal is the busy hub of Durban, this coastal city in the east, is known for its African, Indian and colonial influences. The Golden Mile beachfront is a popular destination for surfers, joggers, sunbathers and water-sports enthusiasts. Refurbished for the Soccer World Cup in 2010, the seafront parade starts at uShaka Marine World, a large theme park with an aquarium, and ends by the futuristic Moses Mabhida stadium. This part of KZN of course boasts pulsating and inviting fusion of Eastern and Zulu heritage overlooking Africa's busiest picture-postcard seaport. Also known to be a magnet for thrill-seekers in the great outdoors - from wave riders to hang-gliders, and golfers to mountain bikers, is the vacation destination Umhlanga. Umhlanga Rocks has many luxury hotels and apartments right on the beach, including the Cabana Beach Hotel, the Beverly Hills Hotel, the Oyster Box Hotel, the Umhlanga Sands Hotel and Pearls of Umhlanga apartments. Many of these have views of the landmark lighthouse. “Umhlanga contains a large selection of apartments, townhouse complexes and free-standing homes. It is popular with

professional couples, business people and retirees seeking a relaxed lifestyle in a seaside location that is also convenient to offices, shops, medical facilities and entertainment venues” stated Conrad Vorster, Licence Partner of Engel & Völkers Umhlanga. Conrad added that Umhlanga Proper is generally not for first-time buyers. Apartment prices start from around R2 million for a 2 bedroomed unit and R3.2 million for 3 bedrooms, while luxury units on the beachfront sell for R5.5 million upwards, and penthouses start at around R10 million. On the doorstep of Umhlanga, you will find the town of Ballito, also located on the North Coast. It is rapidly shaking off its former status of being predominantly a holiday resort where you can only expect to see year-round frolicking dolphins and majestic seasonal whale migrations. It is now a residential community which is quickly becoming a favourite for working commuters overflowing from Durban and Umhlanga. Particularly the world renowned Zimbali Coastal Resort and Simbithi Eco-Estate in the Ballito area are noteworthy. Ballito caters for a broad cross section of buyers, ranging from entry-level 1 bedroomed apartments at R800 000 and 2 bedroomed units from R950 000, to the middle market where 2 and 3 bedroomed apartments and homes are priced between R1.5 million and R2.5 million. “At the top end of the market a luxurious 4 or 5 bedroomed units in an upmarket apartment building will achieve in excess of R3.5 million and 4, 5 or 6 bedroomed standalone homes within a luxury lifestyle development will set you back from R5.5 million upwards” shared Gert Vorster, Licence Partner of Engel & Völkers Ballito. Moving along to the South Coast of KZN, you will find nature's annual extravaganza, the unforgettable cast-of-millions- the wonder of the sardine run. The South Coast starts with Amanzimtoti, which is just 10 to 15 minutes’ drive from Durban. This area has had a boom in retail property development. The latest megastore to open is Makro, which joins the Galleria Mall and Arbor Crossing which offers a wide variety of shopping. The South Coast consists of

miles and miles of golden beaches, forests, rolling hills and all-year round sunshine, making it one of the prime holiday destinations in Southern Africa. For those who enjoy swinging a club, the South Coast known as the Golf Coast boasts a number of world-renowned golf courses with spectacular sea views and memorable 19th holes. They are Umkomaas, Scottburgh,Umdoni, Selborne, Port Shepstone, Margate, Southbroom, San Lameer, Port Edward and Wild Coast Golf Course. A further 2 hour drive away, you will find a cluster of towns to choose from. Stretching from Hibberdean to Port Edward alongside the Wild Coast to Margate. “Entry-level prices for townhouses are between R600 000 and R700 000 upwards, with 1 bedroomed apartments starting from R400 000 and 2 bedroomed apartments from around R520 000. In good areas, the entry-level cost of a 3 bedroomed house is around R1.1 million, while at the top-end of the market prices start from R1.5 million upwards. “As a result of the demand in this area we have experienced recently, good stock is difficult to hold on to, as they sell very quickly” stated Natalie Herbert, Licence Partner of Engel & Völkers Margate. Currently the average price of properties across KZN is R2,5 million with 44,798 properties currently on the market. The growth to the north has stimulated sales in the Ballito region, with attractive estate living as well as the holiday market and business growth recorded to have gone up with 112% over the last year. Turning further South, an increased demand for primary residential property has slowly crept into the South Coast from Amanzimtoti through to Scottburgh and even as far as Umtentweni where sales have increased by 20% to 30% year on year. “Looking ahead, the KZN residential market looks set to be the most vibrant this year, at least in terms of potential house price growth and return on investment” stated Craig Hutchison CEO of Engel & Völkers Southern Africa. “The North Coast of Kwa Zulu Natal is the new ‘Cape Town’ when it comes to property. It’s about a preferred location because of the many opportunities for business and local economic growth” Craig concluded.

Get ready for your new home If you're in the market for a home or your first investment buy, this is a very exciting and big decision, probably one of the biggest decisions of your

efore your search begins, here are some guidelines to take in to account as you start your journey into the unknown.

First- one should know what you want. “Do your homework first” said Craig Hutchison, CEO of Engel & Völkers Southern Africa. Numerous estate agencies have open houses in various areas every weekend, and some even during the week. This will help you get of the size that suits your needs and will help give good insight into your choice of area. Think about accessibility to work, public transport, schooling and other amenities. “Remember location is of great importance, especially to secure your investment for the future, and in fact will also have an effect on your loan approval” Craig continued. By canvasing and viewing a few homes in different areas, it will help you to know exactly what type of property you can afford. It's not only the instalment you'll be paying, you need to factor in the additional costs which comes with owning a home such as bond and transfer fees, insurance (homeowners, household and life) and municipal costs in your budget. A home loan for first time buyers can be difficult to understand, so ask your property sales advisor for help to ensure that you are aware of the process and all associated costs. You can also contact your affiliate bank or Engel & Völkers' Financial Services division for a pre-approval, so that you know which amount you would qualify for, as this will also assist in your home search.

“One of the biggest mistakes new homeowners make, is to forget about the cash funds needed to buy a home. Only after the contract has been signed and loan approved, when you start receiving invoices from the attorneys, do you realise that you will need additional funds. This could put a damper on the excitement of owning your own property” Craig cautioned. Craig continued by re-assuring homeowners that when working with a reputable real estate agency, your sales advisor will be trained and qualified to provide you with all the information you need beforehand, avoiding such situations.

When applying for a home loan, you will need the following documents at hand: § A signed offer to purchase § Proof of income § A South African bar-coded or Smart Card identification document § Proof of current residential address (municipal account, Telkom account or valid TV licence) § Salary earners: Most recent salary slip § Bank statements of the last 6 months

Depending on your financial situation, some of the home loan products out there allow you to qualify for a larger loan, eliminating the cost of paying a deposit, but others require the security of investing by having an upfront amount. Refer to your latest edition of the National Guide to Real Estate for a comprehensive guide to the current LTV's (Loan to values) of each financial institution. Also be aware of other once-off costs that you will have to pay, over and above the deposit. These include initiation and administration fees, legal costs, bond registration fees and VAT/Transfer Duty.

Once you have all your documentation, the approval process begins, and you will receive a AIP (approval in principal), this usually takes 5 – 7 working days. Although the bank might have granted you an AIP, they will still need to arrange an appointment with the seller in order to go out and do a full valuation of the property being purchased. This ensures that your investment is sound and that your home choice is at market value.

Now, after being furnished with all the information, you are ready to start your elimination process and to choose the home of your dreams. There are a

number of factors to consider when determining the initial amount to offer on a home. Sale price of similar houses in the neighbourhood for the past year, as well as the current market situation. This will give you a good estimate of what you can expect to pay. Your property sales advisor will assist you with this information and advise you correctly to ensure you make the right choice. The general condition of the house is also an important pricing factor. Information concerning things that need to be done in or around the building, must be taken into consideration when making an offer.

Once approved, the bank instructs the bond attorney and transferring attorneys so that they can start the second part the administration process. Herewith a summary of the process which your new home will undergo before it is


INDUSTRY NEWS officially transferred to your name: Title deeds and cancellation figures are requested from the bank currently holding the bond. § A rate clearance certificate is requested from the local authorities and municipality. § The bond attorney contacts the transferring attorney and advises the amount available for guarantees. They then request the draft transfer deed and guarantee requirements. The cancellation attorney is requested to cancel the seller's bond on receipt of a guarantee for the outstanding amount. § Once the transfer attorney has received the title deed and cancellation figures, the buyer and the seller sign the transfer documents. § The buyer pays the transfers costs to the transferring attorney. § The bond attorney prepares the bond documents which the buyer signs together with paying of the fees. § The bond attorney lodges the documents at the deeds office. § The deeds office receives the documentation and checks it before being registered. §

This process can take up to three months, sometimes longer, from the date of approval to transfer, depending on each municipality. Before the home loan is officially granted, your financial position and credit record will be checked

again, and the bank will pay out the loan on the day of registration. Once the legal documents are signed, the transfer fees paid and the sellers receives his/her money, the deed is done. You can then bring out the champagne to congratulate yourself for being a proud owner of your new home. Responsibilities do not end there as it is very important to keep a good credit record for any future bond applications or loans, and you have to make your bond payments on time. It is vital that you do not miss a single monthly repayment, as the interest owing on the loan will increase and you'll end up paying more than necessary. Debit orders are a good way of preventing late payments. If you have trouble making payments, inform the bank as soon as possible. One could always try boosting your monthly instalments, to benefit from great savings on interest and pay off your home loan as quick as possible. Remember that property has always, and still remains your best investment, and the benefits of owning a home are well worth the effort. Although this might seem like a lengthy and complicated process, your real estate agent is there to assist you with each step. “Our property sales advisors are trained on international standards and are there to elevate the stress out of home buying for you, by taking care of most the items above. The Engel & Völkers + Land Rover Polo School hosts second Majorca youth camp he Engel & Völkers + Land Rover Polo School held its second youth camp on Majorca from 16 to 18 October 2015. Eight young and aspiring polo students trained over two days with Thomas Winter, one of Germany's top polo players, on Christian Völkers' estate in the southwest of Majorca. Three of the eight students were the winners of the 9th FIP Polo youth camp 2015, which took place in May at the Hamburg Polo Club. Their prize, endowed by the Engel & Völkers + Land Rover Polo School, was a place at the youth camp on Majorca.
