Real Estate Terms Defined Backup offer: A backup offer is when a Seller has accepted an offer from a Buyer, but has the option to still keep on accepting offers from other Buyers. Sellers state that they are accepting backup offers if they think the current offer may fall through, due to a subject to, or if the purchaser does not perform in terms of the offer to purchase.

‘Subject to' offers: Subject to is a common clause in an Offer to Purchase meaning that the sale of the property is subject to the sale of another property. This is a suspensive condition ensuring that if the other transaction does not take place, the transaction lapses and therefore you do not run the risk of the financial commitment of two bonds.

Approval in Principle: The bank approves the loan subject to a property valuation and sometimes with other conditions attached.

Final Grant: The bank officially grants the home loan and sends the purchaser all the documentation for signature before your bond is approved.

s the year draws to a close, with only one month left until Christmas fever sets in, I believe that many of you are also rushing to get as much items ticked off as possible, before the year is over.

At Engel & Völkers we are still in the fast-lane, with 2 new additions to the network. The first of which is our Signature Projects Licence (turn to page 20) and the second our expansion of the network to Paarl and Franschhoek (page 13). This has been our biggest expansion year with a total of 8 licences sold and we anticipate even further growth in 2017. Western Cape

U

ndoubtedly the most well known region in South Africa by overseas and local residents alike, the Western Cape boasts scenic beauty, with some of the best wonders of the world as well as being an economic

hub.

From Vredendal to Cape Town, Plettenberg Bay to Beaufort West – the Western Cape encompasses a wide stretch with a variety to choose from. Be it a farm or an apartment, country or city – the Western Cape region offers it all, and within easy reach of the main metropolis.

The area offers properties ranging from family homes, exclusive properties, townhouses and flats to small holdings and farms. “Prices start from just under a million up to R10 million in areas like Welgemoed, Welgedacht Estate and Bellville. Areas such as Uitzicht, Pinehurst and Sonstraal Heights are extremely popular family suburbs” noted Antoinette Swanpoel, Licence Partner of Engel & Völkers Durbanville. Plattekloof & Surrounds Plattekloof is situated about 20 km outside of the city centre of Cape Town, on the N1 en route to Paarl. Sectional title units such as townhouses or flats start from around R700 000 and could reach the R1.8 million mark. Full title family homes vastly depends on the size and location, but you could expect to pay anywhere from R2.3 million upwards.

Blouberg The Bloubergstrand area boasts with amenities which include world class medical facilities, top-end private schools, a quality family lifestyle, blue flag beaches, good infrastructure and local governance. The Blouberg beachfront offers beautiful white sand beaches, world class kite-surfing and without doubt the best views of Table Mountain and Robben Island the country has to offer. Many foreigners have either invested or elected it as a retirement destination.

Camps Bay & City Bowl, City Centre Camps Bay is best known for the cobalt ocean, pristine beaches, cafes and restaurants, but is also home to one of the most opulent property collections found anywhere in the world. It is equally diverse, spanning the genteel villas of Fresnaye, the stylish contemporary beachside and ocean view properties of Bantry Bay, Clifton and Camps Bay, the dramatically located apartments of Bakoven and Llandudno, and the panoply of designs in Hout Bay. The area remains extremely popular as both a residential neighbourhood and a holiday destination, and given its enduring popularity with holidaymakers, a significant percentage of interest comes from overseas buyers. Consequently many properties are bought for investment purposes and are used as holiday homes. “The multiplicity of style and value along the seaboard is significant; properties currently listed range from R2.3 million up to R150 million” notes Paul Turner, Licence Partner of the region.

“The area has a stable and diverse economy with property investments in the area showing a constant positive return and growth. The Sunningdale / Parklands North precinct is experiencing a burst of sold-out development due to high demand for properties near the ocean” noted Charl Krumm, Licence Partner of Engel & Völkers Bloubergstrand. From large family homes and beachfront apartments to investment purchases and holiday homes - the area offers a broad spectrum from R600 000 to R60 million. Entry level areas include Parklands with sectional titles from R599 000 to R1,3 million. Higher value areas include Bloubergstrand, West Beach, Sunningdale and Melkbosstrand where prices range from R3 million to in excess of R15 million. Durbanville and Surrounds Durbanville and surrounds are part of the greater City of Cape Town and only 20 minute's drive from the city centre on the northern outskirts of the metropolis, including the Durbanville, Bellville, Brackenfell and Kraaifontein areas. Just a few minutes' drive will take you to one of the largest, most modern, world-class shopping and entertainment centres, the Tygervalley Centre, Bellville, and the exciting newly developed Tygervalley Waterfront, also in Bellville. Essentially a wine growing valley, the town has grown during the past few years by more

than 400%, however retaining considerable individuality and character with a rural atmosphere and architecture. Surrounded by wine farms and smallholdings, the area has a unique 'small town' feel about it.

Sea Point is the beating pulse of an increasingly sought-after area. Close to the city, and with such iconic landmarks as the pool and promenade within easy reach, it epitomises the eclectic demographic of this part of the city, as is borne out by the variance of properties and clientele, and is fast becoming the location of choice for discerning dwellers. The wider area, including Green Point, Mouille Point, Three Anchor Bay, de Waterkant and the Waterfront, offers a diversity of property including family homes, lock-up and go apartments, townhouses and some gated developments. “Prices fluctuate significantly depending on the area and especially the views” Paul added. The City Bowl is undergoing significant transformation in property terms. From the suburbs of Higgovale, Oranjezicht, Tamboerskloof and Vredehoek,


MARKET NEWS hunkering down under the vast, protective glory of the mountain, to Woodstock and Observatory, the property selection is wide and diverse. There are countless opportunities for investment and development, with previously industrial buildings being turned into residential or commercial units. Equally, buyers love the tree lined avenues, full of charming cottages and larger homes, which retain many of their original features. Whilst not as wide as that to be found on the Atlantic Seaboard, the current portfolio price range spans R1 to R25 million.

Cape Constantia

Southern Suburbs Cape Town's Southern Suburbs lie to the south-east of the slopes of Table Mountain within rich valleys and vast vineyards reaching from just south of the Table Bay industrial neighbourhoods in the north to the False Bay coastal suburbs, and the Cape Peninsula cliffs to the south, and are crossed north-south by the M5 and M3 motorways. This area is identified as being the more affluent of the Cape Town metropolis' sections and includes the city's most expensive residential neighbourhoods. Due to the abundance of good public and private schools, there is a growing trend of young families moving to Upper Wynberg, Claremont, Rondebosch and Newlands. The Southern Suburbs presents a prime example of a residential market which continues to hold its own, taking into consideration the demand for sizeable gardens and easy access to schools, sporting facilities, hiking and equestrian trails. This demand defies the national downward trend according to property statistics, as the average purchase price in the area has risen by 1.7% in the past year. Properties are as varied as the areas, with a selection of apartments and starter homes to sprawling mansions. Because of the diversity of areas within the suburbs, prices can range from R900 000 for an apartment in Lower Kenilworth, Plumstead or Diep River and can reach up to R4.5 million as seen in a new development in Upper Claremont. Flats in Newlands and Rondebosch average at about R2 million for a modern, 2 bedroom apartment. The prices of houses likewise starts at around R1.8 million and can go up to R10 million. In Bishopscourt and Upper Constantia prices can reach the R50 million mark with a few currently being marketed at over R85 000 000.

Cape Peninsula

Noordhoek offers lovely homes on large plots making the area popular for horse lovers with homes ranging in price from R3,5 million to R30 million, depending on the size of the estate. Properties in the Avenues (family starter homes) remain sought-after and sell quickly, selling prices start from R1,7 million. Simon's Town and its surrounds, which includes the suburbs of Glencairn, is home to the South African Naval Base. A large portion of Simon's Town sales are represented by holiday/second home buyers or relocaters from upcountry, and it has provided excellent capital returns for local and international investors over the years. Glencairn offers an opportunity for entry level buyers whilst Simon's Town is for a more mature market and would represent a challenge for first-time buyers. Homes in Glencairn/Glencairn Heights start at R1,5 million and increase in price for Simon's Town, where homes boasting views of the beautiful Simon's Town Yacht basin and False Bay start at almost R4 million and to rise upwards to R15 million. Simon's Town is famous for its historical buildings many which have been beautifully restored which includes small Victorian Cottages up to large family homes. Recent developments have seen beautiful mountainside homes with spectacular sea views.

Cape Winelands

Stellenbosch Stellenbosch is the second oldest town in the country. It therefore has a unique historical character, and apart from that, it is also a university town which has to accommodate over 30150 students each year. In contrast, the older residential area of Mostertsdrift in the Jonkershoek Valley boasts your more distinctive homes with prices ranging between R6 and 20 million. This area is extremely sought-after especially with a view to acquiring 'the right address'. Residential areas such as Die Boord, Dalsig, Brandwacht and Paradyskloof, are extremely popular and in close proximity to most of the schools. Paradyskloof on the other hand is renowned for its rustic and rural character, surrounded by historic wine farms, with the number of exclusive security estates becoming increasingly popular. Overall the area has also seen a growth in sales of 6% over the past year. More recently buyers between 25 and 34 years are increasingly buying into this suburb to settle down and raise their families closer to nature. Stellenbosch offers a broad spectrum of residential properties, ranging from R800 000 to R20 million. Farms and lifestyle smallholdings range between R15 to R25 million. These exclusive suburbs boast a collection of some of the finest luxury apartments, villas, estates, and residential homes. The demand for apartments is much greater than the supply at the moment, making it a seller's market.

Overberg Region

Kalk Bay, Fish Hoek, Simon's Town & Noordhoek Kalk Bay is an unpretentious bohemian fishing village which lies between the mountains and the sea and is just 25 minutes' from Cape Town. The demand for property far outweighs the supply, and for the lucky ones who manage to snap up a piece of the area are sure to enjoy a good financial investment. It is home to one of the last remaining working harbours in South Africa and offers appealing shops and at least 20 top-notch restaurants. Property values range from a small flat at R2,5 million to cottages, family homes and historical villas that start at R3,5 million and can go up to R 25 million. Typical property types include small historical cottages beautiful period family homes and magnificent villas. The Fish Hoek Valley is also situated in the False Bay area and is a picturesque family village nestled between Kalk Bay and Simons Town. Surrounded by mountains a beautiful sandy beach, the area offers a sought-after family lifestyle and is one of the safest areas to live in within South Africa over numerous years. The Fish Hoek Valley offers a home for every budget, ranging from apartments, to family homes, retirement villages, expansive mountainside living with breathtaking views, and small holdings. Average Valley homes are currently selling around the R1,7 million to R2,5 million mark, whilst mountainside homes with sea views can attract prices up to R10 million.

Somerset West Surrounded by blue waters with dolphins and whales and harbouring a variety of restaurants. Minutes from all the major shopping malls and tourist attractions, including wine routes, Table Mountain, yachting, shark diving, etc. The Helderberg basin has become very popular with migrating families because of excellent schools as well as older people retiring close to the shore or in estates. The area is well priced and properties are still available at surprisingly low prices. In recent years many guest houses and B&B's have opened in Somerset West, since it is conveniently located form Cape Town, the beaches at the Strand, Gordon's Bay, as well as Western Cape's numerous wine farms. Depending on the area: for example Strand and Gordon's Bay prices are from R550 000 up to R15 million, whereas Somerset-West are from R800 000 up to R55 million. Offers from bachelor pads with sea views to mansions on the mountain side of Gordon's Bay and Somerset-West. We have seen a trend developing of investors, developers and foreign investors showing interest in investing in this area.

It's all about the mandate

F

or some people granting an agent an exclusive mandate to sell their home is an intimidating thought. Giving their home to only one person to market and sell, seems like madness in a world teaming with estate agents who offer radiant smiles and glowing promises. But is placing one of your most valuable investments in an open market really the best thing you can do? Let's then take a frank look at exclusive mandates and answer some of the frequently asked questions many people raise. What exactly is an exclusive mandate? In short, it is sole representation. An exclusive mandate is therefore your commissioning of a single agent who is thereby entrusted to sell your property. Do I miss out on potential buyers if I only have one agent working on my property? The truth of the matter is that a person wanting to buy a home is going to locate their desired suburb(s) and shop around. The more important factor then is how your home is represented and this is where your agent comes in as a critical factor. Having many agents marketing your home runs the risk of conflicting information being given to buyers, generating a perception of being a desperate seller or having an over-priced home, and a general lack in the quality of marketing material as there is little incentive for true excellence. If I have a short space of time in which to sell my house, is it not better to give it to every active agency in my suburb? Being pressed for time to sell your home means that you need to be even more selective in whom you choose to market your property and negotiate for you. It's a sad fact that the market is alert to what is called “desperate sellers” and buyers will work to get the lowest possible price from you in this scenario. Some agents may even use your property at its inflated price as a springboard for their exclusive mandates; first showing prospective buyers your overpriced home and then showing them their correctly priced exclusive mandate in order to make it look more desirable. Having multiple agents competing for the sale of your home will mean that low offers will be brought to you whilst

The highest price may not be the best price While it may seem like the smart thing to do to appoint the estate agent who sets the highest value to the property you want to sell, it's worth looking a little deeper into the matter, says Craig Hutchison, CEO of Engel & Völkers Southern Africa. “Always consult at least three agents before you agree to a mandate. The values they apportion to your home will no doubt vary, but the biggest price suggestion generally does not result in the best possible deal.” Agents desperate to sign a mandate may inflate the value of a property to get an exclusive listing, but this does a lot of damage along the way. An overvalued property will not sell, and will become 'old stock,' leading to those on the lookout seeing it repeatedly advertised. “Such long-term overexposure can only lead to a waste in time and money, and eventually a lower selling price” says Hutchison. An exclusive mandate agent is able to create a platform of competition between buyers in order to secure the right price for your home. Is the average professional fee higher on an exclusive mandate than on an open one? Given the money, time and effort spent on exclusive mandates, the average professional fee is justifiably higher than with open mandates. Agents who work with exclusive mandates are true property specialists who apply property IQ and business acumen to sell your home. They work hard to market your investment to potential buyers and apply their skills to negotiate the best possible price on your behalf. As a specialist dedicated to managing your investment it's a strange notion to expect them to cut their commission, similar to asking your doctor to cut his fees on his consultation and you'll get the picture. Open mandate agents however are often more than willing to compromise on their commission which should be a red light to any seller as no agent really doing their job will happily sell themselves short in this way. The irony here is that where you may 'win' on paying a lower commission, you're almost guaranteed to lose on the price you get for your property from an agent not fully motivated to get the highest possible price for you. Now that some of the key questions have been answered, let's take a look at some other important aspects in which exclusive mandates can play a vital role: Monitoring and control: As your home is probably one of your most valuable investments, you'll naturally want to have your fingers on the pulse of how it's being managed. With a host of agents buzzing in and out you'll find this hard to do! Working with one specialist really does simplify the process for you and puts control firmly in your hands. Given the high level of commitment, your exclusive mandate agent will also give you regular feedback on the selling process – a deliverable they'll most probably stipulate in their written mandate. Also, with only one agent holding information on your property, it eliminates the risk of negative reports being introduced into the market as competing agents use your property as a comparison for other properties they are trying to sell. Costs: Signing an exclusive mandate eliminates the risk of any double commission claims which could be the case when two agents introduce the same buyer to the property. Just as you would pay a deposit to a builder before renovations to your home can be done, real estate agents also have the same type of security measure in place. If a buyer was introduced by Agent X – and you allowed them to visit your home, and the same buyer then goes to Agent Y and decides to purchase the home through that agent, you could be held liable for the commission to the agent who first introduced you the buyer to the home. It becomes even more complicated when agent X introduces the wife to the property and agent Y introduces the husband to the property as can often be the case as both spouses could well be looking in the market, an exclusive mandate will eliminate any unnecessary legal complications out of the sales process. Security: Security is top of mind for most South Africans and is an important consideration when choosing your method of selling. Using more than one


INDUSTRY NEWS agent means that you increase the number of people who have access to your home and minimizes your ability to hold anyone responsible if something goes wrong. With a select exclusive mandate agent you can be sure of strictly controlled viewings and showdays with all members of your household, family and workers, knowing that only one person has access to your home. Effort: One of the most common negative perceptions about estate agents is that they don't work for their money. As should be clear by now, in working with an exclusive mandate agent you eliminate this risk as they are highly motivated to sell your home at the best possible price and in the quickest time. For any agency, exclusive mandates are given top priority with larger marketing budgets and background support given to the agent as for everyone involved it's the straight forward task of ensuring a return on investment. One must also not underestimate the weight that the responsibility and moral obligation of an exclusive mandate places on an agent's shoulders - incentivising them even more to deliver an excellent service. And of course, the agent is assured that all their hard work will be rewarded as the sale won't be snapped out from underneath them so they'll be sure not only to get the job done, but to get the best market related price for you too. When choosing an estate agent to market your property, it's best to talk to people you trust, and engage the services of someone who's been referred to you. “It's also vital to look at the full scope of the company you engage,” says Hutchison. Kobus grew up on a farm in the old Western Transvaal where after he moved to Pretoria to work and study business accounting. His career took flight in the manufacturing sector which then transitioned to the information technology side where he managed an IT company for over 24 years, playing a key part in the development of commercial software.

“The Franschhoek area is in many instances, much like Hoedspruit as far as foreign investor’s goes. Both areas are tourist destination of choice as it offers the best of both worlds for residents and beautiful scenery and various activities for leisure time. In 2005 it was time for a new challenge. Are you prepared for the December holidays?

I

t is that time of the year again when we all focus on planning our December holidays, and counting down the days till we can take the much needed break.

“With all the excitement, of the holiday season ahead, one can easily focus too much on where you will be going and forget about what you are leaving behind” cautions Craig Hutchison, CEO of Engel & Völkers Southern Africa. Even for those not actually going away on holiday – it is still worth taking note of the items below as we all know that December is a very popular time for criminals to be on the prowl, so make sure that you review both your home content insurance as well as the actual security which is in place before it is too late. Home content insurance “Insurance is one of those things that very few of us can afford not to have – however expensive it may be” says Hutchison. There are numerous insurance

companies out there, who offer a range of options, so it's difficult to choose which one to go for, and often difficult to understand what kind of service you're getting for the money that you're paying. There's also lots of fineprint in contracts, and written in a very intimidating language. Engel & Völkers investigated a few pointers to help you make the most of your insurance. Browsing: As with any significant purchase you make, it's worth shopping around. Insurance companies with significant website presences complemented by call centres may offer an easy-to-manage service that is carried out over the phone or online, but insurance is a complex matter, in which there is no onefits-all package. While many of these sites advertise their cost benefits as being derived from cutting out the 'middle man' or broker, our research has proved that dealing with a broker is in effect more cost effective. In comparing quotes from three brokers and two online services, all three quotes from brokers cost less than those offered by the online companies.


LIFESTYLE Updating: As food and fuel prices goes up, so does every other item you own so you need to ensure that you revise your insured value every 6 – 12 months. But how do you know how much you should be ensuring your content for? This is a very difficult question but a rule of thumb should be that if you were to turn your house upside down, everything which would then fall to the roof, should be able to be replaced with the amount which you are insured for. It might be worth engaging the services of a specialist company to perform an evaluation. It may take a couple of hours for them to do, but they have the knowledge and experience to apportion an accurate value, which will mean that you are appropriately insured. Thus, you will not be paying too much insurance, and in the event of a claim, you will not be penalised for underinsuring your assets. Some brokers include an evaluation of your household contents at no charge – remember to ask about it. When it comes to receiving your contract, be sure to read the fineprint, making sure that you understand it and that you comply with all of its conditions. If your house is only covered for burglary if your alarm is set when there's nobody home, then set it every time you leave – even if you're just popping out for ten minutes. If you are burgled and your alarm was not set and activated, the insurance company is in its rights not to pay you a cent. It makes no difference what burglar bars and security gates you may have – if this is a condition of the policy, it needs to be adhered to. If you know that you are not always mindful enough to set your alarm on departure, rather cover your house as if you didn't have an alarm at all – the difference in cost is marginal, although there are some areas where no cover will be offered unless an alarm linked to a response company is installed. Home Security It's all in the details, they say – and effecting minor improvements to your home that have the added bonus of beefing up your security will add more value to your property. Shedding Light Intruders don't like to be seen, so start with illuminating your property to discourage unwanted night crawlers. “There are a number of ways to do this, from the discreet to the glaringly obvious, but key is to consult an electrician when you're ready to install new fittings, as he will make sure that all work complies with electricity regulations, and that it won't compromise your electrical compliance certificate when the time comes to sell your house” warned Craig. Garden illumination highlights focal points in your landscape while lighting up any dark corners were intruders may lurk in the shadows. True security lights should be as bright as possible, and should either be activated by nightfall, or by infrared movement, so that you don't run the risk of forgetting to switch them on – either when you're at home, out for the evening or away on holiday.

These can be tilted so that you can see out, allowing the sun into your home, but preventing malefactors from seeing into your home – as they would through open curtains. Blinds are considered a fixture in a home, so bear this in mind as a value-add when putting your home on the market” added Craig. Warning Systems There is a vast range of alarm and intruder detection services on the market, offering increasingly sophisticated sensors. In today's market you can even control them remotely by connecting them to your wifi network.

Be sure to focus them carefully to illuminate as much of your property as possible, and position lights so that your entire property is lit. It's also worth installing light fittings to illuminate your pavement. Wherever possible, use solar or LED lighting as this is the most cost effective, and will ensure that even when the power is out – you are still a step ahead.

Make sure that you have a sensor on every door that opens outside, as well as motion sensors in every room. A remote panic button is a key requirement, as is a distress code that will disarm your system if you're under threat while still alerting your armed response company that you're in trouble. An alarm system is, however, only worth the considerable investment if you arm it whenever you leave the house – even if it's just for five minutes – and when you're asleep, when sensors in occupied rooms can be disarmed.

Entrance The gate to your property is the first point of defence, and should be motorised so that you don't have to get out of your car to gain access to your property. A designer iron gate might be aesthetically pleasing, but it will be heavy and slow to move. Rather opt for a strong, lightweight gate that is easily moved by a motor. Special locks are available to ensure that the gate can not be lifted off its rails, and your gate can also be one of the zones in your alarm system, with a signal activated if its stands open for longer than normal.

Hide-away A built-in safe adds significant value, and is a legal requirement if anyone in the home owns a firearm. Remember though, that most people install their safe in their bedroom cupboard, and burglars who know this will head straight to this room to attempt to access valuables. Rather conceal your safe elsewhere in your home – ideally recessed into a wall behind a piece of art.

MOVEMBER DIY Beard Oil

INSTRUCTIONS 1. Add chopped bacon to a large pot. Cook on medium heat for 15-20 minutes until the bacon starts to get crispy, and the fat is foaming. 2. Drain bacon using a colander placed over a bowl. Save the drained fat. 3. Add 2 tsp of bacon fat and butter to pot and return to medium heat. Add onion and salt, then saute for about 10 minutes, stirring frequently. 4. While onions saute, add cooled bacon to a cutting board, and run through with a chef's knife to reduce the size even further. 5. To onion mixture, add brown sugar, apple cider vinegar, dried thyme, black pepper and pinch of cayenne. Add bacon back in to pot and stir. 6. Add water and cook for 10-15 minutes until the mixture is "brick-brown" in color and thick. 7. Add olive oil and balsamic vinegar, stir well.

NOTES 1. This is best served slightly warm. 2. This recipe yields 500ml. Recommended packaging: small 250ml jars. 3. If the jam seems dry after all steps are completed, add another 1/2 cup of water and continue to simmer. It should have the consistency of a relish when all is said and done. It won't be thick like a grape jam, but should certainly have some liquid to it.

Choose a good looking beer bottle. You can braid three pieces of cotton string together, then tie it snugly around the beer bottle where you'd like the top of the glass to be, or simply wrap the string 5 times around the beer bottle. Remove the string without untying it. Soak it in nail polish remover for a few seconds. Put the wet string back on the bottle. Be sure it is nice and straight! Light the string carefully. Rotate the bottle so that the entire string catches fire. Rotate continuously for about 30 seconds. As soon as the flame goes out, submerge the bottle in a pot of ice water. The top will literally just fall off! Be sure to sand the edges with waterproof sandpaper.

1. Brush out your beard in a downward motion. This will cause your beard to lay all in one direction so that you are trimming on a level playing field. 2. When you are ready to trim, trim your beard in a downward motion. Error on the side of caution. Start slow and trim the longer, outlying whiskers first. 3. Take time to trim, brush, then trim again. Slowly work your way down from sideburns to jawline. 4. Once you get to the base of your beard, it is time to decide if you want to trim that as well...or to continue growing it long. At the very least, shape up any stray growth. This means if you have some whiskers that are outpacing the rest of your beard, get them in line. This will also help your beard look thicker. Hold the trimmer to the base of the beard and trim back towards the neck. 5. Once you are done, take a good long look in the mirror and brush it out a few times. Look for any strays or irregularities. 6. As a final step, you can trim your mustache if you so desire. Use a smaller trimmer head for this aspect. If that is not an option, you can use the edge of your trimmer. 7. Once you are done, wash your beard. The next day, brush out your beard and see how it flows. If you need, bust out the trimmers and do a little clean up. 8. Once your beard is at your desired length, trimming becomes much easier. Touch up your beard about once a week and a half.
