eaded up by Directors Gill and James Moran, Lilly Lewarne is an award-winning architect business with more than 25 years in practice. “The in-depth local knowledge we have,” Gill tells us, “and the appreciation of our beautiful surroundings is re ected in the creative and honest designs we produce.” One such example of their expert consideration is Quay House in St Mawes. Quay House is truly a testament to Lilly Lewarne’s conscientious architectural approach, blending seamlessly into its environment. The design Lilly Lewarne conceptualised responds to the plot’s steep topography on the river’s edge. The lower level is submerged into the ground, its turf roof allowing the building to blend with its surroundings and having minimal impact on the locale’s stunning natural beauty. “One of our specialities is overcoming planning difficulties, ill continues, “such as the impact a building will have on its environment, whether that’s in natural surroundings or in a neighbourhood. On the back of Neighbourhood Development Plans (NDPs), it has become increasingly difficult to e granted planning consent. NDPs decentralise planning decisions, putting decision making back in the hands of local people.” This essentially means that it’s now more difficult to gain planning permission for new builds. However, Lilly Lewarne are experts
at overcoming these difficulties, and only last year completed a fabulous new build the first contemporary design to e granted planning permission since the adoption of the Roseland NDP. “We have a high success rate of gaining consent,” James tells us. “The permission for this new home was granted at appeal, which is due to the fact that we consider very carefully what should be taken to appeal. This comes down to excellent understanding of planning legislation, and our understanding of contextual constraints and opportunities, as well as a thorough design and review process.” If you’re considering a new build or extension where there’s an NDP in place, ames finishes, it s important you re aware that these plans hold considerable weight in the planning process at a local level.” It’s therefore important to enlist the support of an architect with good local knowledge, which Lilly Lewarne have in abundance. So, whether you’ve recently chosen to let your property for holidays, or have been letting for years, here are some tips from company owner, George, that are well worth taking a look at! n relation to those first steps to letting, George tells us: “Once your property is ‘out there’, enquiries should start to come in. Although not all of them will result in a booking, you should treat them all as potential guests.” This means responding professionally and promptly. Always aim for a maximum of a few hours, and the same day if you can. It also pays to offer extra information, or to try to accommodate people by suggesting alternative arrangements if your property can’t cater for them on their chosen dates. Because holidaymakers may enquire about several properties at once, the quicker you respond, the more likely you are to secure the booking! Then, once you have your booking, a great way to make your property the best it can be, as quickly as possible, is to collect feedback. “Peer opinion forms a vital part of decision making and buying behaviour in today’s world,” explains George. “Holidaymakers are far more likely to book a holiday home
that has positive opinions and garnering this valuable information will also help your marketing by raising your ranking on holiday letting portals.” However, getting your guests’ feedback isn’t always easy. George suggests keeping a guestbook in a clearly visible place and sending guests an email asking for feedback within four-to-ten days after their stay, explaining that it will help you improve your accommodation for future guests. “It’s also worth mentioning that you’re keen to encourage guests to return, and to make contact during their stay if something isn’t quite right.” The team at Cornish Traditional Cottages strive to help you achieve your goals by building a loyal following of happy guests. he Cornish Food Box Company began with the aspiration to provide customers with a cherry-picked selection of the very best produce that Cornwall has to offer. In 2010 sisters Lucy and Tor, having moved away from the family farm in Breage after their formative years, returned to their home county, starting their business with a small shop in Truro, where you could buy Cornish produce or order it and have it delivered to your door. Since then the Cornish Food Box has grown considerably and the e-commerce side of the business is now run from a dedicated warehouse in Redruth, where orders are packed and readied for delivery in bespoke, refrigerated vans. A growth that’s unsurprising thanks to the sisters’ commitment to providing a sustainable service that supports Cornish farmers throughout the year. “We wanted to sell food we felt good about,” says Tor, “our simple aim is to make it easy to buy food and drink from Cornwall.” For the sisters, good food means free range local meat, sustaina ly caught fish and seafood, and fresh veg straight from the farm. All the food available online has been grown, reared, caught or made in Cornwall with a dedication to provenance. The sisters have also added a small range of non-Cornish essentials to make the shopping experience even easier –
after all who doesn't need a lemon with their Cornish gin and tonic! An exciting new avenue of the business that the sisters have introduced is their service for holiday homes. Providing welcome hampers to holiday homes, so that guests can arrive to a delectable selection of Cornwall’s local produce.
