he Roseland is a very special place and a visit here is like crossing into a different world. Whether you arrive by car, on the famous King Harry Ferry or aboard one of the passenger boats from Falmouth, the Roseland’s quiet golden sand beaches, pretty harbours and stunning scenery are just waiting to be explored. The area is a sailing mecca and a plethora of boats can often be seen scudding across the bays. Beaches can be found here in abundance with stretches of golden sand bordered by craggy cliffs that afford excellent rock-pooling at their base. There are also beautiful cliff walks to enjoy that hug the coastline with a backdrop of blue from the sky and the surrounding clear waters. After all that adventuring, why not simply relax on the terrace of one of the area’s stylish hotels or restaurants, just watching the world go by? You can do as much or as little as you want here…. From page 16, we discover some stunning properties in the area that are available to buy now – this could be your chance to purchase your very own piece of south coast paradise. If you want to explore the area’s harbour towns then turn to page 14 to discover the Roseland, page 24 for our guide to Mevagissey and page 34 for a tour of Fowey. Elsewhere we have suggestions for places to visit, stay, eat and shop – make sure you give yourself plenty of time on your next visit to the Roseland, as there is so much to see and do you won’t want to leave in a hurry. Look forward to seeing you here very soon!

SLOW DOWN ON
the Roseland Cornwall’s Roseland peninsula is a paradise of sleepy villages, stunning scenery and secluded creeks and coves. Life here moves at a refreshingly gentle pace and you can’t help but go with the flow.
A
break on the Roseland peninsula is sure to include a fair amount of relaxation. So bring a good book, a picnic blanket and a board game and prepare to reconnect with yourself and your loved ones. The area is perfect for exploring and adventures, too – from getting out onto the waters of the Fal Estuary to spending lazy days n the ea h r in r nt an en fire this is a truly blissful location, whatever the season. The coast and countryside here are crisscrossed with footpaths and the dramatic area around St Antony’s Head is our favourite
walking spot. The panoramic cliff top views out across Falmouth Bay make it easy to understand why this has been designated as an Area of Outstanding Natural Beauty. Make time to explore the 19th Century military fort on the hill and look out for peregrines from the bird hide. Little Polruan beach is a lovely spot for a picnic and don’t miss the impressive white lighthouse here - fans of Jim Henson’s Fraggle Rock will recognise it as the one that appears in the TV show. The fishin i a e t a es is ten referred to as the ‘capital of the Roseland’ and it's an idyllic spot looking across the estuary

to Falmouth and connected to the town via a 35-minute ferry ride. There are two beaches, stylish shops and lots of options for foodies in this charming village with a strong nit s irit a e ti e t find a s t to sit overlooking the water (there are lots of options) with a glass of something chilled, and if you love a castle don’t miss the cloverleaf shaped one here. The best preserved of Henry VIII’s coastal artillery fortresses, St Mawes’ Castle is elaborately decorated and has grounds that stretch down to the ri erside find theatri a r d ti ns and other events to entertain you here on summer afternoons and evenings. Extend your stay with an easy two-mile walk to the beautiful church at St-Just-InRoseland. It’s said Joseph of Arimathea landed here en-route to Glastonbury and John Betjeman described the churchyard as the most beautiful on earth. If St Mawes is Roseland’s capital, tiny Portloe is known as its hidden jewel. This a ti atin fishin i a e has s r i ed over-development and expansion thanks to the steep-sided valleys around it. Contraband French brandy was once smuggled through here and hidden in local farms and cellars and it s a ar T and fi ati n i ster r ra resh r the fisher en on the quay or doff your cap to the place’s past with a brandy in the Ship Inn. The South West Coast Path is on hand for keen walkers, and the 2 AA Rosette restaurant at the Lugger Hotel on the water’s edge has a menu that features wonderful locally caught seafood, lobster and crab. And be sure to take the chance to get out on the water. Hop in a kayak and explore the wildlife of the nearby inlets and creeks, harter a at r a sea fishin tri r n e beneath the waves and try wreck diving. From June to September sea swimmers i find a di in at r in rths ath donated by a local family in memory of their daughter Emma Hatchley, and now a magnet for swimmers in the bay.
EXPERIENCE
OUR FAVOURITE FOODIE HOTSPOTS There are lots of cool places to enjoy a bite to eat around the Roseland. Here’s our pick of the best. For good pub grub try the Plume of Feathers in Porthscatho where ocean to plate and local, seasonal fare is the order of a daily changing menu. Or stop off at the Ship Inn in little Portloe, a former fisherman’s cottage with a lovely beer garden overlooking a wooded valley and trickling stream. The King’s Arms in Tregony also has a lovely walled garden, and in winter the cosy slate floors, wood panelling and open fire make this a great spot to hunker down. For a selection of dining experiences to remember make a beeline for St Mawes and seek out one of three excellent
eateries. Enjoy seafood by the seashore at the hip but laid back Idle Rocks where the trophy cabinet includes Best Restaurant in the Trencherman’s Guide and Number 1 for Sunday Lunch in the Times Newspaper. Seek out the Watch House on the High Street for a surprising culinary experience - or excellent takeaway fish and chips to enjoy al fresco on a summer’s evening. And don't miss Olga Polizzi’s elegant Treasanton. At lunch they’ve a £25 two-course and £29 three course special, which includes a glass of wine. They also offer excellent afternoon tea and an impressive evening menu, inspired by their proximity to the sea.

rom chatting to the team, it seems like their early successes are continuing at pace in 2018 and that at the time of winning their award, they’d only shown but a fraction of their potential. From what we hear and see, they are proving their niche offering is now excelling in the market place. Their vision and approach of creating something completely different to traditional agencies is now being seen in the sales results which they have achieved in 2018, with the successful sales of some of the highest value properties to be sold in Cornwall so far this year. This is quite an achievement for a company in only its second full year of trading and with several established competitors within the market. In addition, the company has also successfully sold numerous properties off market too. They state the result

they are probably most proud of is that a large number of their sales have been on properties which had previously been for sale with other agencies and quite often for a long time. Rohrs & Rowe's renowned marketing style and innovative campaigns are a major part of their successes and now they are actively seeking more properties, to add to their portfolio of offerings. Off the back of their sucuccesses they have a number of active buyers looking from the Roseland peninsula to the Fowey River for similar aspirational homes, with which the brand is now synonymous. Between them, Martyn and Matthew have a great deal of experience in successfully selling property in this stunning part of Cornwall, with an in-depth knowledge of the area and all it has to offer. In fact, in 2017 they achieved a record price for a house in St Mawes for the most money per square foot for a nonwaterfront property at time of sale. Impressive! The owners of one Roseland property currently under-offer, Parc Bew, tell us: "Rohrs & Rowe created a much higher level of presentation and photography than other agents had been able to achieve. Their results were outstanding, attracting a large number of high quality buyers where others had failed!" Martyn and Matthew explain: “As with everything we do, we aspire to be the best we possibly can. We hope that our passion for the houses we sell and the county in which we live, comes through in everything we do. We are beyond delighted that our recent sales fi res a the a ard that e ere s proud to receive and we would be delighted t nfidentia s ea ith an ne h ee s that our marketing style, brand and most importantly, experience could help them, even if they already have their house for sale. The incredible response we have received from the ar et i es s a reat dea nfiden e and proves that our unique approach really does work in grabbing the attention of the best buyers.”
With over 50 years of combined agency experience within the company, and a dynamic in-house marketing team, Rohrs & Rowe attribute their success to some simple, but incredibly powerful ingredients: experience, correct and honest advice, passion, unbounded enthusiasm, attention to detail in their marketing and exceptional personal service.

T
he Roseland is one of the county’s most sought after areas, from Tregony (often referred to as the gateway to the Roseland) all the way to St Mawes on the edge of the peninsula – it’s not hard to see why this Area of Outstanding Natural Beauty appeals to visitors and residents alike. With its many walking routes through stunning countryside and world-class sailing waters, there’s plenty to explore on the land and the sea. We discover some stunning properties on the market with Philip Martin, which show
off the beauty of the Roseland and that offer buyers the chance to experience the tranquil lifestyle that makes this area so popular. First and foremost is Churchtown Mill (guide price: £1,200,000), a beautiful converted four-bedroom barn in the picturesque village of St Just in Roseland. Converted in the early 1990s, this cherished family home has been sympathetically updated throughout. The reverse level accommodation has three double bedrooms including a master en-suite and a separate family bathroom on the ground

wner Sally explains: “With increasing standards and so much alternative glamping accommodation provided throughout the British Isles, we felt we needed to bring up the site to the cottage standards and installed the Wigwams®, which are lovely warm camping cabins that sit beautifully in the countryside.” Bodrugan’s history dates back to Domesday, with Bodrugan’s Leap – an outstanding section of the coast path – commemorating Sir Henry de Bodrugan leaping off the cliff with his horse to escape Earl Edgcumbe, after he and his men discovered he’d betrayed the Loyalists during the Civil War. This historic site is in an Area of Outstanding Natural Beauty, situated between Gorran Haven and Mevagissey, with the Lost Gardens of Heligan, Caerhayes and the Roseland peninsula all within a few minutes’ drive. There are also some wonderful views for glampers and Sally tells us: “Everyone who stays on our site can’t wait to drink their early morning tea looking over the sea, watching the fishin ats e and Sally and her husband Tim also rear sheep, supplying lamb to Waitrose, and they even have a few Dexter cattle. Their son Robin is beginning to take on more farming responsibilities. Tom
and Daisy, Robin’s siblings both live and work outside of Cornwall, but they love returning as often as they can and bringing their friends down to show the place off! “The best things about this business are talking to people and communicating to them about food é ABOVE provenance, farming and how the countryside ê BELOW works. There’s so much interest – our guests Camp in style in one love the idea of a farm and like to know more of the new about the way we operate. A big bonus of having Wigwams® people on your land is that you get to learn what happens beyond the Tamar, and it’s vital to keep up with changing viewpoints and to understand what people want from a holiday. At Bodrugan, they get great views, walking, beaches, comfortable, en-suite glamping cabins with fire its td r rnit re and a ar ree site small enough for children to be left to explore. If it rains, they can use our heated indoor pool and sauna, and when tired children go to sleep, parents can enjoy a drink on the deck as they watch the ocean.”

E
njoy a walk around the harbour at Mevagissey and you’re in for a treat. Brightly coloured boats bob in the water and coloured buildings climb the valley on three sides. The narrow, medieval streets here are home to many artists studios and galleries, craft workshops, independent boutiques and lots of excellent places to grab a bite to eat. Many of the buildings you’ll pass are made form traditional cob and slate and would once have been the haunts of smugglers. Step into one of the older pubs like the Ship Inn and it’s easy to imagine plans of plunder taking place in secretive corners. You can discover more about the intriguing story of this remarkable little village at the town museum on the harbourside.

In Mevagissey you’re perfectly placed to enjoy many of Conwall’s top attractions. The Lost Gardens of Heligan are perched on the hillside here and you’re just five minutes drive from St Austell and the Eden Project. Or take a 30-minute ferry ride to Fowey and see if you can spot any seals basking on the rocks or dolphins playing in the waves during your journey. There are also a good number of excellent beaches within easy reach along this stretch of coast including the sandy beach of Pentewan (popular for watersports) and the smaller cove of Portmellon, where dogs are allowed all year. Accessible only via the coastal path
and around 200 steps down, Polstreath Beach is well worth a visit. It’s only about a quarter of a mile up the coast from Mevagissey but stays relatively quiet because of the tricky access. If you fancy a dip there are few better places than Gorran Haven where the waters are clear and safe. The whole coastline here is popular with fossil hunters and has interesting geology. You can even enjoy a glass of local wine at Polmassick Vineyard. Take a tour to find out more about how they’ve been growing grapes and turning them into consistently good vintages for more than 30 years.
If you come back empty-handed, or catching your own is not your style, don’t worry, there are plenty of excellent places providing food, from locally landed seafood to proper Cornish afternoon tea. a e rnish r d e ith an eri an t ist at The har sfin a re a ed and st ish restaurant with amazing harbour views (they do some lovely cocktails too). For breakfast, lunch or afternoon tea seek out the River Street Café on Market Square. Ruth and her team always have handmade comfort food on the menu and we’re big fans of their rump steak sandwich served with divine homemade onion marmalade. The afternoon teas provide a welcome afternoon sit down too – choose from sweet or savoury depending on your mood. In the evening we heartily recommend a walk around the moonlit harbour. The lights playing on the water make this a romantic way t r nd r da nd e s re t e back in December when the Christmas lights are a well-known and well-loved attraction.

estled in a secluded bay on the Roseland peninsula is The Nare Hotel, an oasis of peace and tran i it This a nifi ent h te overlooks Carne beach, a long stretch of golden sand leading to the deep blue waters of the Atlantic Ocean – and has been Cornwall’s highest rated hotel for the last 25 years. Here at Cornwall Living, we love good food and therefore highly recommend a visit to the hotel's two AA rosette restaurant, The Quaterdeck. As the name suggests, the restaurant has a nautical theme, with classic yachting décor, teak panelling and deck-like rin hi h is rther enhan ed r to ceiling windows that bring the ocean to your table. The restaurant is renowned for sourcing the most exclusive local and fresh ingredients from both land and sea, the Cornish-reared beef is some of the best around but it’s the seafood dishes that really steal the show. The Oyster Boat for example, features an array of locally caught oysters, crab, crevettes, smoked fish s a s and ster arnished ith ne potatoes and arranged on a delightful wooden boat; a real show stopper, perfect for sharing. Head chef Nick Lawrie tells us: “I moved to Cornwall because of my love for seafood. In my experience Cornish seafood is the best in the country and working here means I am able to access an incredible variety straight from the ocean.” Nick has recently launched The Quaterdeck’s

ith its narrow, winding streets packed with independent shops and stunning views from every hilltop, Fowey is a dream of a place to get away from it all, with plenty of opportunities to get out on the shimmering, blue water. The centre of town offers a labyrinth of narrow, medieval streets and buildings to explore, set alongside more recent Georgian architecture.

In December you’ll find lovely local gifts and a chance to visit Father Chrismas at the popular Christmas markets. Brave souls can make a splash at the charity New Year’s Day swim at Readymoney Cove. www.foweychristmasmarket.co.uk Don’t miss the jewel in the crown – Fowey Royal Regatta – which attracts visitors from around the world for a packed programme of events on and off the water. www.foweyroyalregatta.co.uk
Fresh seawater is pumped in daily at high tide and children will love the touch pool where they can handle crabs, shrimp and more. The deep-water harbour and estuary make Fowey a magnet for fans of sailing and other water sports and taking to the water is a must. Sightseeing boats depart regularly from the Town Quay steps, or you can hire a self-drive boat, kayak, open canoe or even try a spot of stand-up paddle boarding out on the big blue. The passenger ferry across to Polruan also operates daily, linking you to a charming village where the cottages cling to the hillside. The Headland Garden is well worth a look if you visit on a Thursday afternoon between May and August. The unique position of this cliff side paradise means it has an almost subtropical climate where ferns, palms, echiums and other exotic varieties thrive. From Polruan you can also access popular walks on the South West Coast Path in this Area of Outstanding Natural Beauty. The Hall Walk is one of the most popular routes in Cornwall; a four-mile circular walk with two ferry crossings. It’s an exceptional, scenic tour through National Trust Woodland and with panoramic views of Fowey Harbour as well as the local inlets and creeks. There are some steep sections but plenty of benches on hand to allow regular breathers.
Heritage-lovers can indulge themselves e rin a h st rtifi ati ns in and around Fowey. St Catherine’s Castle keeps watch over Readymoney Cove – walk up there from the water’s edge and you’ll pass the cottage where novelist Daphne Du Maurier lived with her three children in the early 1940s (she has many other connections with the town which there are lots of clues for literary-types to track down). Built in the early 1500s by Henry VIII as a defence against the French, you can still see the main keep at St Catherine’s as well as a two-gun battery added during the Crimean ar in and additi na difi ati ns made during World War Two. Restormel Castle in nearby Lostwithiel is a remarkably preserved round castle set on an earlier Norman mound with a moat surrounding it. And you can step further back in time at Castle Dore – an Iron Age Hill fort that excavations reveal has been occupied since the 4-5th Century BC. Then return again to Fowey and to the medieval period with a trip to see a 14th Century blockhouse. Two of these structures sti e ist an in ea h side the e River: a chain was once suspended between them to close off the harbour. The chain is long gone but the blockhouses remain and the one at Polruan can be visited on foot.
EXPERIENCE
PLACES TO EAT You’re spoilt for choice for a breakfast, lunch or afternoon tea stop-off in Fowey with a host of great cafés to choose from. We love the fish finger sandwiches at the Lifebuoy Café, and the authentic Georgian vintage interiors at The Dwelling House make it the perfect setting for afternoon tea. Be sure to sample some local delicacies while you’re in town – Fowey River mussels and Cornish pasties are a must. Try Sam’s for a great Cornish seafood experience and pop into Kittos Deli for a proper pasty and some amazing cuts of meat for your barbecue from a proper local butcher. Fancy an ice cream? Don’t miss Sundaes for a huge variety of gourmet flavours and options from cones to proper ‘knickerbockerglories’ to eat in or take away. Kids love the sweetie sundaes with a selection of ice creams, sweets and sauce and we’re big fans of the honeycomb and the raspberry ripple.
