Professionals in the holiday letting sector are sincerely hoping the introduction of statutory registration to the industry will play a huge part in removing the ‘cowboys and rogues’ from self-catering accommodation market.
At the moment, we are the only country in Europe which lacks a registration scheme, whereby owners and agents must make sure the property has been registered with their local authority and meets a certain level of compliance. They will not be allowed to advertise on any platform without a registration number allocated to that property, deeming it safe to rent out. Currently, in Phase two of development with the Department for Culture, Media and Sport (DCMS), and backed by all parties in Government, this will become a legally enforceable scheme in which all self-catering properties must submit gas/oil safety certification, electrical safety, fire risk
call for
assessment and potentially full details of public liability insurance, letting agent and even mortgage information.
This data collection will be vital to monitor the impact and economic value of holiday letting on local communities in Cornwall –as currently there is no actual figure of how many holiday homes there are. It will be crucial for owners to do their research and make sure they are compliant with all the relevant laws and regulations, enhancing guest experiences and everyone’s safety.
If you are looking for advice on buying or running your holiday let or wish to discuss these issues in more detail, then get in touch with Fixer Property and Management.

An untold story brought to life
The Story of Emily combines modern technology with intricate restoration to honour Emily Hobhouse, a remarkable Cornish woman who defied Victorian conventions. During the Second AngloBoer War, Emily travelled alone to South Africa, witnessing and responding to the suffering of women and children in British concentration camps. She brought aid and relief, making an enduring impact on countless lives and becoming a thorn in the side of those overseeing the camps and beyond.
This immersive experience takes visitors back to the 19th century with self-guided audio tours of Emily’s restored childhood home, a Victorian rectory recreated to its 1875 setting. Explore rooms like her schoolroom and scullery, with Victorian clothing available to try on.
The War Rooms contrast this domestic setting with sensory installations, animation,

and virtual reality, depicting the war’s sieges and guerrilla campaigns alongside Emily’s courageous legacy. “Through this experience, we aim to reignite awareness of Emily’s courage and the resilience of women and children of that time,” says general manager Martin Lovell.
A restaurant serves South African-inspired dishes alongside views of a Victorian-style kitchen garden. Visitors can also explore the gardens, meet animals, and enjoy scenic views from the War Rooms’ mound.
Open Thursday to Sunday, 9am – 5pm, with audio tours from 10am, tickets start at £25 per adult and must be booked in advance.

Committee Co-Chair Kate Holborow said: “This year’s fair was a wonderfully sparkly event, making a direct impact on people’s lives during a difficult season.”
Funds came from ticket sales, sponsorships and stallholder contributions. Over 60 stalls featured food, drink and festive goods, supported by sponsors like Lillicrap Chilcott, Wildanet, Rodda’s, and Seasalt Cornwall.

A variation upon a trusted favourite
St Austell Brewery, Cornwall’s iconic familyowned brewer since 1851, recently launched its first low-alcohol beer: Proper Job 0.5%. A bold addition under the popular Proper Job IPA brand, this new brew delivers the same vibrant citrus and grapefruit notes, courtesy of Cascade, Willamette, and Chinook hops, but with just 0.5% alcohol.
The brewery spent over two years perfecting this low-alcohol take on its flagship IPA, responding to a sharp rise in demand for no and low-alcohol options. Brewing Director Georgina Young explained, “We wouldn’t settle for anything less than a wellbodied, tasty IPA without the alcohol, and we’ve finally perfected a recipe which has nailed that.”
The beer launched on October 10th 2024 in 500ml bottles and was available online and across St Austell’s 160 pubs from October 14th. Cans and draught formats are in hot pursuit.
As more drinkers embrace mindful moderation, particularly during campaigns like Sober October and Dry January, Proper Job 0.5% offers a full-flavoured, alcoholfree alternative. St Austell Brewery, known for staples such as Tribute Pale Ale and Korev Lager, continues to lead the way in innovation while staying true to its heritage.
With over 160 pubs, inns and hotels across the West Country and an expanded brewing operation through its 2016 acquisition of Bath Ales, the brewery is well-positioned to capitalise on the no/low-alcohol trend. Proper Job 0.5% is a refreshing step forward in meeting this growing consumer demand.

ST AGNES HELSTON
PropertyPERSPECTIVE
With the result of the General Election and the subsequent change of government, we thought we’d take a look at the impact it has and will have on the Cornish property scene.
Words by Jamie Crocker
Property in Withiel, north Cornwall, sold by Rohrs & Rowe
The Cornish property market is unique. No other county encourages such a mix of buyers, and as we enter 2025, it is experiencing a period of notable transformation. A confluence of economic factors, policy changes and shifting buyer preferences is reshaping the housing landscape in the region.
House prices are on the move again!
According to HM Land Registry’s latest report, they rose by 3.4% in October –though the official figures won’t land until February. This brings the average UK house price to a tidy £292,000. In Cornwall, things are a bit different. The average price here sits slightly higher at £301,000, but that’s down 1.5% compared to last year. Meanwhile, the broader south west region has seen a 2.7% increase. It’s a reminder that Cornwall’s property market marches to its own beat.
Mortgage rates, of course, remain the big player in this dance. Current rates of 4.83% for five-year fixes and 5.08% for two-year fixes might sound steep, but there’s good news on the horizon. Experts predict they’ll drop to around 4.0% in 2025, giving buyers a little breathing room.
Lower rates could nudge more people onto the ladder, but let’s not forget – this all depends on the wider economic mood.
Then there’s the second home debate, which shows no signs of cooling. The government’s plan to hike the stamp duty surcharge on second homes to 5%, coupled with a doubling of council tax by 2025, is designed to tackle housing shortages. While these policies aim to ease local pressures, they could also shake up investment in holiday lets, with ripples across the local economy.
Looking ahead, Cornwall’s housing market faces a bit of a balancing act. Falling mortgage rates might bring a buzz of activity, but the long-term impact of second-home policies remains unclear. It’s a tricky puzzle.

In this dynamic environment, the insights of local estate agents are invaluable. Their first-hand experiences and nuanced understanding of market subtleties provide a comprehensive perspective on the challenges and opportunities that lie ahead for Cornwall's property sector. As such, we’ve canvassed the expert opinion of five Cornwall-based estate agents to get an ‘on the ground’ opinion of what’s happening. Here are the results.
Emma Mather – Managing Director –The Mather Partnership
“We are currently experiencing a busy market with numerous buyers eager to move. It's a very price-sensitive market, meaning properties priced attractively are getting significant interest and offers. Although there are fewer buyers for second homes and holiday lets, the general demand for residential properties remains strong.
“To succeed in this market, you need a proactive approach guided by an experienced team.
That's where we come in. Our team at The Mather Partnership has a wealth of experience and a proven track record of helping clients navigate the complexities of buying and selling homes. We understand the importance of pricing your property correctly and marketing it effectively to attract the right buyers.”
www.thematherpartnership.co.uk
Martyn Rohrs – Director –Rohrs and Rowe
“The 2024 Cornish housing market was primarily driven by house movers rather than holiday home buyers. Demand for holiday lets particularly declined due to the tax changes made in the spring and autumn budgets, which ended the previously favourable regime. Cornwall Council’s announcement to double council tax on second homes from April 2025 further dampened interest among some buyers.
ABOVE Rockside – Rohrs & Rowe
BELOW Crofters – Rohrs & Rowe ABOVE

BELOW Hornacott
Manor – Rohrs & Rowe
“The summer General Election and subsequent change in government led to widespread speculation in the national press about further tax reforms that would take place in Labour’s first budget, further cooling some sectors of the market. Many buyers adopted a cautious "wait and see" stance. However, after the clarity that was provided by the October budget, buyer confidence began to recover, with sales activity picking up considerably in the autumn. Many seller’s price expectations adjusted during the year, too, narrowing the gap with buyers’ budgets and further facilitating transactions.
“Looking to 2025, there is considerable optimism. With clearer policies and renewed momentum, stronger buyer demand is anticipated across all markets. Both local and national buyers, of all age groups, remain eager to live or own a home in Cornwall. These factors create a positive outlook for the market and present opportunities for sellers to capitalise on improving conditions.”

Simon Poole – Manager –
Jackie Stanley
“2024 has certainly been a challenging marketplace, what with a change of government, autumn budget statement and the general economic climate. A huge number of new listings have come on throughout the year, which have somewhat flooded the market at times and created a buyer’s market in some areas. Having said that, we have still seen a fairly active market with sensible pricing as the key. There are still challenges ahead, but with the budget out of the way, a normal market can resume. I do feel the market has turned a corner, and we will experience a more positive outlook in 2025.”

ABOVE Roscullion Farmhouse – Jackie Stanley
“Cornwall’s property market remains as unique as the region itself, but recent challenges have required both buyers and sellers to navigate an evolving landscape. Factors such as rising interest rates and fluctuating demand have created a complex environment, making expert guidance more crucial than ever.
“Here at Jackson-Stops, we pride ourselves on being a small, dedicated team with indepth knowledge of Cornwall’s property scene. This allows us to provide personalized, tailored advice to our clients, old and new, helping them make confident decisions in an uncertain market. Flexibility and preparation are key to thriving in these conditions. Our vendors can expect and benefit from realistic pricing strategies based on current market trends, while buyers should stay informed, act decisively, and work closely with experienced agents to seize opportunities as they arise.

“Despite the challenges, Cornwall’s property market, despite the aforementioned, continues to attract those drawn to its breath-taking coastline, rolling countryside and picturesque villages. The timeless beauty of the region – paired with its unique lifestyle and sense of community – remains a powerful draw for buyers near and far. By combining our deep local insight with a commitment to delivering exceptional service, we’re able to help our clients achieve their property ambitions – even in tough times.”

Jane Thomas – Sales Manager –May, Whetter & Grose – Fowey
"The Cornish property market is navigating an intriguing chapter as 2025 begins. Over the past year, we at May Whetter & Grose have seen shifting trends driven by legislative changes, buyer priorities, and a renewed focus on sustainability. These dynamics present both challenges and opportunities for homeowners, vendors and prospective buyers alike.
“One significant influence has been the introduction of higher council tax premiums on second homes, aimed at addressing Cornwall’s housing affordability crisis. This has tempered speculative purchases, and together with an increase in the SDLT for second homes, we are seeing a change in focus. The aim is that more properties become available to local families, however, this is dependent on the type of properties coming to the market as not all second home stock is suitable for families and main home living. The policy attempts to rebalance the market in favour of primary residences to reduce the hollowing-out effect often seen in picturesque Cornish towns – time will tell as to how successful this will be.
“Despite these changes, demand for homes in Cornwall remains strong. Remote working has continued to make our beautiful county an attractive prospect for those seeking lifestyle relocations.
May, Whetter & Grose
Whitehall – Jackson Stops

Buyers are increasingly prioritising energy efficiency and eco-credentials, making properties with solar panels, heat pumps, or strong EPC ratings particularly appealing.
“At May Whetter & Grose, we pride ourselves on guiding clients through this evolving landscape with expert advice and a deep understanding of the local market. If you’re considering buying, selling, or renting in Cornwall, now is a pivotal moment to act.” www.maywhetter.co.uk
The Cornish property market has always held a unique allure, and 2025 appears to be no different. With economic policies, shifting buyer dynamics, and a new government shaping the landscape, the region finds itself at a crossroads. Though challenges remain, such as the impact of second-home legislation and evolving buyer confidence, Cornwall's appeal continues to shine through.
Navigating this changing market requires a combination of realism, adaptability and local expertise. The outlook is one of cautious optimism: while buyers and sellers must adjust to new norms, there are opportunities to be found. Cornwall's enduring desirability, bolstered by the promise of renewed stability and interest rate changes, suggests a brighter horizon ahead.
As the property market transitions into this next phase, it remains rooted in the charm and resilience of the region – an enduring testament to Cornwall’s unique place in the hearts of many.

A legacy of EXCELLENCE
Rohrs & Rowe have built an enviable reputation rooted in trust, expertise and an ability to deliver remarkable results.
Toutcomes for our clients. Our commitment ensures we don’t just market houses – we sell them. We invite anyone considering selling their home to contact us for a confidential discussion, whether their property is new to the market or has struggled via a different approach.”
Their success stories for 2024 include a Georgian property once home to Cornish artist John Miller. The property proved perfect for an international couple starting a luxury bed-and-breakfast, and Rohrs & Rowe’s expert handling ensured a smooth transaction, despite the requirement for a change of use. The clients summed it up: “Fantastic guidance and service throughout. Calm, polite, reassuringly experienced, solid communication throughout the process and a range of brilliant marketing, which found the right buyers for our property in a timely way.”

his year marks the ninth year in business for Rohrs & Rowe, a milestone that firmly establishes them in Cornwall’s estate agency sector. Their innovative and progressive approach has redefined estate agency services within the county, earning them the prestigious title of Best Estate Agency in Cornwall on six occasions from the renowned International Property Awards. Their most recent accolade, for the 2024/25 period, was presented at a gala dinner at the Royal Lancaster Hotel in London, further cementing their reputation in the region’s property market.
Rohrs & Rowe excel in navigating challenging market conditions, as shown by Compass Point in Mevagissey. Despite entering the market during a cooling period, their strategic marketing and unwavering dedication secured a buyer captivated by the property’s location and exceptional sea views.
For founders Martyn and Matthew, these awards reflect their unwavering commitment. Matthew explains: “After years in corporate agencies, Martyn and I formed a vision to disrupt the status quo and offer something truly different. When we launched Rohrs & Rowe in 2016, estate agencies were largely one-dimensional, offering limited use of technology and mostly standardised approaches. We saw an opportunity to innovate with professional drone and video technology, leverage the global reach of social media, craft engaging visuals and narratives that highlight a property’s lifestyle appeal –all while maintaining the highest customer service standards. We’ve also carefully built our exceptional team of professionals, who are all dedicated to their craft. It’s incredibly rewarding to see how our vision has reshaped the industry over the last decade.”
Looking ahead, Martyn comments: “Our goal is always to stay ahead of the curve. For 2025, we have introduced new technology and marketing strategies exclusively available in Cornwall through Rohrs & Rowe. These advancements will further enhance our extensive marketing capabilities, enabling us to target and reach wider national and international audiences and deliver the best
The owners commented: “Rohrs & Rowe are a professional team who stand out amongst estate agents, with a wealth of experience and knowledge that extends across Cornwall. From start to finish, we received sound, honest advice, and they were with us every step of the way – always communicative, supportive, and proactive. Their photography was outstanding. Having dealt with many property transactions and estate agents over the years, Rohrs & Rowe outshines them all, and we would not hesitate to recommend them.”
Their adaptability is evident in the sale of Treath at Praa Sands. Initially listed with another agent, it struggled to attract interest.
Rohrs & Rowe revitalised the listing with evocative winter photography and a fresh strategy, generating immediate interest.
The owners reflected: “Having attempted a sale through a local agent the previous

year, we decided to market our house with Rohrs & Rowe in the hope of appealing to a wider market. It was a very different and more professional experience, which was immediately apparent with the quality of photographs and the brochure they produced. They took the time to get to know our property and its unique selling points. We were very fortunate that our buyers were found within two weeks, and we managed to sell during a very uncertain and changeable housing market. We are very grateful that we chose to sell through Rohrs & Rowe and have no hesitation in recommending them.”
“We were impressed by their knowledge and lightness of touch in dealing with both ourselves and the purchasers. Their proven track record, outstanding photographic and video work, and immediate introduction of purchasers demonstrated their exceptional market insight.”
Attention to detail defines their approach, as seen with Ansells, a stunning modern residence on the Roseland Peninsula boasting outstanding sea views. Selling such a unique home required a bespoke campaign showcasing its design and location through targeted national advertising and stunning visuals. The owners said: “We were so impressed by their professionalism, understanding of the market, and unfailing courtesy and support as they guided us through the process. The house was marketed with stunning photos and a video, and promoted with full-page advertisements in a range of magazines. We feel that Rohrs & Rowe went the extra mile to show the house in as many ways as possible and to its best advantage.”
Similarly, Trevethow, a four-bedroom cottage in Mullion, highlighted their creativity and precision. By focusing on its blend of historic charm and modern comforts, they quickly generated multiple offers. Client feedback described them as “Agile. Communicative. Proactive. Rohrs & Rowe are an exemplar for the rest of the industry. This is what good estate agency looks like.”
Rohrs & Rowe also excel in handling sensitive transactions. The owners of a beautiful Georgian farmhouse in Falmouth, located between two idyllic beaches, required discretion at the marketing stage. By leveraging their extensive database of contacts and buyers, Rohrs & Rowe conducted a quiet yet effective campaign. The clients commented:
What sets Rohrs & Rowe apart is their approach. They go beyond simply listing properties on Rightmove by securing highimpact advertising in leading publications and extensive, targeted social media campaigns. Their philosophy of collaboration and innovation ensures they remain ahead of market trends. From compelling visuals to personalised strategies, they don’t just sell homes – they curate lifestyles.
For anyone considering selling property in Cornwall, Rohrs & Rowe offers more than expertise – they offer a trusted partnership rooted in integrity and a shared vision for success. Cornwall’s property market is as diverse as its landscapes, from historic cottages to sleek, modern masterpieces. By focusing on what is unique, Rohrs & Rowe ensures every property stands out. Their results speak for themselves, and their ethos of collaboration and excellence leaves a lasting impression.
Whether selling a historic farmhouse, a contemporary haven, or something unusual or unique that would benefit from their approach, Rohrs & Rowe provides a service that is beyond the status quo. If you’re ready for your property to tell its unique story, there’s no one better equipped.

Oltco is the UK’s leading sustainable resin flooring company, with 20 years of expertise and over 50 resin experts throughout the country.
Recycle Bound, developed by Oltco, is a world-first and multi-award-winning surface solution incorporating recycled waste plastic. For every square metre of Recycle Bound, the equivalent of 3,000 plastic straws is used. Therefore, a standard driveway of 50 square metres is comparable to using 150,000 plastic straws. It costs the same as Resin Bound, has the same colour blends, and is Oltco’s strongest system yet. Such is its popularity that Oltco has recycled the equivalent of half a Billion plastic straws since 2019!
As Johnny Pearce, founding partner, says, “We’re renowned for our premium resin-bound products, quality installation and proven track record.”
This confidence in the products and service is undeniable, as the Oltco guarantee covers 15 years for Resin Bound and 20 years for Recycle Bound.
One of the key benefits of Recycle Bound is how low maintenance the surfaces are, as they minimise weeds and are very easy to clean. They are also anti-slip and DDA compliant, improving accessibility needs. Going even further than just using conventional recycled waste plastic, Recycle Bound is also SUDS compliant – meaning the porous surface allows for water to drain through as it naturally would through the soil, reducing surface water and associated flooding.
All of Oltco’s in-house blends can be customised to suit the home they are intended for. Pathways, patterns, logos and house names can also be incorporated into the design, and both Resin Bound and Recycle Bound are UV stable, so colour fade won’t occur.
And what’s more, outdoor home transformations don’t have to pause over the winter period. All Oltco require is a dry day and temperatures over five degrees, and you could have your resin surface installed at the start of the year, ready for the warmer months ahead.

Exploring
THE FUTURE
We engage with GreenGenUk to find out more about the benefits to be had from installing an air-source heat pump.
Thanks to increased incentives, air-source heat pumps are becoming a popular choice for reducing energy bills and cutting carbon emissions, so we caught up with Sophia, one of GreenGenUK’s Renewable Sales Specialists, to find out why they’re the perfect addition to homes in Cornwall.
How much space does an air source heat pump need?
You typically need one to two square metres of outdoor space. The key is ensuring the unit has good airflow and isn’t obstructed. With proper placement, they operate efficiently without taking up much room.
Are air source heat pumps efficient – even in freezing temperatures?
Heat pumps can extract warmth from the air, even when temperatures drop below freezing. For every unit of electricity they use, they typically generate three to four+ units of heat. This makes them incredibly cost-effective over time, helping to significantly lower energy bills.
Combining solar PV and battery storage is ideal for maximising efficiency. Solar panels generate renewable energy to power your heat pump, and a battery stores surplus electricity to use when the sun isn’t shining. It’s a fantastic way to reduce running costs and make your home even greener.
Are they noisy?
Most units produce around 40 to 50 decibels, which is comparable to the hum of a fridge or
a quiet conversation, with proper installation, they are placed in areas where noise won’t cause any disruption.
Can older homes benefit from air-source heat pumps?
Older properties can benefit from heat pumps, but efficiency depends on proper design and installation. While poorly insulated homes may need upgrades, a well-planned system can still provide effective heating. At GreenGenUK, we offer tailored assessments to maximise performance.
What about the Boiler Upgrade Scheme?
This government incentive provides a £7,500 grant for installing an air source heat pump. It’s a fantastic way to reduce upfront costs. At GreenGenUK, we guide homeowners through the process to make it as simple as possible. Switching to renewable heating has never been easier. With GreenGenUK’s expert guidance and tailored solutions, you can transform your home into an energy-efficient, low-carbon haven. Whether you’re interested in a standalone heat pump or a complete solution with Solar PV and Battery Storage, their team is ready to help.

One of 2025's standout trends is a move towards organic minimalism, where clean lines and natureinspired materials take centre stage. German kitchens, celebrated for their functional and minimalist designs, fit seamlessly into this trend. Featuring natural woods, earthy tones, and sustainable materials, these kitchens create a tranquil, nature-connected space – ideal for a flowing cooking environment.
The kitchens of 2025 will marry technology with sustainability. Energy-efficient appliances and smart home integrations are redefining convenience with an eco-conscious edge. German kitchens, known for their durable, high-quality materials, are designed to accommodate advanced appliances that minimise water and energy consumption. Investing now allows you to create a futureproof kitchen while potentially avoiding rising costs in the years ahead.
Gone are the days of stark white kitchens. In 2025, warm, muted tones – such as taupe, soft greens, and muted terracottas – will be ascendent, creating a welcoming and cosy atmosphere. German kitchen manufacturers are already ahead of the curve, offering an array of colour options that align with this evolving aesthetic.
Ergonomics will also take precedence, with kitchen layouts designed to maximise comfort and efficiency. This focus on usability complements the core principles of German kitchen design, where every element is carefully planned to enhance practicality.
Ready to bring your dream kitchen to life? Contact Kitchen Kit today to explore how German kitchens can transform your home.
Homeowners in 2025 will prioritise individuality, with personal touches becoming central to kitchen design. A fresh
As we welcome in 2025, join me in a healthy kick start to the year.
Words by Jude Kereama
Happy new year everybody! I hope that the festive season was celebrated with much gusto and you all had fun with friends and family. It’s always a time of over indulgence at Christmas, as we reach for an extra pig in blanket, some more cheese and crackers, or a top up of Port. The best thing is we can do this all the way up to New Year’s Day and I usually do.
After days of feasting and drinking, it's time to reach for the Rennie or Alka Seltzer and start my year with a bit of a health kick. Many of us will make a New Year’s resolution to get fitter and be healthier; I for one always make that promise and I tend to cook dishes with more nutritional value in mind to try and purge my body from all the over celebrating. I love to make winter stews and soups with all the organic vegetables I can find. I also love to cook fresh fish and eat it simply with some salads, vegetables or braised legumes.
Every year, like many of us, I like to set a new challenge, and it tends to involve charity work.
This year, I am running the London Marathon for The Fisherman’s Mission charity which I fully believe in. Their work is really important to fishing communities like the one I live in and support. There is nothing more motivational than entering a charity race to get yourself into gear to make sure you are fit enough to make it. That means I will be hitting the coast path all through winter to get me ready for the race at the end of April. It’s been a tough start to training with my foot injury, but I know with steely determination that I will be ready for the challenge when it comes. I have an aim to raise £10,000 for them and I will need as much help as possible. You’ll find a link on my Instagram account (@chefjudekereama) if you would like to donate to an amazing cause. Also, you can follow my journey in my story to see how I start from my foot treatment for my injury to marathon fit. Wish me luck!
Many of us make resolutions of change or a difference in direction to give us an aim for the year, something to make us strive. We have plenty of changes afoot for the new year in both of my restaurants. At Kota we are opening with a new concept and a refurbishment. The bar area will now be open for wine tastings and a bottle shop for customers to take wine home. We will also be welcoming wine producers to Kota to talk to customers about their wines, with feast nights where we will match their wines with food. The focus will be on wine and dine matching with continuous changes of new dishes throughout the seasons. This will give customers the choice to have as many or as little of our matches depending on how hungry they are. But don’t worry, we will still have a chef’s tasting menu and there will be an option of a sharing platter or two.
At Kota Kai we have a huge change. We say goodbye to my long serving Head Chef and friend Marcus Houghton, who will be leaving after 14 years with us. We will miss him and wish him the best of luck for the future. We are delighted to welcome our new Head Chef, Ryan Venning, who has a fantastic resume with a host of experience from running restaurants around Cornwall, most notably at Porthminster Beach Café. We will be changing our menus to incorporate a collaboration between Ryan and myself which I think will be very exciting for all. Following on from our very popular Asian Nights we are very excited to announce a series of themed nights exploring the Flavours of the World, keep an eye on our socials for dates and menus. I'm looking forward to welcoming you all back in 2026 with all the new and exciting changes in both Kota and Kota Kai.

COLOUR & SPACE
Perranporth Clear Night Sky, Original Painting by Diane Griffiths
Capturing the beauty of Perranporth Beach on a moonlit night as the waves lap around the rocks, this stunning original painting is one of a collection of pieces on display at Colour & Space in Perranporth.
Local artist Diane Griffiths has become widely collected across the UK and recently won the People's Choice Award at The British Art Prize 2024. Her work reflects the beauty of her surroundings whilst adding a touch of flare through colour and texture.
Open between Wednesday and Saturday throughout December, the gallery is also open online, offering free UK delivery on most items.
For Carol Hosking-Smith, the journey into abstraction stems from childhood. A sunset, fields and vivid colours sparked a lifelong fascination with colour and creativity. These seminal moments are couched in a child’s innocence yet point to a life that was to follow. As William Wordsworth wrote in his poem My Heart Leaps Up, ‘The child is father of the man.’
Formal art training at institutions like Reigate and Chelsea Schools of Art enabled Carol to refine her craft, blending chromatics, texture and composition. Yet London’s fast pace pushed her to seek a quieter life. Inspired by Penwith Society of Artists’ founder Wilhelmina Barns-Graham, Carol relocated to St Ives, Cornwall. There, the sea, light and community provided peace and inspiration. Carol’s art thrives on spontaneity and energy. Influenced by Zen brushwork and the concept of mu-shin (“no-mind”), her paintings balance deliberate motion with organic development.
Her Wabi Series exemplifies this, exploring the relationship between colour, form and space with simplicity and vitality.
Music and dance subtly inform her process, with shared elements like rhythm and flow shaping her mark-making. This approach even applies to the materials – the acrylic paints and inks that she uses are perfectly suited for this type of quick and expressive work – “They flow so well.” Carol strives to uplift her audience, countering the angst often expressed in contemporary art. Her work, displayed in prestigious galleries such as the New Craftsman and the Penwith Gallery, reflects a lineage of abstraction rooted in American Expressionism and St Ives Modernism. While challenging for some, her art invites viewers to engage with its energy, harmony and joy – a celebration of colour and creativity.

The elements in colour
Bold and beautiful, Colour & Space is delighted to exhibit a collection of limited-edition etchings by Louise Davies. Louise uses vivid colour as an intuitive response to the landscape. Her technique involves using deep, velvety tones that contrast with delicate and spontaneously etched lines.
The Gallery will also showcase its collection of local artists who take inspiration from the surrounding area. The new display
will include original paintings, fused glass, ceramic sculpture, jewellery and much more. The gallery prides itself on an everchanging display of unique, colourful art created to make you feel good. The gallery is open between Wednesday and Saturday throughout the winter. You can also shop online with free UK delivery on most items.

Through the lens of Emily Harris
A sailor and filmmaker, Emily Harris finds her muse in the sea, now based in Falmouth, Cornwall. Her passion for documenting traditional craftsmanship began in Essex, capturing life aboard East Anglia’s historic vessels. After earning her photography degree in Surrey, her work was acquired by London’s Imperial War Museum.
She gained acclaim for her editorial photography, working with publications like Classic Boat. Transitioning to moving images, she collaborated with brokers and museums to throw a spotlight on classic yachts and traditional skills.
Her recent commissions include documenting Emirati heritage for the Zayed Museum. Today, she’s focusing on local crafts through Kreft Films and Falmouth’s maritime culture via her YouTube channel, Classic Yacht TV. Emily’s work intertwines storytelling with meticulous detail, celebrating craft, design and the enduring pull of the sea.

From the heady world of Capital finance to a more fulfilling existence.
Victoria Clark once thrived in the high-stakes world of finance, navigating the chaos of trading floors in London and Madrid. However, a traumatic event altered her trajectory, prompting her and her husband to exchange the relentless pace of their careers for the shores of Cornwall. There, Victoria found a new calling: helping others find peace and order through professional decluttering. Her company, ByVictoriaClark, is grounded in empathy and her own experiences of upheaval. Victoria’s work goes beyond tidying spaces – it transforms lives, fostering mental clarity and emotional relief for clients overwhelmed by disorder. By restoring functionality to cluttered homes, she helps individuals reclaim dignity, independence and peace of mind. Many of her clients face profound challenges, from grieving families and elderly individuals to those struggling with mental health issues or hoarding tendencies. Victoria’s compassionate approach ensures each case is handled with respect, patience and understanding.
Decluttering, as Victoria explains, isn’t just about creating neat spaces – it’s a powerful tool for improving mental health. The act of simplifying a home can reduce stress, create a sense of control and encourage clearer thinking. Moreover, her focus on redistributing unwanted items brings additional meaning to
her work. Collaborating with local charities such as Growbaby Truro, Age UK and St Petrocs, Victoria ensures that unused belongings find new homes where they can truly help others. This redistribution not only lightens her clients’ loads but also supports those in need, making her work deeply impactful on multiple levels.
Victoria’s transition from high finance to professional organising highlights the skills she brought with her: strategic thinking, resilience and an unwavering drive. As a member of the Association of Professional Declutterers and Organisers, she draws inspiration from a network that prioritises support and collaboration, a refreshing contrast to her former competitive environment.
For Victoria, success is no longer defined by monetary gain but by the positive impact she has on others. Her work is a testament to the profound connection between external order and inner peace, proving that a harmonious home is often the foundation for a calmer, more intentional life.
Victoria is always on the look out for new charities to pair with. If you are one such organisation then make contact at Victoria@ ByVictoriaClark.co.uk

A Cornish SANCTUARY
Seated within rolling green hills, just a short distance from Liskeard, you’ll find Old Lanwarnick.
Old Lanwarnick combines centuriesold history with modern luxury, offering a unique retreat in Cornwall. Dating back over 900 years, this estate is mentioned in the Domesday Book of 1086. Once an agricultural holding, it now boasts beautifully restored cottages that blend traditional craftsmanship with contemporary comforts.
Matthew and Vicky, the current owners, took over in 2021, transforming Old Lanwarnick into an eco-conscious haven. Thoughtful renovations have restored the main farmhouse and upgraded other cottages with new oak floors, windows and kitchens. Sustainability is key, with EV charging points and solar panels introduced to reduce the estate’s carbon footprint. Dog-friendly amenities include secure fields, an agility course, woodland walks and a heated dog wash.
For nature lovers, the estate offers 34 acres to explore, with enhancements like a picturesque pond, orchard and tranquil gardens. Old Lanwarnick is delightful all year round. Summer brings vibrant walks and warm seas; autumn offers golden landscapes; winter is cosy by the fire, whilst spring blooms with wildflowers. Matthew and Vicky’s favourite is September, with its warm days and peaceful atmosphere.
As the estate evolves, 2025 brings exciting additions. Alpacas will soon join the
landscape, offering guests unique interactions. Beekeeping will expand with new hives, supporting garden pollination and producing local honey for guests to enjoy. For adventurous visitors, three luxury glamping tents will be introduced. Nestled in a secluded field, these eco-friendly tents will feature wood burners, fridges, gas rings, a BBQ area, composting toilets and showers – blending rustic charm with sustainability.
With a personal touch, Matthew, Vicky, and their son Isaac ensure every guest feels at home. Vicky’s business acumen and Matthew’s project management expertise have elevated the estate while maintaining its historic charm. Their dedication shines in every detail, from warm welcomes to ensuring every guest’s happiness.
Whether you’re seeking a romantic escape, a family holiday, or a dog-friendly retreat, Old Lanwarnick offers a chance to reconnect with nature, explore Cornwall’s rich heritage, and relax in serene comfort. As Vicky says, “If our guests are happy, then so are we.”
