Industrial to Event/Design Space

CHICAGO, ILLINOIS

Full-service design and engineering services for the renovation of 1970’s era industrial building into a15,000 square foot glass blowing studio. The building also features classrooms, an art gallery, and a one-of-a-kind assembly/event space located at 401 N. Armour in Chicago’s West Loop.

The original N. Armour building was the home of multiple businesses and Epstein’s design team was tasked with taking that disjointed facility and creating a coherent program and design to match the ambitious goals of Ignite Glass. To accomplish this charge much of the existing facility shell was reused and substantially renovated, with the event space component being the only piece of new construction.

Conrad Chicago Office to Hotel Conversion CHICAGO, ILLINOIS

Architect of record as well as civil, MEP/FP, and structural engineer working with a team of designers which included Pierre-Yves Rochon and the Puccini Group on Gellar Investment Company’s office-to-hotel redevelopment of Chicago’s 101 East Erie. In this role Epstein helped the Gellar Investment Company convert the upper 13 floors of the commercial office building at 101 East Erie into a fivestar luxury hotel under the Conrad By Hilton flag.

G&W Electric

Spec Building to Build-to-Suit MULTIPLE LOCATIONS, US

Design-Build services for the renovation and modification of an existing 370,000 square foot speculative industrial building in Bolingbrook, Illinois into a new LEED-NC Gold headquarters and manufacturing facility. Even though the space needs of the Bolingbrook spec building was adequate the facility required significant structural modifications and alterations to serve as a proper headquarters and manufacturing facility for G & W. Epstein’s designers and engineers were tasked with developing a design solution that was forward looking and high-tech, like G & W’s on-going research and product-development efforts.

The Silo Hotel Industrial to Hotel/Residential CHICAGO, ILLINOIS

Design and planning services for the conversion of a vacant 250,000-square-foot mill factory, which spanned a 2.2-acre site and included a series of brick loft buildings ranging from three to six stories tall and a soaring concrete structure with more than a dozen silos, into luxury hotel/residential development.

Epstein seized the opportunity and developed a design solution that would preserve the character of the existing grain silos while incorporating the modern program elements that would allow the project to be financially viable and profitable.

Epstein treated the site as an archaeological find. Our mission was to metaphorically and physically excavate the site, peel away some of its layers and expose its inner components, educating anyone who would, at some point, interact with and view the building.

Ruiz Foods

Vacant industrial facility into custom processing plant DENISON, TEXAS

Epstein teamed with Ruiz Foods of Dinuba, California, the largest manufacturer of hand-held frozen Mexican entrées in the world, to provide Design / Construction Management services for the remodeling, renovation and adaptive re-use of a 262,000 square foot vacant Pillsbury Foods plant in Denison, Texas into a frozen Mexican entrée production facility.

Wholestone Farms

Dated industrial facility into state-of-the-art plant CHICAGO, ILLINOIS

Wholestone Farms, LLC and Hormel Foods Corporation publicly announced Wholestone’s purchase of Hormel’s Fremont, Nebraska pork processing facility in 2018. Epstein worked with Wholestone to develop a multi-year program that will improve the plant and its operations with the goal of making the plant competitive with large, modern plants of recent construction.
