Proper HVAC Application: Get a Load of Crop

Epstein is able to educate clients on various options for HVAC systems. They may range from traditional, to hybrid, to evaporative cooling systems – Epstein’s team uses a holistic approach when deciding which will benefit our client most, or provide them with their desired outcomes, while considering cost and energy savings.

One of the most beneficial aspects of Epstein’s full-service approach is that we provide clients with accessibility to each discipline, including our in-house process, MEP and HVAC engineers. With the right equipment, growers can reduce overhead cost, and eliminate or control many of the challenges associated with indoor grow facilities ultimately saving our clients money.

Green Thumb Industries Cultivation Plant

OGESLBY, ILLINOIS

MEP engineering services for GTI’s expansion of their cannabis cultivation facility, which added significant production capacity. The facility was expanded an additional 150,000 square feet of cultivation and production space and, upon completion, increased the facility 220,000 square feet, including a new office/welfare space, new packaging and production spaces, and new agricultural cultivation spaces.

[PaMS] Cultivation Facility Expansion

SCRANTON, Pennsylvania

DesignBuild services for the expansion of the Pennsylvania Medical Solutions [PaMS] medical cannabis cultivation and manufacturing facility, which includes their cultivation, processing and packaging, manufacturing, analytical lab, tissue culture, husbandry, and employee welfare. The expansion provided more than 160,000 square feet of space, with a 98,000 square foot expansion focused on increasing the facility’s canopy.

Natures Remedy Cultivation Facility Expansion

LAKEVILLE, MASSACHUSETTS

DesignBuild services for a 20,000 square foot renovation including, relocating specific functions, allowing for better operational and process flow, and upgrading spaces to maximize functional capacity. The total canopy will expand by 10,000 square feet.

[Dalitso] Cultivation Facility Expansion

MANASSAS, VIRGINIA

Phased DesignBuild services for the expansion of the Dalitso medical cannabis facility, which includes their cultivation, processing and packaging, manufacturing, analytical lab, tissue culture, husbandry, and employee welfare. Phase I included a 91,652 square foot build-out, increasing cultivation to 25,000 square feet, process to 10,000 square feet, and manufacturing to 17,800 square

feet. The employee welfare area expands to 2,700 square feet, and office space includes 5,500 square feet. Epstein provided architecture and engineering design services for future expansion. Phase 1: Manassas II East, an as-of-right expansion of 104,960 square feet designed to maximize the site FAR increasing the facility to 196,612 square feet. Phase 2: West adds 66,280 square feet. The Manassas facility expands by 240,000 square feet for a total gross area of 262,892 square feet and canopy increase from 5,300 square feet to 103, 050 square feet.

[OhiGrow] Cultivation Facility Expansion & Renovation

TOLEDO, OHIO

DesignBuild services for the expansion and renovation of the OhiGrow medical cannabis facility with cultivation, processing, and packaging capabilities. The multi-phased expansion expands the existing 10,000 square foot building to over 40,000 square feet, allowing for a dramatic increase in output. The first phase creates a 16,000 square foot, single-story expansion of which is designed to support the addition of 15,000 square feet on a future second story. Cultivation space is 18,000 square feet of flower and vegetation rooms, each featuring 3-tier growing racks. The existing building renovation will take place during the second phase to transform it into a dedicated processing and packaging facility capable of handling the increased cultivation output of the expanded facility.

Confidential Client – Illinois Craft Grow Facility

SAUGET, ILLINOIS

Provided full architectural and engineering design services for a new ground-up craft grow facility. Project includes a newly built, 43,115 square foot, one-story building that will primarily provide space for cultivation, processing, and manufacturing. Epstein designed the facility to scale (under the required variance approval process) such that at full build-out or future alteration, the facility will reach the maximum canopy of 14,000 square feet.

Cresco Labs / Sunnyside Dispensary

SCHAUMBURG, ILLINOIS

Architectural and interior design, and MEP, structural, and civil engineering services to Cresco for their 8,389 square foot Sunnyside retail dispensary. Various building modifications were made, and Epstein performed a tenant fit-out from restaurant into a retail space that includes modifications to windows, existing atrium, addition of an office, retail floor, POS counter, vault, check-in area, receiving area, break room, toilet room rework and utilities.

Labs / Sunnyside Dispensary

CHICAGO, ILLINOIS

Interior design and engineering services for a new cannabis retail space in the heart of River North neighborhood. The 7,863 square foot historic space includes retail display space and point of sale, new restrooms, a secure vault, a new elevator, employee spaces and auxiliary rooms required for the store to operate. Myriad of government approvals required extensive coordination.

Cresco Labs / Sunnyside Dispensary

NAPERVILLE, ILLINOIS

Interior design and engineering for a new Sunnyside retail dispensary that occupies over 8,000 square feet including, retail display space and point of sale, new restrooms, a secure vault, a new elevator, employee spaces and auxiliary rooms required for the store to operate. This was a fast-paced project using a speed-to-market approach as one of the first of three retail licenses approved in Naperville.

CHICAGO, ILLINOIS

Interior design, branding, and test fit services for a new cannabis retail dispensary that Includes a new 4,900 square foot building off lot with waiting area, checkin, express pick-up, retail and point of sales area, new restrooms, a secure vault, employee spaces and auxiliary rooms required for store operation.

Cloud 9 Dispensary

EDWARDSVILLE, ILLINOIS

Interior design services for a 4,800 square foot buildout of an existing 16,000 square foot single-story building for Lucky Lincoln Gaming. This expanded space will be home to Cloud 9, a new flagship cannabis dispensary that will also serve as the client’s prototype.

SAUGET, ILLINOIS

Full interior build-out of Beyond Hello’s retail cannabis dispensary, providing Architect of Record and full MEP engineering design services, and documentation for a special use permit. Secured entry lobby with check-in, sales floor with points of sale locations, a secure vault, employee breakroom, and private offices are included.

Architecture, interiors, MEP engineering and site assessment to provide a comprehensive set of drawings for the 8,700 square foot retail space that features an express pickup option, 12 point-of-sales systems, including five express. Provided a design narrative based on the existing conditions of the mid-century building.

STERLING, VIRGINIA

Architecture, interiors, and MEP and structural engineering for Construction Documents for the 8,000 square foot retail space in a newly constructed 16,000 square foot building. The new dispensary features 17 point-of-sale systems.

GROVER BEACH, CALIFORNIA

Architecture, interiors, and MEP engineering studied previously completed drawings, then developed a set of drawings to amend the previous permit. This location features nine point-of-sale systems, including two express.
