n India, real estate has traditionally been considered a favorable investment option. The Indian real estate market size is expected to touch US$ 180 billion by 2020. The housing sector alone contributes 5-6 per cent to the country’s gross domestic product (GDP). Retail, hospitality and commercial real estate are also growing significantly, providing the much-needed infrastructure for India’s growing needs. On the other hand, A big push for infrastructure sector with a hefty 70,000 crore increase in investment, Government announced to pump the economy. The government also plans to establish a National Investment and Infrastructure Fund (NIIF), and find money to ensure an annual flow of 20,000 crore to it. The future of the Indian construction chemicals industry looks bright and is expected to improve even further in the coming years. Adoption of international standards with increase in the construction of high-rise buildings in the country will drive the use of admixtures even further. In the overall market, the top 7 players constitute around 50% of the market, while the next 20 have 25% share and the remaining 25% is formed by small and unorganized players. Exhibitions fever is about to start, it will be interesting to see the volume of exhibitors and the crowd in the event. As we all agree that business exhibitions and fairs as being a key facet of the marketing strategy. Wait and Watch???

Trimble and Nucor Extend Multi-Year Collaboration in Architecture, Engineering and Construction Markets n Tekla, a Trimble company, and Nucor Corporation, the largest steel producer in the U.S, have announced a third, multi-year agreement to extend their collaboration in the architecture, engineering and construction (AEC) markets that began in 2009. Additional Nucor business divisions standardize on Tekla software to deliver building information modeling to North American customers. Nucor will continue to build on its investment in Tekla Building Information Modeling (BIM) software, incorporating it at the core of several business divisions—including Nucor Buildings Group, Harris Rebar and Nucor Grating—and utilizing Tekla Structures as its BIM solution to deliver projects that are cost effective, accurate and constructible.

Sri Lanka’s Board of Investment (BoI) agreed to invest US $ 330 million to construct 96 Iconic Tower n Shreepati Edifice (Pvt.) Ltd, a unit of leading Indian real estate developer Shreepati Group, has signed an agreement with Sri Lanka’s Board of Investment (BoI) to invest US $ 330 million to construct the mixed development project named ‘96 Iconic Tower’. A BoI statement said the high-rise iconic tower will be the landmark and the tallest building in the country. “It will comprise of ground + 96 floors with an approximate height of 363 meters and when completed, it will have 376 residential apartments, 92 penthouses and modern amenities like entertainment desk, business centre, swimming pool, gymnasium, spa and outdoor yoga and sky decks,” the statement added.

Many Spanish companies are keen on collaborating with India on infrastructure, high speed trains, renewable energy and developing smart cities l The government has unveiled plans to invest US$ 137 billion in its decrepit rail network over the next five years, heralding Prime Minister Narendra Modi’s aggressive approach to building infrastructure needed to unlock faster economic growth. Over the next year, India will increase investment by about a half to US$ 16.15 billion including funds raised by market borrowing.

l Indostar Capital Finance Ltd and Reliance Capital Ltd have invested Rs 200 crore (US$ 32.15 million) in Alliance group, a real estate company. Ltd. l Andhra Pradesh-based regional airline Air Costa will add eight aircrafts before 2016 to its existing four aircrafts. The airline, which reported an operating profit in the month of December, 2014 for the first time, said that it will be a pan-India player by the end of 2015

l Union government-owned Kolkata Port Trust has signed an agreement with the West Bengal government to set up a new port at Sagar Island in South 24 Parganas district through a joint venture (JV) between the two. The Sagar Island port is estimated to cost Rs 11,900 crore (US$ 1.91 billion) and will be the first port to be built by the Union government in 14 years. l Larsen and Toubro Ltd (L&T) has announced that its building and factories business under L&T Construction has secured orders worth Rs 2,521 crore (US$ 405.27 million) in December 2014. In a statement, the firm said that these orders were from both the domestic and international markets.

l Private equity funds and non-banking financial companies have found a niche within Gurgaon. Over the past 15 months, New Gurgaon, which is an area between Manesar and old Gurgaon, has seen investments in real estate projects by several private equity funds. Singapore sovereign wealth fund GIC recently put in Rs 150 crore (US$ 24.11 million) in a joint venture with realty firm Vatika group to develop two projects in this area of Gurgaon.

Government Initiatives The Indian Government is taking every possible initiative to boost the infrastructure sector. Some of the steps taken in the recent past are being discussed hereafter. The Reserve Bank of India (RBI) has notified 100 per cent foreign direct investment (FDI) under automatic route in the construction development sector. The new limit is effective 2 December 2014, RBI said in a notification on its website. Recently, the Government has relaxed rules for FDI in the construction sector by reducing minimum built-up area as well as capital requirement and liberalised the exit norms. Road Ahead Indian port sector is poised to mark great progress in the years to come. The government is aiming for the developers to reduce prices in order to make the real estate sector more affordable, but the prime hurdle is the high cost of borrowing and increase in the price of construction. The delays in getting approvals and time restraints, leads to unnecessary setback. This situation makes it difficult for the developer to help the end users and make the segment more customer centric. Thus, leaving the buyers with high realtyprices and delays in project delivery. Few reforms are required like the reintroduction of teaser loan, rate cuts, etc. Teaser loan has fixed low rate of interest in the starting years and later charge related to market rates, this will be beneficial for the buyer.

In order to increase the flow of foreign capital in the sector, the existing FDI guidelines for investment and development in the real estate industry need to be reviewed.

We always must analyze a technology pondering upon these parameters of sustainability, affordability, adaptability and eco/user friendliness, while evaluating its true efficiency for the society. As we venture now, to understand an innovative invention in context to habitable structures, it would at the outset become essential to understand what causes their ageing. What results in disintegration of these strong walls that we build to protect ourselves to provide us security?

HOW/WHY CONCRETE AGES/CRACKS? FIG. - 1

Simplistically speaking, it is evident for a causal onlooker that more cracks surfacing over any concrete structure endorsers its degeneration. Thus, let us understand the various factors that influence the life of a concrete structure. The first apparent sign that displays ageing of concrete is the visibility of a crack on a concrete structure. Causes that attribute to appearance of a crack can be divided into two time zones, Pre-construction and Post-construction (shown in fig. 1). Till the time a structure gets completely erected, can be termed as the Pre-construction time zone. During this period, conceptualizing and meticulous engineering, procurement of quality raw materials and synchronizedconstruction process gets implemented. These are the basic deciding factors that shall affect the integrity of the structure and its consequential fate. But, even structures that are well designed and systematically constructed with best quality materials does age and crack. This is attributed to changestaking place within the concrete which can be either, physical(dimensional) and/or chemical by nature, at the same time they are co-operational.

Physical (Dimensional) Changes: After completion of construction, during the initial years, there are certain almost inevitable occurrences that one can be sure of, which shall result in cracking in limited surface areas.

The first apparent sign that displays ageing of concrete is the visibility of a crack on a concrete structure. Causes that attribute to appearance of a crack can be divided into two time zones, Preconstruction and Post-construction The following physical (dimensional) changes are experienced by a structure during its lifetime: a) Shrinkage Cracks – Typically the process of hydration(chemical reaction between cement and water) completes 90-95% in first 28 days (typical setting time of concrete). Some part of it though, continues in the subsequent years result in volumetric shrinkageof the structure due to consumption of the trapped moisture within it. This phenomenon results in appearance of plastic shrinkage cracks within first few years of construction, till the structure stabilizes. b) Thermal Cracks – Such cracks develop due to differential expansion and contraction of several elements that are incorporated within a concrete structure. The cement paste, coarse and fine aggregates, steel rebar, etc. each one has a different coefficient of thermal expansion when subjected tochanges in the atmospheric temperature, which induces internal stresses and induces surface cracks in limited areas. Both the above stated phenomenon can be controlled (reduced) considerably, if not completely eliminated, by appropriate designing, selection of proper raw materials and following a methodical systemof construction. However, since such effects cannot be eliminated completely they must be attended periodically as a part of routine maintenance plan, as these cracks are the potential entry points for external environmental elements to penetrate inside a structure.

Chemical Changes: Water, while on one hand sustains life and nurtures the nature; on the other it also acts as the most destructive element that has the power to disintegrate matter back to its elemental form.Construction materials, by nature, are waterloving. Whether it is soil or cement plaster or bricks or RCC it has a tendency to absorb water. Such ingress of water inside concrete results in various chemical changes within a structure that eventually results in its degeneration and ageing. Some of these detrimental chemical reactions are: 1) ASR (Alkali Silica Reaction) – One of the most important chemical reactions that take place in an alkaline environment within the concrete with its fine or coarse aggregates is ASR. This result in conversion of the amorphous silica to a gel form which not only creates internal stresses within the structure due to volumetric expansion but also acts as reservoirs due to its inherent tendency to absorb water. 2) Carbonation – Sometimes also referred as the corrosion of concrete, is a chemical reaction occurring between calcium

feature hydroxide present inside the cement with Carbonic acid (formed by reaction of atmospheric carbon dioxide with moisture/water). This results in formation of Calcium Carbonate (Chalk) and free water. Even though this transformation forms a compound that has significant compressive strength, it reduces the pH environment (state of passivity) within concrete, making the rebar more prone corrosion. 3) Acid Attack – Due to fast pace urban development and increasing industrial emissions the atmosphere contains a large reserve of SOx and NOx pollutants. These combine with moisture in the atmosphere (clouds) to form various acids, like, Sulphuric/Sulfurous acids, Nitric/Nitrous acids, etc. Upon coming in contact with concrete during rains, it results in acid-alkali reactions, which result in breakdown of the crystalline lime within concrete. 4) Freeze-Thaw – In colder regions, due to atmospheric temperature dropping to subzero levels, water trapped inside concrete expands while it freezes. This causes internal stresses and such repeated cycles cause cracking and eventually spalling of concrete chunks, thus, disintegrating the structure. 5) Rebar Corrosion – Water ingress into concrete acts as an electrolyte resulting in ionic exchange between Iron Rebar and Oxygen. This result in corrosion of the rebar, causing reduction in its internal strength and at the same time physical swelling of the rebar. A closer look will reveal to us that ALL the above five concerns are mainly due to entry of water through the labyrinth of micro and nano-size pores inside a concretestructure. However, apart from these, water absorption bya concrete structure primarily starts with deterioration of its aesthetic value due to fungus formation; inducing efflorescence; attracting dirt on the surface and causing paint peel off due to repeated dry & wet cycles.

HOW WATER ENTERS INSIDE CONCRETE? Now let us understand what this phenomenon through which water enters inside concrete is. Fig. 2 depicts the pore size range of most building materials that are commonly used by today’s construction industry. As we can see that although concrete is porous in nature, yet the pore sizes are much larger than size of a smallest water droplet (Size of a water drop when in a cloud is 1,00,000 nm or 0.1mm). What then results in further break down of this water drop so as to make it penetrate inside the concrete? Concrete, Bricks, Soil, Sand, Fly Ash, etc., most of all building materials are siliceous, having high content of silicates. Silica being one of the most stable materials is ideal for construction due to retention of its molecular integrity when subjected to long term weathering

conditions of fluctuating temperatures, UV rays, humidity and physical forces. Though internally silica is strongly bound together bypolar covalent bonding of Si-O-Si, each particle of silica at its outer periphery contains a hydroxyl ion (as shown in Fig.3). This hydroxyl ion when comes in contact with water, forms a hydrogen bond with the water molecule, resulting in an energy release which breaks the water droplet into smaller parts. This spread of surface hydroxyl ions at the surface breaks down the natural water drop into extremely tiny parts so as it gets sucked within, into the micro and nano pores of the concrete. This phenomenon, with naked eyes, we witness as the absorption of water over siliceous substrates. India started using Construction Chemicals in late eighties and at that time there were lot of inquisitiveness while explaining the clients as they were not ready to spend the amount for something that was not visible by naked eyes. Gradually, after lots of persuasion and virtually showing them practical application, they started understanding the efficiency on the use of Construction Chemicals and today its a burgeoning market of around Rs. 3500 Crores. The same is expected to reach approximately Rs. 9500 Crores by 2020 if India is to grow at a rapid pace due to increase in Infrastructure Projects and formation of Smart Cities envisaged by the present Government.

What technologies are adopted by your firm? Do you concentrate on adopting environmental friendly technologies?

In the current era of globalization where speed is the essence for meeting tight and demanding deadlines to complete the quality project on schedule. In view of this our country is on its drive for a massive infrastructure upgrade and the construction techniques. The country has seen major changes over the past few years with the adoption of global practices.

ndia is also facing a scarcity of skilled labour and quality finisher. These technologies will be advantageous in near future. The concept of pre engineered, pre cast construction is a common technology in Europe and other countries, where the structure components are standardised and produced, fabricated in plants, away from the construction site and then transported to the site for assembly. These components are manufactured by industrial methods, based on mass production in a short time. The construction technique offers the most innovative and quicker methods of construction ensuring efficient, cost effective and speedy completion of project which is perhaps the growing demand of today. Steel has become a universal building product, due to its strength, versatility, durability and economic value. It was my privilege as President (Architecture) to induct new t echnologies in JSPL considering the urgent need of tremendous demand of housing in the growing construction engineering sector. It was not possible to achieve the construction of massive housing requirement with traditional construction methods. Jindal Steel and power Limited is coming up with mega steel and power plants at Angul, Odisha, which will produce 12.5 MTP steel and generate 2600 MW of power in Phases. The construction is on full swing.

This is for the first time that a 12 storied residential tower has been erected with a pre- engineered steel structure and various technologies are adopted for various elements. The floor has been casted with a speedfloor, a unique suspended concrete flooring system using a roll formed steel joist as an integral part of the final concrete and steel composite floor. The integrated steel and power plant of JSPL is having approximately 4000 acres of land, and around 300 acres of land is earmarked for housing for their staff, guests, trainees, students and workers. The layout plan has been envisaged to have Low and high rise towers and villas for senior officials. The housing has been clustered around lush green parks and playful areas, supported by an integrated infrastructure development

and amenities - Schools, Shopping Arcades, Health care centre/ Hospitals, Recreation Club, Sports facilities are designed to international standards. The industrial plants are located in distant locations and are not easily accessible. The success of every plant lies on its infrastructure development, facilities and build environment. To complete the plant in scheduled time, tremendous manpower is required. To cater to their habitation, a massive housing demand is generated for their staff and workers. This was not feasible to achieve by traditional method of construction in such remote areas, where the scarcity of skilled labour persists. To achieve the housing demand the various construction technologies were studied. The pre-engineered steel structure concept was adopted along with various other technologies for other elements. This is for the first time that a 12 storied residential tower has been erected with a pre- engineered steel structure and various technologies are adopted for various elements. The floor has been casted with a speedfloor, a unique suspended concrete flooring system using a roll formed steel joist as an integral part of the final concrete and steel composite floor. The speedfloor is lighter, easier and faster solution for the construction of multi-storied and for long spans structures. The speedfloor composite floor system avoids the vertical props, which gives ample space to carry out other construction activities. Similarly, the wall panels consist of Polystyrene sandwiched between two mats of welded wire mesh with connectors in between the mats. The size of wire mesh and thickness and shape of Polystyrene sheet panel shall be as per the requirement of structure design. These panels have excellent insulation properties, light in weight, easy to handle and convenient to transport to the remote areas. These wall panels shall have shot create plaster finish (mortar sprayed by machine), which increases the strength of the wall. Architecturally a simple, sleek rectangle building block has been conceived to look elegant and bold. The 12 storied, Ground + 11 floors Tower, consists of 8 dwelling units on each floor.

he concept of a smart city is a relatively new one. Cities in the developed world are formulating technology master plans and then using these plans to develop a citywide command and control network that monitors and optimizes the delivery of services like power, water, traffic and healthcare. The basic premise of a smart city is making infrastructure network and delivery of services more efficient – across telecommunication, logistics, water and gas supply. A smart city uses information and communication technology to provide public services more efficiently. In a smart city, infrastructure and amenities such as water, sanitation, energy, transport, public safety, education and health care are integrated and managed through technology for efficient governance and delivery. The essential features include smart parking and traffic management, smart grids, smart lighting, efficient waste management. Indian cities, in a small way, are using advanced technology within

departments to solve problems. These include traffic control, using sensors to monitor water leaks, tracking garbage trucks through global positioning systems to ensure they dump their waste at designated landfills, energy management in smart buildings and complexes. Also under development are smart townships that are controlled centrally, and entire cities along the DelhiMumbai Industrial Corridor. As these projects expand and mature individually, Indian cities will be ready for technology integration – which is in a nascent stage right now. A smart city’s core infrastructure is information technology, where a network of sensors, cameras, wireless devices, data centres forms the key infrastructure providing essential services. Being environmentally friendly, smart cities use sustainable materials for building facilities and reduce energy consumption. Typically in a smart city, sensors will provide real-time inputs to a control centre on clean water, energy, public

Even in India, there are departments that are beginning to employ smart technologies. Bangalore’s traffic police have 180 cameras around the city managed from a control room making it the most advanced traffic management system in India. India’s population projected to live in its cities by 2030. Smart Cities focus on the most pressing needs and on the greatest opportunities to improve quality of life for residents today and in the future. India will need about 500 new cities to accommodate the rapid influx of population into its urban regions. Interestingly, urbanization in India has for the longest time been viewed as a byproduct of failed regional planning. Though this is inevitable, and will only change when the benefits of urbanization overtake the costs involved, it is an opportunity for achieving faster growth. With increasing urbanization and the load on the land in rural areas, the Indian government is focusing on the need for cities that can cope with the inherent challenges of urban living and also be magnets for investment to catalyze the local economies. The announcement of ‘100 smart cities’ falls in line with this vision. Seven new cities coming up along the DelhiMumbai Industrial Corridor will also use

The Untold Challenges of Designing Smart Cities Designing smartness into cities requires some major infrastructure upgrade; in a sense we are constructing the brain of the city. There is huge pressure on the Indian government to build new and smart cities. Every minute, 20 Indians move into cities. India’s urban population will increase by 140 million in 10 years and 700 million in four decades. To avoid total collapse of the urban environment, India has to build new smart cities and re-engineer the old ones. The biggest challenge in building a smart city is adequate availability of the required skills in the labor force which is necessary requirement for sustainability of a Smart City. Cities worldwide are inherently broke and governments historically don’t want to interfere too much with cities, the result being that there is very little financial support to making smart cities happen. . Security and privacy will be one of the biggest challenges that the builders of country’s first smart city. Also, there is the time factor such cities can potentially take anything between 20 and 30 years to build.

Smart cities to soon become a reality in India With the announcement of the easing of the rules for foreign direct investment in the construction sector the future of Smart Cities seems positive. The move will facilitate overseas capital to invest in building homes, offices and shopping centres in Asia’s thirdlargest economy. But one has to consider that mere investments in enhancing the infrastructure may not be enough to address the challenges being faced by the existing cities in face of the urbanization trend sweeping across the country. The need is to have a holistic approach towards development so as to make it not only economically viable but socially equitable and environmentally sustainable as well. And this is where the concept of smart city comes in, which when accomplished, will not only have addressed the infrastructural challenges being faced today by the existing cities more equitably, but would also provide facilities like Intelligent transport and mobility system, traffic and parking management, Cyber security, E-learning and digital transformation of the education system, Use of technology in healthcare delivery and Telemedicine, Energy efficient building structures, rise in employment etc. If India is to produce smart cities of international standards, it has to judiciously invest in the right kind of technologies. It is only then can we create cities that are not only smart, but also sustainable and efficient. And this can only be achieved if public and private bodies join hands and work towards a common goal.

In India the authorities controlling development in Architecture & Town Planning are Engineers (Municipal & Govt.), who decide the laws / by-laws, rules, regulations, etc. and not Professional Architects or qualified Town Planners, where as in Western countries, particularly in Europe it is the Architects & Town Planners who are responsible for the Designs of Structures & forming of Cities, e.g. In Brazil – South America, entire ‘Brazilia’ was a result of the Professional Town Planning, by professionals like Oscar Niemeyer & others – thus the result is one of the best; India needs to press the ‘Reboot Button’ in terms of how it looks at the system of planning and real estate growth!

Building inclusive cities, sustaining economic growth (Is it the need of the hour or just a wishful dream)? The so called Indian Architects, in my view, are Not practicing Architecture – what they are practicing is, what I call, “Agree-Culture”, as they are dictated by the Builders / Developers. The Architects develop the culture to agree to the wimps and fancies, and thus end up

practicing Agree-Culture – I don’t blame them, my fellow practitioners are earning their daily bread from these developers and they seems to have left with No Choice! Under these circumstances, and with most mega projects being Politically driven – it seems sustaining economic growth, shall not only be a long lost wishful dream, but if steps are not taken to place things right, I am afraid it may end-up as a nightmare.

Impact of fast globalization of Architectural designs in India, and the Identity of Indian architecture. What is Indian Architecture? Where is it today? There is No such thing as

Indian Architecture today – The impact of globalization has led to a scenarios when you pick references from Chinese Books, use technology & external features similar to that of US of A and use materials manufactured in Germany and/or South East Asia – where is the question of any Indian Heritage in it! To me, Heritage is a word coined by a few who want to do something different – it’s like comparing Main Stream Cinema to Parallel Cinema – both of which have their own class and mass of viewers. Thus, to answer the question, I do not see any of the current structure being even nominated as a Heritage structure after 50 of 75 years - that is, if they last so long!

n The Stock Exchange Tower, Mumbai One of India’s first Post Independence Landmark structures, an Icon for Mumbai the Commercial Capital of India; This structure, known as Jeejeebhoy Tower at Fort Mumbai, was designed and conceived by Ar. Chandrakant Patel way back in 1960s. The USP of this structure is its ‘humane’ architecture – while it’s Vertebral Column is it’s Central Core, which was amazingly built (300 ft. tall) in a span on only 30 days, while the two wings are its body with a lot of flexibility – this very character of the structure with foundation of Blue Basalt Rock, enabled it to sustain many calamities incl. the 1993 Bomb Blast.

Standard of Living in our country has surely improved in terms of hygiene, health, engineering, systems, technology, etc., which as per my view point, had been drastically ignored during 1970s to late 2000s – the builders and developers in their endeavor to build bigger and biggest had quite comfortably ignored what was the basic need then and is even now; If one asks me the quality of living was much better during the ancient times, where structures were designed keeping in mind the basis of science – principals of sustainable planning – then came an era of so called extensive growth – I am happy today again conscious development is reincarnating – however there is lots to do, in this direction.

Definitely, Tall – Sustainable – Architecture is the future – what we do in our country is already 10 years older in USA and 20 Years in countries like Japan – whereas the construction knowledge & skill we Indian’s have is much efficient and better, however, even after more than 6 decades of independence, our minds seems to be yet dependent on the Imported Ideas & Technology – where as if we see deep within our own cultural development and study the Science behind it, one may probably be surprised on what India could have done, much before anyone else – a live example of this is our MARS Mission – which with Indian brains and technology ended up being not just economical but even faster – India awaits some such Indian Architect, who shall be able to develop something, which the world follows – I am sure this development shall be Tall and Smart by all ways and means.

I keep my concepts clear & simple, maintain harmony with local environment, balance economy and design, interpret the rules & regulations in their practical form and ensure that the structure is sustainable in it’s true form, i.e. enable maximum natural light & ventilation, best of structural stability, long lasting & maintenance free finishes, ease of circulation inside out, plus, plus. I ensure that I follow the “3H” principal – “Heart” must be Pure, “Head” must be Clear & “Hands” must be clean – with all these fulfilled, the designs are sure to be the Best. Based on the above design principals, I have had a 50+ year long love affair with Architecture – and now am able to share my experience and the knowledge with the future aspirants of creativity thru my book, “4th Dimension Architecture”, published by Wordit-CDE.

Hibiya Acquires Accurate Measurements of Harsh Mechanical Rooms Safely and Quickly with FARO Renovation of Central Mechanical Rooms Performed Under Harsh Conditions

ir conditioning equipment (including boiler, chiller, air handling unit, and heat exchanger) for a building is usually located in a dedicated space known as the mechanical room. “The interior of a mechanical room can get rather hot and noisy while the equipment is in operation,” said Mr. Kazutoshi Higashi, Manager, General Construction Management Division, Professional Engineer (Environmental Engineering) Hibiya Engineering, Limited (Hibiya Engineering), a building engineering services company. “In such a harsh environment, a person can only work at full concentration levels for about an hour.” Consequently, workers who were deployed to the mechanical room – to take measurements of dimensions and existing equipment required for construction drawings – needed frequent breaks in order to work effectively. At the end of 2011, Hibiya Engineering invested in a FARO Laser Scanner Focus3D to facilitate the measurement of existing facilities. Mr. Higashi explained, “With this new device, it now takes us only an hour to measure existing facilities that are due for renovation. Measurement has also been greatly simplified!”

Where renovation of air conditioning facilities for buildings like hotels, offices, and hospitals is concerned, the work has to be done while the building is still in operation. This includes the planning and design stage, the off-site preparation of equipment and components for construction, as well as the actual removal, installation, and commissioning of the new equipment. Companies working on such projects thus face the challenge of completing these tasks within a short timeframe, within the few weeks of spring or autumn, when neither heating nor cooling is required. Moreover, the device also reduced the need for any rework, saving Hibiya Engineering precious time on projects. In the past, when the team relied on hand tools and paper records, it was common for engineers to revisit a site to repeat measurements because figures did not match up at times. However, with the FARO Focus3D, engineers can ‘revisit’ the point cloud data on the computer as often as required, without having to physically return to the equipment room. The team at Hibiya Engineering makes full use of the SCENE point cloud processing software that comes with the FARO Focus3D. To capture every detail of the mechanical room, the FARO Focus3D is placed in various positions to acquire point data of each piece of equipment, as well as any piping that may be obscured from one perspective. Multiple registration spherical targets or ‘markers’ are placed within the scan area as points of reference for the SCENE software to combine the various sets of point cloud data. Using the integration feature in the software, the engineers can then stitch multiple sets of data into one single file, resulting in a complete picture of the entire space. “With some practice, one can single-handedly complete this task,” said Mr. Tatsuhiro Shimotanaka from the General Construction Management Division. He added, “The SCENE software is capable of recognizing markers automatically and aligning the point cloud very accurately.”

The device also came equipped with FARO’s point cloud data processing software, FARO SCENE. In addition, its small form and weight also made it extremely suitable for taking multiple measurements in a narrow space, requiring minimal manpower.

Working at heights has also become a thing of the past, because Hibiya Engineering no longer has to rely on manual methods to take measurements, which would

Based on the 3D model, the team prepared the plan and design for the renovation accordingly. Renovation design presented in a 3D model with BIM is easy to understand. With the walkthrough feature, the team can view the space as though renovation had been completed, even before the work begins. In fact, the BIM model allows all parties involved in the renovation (e.g. client, subcontractors) to better understand the work plan, facilitating the entire process from start to finish. Often, mechanical rooms are filled to the brim with devices and complicated piping. It is imperative that

Finally, with Phase Three, the team provides BIM and 3D models in Tfas (i.e. the common IFC file formats). The company used to dispatch engineers from the headquarters whenever a request for the FARO Focus3D came in. Yet, architecture is also the synthesis of various diverse concerns, such as climatic comfort, structural design, mobility and circulation, etc and the design of its materiality has social, economic and environmental impact.

To achieve the best quality of spaces where human life can thrive, with the most beneficial impact and least negative implications is the mark of good design. Integrated thinking and harmonious synthesis of all concerns are key. For me good design is invisible, and understated, just like in a well cooked meal there is no ingredient that can be singled out, and the result is a good feeling experienced by all. Good architecture is about much more than basic construction, or problem solving, or personal fettishes and mere formal compositions. It is above all an uplifting experience which moves beyond the strain of structural elements involved.

After all the render can give a good impression but cannot make up for the quality of architecture itself. The render will be eventually forgotten but the building will be realised and remain. I am concerned that if people can’t draw without going via the computer, and can’t imagine spontaneously, the quality of future architecture may suffer even though the renders may be more seductive.

gathered experience with integrated water and waste water management where in residential as well as public buildings we have harvested rain water systems coexisting with treated sewage and other waste water alongside a reduced ground water consumption. Similarly I have also worked on hybrid energy systems where renewable energy operates with reduced reliance on the electricity grid, which is anyway not reliable in rural India. Among my recent interesting projects are Samskara Made in india project at IGNCA New Delhi last year which won this years NDTV best commercial architecture award of the year. The floor space was treated in hand crafted undulating granite slabs made by a Tamil community who traditionally hand chipped grinding stone. Then we have built a pavilion called ‘Library of Lost Books’ in Barcelona as one of 6 invited international architects. This project consisted of 3 large scale ‘trees’ that were essentially canopies that were constructed out of obsolete books that would otherwise have been destroyed. We also did sofas and so on with books. We did ‘Liquid Wall’ in Mexico City this year as a backdrop in a public space made out of recycled tetrapack which were refilled. One highlight was our project at the last architecture Biennale in Venice where we had a huge full-scale installation of the Wall House in Auroville. A project very dear to me is an affordable habitat prototype ‘ Fulfill Homes’ consisting of ferrocement furniture blocks where all the personal items are stored within cavities contained in the block elements. For large spans in community buildings of the same scheme we have used origami references to generate efficient forms that are beautiful and economical. We are also working on an affordable toilet system, where the house can be assembled in a week and the toilet in a day or two. I am also working on developing urban agriculture opportunities as participatory projects in Madrid. Apart from this I continue to develop roofing systems which are efficient as well as insulation as this influences the overall building system greatly. I also work with developing skills and new ways of putting together ancient timeless local materials to get more out of them.

Reclaiming Urban Public Spaces Abstract Conventional public places such as streets, parks and squares are in decline. They are no longer the vibrant places as they used to be during the earlier century. The function of a central public place was made obsolete. At present, however, the decline is a transformation to different forms, locales and environments, such as public transportation, restaurant, shopping malls and the internet. This paper documents and illustrates the potential of urban design to rehabilitate, revitalize and give a new meaning to the declining public spaces of streets, parks and squares.

Introduction

A public space is a social or urban space that is generally open and accessible to people of all ages and all the sections of society. A public space is a gathering spot or part of a neighborhood, downtown, city center, waterfront or other area within the public domain that helps and promote social interaction and a sense of community. Possible examples may include such spaces as plazas, town squares, parks, marketplaces, public commons and malls, public greens, piers, special areas within convention centres or grounds, sites within public buildings, lobbies, concourses, or public spaces within private buildings.

Why Need Of Urban Public Spaces?

The life of the city happens public spaces: the streets, plazas, squares and parks. This article studies the public space and urban form and analyses the activity of people in that space. How many people are sitting in the park, walking through the area, standing and talking, cycling? What are the qualities that these space have that attract people? These types of questions are examined throughout by looking at the in

urban quality. Urban quality is a terminology that is used to describe the conditions of places that make them feel comfortable, safe and attractive. How Public Spaces Enhance Urban Interaction

We live in a society in which increasingly more of daily life takes place in the private sphere – in private homes, at private computers, in private cars, at private workplaces and in strictly controlled and privatized shopping centers – there are clear signs that the city and city spaces have been given a new brand name and influential role as public space. The study found that city center public spaces had particular rhythms of use connected to business, retailing and the working day. Older people were more in evidence in the mornings when markets were operating, while adults would frequent the town center at lunchtime; in the evening the town center was dominated by young adults eating and drinking. Patterns of use differed considerably on market days and non-market days.

Types of Public Spaces

This part of the study provides information about where people stay in the City Centre whether they are sitting, standing, waiting for the bus, socializing, or just lingering. The use of these places is a good example of urban quality and the level of public space amenity. Most of the public space in city is located in heart of the city, which is well loved and highly utilized. Approximately 3% of land in the City Centre is dedicated to public space, and most of this area is devoted to passive activities and naturalized landscape. 4.1 Streets and Sidewalks :

Streets and sidewalks are the vital organs of public spaces. Shopkeepers spill out of their shops, participating in, contributing to life on the streets. They sit on chairs in front of their shops, watching, talking, knitting, and eating.

European cities encourage sidewalk cafés and many US cities either already have them or are attempting to start; they help to meet the intense psychological need for human contact and provide free entertainment with the meal, offering the opportunity to play the dual role of observer and observed. People could simply walk from their homes, reducing traffic and pollution, enjoying the health benefits of physical activity, and allowing precious public space to be used in better ways. motorbike parking in small public spaces like plazas should be considered carefully. Providing one location for parking and charging for it by the time it is used would help resolve the problem by lessening demand for parking without having to provide extra space for it. Making Improvements : Management and Suggestions

5.1 Expand existing public space: Open space in many cities is already very scarce and insufficient. No further encroachment on existing public space or green space should be allowed and efforts should be made to increase the quantity. Existing encroachment or detracting commercial space in existing public spaces could be removed to expand the green space. Where possible, linkages should also be created among existing green and open spaces, for instance by ensuring safe pedestrian street crossings. 5.2 Don’t destroy what works : Where public places are extremely popular, they should be preserved and any plans to update or improve them should be carefully considered and only adopted after full discussion with a wide range of existing users. This applies equally to parks, plazas, markets, and the presence of vendors on sidewalks. 5.3 Parking : Public spaces are for people. Vehicles should not be allowed to dominate or destroy them. Conclusion

Protecting and enhancing the public space is a priority in today’s date. We should recognize that open space is a valuable public resource. From urban parks to memorial plazas, from city streets to rural bikeways blends in-depth understanding of social, economic, and cultural issues. The main motive of this study is to impart that the function of public spaces should not be overlooked in the rush to develop innovative, dynamic looking places. Small, cost-effective improvements can be made to enhance public spaces simply by breaking up monotony. to a seamless blend between buildings and environment since ancient times. Even in the era when there were no trained green designers or tags in the form of green building certifications , Indian vernacular architecture has been addressing every aspect of today’s certification systems in the form of water conservation, use of recycled materials, passive cooling/heating systems and ingenious climate responsive design strategies to suit the diverse climatic zones of India. We are fortunate to belong to a country which owns this traditional bank of wisdom and it is the responsibility of today’s designers to see how we can take this legacy forward through present day technology and building context.

What steps would you suggest to increase awareness about sustainable building? Sustainability is a subject which needs to be taken out of the closed doors of a few specialized institutions and organizations to the masses by creating awareness among all stakeholders of the building industry including owners, developers, designers and end users. Buildings form our third skin and thus have a significant impact on human environment. Sustainability should become an inherent part of any human development and its awareness needs to be at every level. Sowing the seeds of love and respect for Mother Earth among young minds will eventually build a society that would make sustainable buildings as their responsibility towards Mother Nature and not as an alarming issue to address global warming.

Do you keep in mind the concept of Sustainable development while designing your projects? “We do not inherit the earth from our parents; we borrow it from our children…” As responsible designers, we strongly

believe in nurturing what we have borrowed and have the deepest concern and understanding of the need to do so. Thus, we are committed to providing earth-integrated solutions to each project from its infancy. We provide site-specific sustainable and green design solutions to all our projects. We create projects that harmoniously weave with the site conditions, optimize natural resources and conserve depleting resources. It is our endeavor to make each building grow from the earth, without damaging its surrounding ecosystem making it an earth-integrated design approach.

How is your company planning to tackle the cost-versus-quality issue in average budgeted projects? Quality Assurance as architects has to be dealt with at various junctures, from the quality of how a space makes its occupants feel to the quality of materials used to make the building; everything put together gives a building its purpose in being a breathing space for its users. As our company philosophy, we never compromise on the design aspect of any project irrespective of the budget of the project because every space has a story to tell which is beyond its monetary constraints. In case of budgeted projects, compromise is never on its structural planning or architectural design, but the cost-cutting is dealt with while choosing materials that only have an aesthetic appeal attached to it, which also is planned with equal thought so that the space doesn’t lose its appeal and the way it makes its users feel.

Out of the vast gentry of projects which we have designed and delivered till date, the closest to my heart has been – “Emerald Island”, a 750 acres naturally formed island along the west coast of the Indian peninsula at the northern tip of Ratnagiri. It’s an entertainment hub with theme parks, oceanariums, golf course, resorts and 5-Star hotels. The project and aims at revitalizing the tourism industry of Maharashtra and India, with an expected footfall of over 15 million visitors per anum. We at ADYTUM Designs Pvt. Ltd. had the privilege of master planning this property in 2013. We first surveyed the entire property aerially by a helicopter, and then deployed various surveyors to collate information. Then embarked on this ambitious master plan and have been a catalyst in government permissions / sanctions, market feasibility and demand supply research, fund raising activity and on-site infrastructure development (currently on-going). Once completed, this project shall be the crowning jewel of Maharashtra and Adytum’s pride!

PIR panels are manufactured with corrosion-protected, corrugated steel facing bonded to a core of PIR foam and used extensively for roofing, insulation and vertical walls. This can be used in warehouse, factories, commercial buildings, etc. PIR foams can also be used for industrial and commercial pipe insulation. PIR also has a low heat transfer coefficient and consist of fire retardants. Another beneficial feature of PIR panels is its compatibility with all accessories and lower assembly cost.
