I

ndeed, with the unique blend of Cover Story i.e. Architects Vs Builders, as we all know that the synthesis between Architect and Builder is often hand-in-glove, who design buildings and supervise their construction with precision. Rightly said by Mr. Deepak Goradia, In any project an architect and builder have to work in tandem and each of them has a pre defined role to fulfill. Therefore, it is fair to assume that any project without the involvement of the other will not be possible and therefore for the successful implementation of a project, the services of both are equally important. The modular kitchen market in India has been growing at a rapid rate 30% per annum, albeit from a low base. Approx. market value was 600 million USD in size in 2014 and It is expected to reach around 980 million USD by 2016. The market is largely unorganised with the presence of local and small players. “The demand for modular kitchens is growing particularly for branded quality products. As the demand for apartments grows and lifestyles change, style, convenience and efficient use of space drive the demand for prefabricated kitchens. Also very interesting supplementary issue carried out on LED Lightings one of the fastest growing industries in India. This industry has been majorly driven by factors such as falling prices of LED lights, increasing initiatives taken by the government and rising concerns with respect to energy conservation. The market has evolved over the years, with South India and North India driving growth. However, low awareness with respect to LED lights continues to deter consumers from using LED lights.

What are your thoughts on the importance of render in architecture today?

Like it is important for one to express what he thinks – similarly, it is imperative that an Architect expresses his designs thru visuals. My skill as an Architect has always been in creating views and 3D images to explain my concept to my clients; I prepare for my design presentation, keeping in mind that the person I am presenting, is a Child – because I believe that to explain a child, one needs to be more expressive & more animated. Sustainability’ today is a fad, it’s in Vogue – if you honestly ask yourself, sustainability was a way of living in our ancient culture – pick up any historical design and you would find them most sustainable 020

I have various things ‘up my sleeve’ – while a few of residential townships & highend villa projects are in their various stages of development, I am also involved with a very high end Residential Development at Central Suburbs of Mumbai and a Commercial Tower, in the heart of Delhi’s uber-class locale. What’s your take on sustainabilityhow can right designing give a boost to sustainable environment? ‘Sustainability’ today is a fad, it’s in Vogue – if you honestly ask yourself,

sustainability was a way of living in our ancient culture – pick up any historical design and you would find them most sustainable – it’s just that we had got deviated from these facts, we had got influenced from the so called ‘Modern’ designs and had started designing energy guzzlers and eco-dampening structures – I have always been designing sustainable structures, thus for me it was easy to design a Gold graded township & a Platinum rated School, plus many more to come. In my view there is no alternative, but to design Sustainable – it is the need of the hour and one has to ensure that he leaves ‘no stone unturned’ so as to ensure that his designs are planned to and support, the development of an environmentally friendly project;

Could youplease share some trends about the current real estate scenario in India, particularly in South? The Indian real estate market is cautiously optimistic. With the proactive approach adopted by the new Government, there has been a rise in business confidence. Once economic activities pick up,we expect it to translate into more business, creation of more jobs, rising income levels and a boost in the demand for properties. We have witnessed that key micro markets are continuing to do well and are stable. There is an increasing demand for the right productsoffered at the right prices.Modern homebuyers want value for money, finishes with finesse, and top-of-the-line amenities. There is a demand for luxury and premium projects by Grade A Developers, especially at the launch stageand this is reflective of the consumer behavior. The South Indian markets have been more stable as these are enduser driven with stable economic activity, migratory population and an excellent socio-cultural background. The pricing of real estate in the Southern markets have been more realisticand are still very affordable – offering great value for customers. Investors have seen an appreciation of 15-18% annualized with the right developer. Going forward, implementation of the Real Estate (Regulation and Development) Bill will boost the larger real estate eco system, ensure accountability of all stakeholders andprotect the interests of consumers.

Nitin Killawala MUMBAI’S HOUSING PREDICAMENT The housing should be accessible to all economic strata of the society thus an attempt should be made to reduce the widening gap between haves and have-nots. Mumbai must overcome not only artificial shortage of housing but cost effective and give possibility to own or rent the same by any citizen of the city. Today over 7.5 million of our population have forcibly accepted degraded quality of living by residing in the Slums. Although these slums occupies only 8% of the total land mass of Mumbai. All Slum housing should be called ‘Social Housing’ to restore basic dignity of its occupants. It should be treated as an infrastructure project ( like roads, sanitation, hospitals & schools) and not a speculative real estate project. This housing if treated as one of the Infrastructure projects then the responsibility to construct solely vests with the BMC or Government Institutions. These houses should be sold at fixed rates based on the Construction costs and not on a speculative rates irrespective of its location. These housing should be available with easy term loans., etc...but certainly not a free house! Urban Land is the most expensive component in any housing project in any city. The construction cost is controllable depending upon the design and specifications. There is no dearth of lands still owned by various Government institutions

such as BMC, MMRDA, MHADA, MbPT, BEST, Railways, etc. Hundreds of hectares of lands are either not fully utilised, encroached, or simply lying vacant. In the recent past we have seen there are umpteen number of schemes promoted by the government for Slum free city, mainly expecting free houses from private developers by incentivising FSI for their own projects. As such this has resulted in reducing the land mass occupied by existing slums. These schemes may have benefitted the few individuals but slums have increased many fold. In fact all such schemes are pretentious and never intended to resolve problems of slums or housing for an average citizen of the city. Rajiv Awas Yojna or Shivshahi Punarvasan Prakalp are examples of poor governance and misuse of the intent. There is neither regulating authority nor mandatory qualification to become a ‘builder’ in our country. Therefore there is tremendous adhocism and unaccountability built into the system. Today in Mumbai private developers cater to less than 5% of city’s population comprising mainly highest strata of income groups. The high rates of property thus percolates down to even the most insignificant projects in the distant suburbs as well. Your overall comments on ‘Housing for all 2022’ and Maharashtra Government’s New Housing Policy and Action Plan, 2015, which aims to build about 1.1 million homes in the Mumbai Metropolitan Region and another 800,000 across the rest of the state by 2022 It is a very good and positive move by Maharashtra government towards realizing the centre’s dream of ‘Housing for All 2022’. The proposed housing policy should attract and encourage an increased private sector participation in affordable housing. Genuine and reputed developers with intentions to make this policy a success will get a chance to work with government. Fly by night companies will be eliminated. Land being a major deciding factor in the pricing of a property, the government’s plans to create land bank for affordable housing and utilize unused land resources of the state and state-owned organizations is a good move. The draft proposal also plans to reduce stamp duty in the EWS, LIG and MIG category of home buyers, apart from allowing additional FSI. The additional FSI will be excluding the areas of staircase, lift and lobby, which is permitted free of FSI on payment of premium to the municipal corporation. All these will augur well for keeping the cost under check. More transparency between consumer and developer will be established. This draft Housing policy looks good. Let us wait for the fine

prints of the final policy. The Ready Reckoner rates that form basis for stamp duty will have to be realistic and market driven. Moreover the finances for both the developer and buyer will also have to be affordable. The Union Cabinet chaired by Prime Minister Narendra Modi accepted the recommendations of an Inter-Ministerial Committee to increase interest subvention to 6.50 per cent on housing loans to beneficiaries belonging to economic weaker section(EWS) including slum- dwellers and low income groups (LIGs). The Cabinet’s decision benefits urban poor by an amount of Rs 2.30 lakh each and as a result the monthly EMI would come down to Rs 2,852 per month. The government will have to keep a close watch on pricing of inputs like cement and steel and check cartelization. Bulk buying by government itself and supplying them to developers on need-based allocation could be an answer to this issue.

Your take on RBI repo rate cut announcement It is a positive and growth oriented step by RBI which will further give the much needed push to the real estate industry. The reduction in the repo rate will help reduce the EMI’s of home buyers and lessen their burden as they are already loaded with various other taxes. This rate reduction augers well for the economy as it reflects the growing confidence of the government and will help in propelling growth of the Indian economy.

ver thirty years ago when I started my independent practice rather boldly, looking back, I guess I never knew where it would lead me. I only knew I loved what I did and my work as an architect was not separate from my being. My early years of practice were rather isolated as I had not worked in any large prestigious firm nor had I worked with inspiring architects whom I could look upto as mentors. I wonder what my inspiration was and perhaps this isolation in a way gave me the strength to follow my dream and what I believed in. Maybe if I had followed the more conventional route I would have convinced myself that it would be impossible for a sari clad young woman working in the world of the 70’s to set up her own practice. The confidence to follow my own path came from my parents who just assumed that gender discrimination did not exist or certainly was not an excuse, my school who taught me that no dream was impossible and finally my husband and children who valued me and my profession in their lives. I believe my buildings speak for themselves. I am an Indian, and all what I am comes from my heritage. It is an intrinsic part of my being and will naturally reflect in my work in many ways. The diversity of my work is what I have enjoyed the most. I have built from the Himalayas to the south of India, from Bengal to Kutch and through the central plains and heart of our country, from Jharkhand to Indore and from Uttaranchal to Kodagu. The building types have included reconstruction of villages to hi-tech campuses, from orphanages and animal hospitals to state-of-the-art corporate headquarters, from the village school to the most elite schools in Mumbai and from conserving iconic heritage buildings to converting garbage dumps into parks. Architecture, like civilization, is dynamic and evolving. While exciting architecture is being built all over the world and thus expanding the vocabulary of contemporary architecture we architects in India have to find our balance in design enabling us to be part of the new and creative experiments ahead as well as be part of what has gone before. We work in a world of computer aided design with its digital design technology. We need to include all new creative ideas in our practices. ‘Creativity’ flourishes when new ways of looking at the same problem are brought together, when people with different backgrounds, training and experiences bring together their perspectives. I believe that an inclusive practice that spans our diverse population, be it economic or cultural, provides us with great satisfaction. Therefore the motivation for inclusion and diversity should come not only from the desire to create a just society, but also because it leads to better and more powerful creative processes and solutions. I hope that when history books look back at the first few decades of the twenty-first century they will find an architecture that responded to the wonderful traditions of India combined with the needs of its people.

Project Description The empire house has been a challenging project. It required the conversion of a dilapidated mill into an up- market institutional space. The up gradation process will be executed in two phases; Phase 1 of 18,500 sq.ft Was completed within a period of two months and is now functional as an institute for various disciplines. While redesigning the spaces the designers had to take a number of criterion into consideration – The primary concern was to transform the voluminous space of a mill warehouse into an institution comprising fashion studios, classrooms, cafeteria, administration and exhibition spaces. To make the space more vibrant and interactive and relevant to today’s young students. The project has been carried out effectively while sensitively handling these issues and yet maintaining the structural quality of the building. The basic structure of the building such as the cast iron columns and the north light ventilation has been preserved. The north light ventilation has been exploited to its full potential by placing the design studio and library facing the north, since these spaces require maximum natural light. The interior spaces have been rendered vibrant and dynamic through form and colour. Structural elements such as trusses have been painted and left exposed.

Project Description The school was NOMINATED FOR THE AGA KHAN AWARDS for Architecture in 2007. The school won the LEAF AWARD by the Leading European Architects Forum in 2006 in a highly commended category for the use of traditional methods of environmental control. The brief was to design a school building that would do more than just reflect the strong Indian ethos and heritage. The aim was to also offer a space of peace and tranquility suitable for learning. The original Nalanda India’s first university founded in the 5th century was used as an example to build upon. Wide-open courtyards, corridor spaces, shaded classrooms, jalis and pergolas offer a seamless harmony between the building, its environment and the learning facility within. The core concept of the plan is a central courtyard with four smaller internal courtyards, each of these courtyards containing a cluster of four classrooms. This ensures that children have a sense of their own indoor and outdoor space where they can be close to nature growing vegetables and nurturing their plants. They also learn to take care of their courtyard and keep their own immediate environment clean, which fosters a

sense of responsibility. These courtyard spaces have minimized the use of artificial lighting and ventilation, substantially conserving energy. The natural stone floors are cool in both feel and colour, and in some areas patterned cement flooring has been used. In the dry hot climate of Baroda the red brick building with its terracotta tiled roof has been designed to stay as cool as possible. This is managed without any air-conditioning or expensive materials such as glass and aluminium. Brick piers and vaults are constructed using local bricks by local craftsmen who bring back traditional methods of construction. Brick works as a structural material and not just as a decorative cladding. Cavity walls in the classrooms keep out the summer heat and the winter cold. The relationship between architecture and the environment continues to be a complex interaction of site, technology, climate and other natural forces, building materials and the human presence. The building form has been carefully designed, both in plan, section and elevation. Materials that are relevant to the site have been used and the aim is to have created a school that has purpose beyond the boundaries of the brick and stone.

The synthesis between Architect and Builder is often hand-in-glove, who design buildings and supervise their construction with precision. But whose contribution you feel is bigger and why? I believe that both the architect and builder are equally important as it is the architect who designs the building, but it is the developer who eventually builds what the architect visualized and planned. The architect is the designer, the visionary who can imagine what the finished structure would look like. The builder is the one who actually creates that dream and makes it a reality. In any project an architect and builder have to work in tandem and each of them has a pre defined role to fulfill. Therefore, it is fair to assume that any project without the involvement of the other will not be possible and therefore for the successful implementation of a project, the services of both are equally important.

What is the long-term vision for your CSR initiatives that you are implementing this year? Dosti Realty believes that CSR is the avowed duty of every company. This has come about due to the fact that developers and home buyers alike have woken up to the reality of doing their bit to save the environment. Developers have begun to develop green buildings as there is a demand from customers to be environment friendly. A green label on your project helps in giving it a premium tag and distinguishes it from the other conventional constructions. Such certifications add value to the property and enhance consumer’s trust in the project. Generally, a green project will incorporate features that adhere to green norms. These can be classified right from materials used in the construction process, architecture of the building wherein you get plentiful of sunlight but at the same time the glass panes help keep off outside heat and keeps the interior cool. This helps in cutting down the air condition requirements and thus reducing power consumption.

for affordable housing in the country as land is a scarce and expensive commodity. So affordable housing can be built in Ex Suburbs with support from government in terms of creating necessary infrastructure in these Ex Suburbs of Mumbai. But for this to happen, government will need to free up land for development. Government needs to incentivise schemes that will attract developers to enter into the affordable housing segment space. The government should lower cost of land for development which will make it more attractive to develop, as land is a major price component in the overall cost of a project. High-rise buildings come up as logical and the most practical solutions in any developing city that has scarcity of land. What are the steps in the design process, and how are they organized?

Then comes concept development, through which we show our preliminary design options, following which, after interactions with the client, design development and detail design is done.

It all begins with in depth research on the program, the context and the building typology. Special attention is given to actually go into as much detail as possible. Traveling, reading and making mental maps is highly encouraged. Then comes ideation, which is usually a design workshop - where the research and brief is presented. An interdisciplinary mix of experts, consultants, design team members, brainstorm collectively to come up with multiple ideas. Government’s statement on affordable housing, housing for all by 2022, do you see the ground truth or any implementation; your overall comments? Housing in India varies significantly and can reflect the socio-economic mix of its vast population. In the last decade, there has been tremendous growth in the country’s housing sector, along with demographic changes, rise in income, growth in the number of nuclear families, and urbanization. The commitment to have housing for all by 2022 is the vision of the new government, and realizing this dream can be a step towards building a brighter India. The urban housing shortage is around 18.78 million dwelling units for the 12th Plan period. While the Centre’s intent to provide ‘housing for all’ is laudable, the various issues and problems that dog the sector makes the task daunting. Housing construction is a major employment provider and any boost to the housing industry in India can go a long way in spreading prosperity, particularly for low-level workers.

The real estate industry is subject to a host of taxes and duties making it more unaffordable. What is your take? / measures that you strongly recommend? There are many hopes and expectations from the new Government at the Centre in order to revive the ailing economy of the country. Indentifying the need of a particular sector, transforming it into policy implementation and reviewing the outcome, would be of great challenge for the Government. Being specific to Real Estate sector which has not picked up market as envisaged earlier it is required to get utmost attention. We seriously want the Government to pay attention on 3 things in this year 2015. The government should ease to make the construction business by formulating better sanctioning processes. Today, in almost all cities of India the sanctioning process of projects takes 1.5 years duration. This process if reduced to around 6-8 months will not only encourage the developers but will also safeguard the interest and anxiety of customers who have invested their hard earned money in properties. A single window sanctioning system will be a boon to the construction world.

There is also a need for the Government to look into the manufacturing and availability of raw material for construction specially cement, steel and sand. The cost of these materials should be stabilized and the government should ensure the manufacture and availability of these materials in abundance. It would be a big step from the Government if it curbs practices of hoarding these raw materials by manufacturers which majorly affect it cost. Another good thing would be to give a boost to construction of affordable housing projects. The Government should come up with some tax incentive for the developers who construct affordable homes. The recently handed over projects are a high-end project in Deccan Gymkhana vicinity in Pune called “Punarvasu” which also won the “Birla Super Award”, ICI (Pune) for “Outstanding Concrete Structure. We have also recently handed over our outside Maharashtra maiden senior citizen’s project called “Athashri” in Whitefield-Bengaluru. The senior residents of this project are from the most elite and highly qualified strata with enormous experience. We have two township projects called BlueRidge and Forest Trails which are under construction in Pune. Some of its phases are complete and some are under construction. We have other regular housing projects catering to the mid-income and higher middle income groups. Our project like Snehadeep which is nearing completion is located in Goregaon in Mumbai. So also projects like Vighnarajendra and Prayog are redevelopment projects under construction in Andheri and Khar. We are coming up with a large affordable housing project in Varve near Khed-Shivapur, Pune. This project will house all the facilities and around 2000 tenements. The client, a Gynecologist in her brief had envisaged the hospital to have the feel of a hotel to enhance the pleasant environment for the patients, relatives and the staff. The plan of the building is simple with clear demarcation of served and service spaces. A central atrium integrating movement corridors and waiting area around it connects all the floors visually and physically. This interaction between the floors gives it a great visual delight. The roof brings in natural light and draws away the hot air creating a very comfortable environment in the building.

We have tried the ‘High density Low rise’ typology with G + 2 / 3 structure. This typology does not depend on the use of mechanical elevators which is difficult to operate and maintain. What are the challenges you face when designing commercial spaces and residential spaces? The biggest challenges while designing residential spaces is to create individuality in an otherwise repetitive development. So we try to design multifunctional simple spaces which the user can slightly alter as per their individual and family requirements. Also, a small additional space can act as a puja or study or store or powder room etc as per the needs of the family. The other challenge is to design for the user who is faceless – means someone whom you do not know in terms of his requirements, aspiration, life style etc. As buildings last for more than 5 decades, these spaces should function well over a very long period of time. For commercial projects, this task is even more daunting as the use of the space – like shops or offices is also not fixed.

What’s your take on sustainability – how can right designing give a boost to sustainable environment? Sustainability is key to any development. India has always been sustainable not only in architecture but even in the way we live. The only thing is we never used these words. Only after the western world realized the deterioration they have done to the environment that they started this so called movement of sustainability so that the planet and subsequently human life can be saved. In India, the vernacular and traditional architecture was focused on the comfort of human beings and consumed the minimum of natural resources. This should be the basic premise of design - to create comfortable spaces and at the same time save all forms of energy. Use of appropriate technology and material comes next to achieve efficiency.

Affordable housing for Rajkot Municipal Corporation, Rajkot The Government of Gujarat has started the ambitious project of HOUSING FOR ALL. This EWS housing project for RMC has about 600 dwelling units having carpet area of 30 sq mt each. Since built space available with such families is minimal, it is necessary that they have easy access to semi open and open spaces for outdoor living. Here, we have tried the ‘High density Low rise’ typology with G + 2 / 3 structure. This typology does not depend on the use of mechanical elevators which is difficult to operate and maintain. Most of these units either face a large common courtyard or the road. These courtyards become the binding element for the entire project. Large part of the courtyard remains shaded so it can be conveniently used during the day time for various activities. Certain central units on the ground floor are converted into parking spaces which connects the series of large open spaces visually and physically. Many units have been designed as corner units which ensure efficient cross ventilation for the interior space. The overall density achieved is more than 375 units / hectare with about 1.30 FSI against the maximum permissible of 1.50. This project attempts to break the myth that higher density can be achieved only by constructing high rise.

The design has a central street concept which connects the various activities of the house horizontally and vertically creating an interesting spatial experience. All the major spaces have its courtyard – big or small, bringing natural light- ventilation and privacy for the rooms in an otherwise urban setting. Terraces and verandahs are provided at various levels for outdoor living creating interesting massing.

The corporate house along with its own production facility is located in the industrial area of Rajkot. The client – 2 friends, started the company and grew to great heights in few years. The design brief included the wish to exhibit their growth story through the corporate house. The building was designed with the corporate office along the longer north side with visual connectivity towards the green area. The black granite steps leads to office area. Along with the orange wall these steps create a strong visual contrast. The production area has a double height open space to bring in natural light and draw away hot air creating a comfortable working environment.

Housing for Police department, Diu The site is located in Diu which is a serene costal town with Portugese influence. The design brief was to construct 24 quarters for the Police department in apartment typology to save on land and cost. However, we have conceived them as row houses and arranged the units around a large common courtyard. This courtyard brings the feeling of collective living and ensuring privacy for all the units. Every house has its own small garden which opens up directly on the street. Sloping roof creates a humane scale for the project. The land consumed is slightly more than apartment typology but cost is substantially reduced.

Tell us about the new technologies being employed, or experimented with, by the company? DB Realty has always endeavored to use the most advanced technologies for all its projects. DB Crown is amongst the most prestigious projects in the DB Realty portfolio therefore the technology employed for this particular project is the most advanced in the world. We will be using an automatic climbing system (ACS) manufactured by DokaGmbh, the market leaders in the manufacturing and development of formwork systems. Our Doka ACS system has arrived from Austria and we are in the process of assembling it on to the site. This system is the same one that was used for the construction of the BurjKhalifa, the tallest building in the world. This ACS system, along with the Aluminium formwork systems we are using for this site, will allow us to achieve slab cycles of less than 10 days.Additionally, we are using Magnesium Oxide wall partitions in DB Crown (a first in Indian construction), which have greater long-term benefits compared to traditional brick masonry (such as less wear and tear, longer fire-rating and greater sound insulation.) These MgO partitions are dry-walls and therefore negate the need for any water (and therefore debris and hygiene related issues) on the site. Our efforts have cut down on the time and efficiency of construction and will ensure that we will deliver an impeccable product to our customers.

Trimble appoints Chennai Institute of Technology as the First Educational Centre of Excellence in India

Hence the international brands are more expensive than the national brands due to involvement of custom duty, freight and other incidental expenses hence there is no comparison between the Indian and international brands.

W Marriott Kolkata, currently under construction, is a 5-star business boutique hotel located in Rajarhaat. The highlight of this architectural marvel is the entrance lobby which is a very large free-flowing space on the ground floor. The lobby is a triple height structure and the freeflowing space is enclosed with a mesh of rectangular tubes (diagrid) which is glazed with laminated double glass units. The intent of the designers is to have a minimalistic support frame for the entire 2,000 sq. m of the diagrid faรงade, and so there is no structural member supporting this faรงade. While the span is very large, yet the intent was to have as less frame element as possible with a very high-performance, acoustic insulated faรงade.

Glass Wall has taken a lot of challenging projects in its carrier of 12 years as faรงade contractors and the diagrid being executed for JW Marriot is one such challenging project. What is attractive about the structure is the simplicity in form yet it needs a highly complex engineering and expert execution. The diagrid is designed as a mesh of tubular profile which curves in 3 dimension. It is 12-metre high and does not have any intermediate support.

Each glass is angled to the adjacent glass as the diagrid is curving in three dimensions. This makes each node very complex and needs high precision designing, fabrication and execution.

Designing the fabrication drawing was a challenge as it needed a good understanding of the challenges to be faced by the execution team. So the designing was fine tuned to suit a realistic execution methodology. Considering that there are more than 1,000 different sizes of glass the precision required is the highest at every level of its construction. According to Harish Gupta, Vice President-Architecture, Glass Wall Systems (India) Pvt. Ltd., “The biggest task in the construction was the location of each node to the accuracy of a millimetre without any reference point in 3D due to absence of any floor slab except the ground floor. This was meticulously planned out at design stage and executed at site by highly qualified engineers and the survey team by use of latest in laser survey techniques.� The high-performance glass is fitted in conventional stick system with triple silicone barrier and pressure

Care should be taken that no area remains without application of MC-BondAid Plast. The application of fresh concrete or plaster over MC-Bond Aid Plast applied surface should be wet in wet. ichtament DS-flex is a two component flexible hydraulically setting waterproofing system for concrete, brickwork, masonry and all cement bound surfaces. Dichtament DS - flex is the powder base component with the second polymer component Emceflex 30 in liquid form. Dichtament DS - flex coated surfaces are hydrophobic, impermeable to water and dampness and reduce the risk of efflorescence moss and fungus growth. The coating can be easily provided on vertical as well as horizontal surfaces with excellent adhesion to substrates and is resistant to alkalis and UV-rays.
