Dear Reader, Let me take the opportunity to THANK to all twelve builders, who have been featured in this issue but we also adhere that there are plenty great real estate developers and their excellent works we all witness PAN India. In Union Budget 2015, real estate sounds ordinary in terms of the direct benefit to buyers to boost demand for houses and take the sector out of the slump, In fact, areas such as affordable housing and smart cities didn’t found any mention, although the thrust on infrastructure and sustainable economic growth will benefit it in the long run. The Indian real estate sector is one of the most globally recognized sectors. In the country, it is the second largest employer after agriculture and is slated to grow at 30 per cent over the next decade. It comprises four sub sectors - housing, retail, hospitality, and commercial. The growth of this sector is well complemented by the growth of the corporate environment and the demand for office space as well as urban and semi-urban accommodation. Rightly said by Mr. Ravi Memon- More and more multinational organizations are expanding their footprints in prime southern states and offering lucrative jobs. This is evident by the increase in the transaction of luxury products such as cars, electronic goods and residential properties in these areas. Commercial development has gained pace with the increase in the employment opportunities. Infrastructure development and the budding start-ups have also contributed a great deal to the real estate development in South India. Next 3 months are going to be very crucial at India’s growth and development perspectives. Industrialists and Companies are having high expectations in terms of positive market flow and government boost-up in their respective sector..

news at glance CREDAI chief hails rate cut n Describing the RBI’s announcement of repo rate cut by 25 basis points as “an excellent move”, realtors apex body CREDAI Chairman Mr. Lalit Kumar Jain said, this should help the industry and business in general to tackle liquidity crisis. In fact, there is further scope to ease the credit policy, said Mr. Jain, who is also the CMD of Kumar Urban development Limited (KUL). He appealed to the RBI to note the fact that the real estate and infrastructure sectors together form the backbone of the nation’s economy and therefore they need to be allowed to adequate liquidity. He pointed out that several projects have been delayed due to financial crunch; hence rollover / restructuring should be permitted in current scenario. It is about time that the banks opened their doors to help the key sectors tide over the crisis. The two sectors contribute up to 11% to GDP and support over 200 hundred other industries, he said.

post Budget r CSE finds no strategy in budget 2015 for addressing environmental issues

C

entre for Science and Environment (CSE) in a statement said on Monday that the budget presented by the central government does not aim to address environmental issues in a strategic manner. Not only does the budget lack a strategy to salvage the worsening state of environment, it also lacks perspective. CSE director general Sunita Narain said that perhaps the only “green initiative” of the budget was the increase in cess on coal—from Rs 100 toRs 200 per tonne. A five-fold increase in the cess would equalise price of domestic coal with international prices and would contribute to annual CO2 emission reduction of 214 million tonne, which is 11 per cent of India’s annual emissions. “However, in budget 2015, the finance minister has opted to take the slow road and has doubled the cess on coal to balance the need to tax pollution and the price of power in his words,.

“The economic direction that the budget has pointed out is an encouraging one. The push for infrastructure and the plan to build two crore houses in urban areas and four crore houses in rural areas under the government’s policy to provide housing for all by 2022 is a welcome step. While the implementation of the Goods and Services Tax by 2016 will help boost the economy, the additional depreciation of 20% on new plant and machinery installed by manufacturing units will be of much help to companies engaged in manufacturing activities. The proposed reduction in corporate tax from 30% to 25% in the next four years will leave further funds for additional investment in economic activity in the hands of corporate entities, furthering employment. The decision to overhaul capital gains taxes to pave the way for the listing of Real Estate Investment Trusts (REITs) in the country is a step forward that will indirectly aid the promotion of housing for all in the country. However, it is disappointing that real estate has not been considered as part of infrastructure or given industry status, something that would have impacted the sector in a very helpful manner for the good of all. Further, the largely unchanged tax slabs for individual tax payers and unchanged interest structure on home loans means an opportunity has been lost to promote this sector especially considering that the government has already announced its intention to have housing for all in seven years.”

“The announcement that the much awaited Goods and Service Tax (GST) will be introduced on 1st April 2016, will definitely rejuvenate the industry. GST will make manufacturing more competitive and support the ‘Make in India’ Campaign. How fast the Finance Minister will move the wheels of change to usher in GST will be keenly watched in the coming days. While other than infrastructure spending there are no visible and concrete steps that could be seen on the ‘Make in India’ campaign. However reduction in corporate tax will benefit only few large stateowned enterprises and corporates. The budget will not inspire the business communities as a whole, all said and done much more was expected which could have benefitted all sections of society.”

The Government has tried to work out long term plans, although there is not much in the store for real-estate segment except, 100% REIT is now available for commercial real estate and reduction in corporate tax in four year. Abolish of wealth tax will allow people to have more than 1 flat, without additional tax implication, but service tax has been increased to 14% (from 12.5%). Also there has been no incentive for Affordable Housing. A very disappointing budget as far as the real estate sector is concerned. There was a lot of expectation from this budget as our PM had proposed Housing for all by 2022 and developing smart cities. The sector has been widely ignored.Overall Growth factor is missing.The industry’s long pending demand for industry status for the real estate sector has not been met, though the sector being the largest employment provider and second largest GDP contributor to the Indian economy. New reforms and rebates would have brought about a sea change to the whole sectorand would have accelerated the growth further.

The strong focus on infrastructural development through initiatives like hike in investment in infrastructure, allocation of Rs.25, 000 Cr for rural infrastructure and building 20 Million houses in urban India to realize the dream of a roof for each family in India by 2022, are indicators to a positive growth phase. The announcement that the much awaited GST will be introduced on 1st April 2016 will definitely rejuvenate the industry. GST will make manufacturing more competitive and thereby support the ‘Make in India’ campaign so it is imperative that the ministry should move quickly to usher in GST. The government is also looking closely to enhance road and rail services and boost the infrastructure sector, this will be instrumental to drive the overall growth of the country. However, there is no clear direction on excise duties and taxation which would have interested the manufacturing sector.”

The new government’s budget is indeed a forward looking budget. It seems to be more credible with higher allocation for infrastructure along with clarity in taxation structure. The proposal for 5 “ultra mega” power projects is definitely a positive move and a big boost for growth. The progressive nature of the budget will provide the much needed impetus for growth and timely implementation will put the economy back on track. Clarity is awaited on a lot of points, however, the overall approach is positive.

Country President and MD, Schneider Electric India The 2015-16 Budget announced by the Government has positive announcements for the infrastructure and power sector, particularly renewable energy. Investments in infrastructure being increased to Rs70,000 crores should spur renewed interest in many projects across the country. The five new ultra-mega power projects of 4,000 MW each in the plug-and-play mode and commissioning of the Kudankulam nuclear power station in 2015-16 clearly sets the tone in this regard. The renewable energy capacity target being revised to 175,000 MW (100,000 MW Solar, 60,000 MW Wind, 10,000 MW Biomass and 5,000 MW Small Hydro) also augurs well for the clean energy sector. The increase in clean energy cess from Rs100 to Rs200 per metric tonne of coal, lignite and peat to finance clean environment measures and concessions on custom and excise duty for electrically operated vehicles and hybrid vehicles being extended up to 31 March 2016 are also good news for the environment and renewable energy.

The Union Budget for 2015-16 is a big disappointment to the real estate sector, said Rajesh Prajapati – MD, Prajapati Constructions Ltd. “There were huge expectations from the Government but it did not deliver on what was promised,” he said. The Prime Minister Narendra Modi had announced ‘Housing for all by 2022’, however he did not give a roadmap on how to achieve the same, although it is the first time that the target has been set in the Union budget. The increase the service tax to 14% will prove to be quite burdensome as it will affect the purchasing power of home buyers. Overall the expectation of the housing industry from government was very high and they have not been met, he added.

It is more of a directional budget which talks about the “what” & “where” rather than “how”. The intent of the budget has been to focus on Growth & Equality and as a budget which has something for everyone. The thing which stands out that the government has realized that there is a very strong case for improving the Global Competitiveness of India by focusing on infrastructure, ease of doing business by bringing in regulatory reforms to cut bureaucracy and improve existing taxation norms and help to generate jobs. The announcement that GoI will set up 5 more ultra mega power projects of 4000MW, entailing investments of around Rs 1 lakh crore, is a big positive for copper industry. Though we do not have anything specific for real estate but the clarity that there will be no capital gains tax on contribution to REITS will also be positive. Consolidation and improvement in operations of railways by bringing in better technology will also be a big positive for the copper industry.

How challenging has formalising these CSR activities been for you to do, and what is your advice for other companies who are gearing up to meet this requirement?

There has been a lot of talk about the need to hike income-tax benefit on home loan interest payments. Do you think a higher figure will help the sector?

SOBHAhasbeencommittedtothecause of social empowerment and community development since its inception. We believe that for the overall well-being of the society, a comprehensive and sustainable development of rural India is a must. It is in this context that we initiated Graamasobha, a unique social developmental programme in 2006. Our CSR activities are carried out under the aegis of ‘Sri Kurumba Educational and Charitable Trust’. Under this unique social development initiative, we adopted two grama panchayats in Palakkad - Vadakkenchery and Kizhakkenchery. Unlike the quintessential CSR programmes followed by corporates that focus on a single aspect of development, Graamasobha encompasses activities in the areas of education, health, livelihood, and women empowerment – a more holistic approach to improve the quality of life of the rural masses and to enable the beneficiaries to become self-sufficient.

Enhanced income-tax benefits on home loan interest payments will certainly drive the demand for residential properties. Despite the measures being taken to control inflation and the gradual reduction in the repo rates, the home loan rates are yet to accrue benefits for the home buyers. Incentives such as interest waivers for first time home buyers and increased income-tax benefits will augur well for the real estate sector.

How do you increase the supply of affordable housing in the country? What are the other measures that you strongly recommend; and your message to the industry? Affordable housing is gaining prominence and is being encouraged by the Government. The ‘Housing for all by 2022’ is a step in this direction. In order for affordable housing to gain momentum, it is important that land is made available at reasonable cost.

Land cost, which constitutes a majority of the overall cost, still remains very high. The lengthy approval processes mean we are not able to put the land to use and begin construction. Therefore, in order for affordable housing to take off, besides addressing the land cost, we should focus on making a singleclearance window available as also the availability of working capital loans that will enable the purchase of land at reasonable rates.

Will the Real Estate (Regulation & Development) Bill help the sector? The real estate sector in India has been largely unorganised and unregulated. The Real Estate (Regulation and Development) bill is the need of the hour. It will provide standardisation and transparency and will encourage corporate governance practices within the industry. The proposed bill shall bring in regulations that ensure crucial information is shared proactively by developers. This would include land titles, amenities and features included in the project, carpet area of the property and the approvals received for the project. This apart, the bill ensures that the project is delivered on time and aims to promote affordable housing. It will help the real estate sector in more ways than one. It will instil confidence in the minds of buyers, enabling them to make informed choices with the information provided. It will further help the sector attract greater foreign investments, both FDIs and FIIs and boost the market sentiments.

We employ environment-friendly initiatives such as rain-water harvesting systems, sewage treatment plants and organic waste converters in all our projects. While Sobha Turquoise, Coimbatore has recently been certified with IGBC Green Homes Platinum rating, Sobha Forest View, Bangalore has a Precertified Gold rating by IGBC. Sobha Lifestyle in Bangalore has the largest rain-water harvesting facility (15 million litre unit) in a gated community. Since inception, we have completed 98 real estate projects and 258 contractual projects covering about 67.97 million square feet of area. The Company currently has 49 ongoing residential projects aggregating to 31.24 million square feet of developable area and 22.45 million square feet of saleable area, and 28 ongoing contractual projects aggregating to 8.62 million square feet under various stages of construction. In this financial year, we have completed and handed over 6 projects in real estate having total developable area of 2.85 million square feet. With the new Government in place, there is optimism about the Indian macroeconomic growth story. The recent announcement on guidelines for REITs, easing of FDI investment norms, focus on affordable housing and tax incentives for home buyers lend a welcome positivity for the real estate sector. With rapid urbanisation and the government’s thrust on building a more inclusive India, our sense is that Tier 2 and Tier 3 cities will see rapid growth in infrastructure and real estate. The Government is keen to push for building 100 smart cities all over India, some of which will be within Maharashtra, thereby further fuelling growth in the coming years. In Maharashtra, the dynamics in each city vary. While Pune and Nagpur have been fairly stable yet growing markets, Mumbai has seen a lot more volatility. We expect significant changes in the market dynamics once

How do you take Green Building concept in India; overall your comments? All our projects are either IGBC or LEED certified. The Godrej Group has been associated with sustainable development for decades. Share with us your overall thoughts on the real estate sector, post the announcement of the union budget? We welcome the Union Budget 2015-16 and appreciate the Government’s efforts and initiatives taken towards strengthening of the economy. The government’s decision on providing 6 crore units of urban and rural housing under ‘Housing for All’ by 2022, revisiting and revitalizing the PPP model, increasing funding for infrastructure, introduction of predefined permissions regime and proposal to rationalise capital gains tax regime for REITs etc., will have a positive impact on the sector.

We see so many high-rise buildings coming up in all metros, but isn’t there a basic conflict between high-rise buildings and sustainability? Rapid urbanization and higher incomes, has resulted in a rapid increase in demand for housing, especially in your metropolitan cities. Real estate activity, being one of the significant contributors to energy consumption and usage of resources, is working towards the development of green buildings to reduce energy consumption and the environmental impact. Important aspects; The growth and development of our communities has a large impact on our natural environment. The manufacturing, design, construction, and operation of the buildings in which we live and work are responsible for the consumption of many of our natural resources and protecting our planet for the future generations.

While there is a need for affordable housing in the city and the country, developers donot find it viable to take up such projects due to many reasons. The high land cost in the city, the rising prices of raw materials make it unviable for the developers to take up affordable housing projects. The developers need assistance from the government through subsidized land cost and intervention in controlling prices of raw materials to opt for creating affordable housing stocks.

Tier 1 cities are nearing saturation. Does Tier 2, 3 & 4 cities have the correct infrastructure required to bridge the demand supply gap? It is very true that Tier 1 cities are nearing its saturation with respect to style of construction, prices and even infrastructure. This has allowed Tier 2, 3 & 4 to gain attention of the public and private sectors. The cities are lucrative and have lots of captive consumption - a lot of people outside the city are investing in properties in the city where they would like to go back after their careers. Thus, developers have started working on developing many green projects in Tier 2 & 3cities and the government is putting its best to provide the necessary infrastructure. The higher demand for investment and housing will be very well met with the development of these regions. At the same time, what is done cannot

Which sector (residential/ commercial etc) will fuel the demand and why? The Indian real estate and construction industry is an integral part of economy and is responsible for a considerable part of its development investment. Globally recognized, the industry plays an important role in the development of the country’s infrastructure base and is one of the largest generators of economic activity. It is the second largest employer after agriculture and is slated to grow at 30 per cent over the next decade, comprising of 4 sub sectors - residential, commercial,

retail and hospitality. The growth of this sector is well complemented by the growth of the corporate environment and the demand for office space as well as urban and semi-urban accommodations. Out of the four sub sectors, the dominating sector is residential with 80% demand. The real estate industry is subject to a host of taxes and duties making it more unaffordable. What is your take? Yes, the real estate industry is one of the most heavily taxed industry in

India. While the buyers have to pay a considerable amount to the builder for their home their final decision is based on the total amount to be paid to the builder and the government. First the builder has to pay taxes to the various departments while acquiring the property and that is added on to the project which he need to realise with the sales and over that the buyer needs to pay service tax, VAT, registration and stamp duty which becomes a major burden on the buyer. The government needs to look into doing something that would reduce this burden from the buyer, but instead there has been a increase in the service tax this budget that would add to the woes.

How do you increase the supply of affordable housing in the country? Affordable housing is a huge market in today’s rapidly growing Indian market. The government needs to see this as a big opportunity for the improvement of the country. The biggest challenge is the acquisition

of land and for the government to have that vision where they allocate area or acquire land for the sole purpose of creating hosing projects. Land cost of another crucial factor affecting the supply of land . Given the limited availability of land in the urban areas, it becomes unviable for the developers to provide affordable housing without the governments support. The other factor that will help in increasing the supply is if the government along with the nationalised banks make it easier for the buyer to get a housing finance. This seems to be the major factors that affect the increase in supply of affordable housing projects in the country.

Key challenges include increasing cost and shortage of skilled manpower, presence of alternative building structure (both steel and concrete) and fluctuating raw material (steel) prices, which account for 55 to 60% of the overall cost. These will certainly affect the price trend and impact the profit margin of the supplier in the long run as competition intensifies. Formation of national standards for LEDs will accelerate the market development. The nationwide LED Village Campaign by Bureau of Energy Efficiency (BEE) has come as a booster. Under the campaign, LED-based street lights are being installed in villages. LEDs are also being used on a large scale in appliances like air-conditioners and televisions. India government has initiated a scheme to install LED

Union Energy Minister Piyush Goyal on Thursday announced that LEDs would be installed on city streets till Dussehra. “We are going to replace street lights in Mumbai with LEDs till Dussehra with an aim to save energy,” Mr Goyal said. Energy Efficiency Services Limited will be providing LEDs that save 50 per cent power, and the cost of LEDs would be recovered from savings.Consumers of electricity would have portability choice in the future, as the Centre had proposed amendments in the Electricity Act. “Consumers can choose the electricity company that has less tariff and better services to offer. NBC – 2005 provides for Fire containment doors to be provided for various levels of safety like 30 minutes or 60 minutes etc. For Dwelling Unit Separation (Main Door) clause 3.3.1 table 1 S. No (viii) provides for 1 hour fire resistance for Type 1 construction, Type 2 construction, Type 3 construction and Type 4 construction, Under same clause non load bearing partitions provides for minimum half hour fire resistance. These are mandatory as per Maharashtra Fire Prevention and Life Safety Measures Act, 2006, and thus to ensure that a proper fire door is installed these are to be adhere to IS 3614 (Part II ): 1992 (Reaffirmed 2002) Metallic and non-Metallic Fire Check doors – Resistance Test and Performance Criteria which is the latest IS code as on date for specifying the requirements of fire door, As per these codes, given below parameters and precautions are to be checked by the Nomination Officer while carrying out the inspection of any premises to ensure Fire, Life and Safety Measures are taken care of as per Maharashtra Fire Prevention and Life Safety Measures Act, 2006. 1. As per definition, Fire Door means “A door or shutter provided for the passage of persons, air or things which, together with its frame and fixture as installed in a building, is intended, when closed, to resist the passage of fire and/or gaseous products of combustion and is capable of meeting specified performance criteria to those ends. Insulated or non-insulated. The door leaves/shutters never give fire performance in isolation. Performance in fire is integrated system performance and whole assembly must be installed. 2. It shall be ensured that “Test Certificate” from Central Building Research Institute, Roorkee, Uttarkhand or from Indian Plywood Industries Research and Training Institute, Bengaluru or from any institute / Laboratory recognized by Central Government / State Government / Government Undertakings which specifically states that these Fire Doors are tested in

accordance to IS 3614 (Part II): 1992. 3. It is also acceptable that the test certificate from Warrington Fire Research Centre Ltd. UK or from Chiltern International Fire Ltd. UK or from International Fire Consultants Limited UK or any other institute of International repute for door assemblies tested in accordance BS 476 part 22. 4. The owner or occupier should produce Form A from Licensed Agency having valid license for “Passive Fire Protection” and Rules thereunder issued as per Maharashtra Fire Prevention & Life safety Measures Act, 2006. 5. It has to be ensured by the authorities that the report include following information: a) Name of manufacturer; b) b) A description of the assembly including fixing arrangements of fire door including drawing, exact sizes and components like thickness and the locations of fire door test assembly. The Clearance and gaps between doors and frame shall also be fully recorded; c) Rating of the fire door mentioning insulation and integrity rating; d) Furnace time/pressure chart and temperature curves actually attained during heating conditions; e) Time/temperatures results; and f) Any other information about the performance. 6. It has been brought to the notice to this office that certain builders are just providing door shutters / door leaves claiming certifications based on Bunsen burner/flame test or other non-related tests which are invalid as these certificates are neither as per BS 476 part 22 or IS 3614 (part 2). These certificates are invalid. 7. Obtain certificate that the door assembly is supplied by door manufacturer containing every components as was used in the original testing done to obtain the fire rating certification. Make sure the door frame filled on the wall and the door shutter/

leaf has marking of the door manufacturer and matches to the dimensions as mentioned in certificate. Also keep on record the test certificate on locks and hinges provided by door manufacturer. They should be fire rated for same or more minutes as the door assembly. 8. The door assembly cannot exceed the size it was originally tested and documented in the test certificates. However if the test results are 20% higher that the rating for insulation and integrity the following increase in sizes are allowed. +15% in height or +15% in width or +20% in area 9. Check the intumescent seals are provided on all 3 sides of the frame/shutters as shown in the test certificate. The bottom side of door leaf may or may not be provided with a drop down seal but an intumescent seal is must to control spread of smoke. 10. Give preference to Green constructions. If the core, the skin and the stiles/rails are components of wood products which are recyclable and bio degradable with NO inorganic material may be preferred. Some doors are made with many types of inorganic material which can eventually

cause landfill and recyclable concerns (Magnesium oxide board, Calcium Silicate Board, Gypsum Board, Cement Board, Fiberglass Sheet, Promat Sheets etc.). It should be noted that fire rated performance is combined integrated performance of the door set/door assembly meaning the doorframe + door leaf + hardware (having the right density of seasoned timber, the spices used for stiles, rails and door frame and the right type of core within + skin + glue for bonding + lock + hinges + Screws or any other accessories mounted + intumescent strips and intumescent sheet cladding on the metal parts used like locks and underlay for hinge flaps). All the enforcing agencies such as Urban Local Bodies and Special Planning Authorities should ensure that the detection systems are strictly adhering to the said Codes. Public Works Dept. and the Engineering Dept. of the other Government and Semi Government Organizations responsible for the designing and commissioning of the Fire Door should also take the note of the same to avoid any violation. Plastering – A foundation to good exterior finish Exterior Plastering acts as a foundation to the finishing&provides weather protection. Sand plays a major role in plastering. There are two types of sand available for the construction industry, natural sand & manufactured sand. Both have their pros and cons. Natural sand is found in riverbeds and is excellent for construction. However due to environmental reasons, it’s mining or dredging will soon have to be stopped. Manufactured sand is made from rock and has rough edges which make it difficult to deal with. There are certain chemical additivesas well as equipment which take care of these edges andshape it up to a nice friendly and workable form. Plastering Problems A. Sand problems – Incorrect gradation, impurities, salt contain and excess water. B. Storage problems – Space constrain, pilferages etc. C. Sand is burnt in a large drum burner to remove moisture and other debris. Then it is then screened to reduce slit & separate different sizes to ensure that the final product is of zone II as per IS. Masterplast – Plaster Additive with polymers, plasticizers andfibers MASTERPLAST is a dry powdered admixture of fibers and high quality polymers. It intended for use to create a smooth, easily-spread plaster that reduces water loss and subsequent cracking. It is a chemically active agent that improves the water retention of cement-based plasters.It also reduces water loss to the concrete shell. This allows for better cement hydration and a more even finish. Masterplast is an all-in-one plaster additive which will ensure excellent workability, reduction of wastage, more adhesion, cohesive mix and minimal cracks. It is easy to use and very economical. One pouch is mixed with one bag of cement and this makes the mixing ratio practically free of errors. Appearance & Weather Protection Paints, waterproofing chemicals, weather guards & many more products dominate this market and the user has today wide choices to make. Paints may not always be able to achieve water proofing but provides great finish. Water Proofing chemicals will definitely do a good job in minimizing the leakage, however they lack aesthetical appearance. mcecolor-flex is an Acrylic Polymer modified Elastic Elastomeric Breathable, Anti-Carbonation, Crack Bridging, and UV Resistant Protective coating for new or strained concrete surfaces, against environmental pollution. It is based on acrylic polymers and selected mineral fillers. Emcecolor-flex is water based and solvent free, therefore eco-friendly. It provides excellent protection for concrete subjected to adverse climatic conditions like in cooling towers, chimneys, bridges, buildings, etc. The product is waterproof and has a low water vapour diffusion coefficient. This makes the coating breathable. It also has a high resistance to diffusion of carbon dioxide and thus has anticarbonation properties. In addition, EmceColorflex is crack bridging, which is advantageous in case of repair and protection of cracked facades, exhibiting hairline and shrinkage cracks (within the region of 0.2 mm crack width). Its UV resistance ensures, no fading or degradation of coating material. EmceColor-flex can then be applied in 2 coats, using painting rollers, brushes or by airless

spraying over a primer coat of Primex 250. More coats offer higher degree of protection and better crack bridging properties. This product is fully compatible with fully solvent free PCC system for the protection, repairs and maintenance of concrete structures. The consumption of Primex 250 is approximately 100 gms/m2 and that of EmceColor-flex is approximately 425 to 450 gms/ m2 in 2 coats for a thickness of 200-225 microns. MC-Bauchemie (India) Pvt. Ltd.
