Congress has acknowledged the unique circumstances affecting members of the military, the foreign service and the intelligence community by making the following exceptions that apply to both the $8,000 tax credit for first-time home buyers and the $6,500 tax credit for repeat home buyers. Exemption From Tax Credit Recapture Rules Typically, homes that are sold or that cease to be used as a principal residence within three years of the initial purchase are subject to recapture of the tax credit. However, qualified service members who sell or move from a tax credit home within three years of the initial purchase due to official extended duty are exempt from the recapture rule. Extension of Tax Credit Deadlines The home buyer tax credit is available for qualified purchases with a binding sales contract in place on or before April 30, 2010 and closed by June 30, 2010. However, for qualified service members who are ordered on a period of official extended duty, these dates are extended for one year. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.

5 Easy Steps to a Winning Social Media Plan Source: Social Media Examiner
So you've set up your social media empire using Twitter, Facebook, LinkedIn, and you're blogging too. But how do you make it all work together? You want to reach potential clients and establish your authority online, but what's your plan? This article delivers five foolproof steps to get you on your way to finding, formulating and distributing content that will get you noticed. Content could include your own blog posts or links to others people's work posted on your social networks. #1: Find Your Target Audience. The first step in social media planning is largely the first step in identifying your brand-determine who you are and who your customers are. What unique aspect of your product or service attracts your target population? Are you a veteran business coach who works with small entrepreneurs? A grandmother and knitter who likes to teach others how to create gifts? You'll need to determine what your readers want to know from you, what their likes and dislikes are and where they congregate. You'll also need to find the right tone. The "social" in social media requires a conversational approach, but you still need to speak your clients' language. Be sure you know the lingo and style that your clients are comfortable with and where they talk to each other-on Twitter, Facebook, LinkedIn, blogs or on social bookmarking sites. Write out a basic profile for your most common type of client or customer. How would you classify them in terms of education, hobbies, tech-savviness and time spent engaging in social networking? Your offer(s) should cover the basics - name of the product or service, price, terms of payment, time limit, any incentives or guarantees and of course, how to get it.

The first time tax credit is gone, the markets are jumpy, summer's here but no one is "dancing in the streets." It's as if everyone is distracted with volcanic ash clouds, oil spills, wishy-washy politicians and the European debt crisis, and let's face it---that is an awful lot to worry about. But-worrying aside-most real estate professionals face the ultimate challenge every day just as if none of these things were happening: they try to sell or list a property in order to earn the commission that feeds their families. In all this bad news, where is there an indicator that may help them target where their next sale is coming from? Is there anything positive to be taken from this continuing series of disasters plaguing us all today? Recently, reports have begun surfacing that confirms that-- for the foreseeable future-- the future of real estate is in distressed properties. Sonora Dodd, of Washington, first had the idea of a "father's day." She thought of the idea for Father's Day while listening to a Mother's Day sermon in 1909. Sonora wanted a special day to honor her father, William Smart. Smart, who was a Civil War veteran, was widowed when his wife died while giving birth to their sixth child. Mr. Smart was left to raise the

newborn and his other five children by himself on a rural farm in eastern Washington state. After Sonora became an adult she realized the selflessness her father had shown in raising his children as a single parent. It was her father that made all the parental sacrifices and was, in the eyes of his daughter, a courageous, selfless, and loving man. Sonora's father was born in June, so she chose to hold the first Father's Day celebration in Spokane, Washington on the 19th of June, 1910. President Calvin Coolidge, in 1924, supported the idea of a national Father's Day. Then in 1966 President Lyndon Johnson signed a presidential proclamation declaring the 3rd Sunday of June as Father's Day. President Richard Nixon signed the law which finally made it permanent in 1972.
