PROMISES TO PERFORMANCES Why it all adds up for Erie Written by Dana Pontillo

It’s the good news Erie wants to hear: Operations to expand. Company to increase workforce. New business coming to Erie market.

It’s the progress Erie wants to see: Construction sites. Renovations. Expansions. Grand openings.

It’s the result Erie wants to achieve: Improved business districts. Expanding tax base. Rising employment.

The Erie region was treated to more than a dozen such announcements in the past year that are or soon will be yielding the outcomes of goals set forth in recent economic and cultural development plans: Emerge 2040, Erie ReFocused — the City of Erie’s comprehensive plan, Erie Downtown Partnership and Our West Bayfront. Details of those plans were featured in the December 2016/January 2017 issue of Erie Edge Magazine. “In the past few years, I have seen a tremendous amount of collaboration, particularly with the Emerge 2040 plan and Erie ReFocused,” said Barbara Chaffee, president

“They all have generated tremendous momentum. These plans are not sitting on a shelf; they are bringing a renewed energy, faith and commitment to our community.” – Barbara Chaffee| President/CEO

and CEO of the Erie Regional Chamber and Growth Partnership. “They all have generated tremendous momentum. These plans are not sitting on a shelf; they are bringing a renewed energy, faith and commitment to our community.” What makes the good news even greater is that it’s from longtime Erie-area businesses and organizations, from newcomers to the Erie market and from a diverse cross-section of industries — manufacturing, health care, technology, hospitality, recreation, service and retail industries. “That’s what’s so exciting,” Chaffee said. “The investment we’re seeing is spread among numerous sectors.” Estimates range to a half a billion dollars and at least 2,000 new jobs.

Manufacturing Sterling Technologies of Lake City announced plans to increase its workforce by 66 full-time employees with the help of grants and tax credits from the state’s Department of Community and Economic Development. This funding helped keep the molded plastics manufacturer from leaving the region. With $400,000 in low-interest financing from the City of Erie, family-owned Onex, Inc. announced its relocation to Erie’s east side, a $1 million investment in a new facility and plans to increase its operations and workforce in the next five years. This manufacturer of customdesigned industrial furnaces employs 148 and has operated in the Erie area for more than 50 years.

Health Care In response to increased demand for patient services, UPMC Hamot announced plans to build a new, seven-story patient care tower. It represents the largest construction project in the hospital’s 135-year history. At a cost of more than $111 million, the 177,000-squarefoot building will replace the existing Professional Building on East Second Street. Construction is slated for early 2018.

Saint Vincent Hospital, part of the Allegheny Health Network, recently announced a $115 million capital investment project that will include a new, two-story building to house an emergency department and an operating suite to meet patient demand. Construction is set to begin in May 2017.

Service An Erie institution that has regularly invested in its operations, both with bricks and mortar, and by expanding its workforce, Erie Insurance Group’s plans call for constructing a new, 346,000-square-foot office building at its main campus in downtown Erie. More than 1,000 jobs are expected to be created. The three-year project is scheduled to start in the spring of 2017.

Hospitality A high-profile project that aims to reshape the Bayfront has long been planned by Scott Enterprises – Harbor Place. This mixed-use complex will be situated on 12 acres near the Blasco Library and will include a hotel, retail shops, a restaurant, 43 town homes, office space, parking facilities and a skywalk. A fiveyear, $150 million project, Harbor Place could break ground this year. A hotel and 100,000 square feet of office space will mark its first phase. Scott Enterprises also opened an IHOP restaurant on upper Peach Street in May 2016, a $3 million project that added 65 employees to the local economy. A second location, again with a price tag of $3 million, will be built on the West 12th Street site of Taki’s Restaurant, a former breakfast mainstay. This restaurant will add more than 100 jobs. Pancake lovers will have even more options as Scott Enterprises plans a third location. Columbus, Ohio-based Donatos Pizza opened its doors in October 2016 in Erie’s Frontier Park area along West 8th Street. The restaurant employs 35 people and is one of three planned Erie County locations.

Old will become new again for Erie’s Rothrock Building on West 10th Street as Erie entrepreneur Joel Deuterman transforms the vacant structure to a high-tech corporate headquarters for his Velocity Network, an internetservice provider now based in Millcreek. His investment could reach $8 million. Construction could begin by the summer of 2017 and will include major improvements to the property’s streetscape. Deuterman also has plans for a co-working space and restaurant at the site of the Toni & Guy Hairdressing Academy at 930 Peach Street.

A member of Gannon University’s Erie Technology Incubator received a $2 million commitment from a national private equity firm. InnovaTel Telepsychiatry will use the capital to increase capacity, expand its geographic reach and grow its workforce. Gannon University’s 44-year-old Nash Library will open its doors in January 2018 after a $16 million renovation that will triple its amount of study rooms, create two

Penn State Behrend is building a new $28.4 million residence hall. Set to open for the fall 2018 semester, the 250-bed, 65,000-square-foot Trippe Hall will offer more privacy and convenience and feature areas to support students in the Black School of Business with entrepreneurial and collaborative projects. With a $4 million grant from The Erie Community Foundation, Mercyhurst University will work with Erie Insurance, Velocity Network and McManis and Monsalve Associates to create projects in the data science and cyber security fields that will support a knowledge-based economy. This Erie Downtown Innovation District will help meet goals of Erie’s comprehensive plan to enhance brain gain, create family-sustaining jobs and revitalize downtown Erie.

The Millcreek Mall will see two newcomers to the Erie market. The nation’s largest familyowned department store chain, Boscov’s, will open in the site previously occupied by Sears. Founded in 1911 in Reading, Pa., Boscov’s describes itself as a traditional department store. Its new Erie location will employ more than 300 workers and will expand the current building by 26,000 square feet. It is scheduled to open in October 2017. Torrid, a retail clothing store for women sizes 10 to 30, is scheduled to open in June 2017 in the Millcreek Mall. The company operates more than 400 stores in 36 states and the move to the Erie market will mark the company’s first location in northwest Pennsylvania. Visitors to the mall area are likely to see construction at

a new Giant Eagle grocery store located in the Millcreek Marketplace, just south of the mall complex along Interchange Road. This 75,000-square-foot store eventually will replace the one located in the Summit Towne Centre on upper Peach Street and will double its current workforce to 150 employees.

Recreation Waldameer Park & Water World, which celebrates its 120th birthday in 2017, will open the season with a $2 million water park expansion featuring a Battle of Lake Erie family water complex that will take visitors along walkways highlighting Erie’s role in the War of 1812. Additional improvements to Water World include more cabana and locker rentals as well as additional lounge chairs. Scott Enterprises plans to add another family activity destination to the area with a trampoline and adventure park in 2017. Although the location and scope of the project have not been named, the company said the park could be open by the end of the year. “Attracting new investment to our region is critical for growth – growth of family-sustaining jobs and growth of our tax base,” Chaffee said. “And the expansions, renovations and retrofitting of existing facilities show a renewed energy and commitment to our region from the private sector. It truly is an exciting time for our area.”

ON THE LEADING EDGE a message from BARBARA CHAFFEE CEO / President Our work at The Erie Regional Chamber & Growth Partnership epitomizes “leadership through partnership”. Following are some of the highlights of our work: Our Chamber Division: • Partners with our member companies hosting our monthly Business After Hours, a networking event for all of our ERCGP members. • We partner with WICU to focus on our member businesses for Giving You the Business. • We connect business to business and business referrals. Our Economic Development Division • Facilitates the region’s economic development Lead Team. • Facilitates our economic development entities, utilities, government, & others in business attraction and retention efforts.

• Our business service outreach connects with existing businesses in the region to identify what their opportunities and challenges are and identifies ways to help our businesses thrive. Our Growth Partnership Division • Our team and our Growth Partnership members worked tens of thousands of hours through the three-year process of Destination Erie – now Emerge 2040. • Our team and members worked thousands of hours through development of the Erie City Comprehensive Plan - now Erie ReFocused. • We continue our work and partnerships on Emerge 2040 and Erie ReFocused as well as numerous other transformational initiatives for the region. The challenge in partnerships is that the ERCGP does not always receive the recognition it deserves for our extensive body of work. We also know that to move our region forward we need to continue to bring together the public sector, non-profits & diverse private sector. The energy, knowledge and collaboration of all will result in a vibrant and thriving Erie region. “Change didn’t just happen. People made it happen.” David McCullough

from the CHAMBER OF COMMERCE by Linda Robbins The Chamber division of the Erie Regional Chamber and Growth Partnership is membership driven and we create an environment of opportunities to connect and share information through our diverse and engaged network of members. We keep members connected through various signature networking events: Business after Hours, May’s Golf Outing, September’s Fall Member Fest, November’s Annual Meeting and Celebration of Excellence. Also YEP’s August Kick Ball for Kids and Toys for Tots Gift Wrapping.

6

We have two very successful community events: Beer on the Bay with our partner Erie Brewing Company held in July and Erie Homecoming and

Business Showcase being scheduled in August this year. In 2017 we are very excited as we plan additional opportunities for our current and prospective members. Something new is in the mix for nearly every month for our members. In February The Presque Isle Downs and Casino and The Chamber hosted our first sponsorship and digital marketing opportunities happy hour. We will also be launching quarterly meet and greet breakfasts to help orient our new members or any member who desires to see what the Erie Regional Chamber and Growth Partnership is doing. The first one will be at the end of March, 2017, so pay attention to the Chamber calendar, and to any notices that you receive electronically, or by mail as there is definitely something going on in 2017 that you will want to know about and be involved in.

about ECONOMIC DEVELOPMENT by Jake Rouch

In 1997, I attended a multi-day, national Healthy Communities conference. While there, I heard a presentation by a former Royal Dutch Shell executive that had a profound impact on how I viewed businesses. Arie de Geus was promoting his new book called, “The Living Company.” Arie de Geus had studied the oldest companies in the world to identify why they lived for centuries while most companies were hatched and gone in less than 12 years. His conclusions: “…there is more to companies — and to longevity — than merely making money… capital is no longer king, rather, the skills, capabilities and knowledge of people are…a successful company is one that can learn effectively…(and) learning means being prepared to accept continuous change.”

Our work at the Erie Regional Chamber and Growth Partnership reminds us every day of the truth in his words. The Erie economy is a living creature. While we have endured loss, it has been followed by dramatic plans for growth from Erie Insurance, UPMC Hamot, Velocity Net, and Scott Enterprises. Every one of those investments centers on the value of talented people and adapting to continuous change. Every day your business changes the lives of all of those you employ and serve. We are grateful for your continued investment in Erie and its people. Based on all we know through our daily work at the Erie Regional Chamber and Growth Partnership, we are confident there will be even more plans announced to grow Erie in 2017. Onward!

from the GROWTH PARTNERSHIP by Ben Pratt

Martin Luther King Jr. once said “Faith is taking the first step even when you can’t see the whole staircase.” I felt this quote was particularly appropriate as we celebrate black history month in our community and reflect on new developments with the Young Erie Professionals (YEP). The Young Erie Professionals have taken many big faithful steps developing a strong robust calendar of events for 2017. Their leadership continues to evolve and their voice grows stronger and clearer each day as part of the Erie Regional Chamber and Growth Partnership. We had 20 new members join YEP in January as we celebrated a great partnership with both the Erie Bayhawks and the Erie Philharmonic.

With great attendance at our YEP events we look forward to what the year will bring. Another great African American leader, Desmund Tutu, once said, “My humanity is bound up in yours, for we can only be human together.” Today, in the midst of all the national chaos, locally we are growing stronger at many different levels. We encourage you all to help the Young Erie Professionals by joining, and encouraging others to join and to become actively involved. By engaging the next generation of leadership in our community, sharing wisdom and building partnerships, we can all achieve greatness. 7

HR Professionals, Managers, and Supervisors: How much would productivity improve if your people communicated as well as they do their jobs? Presentation by Ross Blake, senior level trainer, consultant, and author. His clients have included Allegheny Bradford Corporation, Blair, Corning Incorporated, Northwest Bank, United Refining, U.S. Social Security Administration, and other small and mid-size organizations. He is a graduate of Ohio University. Many workplace conversations that would improve productivity never happen due to fear or a lack of skills. These include: approaching peers or other managers about concerns; making it safe for employees to admit mistakes; getting cooperation between departments; regularly coaching employees and making performance appraisals easier; even safely giving feedback to the boss. When they occur, they close the gap between your organization’s potential and its performance. Cooperation and collaboration increase; unnecessary problems are avoided; improvements are made sooner; and internal operating efficiency improves when effective communication takes place. Learn a process to make unspoken workplace conversations much more likely to occur, and several skills to do so. Highly interactive — not a PowerPoint presentation.
