Esh Group Overview

At Esh Group we put local communities as the heart of our activity and support them by developing the built environment and adding social value for the economies local to them. We offer a diverse range of construction services to all types of clients, including the private and public sectors. Our history began in 1971 with the creation of a partnership between Jack Lumsden and Tony Carroll resulting in Lumsden and Carroll being formed. During the mid 1990’s the business merged with Deerness Fencing and Dunelm Homes to create what has become the largest indigenous construction company operating across the North East, Yorkshire, North West and Scotland. Esh Construction was created in December 2010 following a name change by Lumsden and Carroll Construction Ltd and in 2014 Esh Group went on to acquire both Border Holdings and Border Construction Ltd. We are a commercially strong construction business with a turnover in excess of £235m and have the knowledge and skills which have been accumulated and enhanced by our varied project experience. We are very proud of our strong regional presence and reputation, which we have worked hard to earn and is refelcted by the number of clients with whom we work. We remain a financially stable, privately owned company with cash in the bank in excess of £20m. Early consultation and strong communication throughout project delivery are values central to our methods of operating and are key to stakeholder satisfaction. Yorkshire Region Overview Our Yorkshire operations are based in Swillington, Leeds and has the support of our wider Esh Construction businesses. We have over 40 years construction experience and there are over 100 staff based within the Yorkshire area, providing Esh Construction with a strong regional presence. We provide our clients with a regional approach whilst offering a proactive, open and collaborative work ethic which has enabled us to establish close working partnerships with our customers, consultants and supply chain. Esh are proud of the reputation we have, which we have worked hard to earn and are aware that project success is reliant upon clear and concise coordination of services, effective and efficient service delivered by a competent and passionate delivery team. Turnover within the Yorkshire region is £40m and having an operational office and depot in Yorkshire enables us to reduce our delivery times and offer our client a comprehensive, competitive and consistent approach. We are fully resourced to deliver effective and efficient building and civil engineering service on projects ranging from £150k to in excess of £20m. Our delivery team can demonstrate extensive experience of successfully delivering both new build and refurbishment projects across a broad spectrum of sectors including industrial, education including student accommodation, retail, commercial, leisure, public, healthcare, housing and historic building. We believe in adding value within the communities in which we work and have a dedicated Added Value Coordinator based within the Yorkshire region who supports the provision of community and added value requirements across the region.

OUR EXPERIENCE

Wharton Park, Durham Client: Durham County Council

Victoria High School, Ulverston Client: Cumbria County Council

Wharton Park occupies 4.3 hectares of land within the heart of Durham City Conservation Area. A new heritage centre was constructed near the car park and is easily accessible to all users. The existing play areas saw the equipment removed and replaced with new. Restoration works were completed to the Grade II listed battery, battlement walls, turret and site wide retaining walls. Lime mortar was used to remain in keeping. Improvement works were also completed to the seating areas, railings, pathways and steps.

An extension and link corridor were constructed and internal alterations and refurbishment works completed to the existing school to provide a new library, sixth form study area, offices and suite of special learning rooms and new main entrance. The refurbishment works were completed to create contemporary and flexible teaching areas. The works also ensured that the school was fully accessible and provides felxible accommodation to improve the existing facilities. Creating and maintaining flexibility were key objectives as this ensures the future needs can be met without major structural alterations being needed.

Aseptic Unit, Edinburgh Client: NHS Lothians

Cleveland College of Art & Design, Hartlepool Client: Cleveland College of Art and Design

This project involved the refurbishment of the Pharmacy Aspectic Unit within the Western General hospital. The works comprised of the full internal strip out of the existing unit and associated M&E services, fixtures, fittings and existing equipments. The area then underwent a full remodel in order to create the new Aspectic Unit. The re-fit involved the installation of all new stud partition walls with access and transport hatches to move medical supplies from room to room whilse ensuring the rooms remained sterile. Each room had new isolator cabinets, uni-directional floor cabinets, and all new fixtures and fittings.

A 4,247m2, three storey, building was constructed to house a bespoke workshop and studio facilities at the former Hartlepool Borough Council Lynn Street Depot site. The garages, workshops and office buildings were demolished to make way for the new building. A two storey office building was retained and refurbished and a new link corridor created to the new building. The internal layouts were constructed using plasterboard stud walls and solid masonry walls. Suspended ceilings, M&E, painting, flooring and the installation of pre-cast concrete stairs completed the works.

GENERAL REFURBISHMENTS

Lateral House, Leeds Client: Environment Agency

The Tetley, Leeds Client: Carlsbery UK Ltd and Project Space Leeds

A refurbishment was completed to enable the relocation of 600 members of Environment Agency Staff. Works included the removal of doors, glazed screens, carpets, ceilings and tea-point and break out areas. We formed a new entrance, laid new floor finishes and completed full M&E installation works including new lighting, power, cooling to communications room and adjustments to existing fire, security and heating/cooling installations. Furniture included storage items and a reception desk. Works within the basement included the provision of standby generator and storage cages.

The scope of works included the creation of a new open plan reception, bar and cafe area to the ground floor with a separate dining room for the restaurant and kitchen. This also included the provision of new toilet facilities and baby changing area. New internal entrance were formed and the interior walls removed on the first and second floor to house gallery and workshop spaces. An event space was also created with a hidden sliding door to allow separate access to the area from the reception. External entrances were formed to connect a steel external staircase incorporating a disabled access lift.

National Glass Centre, Sunderland Client: University of Sunderland

Pennine House, Leeds Client: British Airways Pension Trustees and London Cornwall Property Partners LLP

Refurbishment works were completed to the upper floor to create an Exhibition Gallery which met the Arts Council standards. Works involved the construction of permanent and temporary galleries with display areas and viewing platforms. We also created back of house facilities such as office and staff areas. We installed suspended plasterboard ceilings and completed all finishes such as floor coverings and decoration. New information screens, a reception with a purpose built counter, balcony display cases, internal pavilions, full graphics and projected images completed the project.

This existing office block has been altered to provide 127 bed student accommodation. An eight floor was constructed to house a new bar and restaurant whilst the lower ground floor accommodates a new communication room, office, plant room, gym, lounge, games room, cinema, bin store and laundry facility. The building was stripped out and new layout created using lightweight acoustic partitions. The external facade was over clad and the windows replaced.

OUR EXPERIENCE

Benfield Volkswagen, Carlisle Client: Addison Motors The works involved the upgrade and refurbishment of the existing car showroom and associated facilities. The works were completed in a phased manner as the showroom and service centre remained operational. The ground and first floor offices, IT, communications room and upper mezzanine storage spaces were remodelled to provide an improved layout. New heating and cooling systems,

decoration, flooring, suspended ceilings and reconfiguration of internal partitions completed the works. The existing workshop was extended to accommodate van servicing including parts store and workshop welfare facilities.

Airside Toilet Refurbishment, Newcastle Client: Newcastle International Airport The works involved refurbishment of the male and female toilets of both international arrivals and UK domestic arrivals within the main terminal building. The refurbishment works included the installation of all finishes and fixings, cubicles, and vanity units. We applied new wall and floor tiles, installed suspended ceilings, sanitary ware and solid laminate toilet cubicles. To minimise disruption experienced by Value: ÂŁ344K Duration: 7 weeks

passengers the toilets were closed in phases throughout our works. During the closure of the male toilets, temporary facilities were supplied through the allocation/division of the female toilets and vise versa.


COMMERCIAL BUILD

Tennant Street Medical Practice, Stockton Client: Tennant Street Medical Practice Tennant Street Medical Practice has been established for over 50 years and moved into its current premises around 1970. As a result of the practices growth the premises now hamper the delivery of services to patients. The works programme to the existing Tennant Street Medical Practice comprised the demolition of the existing single storey link Health Centre, the provision of a new two storey

extension to the existing medical practice and the internal alteration and refurbishment of the existing medical practice. To minimise disruption we completed the works in three phases

Exhibition Park, Newcastle Client: Newcastle City Council An extensive range of construction activities were needed in order to improve the look, layout and quality of the park for recreational users. Improvements were made to the footpaths in and around the park with new ramped access paths. The Grade II listed bandstand was restored and the entrance to the park modernised with new

railings. The tennis courts, skatepark, bowling greens and croquet greens were renovated and restored. We also completed de-silting works to the lake and restoration works to the boat house and cafe. A comprehensive soft landscaping scheme completed the project.


The Tetley, Leeds

£1,500,000 Client: Carlsberg UK Ltd and Project Space Leeds

The Tetley Headquarters built in 1931, plays an important part of Leeds’ heritage and has become an iconic landmark on the outskirts of the city centre. Brewing ceased in 2011 and the building remained redundant. until Project Space agreed a tenancy and funding to create an Art Gallery, Restaurant, and Bar with Carlsberg UK Ltd. Demolition works to the existing first and second floor plate were undertaken by Carlsberg UK Ltd and Esh Build were appointed to refurbish and restore the ground, first, second floor with new gallery areas, restaurant, bar and kitchen area. The scope of works included the creation of a ‘Canvas Wall’, which is the main feature and can be seen from the balconies on all floors. New internal entrances were formed and the removal of interior walls to rooms on the first and second floor to house gallery and workshop spaces. Works to the ground floor comprised of creating an open plan reception, bar and café area with a separate dining room for the restaurant and kitchen. This also included the provision of new toilet facilities and a

baby changing area to make the Tetley’s building family friendly. An event space was also created with a hidden sliding door to allow separate access to the area from the reception area. External entrances were formed to connect a steel external staircase incorporating a disabled access lift. The building required electrical and data upgrades and the installation of a new fire alarm system. External works comprised of creating a decking area for the restaurant to be used during warmer weather and resin bonding to the side and front elevations. A service yard with perimeter fencing was also provided. Key Issues and How They Were Managed The creation of the new external entrances presented structural integrity problems and involved the detailing of a temporary works package, needling the walls until the new lintels were installed and the surrounding brickwork finished.


The Tetley, Leeds

Contract Duration: 20 Weeks Form of Contract: JCT Standard Form

Due to design changes with the external steel structural staircase we were faced with a delay of over seven weeks. We worked with the client and the fit out contractor who were providing the bar and kitchen facilities. We overlapped our programme to run alongside the fit out contractor to complete the remaining works. The cooperation and communication of all members of the design team ensured that the grand opening of the 29th November 2013 was achieved. Successful Outcomes Timber and wood paneling was found in the basement of the building, which had been stripped out during the demolition works completed by Carlsberg UK Ltd. The timber was reused to create a tongue and groove effect paneling in the restaurant and bar area. The timber panels were used in the upper floor gallery spaces where needed using traditional installation methods. The remaining timber was used to create the table tops for the restaurant and provided replacement skirting and architraves.

The original lift was cleaned and restored; although not suitable for public use, it is the one of the main surviving original features and highlights the history of the building. The First and Second World War memorials were protected during the works and restored for a memorial service held by Carlsberg UK Ltd staff. The boardroom remains intact along with the parquet flooring which has been fully restored. The porcelain light fittings found around the building were restored and have been used throughout. The Tetley family, who now reside in Canada, visited the site to during the works and since the building has been open to the public it has received over 75,000 visitors. The project was highly commended in the RICS Awards Pro Yorkshire 2014 Building Conservation Award.


Pennine House, Leeds

£5,000,000 Client: British Airways Trustees Ltd and London Cornwall Property Partners Ltd

The project comprises of the strip out and alteration to an existing seven storey office block and construction of a new eighth floor to form 127 bed student accommodations on Russell Street in the heart of Leeds City Centre. An existing office block has been altered and refurbished to provide 127 bed student accommodation. The alterations provide students with contemporary studios, 2 bed apartments and penthouse accommodation with associated common areas. The newly constructed 4,400m² eighth floor houses a new bar and restaurant whilst the lower ground floor accommodates a new communication room, office, plant room, gym, lounge, games room, cinema, bin store and laundry facilities. The lower ground floor and ground floor also have retails spaces available for let. We removed all internal partitions to return the building to an open floor plate. This also involved the stripping out of the existing ceilings and services. Once complete we over clad the external façade, replaced windows and divided each floor level into 15 individual student units. 14 units are for single occupation and 1 double accommodation. The new internal layout was constructed through the installation of a lightweight acoustic partition system which provided students with self contained

apartments containing bedroom, work station, dining area and bathroom pod containing shower, toilet and wash basin. The site has electronic access, onsite management and concierge team, plus 24 hour helpline and CCTV. The accommodation is accredited by ANUK code of Standards. As part of the works we also installed a new fire fighting lift to enable evacuation of the building. The lift is specially designed to provide Fire and Rescue Teams with a two hour access window. In addition a new fire escape was constructed by cutting through the existing floor plates and constructing a new steel stair case. Key Issues and How They Were Managed The area surrounding the building is predominantly offices, restaurants and bars. We have implemented procedures to mitigate disruption to these businesses during the works. A strategic Vehicle and Public Segregation Management Plan was implemented for deliveries, staff and public Health and Safety and was issued this to Leeds City Council for approval prior to implementation.


Pennine House, Leeds

The Strategic Vehicle and Public Segregation Plan takes into account the road behind the site (Greek Street) that leads onto King Street which forms part of the Leeds City Centre loop road.

We worked closely with the surrounding businesses to coordinate our deliveries around their own and peak traffic times. We also implemented a one way system to minimise disruption to the traffic flow. We also implemented a delivery schedule board to book deliveries into the available time slots to prevent congestion. Solid hoarding was erected around the site and our compound and was interspersed with Heras Fencing panels to enable all parties to see each other reducing the risk of accidents involving staff, site vehicles, the public and motorists. We tried wherever possible to reduce the number of road closures however where this was required we carried these out at a weekend and with approval from highways. Due to the proximity of our site to live and occupied premises we liaised closely with all parties through leaflets and letter drops to inform of our works and provide contact details for our onsite contact. Our Site Manager also visited the businesses to discuss any concerns or answer any queries they may have had. During these meetings we also recorded restrictions such as deliveries or events, these were then recorded

The building was designed to achieve BREEAM Very Good rating which was deemed the best possible rating due to the nature of building. To achieve BREEAM we improved the acoustic performance through the installation of acoustic panels and acoustic rated vinyl to reduce floor to floor noise. We also installed a secondary glazing system and applied ISO wool to the perimeter walls which improved the thermal properties of the building and reduced the requirement for supplementary heating throughout the building. Bathrooms have been fitted with dual flush toilets to reduce water consumption. Whilst carrying out the works we encountered structural elements which were initially identified during tender stage. We had to break out these elements and to ensure there was no delay to our programme we amended our works orders and increased working hours.
