Esh Group Overview
At Esh Group we put local communities as the heart of our activity and support them by developing the built environment and adding social value for the economies local to them. We offer a diverse range of construction services to all types of clients, including the private and public sectors. Our history began in 1971 with the creation of a partnership between Jack Lumsden and Tony Carroll resulting in Lumsden and Carroll being formed. During the mid 1990’s the business merged with Deerness Fencing and Dunelm Homes to create what has become the largest indigenous construction company operating across the North East, Yorkshire, North West and Scotland. Esh Construction was created in December 2010 following a name change by Lumsden and Carroll Construction Ltd and in 2014 Esh Group went on to acquire both Border Holdings and Border Construction Ltd. We are a commercially strong construction business with a turnover in excess of £235m and have the knowledge and skills which have been accumulated and enhanced by our varied project experience. We are very proud of our strong regional presence and reputation, which we have worked hard to earn and is refelcted by the number of clients with whom we work. We remain a financially stable, privately owned company with cash in the bank in excess of £20m. Early consultation and strong communication throughout project delivery are values central to our methods of operating and are key to stakeholder satisfaction. Yorkshire Region Overview Our Yorkshire operations are based in Swillington, Leeds and has the support of our wider Esh Construction businesses. We have over 40 years construction experience and there are over 100 staff based within the Yorkshire area, providing Esh Construction with a strong regional presence. We provide our clients with a regional approach whilst offering a proactive, open and collaborative work ethic which has enabled us to establish close working partnerships with our customers, consultants and supply chain. Esh are proud of the reputation we have, which we have worked hard to earn and are aware that project success is reliant upon clear and concise coordination of services, effective and efficient service delivered by a competent and passionate delivery team. Turnover within the Yorkshire region is £40m and having an operational office and depot in Yorkshire enables us to reduce our delivery times and offer our client a comprehensive, competitive and consistent approach. We are fully resourced to deliver effective and efficient building and civil engineering service on projects ranging from £150k to in excess of £20m. Our delivery team can demonstrate extensive experience of successfully delivering both new build and refurbishment projects across a broad spectrum of sectors including industrial, education including student accommodation, retail, commercial, leisure, public, healthcare, housing and historic building. We believe in adding value within the communities in which we work and have a dedicated Added Value Coordinator based within the Yorkshire region who supports the provision of community and added value requirements across the region.

STEM Skills Centre, Middlesbrough Client: Middlesbrough College
Lister Building, Bradford Client: Bradford College
The Science, Technology, Engineering and Maths (STEM) Skills Centre is a three storey, steel framed building which combines classroom space with workshop, production and manufacturing areas, ICT Suites, cafe and break out areas incorporating logistics yard, service access road and hard and soft landscaping. The site of the new STEM Skills Centre is located on the reclaimed Middlehaven Dock, with a leg of the dock projecting beneath the footprint of the building. Externally a new Multi Use Games Area (MUGA) was constructed along with a Heartspace outdoor area with outdoor seating and exercise equipment. college.
This project comprised of the extension and internal refurbishment of part of the Lister Building to create a new entrance, improved circulation throughout the building, a new Learning Resource Centre (LRC) and cafe space. The works were required to address the access and circulation issues most notably for wheelchair users. A new glazed pavilion was constructed which wraps around the existing art gallery entrance. The new entrance provides a point of entry into a double height space and provides an orientation point for access to the new LRC and cafe.

Construction Skills Centre, Workington Client: Cumbria County Council
Orion Building, Middlesbrough Client: Teesside University
The project involved the construction of a purpose built facility to the host the entire construction curriculum which was dispersed around the College campus. The building caters for 600 students studying mechanical, welding, plumbing, joinery, bricklaying and electrical courses. The building has been constructed to BREEAM ‘Very Good’ and incorporates solar photovoltaics, air source heat pumps, rainwater harvesting and a host of other energy efficient measures such as daylight linking for internal lighting and LED Lights.
A new three storey extention to the existing Orion Building was constructed with associated external works and internal refurbishment works to the existing building. The building is part of Teesside University’s School of Science and Technology and houses specialist plant for chemical and mechanical engineering. Internal refurbishment works involved full mechanical and electrical strip out and the reconfiguration of existing learning spaces and associated rooms. A new soundproof room was created for the testing of jet engines as well as constructing space for a flight simulator.

The project comprises of the strip out and alteration to an existing 7 storey office block and construction of a new eighth floor to form 127 bed student accommodations. The alterations provide students with contemporary studios, 2 bed apartments and penthouse accommodation with associated common areas. The eighth floor houses a new bar and restaurant whilst the lower ground floor accommodates a new communication room, office, plant room, gym, lounge, games room, cinema, bin store and laundry facilities.
The site provided an opportunity to provide modern and affordable student accommodation. A total of 249 study bedrooms were created across 25 terraced, 3 and 4 storey townhouses. The townhouses also contained living, dining and kitchens spaces. The social living space is much more extensive than generally provided, with direct access at ground level to outdoor space. The social hub contains a function room, associated kitchen, games room, quiet study area and laundry facilities. Three of the townhouses have been adapted to provide 3 fully accessible study bedrooms at ground floor level.

Algernon Firth, Leeds Client: Rushbond Developments Ltd
Victoria High School, Ulverston Client: Cumbria County Council
The works involved creating 84 student bedrooms with communal living spaces, 28 self contained studios with mezzanine decks, a gym, laundry facility, managers office and private garden. We carried out minimal work to the external existing fabric other than cleaning and general repairs. All bedrooms have en-suite bathrooms, fitted workstations, wardrobes and storage. The bedrooms range from 15m2 to 18m2 and the studios range from 20m2 and 30m2. The interior design and finishes compliment the character of the original building.
This design and construction contract involved the construction of an extension and the completion of internal alterations to provide a library, sixth form study area, offices and suite of special learning rooms, new main entrance and the construction of a new glazed link corridor. The new building has been constructed adjacent the existing library, separated with a glazed circulation hall at both floor. This two storey entrance space provides a light and airy space which is ideal for displaying students work.

Orion Building, Middlesbrough
ÂŁ2,300,000 Client: Teeside University
The project comprised of the construction of a new three storey extension being built to the existing Orion Building with associated external works and internal refurbishment works to the existing portion of the building also being carried out. The building is part of Teesside University’s School of Science & Technology and it houses specialist plant for chemical and mechanical engineering. The red-brick building was originally constructed in 1980. To the east is the rear elevation of the Athena Building and car parking, to the south are the backyards of a number of Victorian properties as well as further University owned Buildings and 2 public houses, to the north and west are University car parks and the front elevation of Phoenix House. The project comprised of the partial demolition of the existing building and the subsequent ground stabilisation in order to provide a suitable surface to lay all new insitu reinforced concrete slab floors that extended into the existing building to replace the existing open mesh flooring to provide the base for the construction of a new 2 story steel frame glazed wall extension with concrete staircases to the existing building as well as undertaking extensive internal refurbishment works to the existing building.
The internal refurbishment works comprised of carrying out a full mechanical and electrical strip out and the subsequent reconfiguration of existing learning space and associated rooms and the subsequent mechanical and electrical reinstallation as well as undertaking the installation of required chemical pipework. Further works comprised of carrying out the construction of an all new soundproof room that was required for the testing of jet engines as well as constructing space for the formation of a flight simulator room. Key Issues and How They Were Managed We planned, managed and coordinated all of our works during the construction phase in order to ensure that risks were properly controlled. We worked closely with all of our subcontractors to identify hazards and assessed the risks, including risks created for others. Site inductions were completed by every staff member including visitors and regular safety meetings were held to discuss health and safety performance and potential risks associated with upcoming activities. Risk assessments and method statements were updated as and when required as conditions and works changed. Formal internal site safety inspections were carried out and inspections

conducted on an unannounced basis by our in house safety advisors. They are used to verify compliance with legislation and our own management procedures. Deliveries were managed via a designated one way system that was agreed in accordance with the university and the surrounding businesses on a just in time basis that allowed for the continual use of the building throughout the duration of the works as well as ensure that deliveries to the adjacent businesses were not interrupted. The site was cordoned off to the public externally through the use of solid hoarding that displayed all of the necessary site safety signage and due to the works being carried out in a live environment internal segregation was required, which was implemented through the use of internal screens and timber partitions. To further mitigate risk all of the staff who were part of the scheme were issued with ID passes. Although there were no significant service diversions undertaken on the scheme, the nature of the scheme meant that there were substantial rerouting of existing internal services. Performance tracking needs to be objective, measureable and accountable, and we recognise that the key to successful KPIs is that they drive continual improvement in the
direction of the strategic business objectives. Our works are scored both internally by our Health, Safety, Quality and Environment Department and externally by our clients. Added Value Letter drops were carried out prior to the commencement of the scheme to provide an overview of what the project was aiming to achieve and provide a detailed description of any traffic impacts the works may cause. Further letter drops were carried out to the surrounding area as and when required to update local residents on the progress of the project and works that are being undertaken in the coming weeks. To supplement the letter drops, one to one meetings with the local businesses were held to inform them of the works that were due to be undertaken in the coming weeks allowing us to answer any queries or concerns primarily regarding deliveries, however to overcome this and ease any worries we worked closely with the businesses and put in place measures to ensure they could receive deliveries as normal throughout the duration of the scheme allowing us to build successful long-term relationships.

The Science, Technology, Engineering and Maths (STEM) Centre is a three storey, steel framed building which combines classroom space with workshop, production and manufacturing areas, ICT Suites, cafe and break out areas incorporating logistics yard, service access road and hard and soft landscaping. The area around the site used to be the main dock area of Teesside and is now the focus of regeneration, bringing education and industry to the area by the local authority. The site of the new STEM Skills Centre is located on the reclaimed Middlehaven Dock, with a leg of the filled dock projecting beneath the footprint of the building. The project was completed in three phases. Phase 1 was the construction of the floodlit Multi Use Games Area (MUGA) and all associated equipment, external works and drainage. Phase 2 involved the design and construction of the externals and the Heartspace landscaping area between the STEM Skills Centre and the existing college. The Heartspace is designed to be a college green with outdoor seating, amphitheatre seating, exercise trail with outdoor gym equipment, footpaths, external lighting and soft landscaping. The land was previously of low ecological value and following
our landscaping works we planted native species to increase the diversity of vegetation to the benefit of animals and nesting birds. The works also included site wide drainage, connections to mains drainage and service mains and retaining walls to form mounds. The benches to the front of the College represent the different bridges around the country and an art installation representing the planets was also installed. Phase 3 saw the construction of the STEM Skills Centre. Continuous Flight Auger (CFA) and driven steel tube piles were situated either side of the dock wall. The foundations have been designed to span across the existing relic dock wall with the CFA piles used in the in-filled dock area as these are most suited to the soft ground. Piles were driven 27m into the ground to ensure that settlement in the ground didn’t impact the building. Concrete pile caps were positioned on top and ground floor slab laid. The building footprint is 2500m2 and is of steel frame construction with external facing decorative block work and multi effect cladding including translucent and coloured panels.

Key Issues and How They Were Managed All of our works were planned, managed and coordinated during the construction phase in order to ensure that risks were properly controlled. We erected heras fencing around the perimeter of the site and created dedicated pedestrian routes for pedestrians travelling to the adjacent Middlesbrough College buildings. A dedicated delivery access road was used throughout the duration of the project in order to reduce the risks of pedestrians and vehicles coming into contact with one another. We liaised closely with the college to avoid disruption to the exam timetable and lessons. They provided us with a schedule and all noisy and disruptive activities including piling were completed outside of these times. Successful Outcomes The building is BREEAM Excellent rated and has an energy performance rating of B. To achieve these ratings the building incorporates high performing insulation to improve the thermal comfort of the building and reduce the need for supplementary heating. Acoustic wall partitions have been used to insulate the different learning spaces from external noise and from other classrooms and teaching spaces. The land was previously of low ecological value and following
our landscaping works we planted native species to increase the diversity of vegetation to the benefit of foraging mammals and nesting birds. Added Value 500 students were inducted onto the site in order to carry out site visits which aided their learning and allowed them to observe relevant trades, take photographs and ask questions. Diploma and BTEC students from multiple pathways visited the site between February and May 2015 to observe their desired trade and spend some time with the project team. The entire cohort attended one of eight Health and Safety induction sessions given by a member of the Site Team. Only students who attended and were registered had access to the site visits. The students were provided with 1 hour windows where students could visit the site and observe their specific trade in action and applied to an active project. We were also involved with 3 schools in Middlesbrough providing over 350 students with an introduction to the world of work through our ‘Building my Skills’ Scheme. Delivered over the course of an academic year the programme incorporates employability skills workshops delivered by ourselves and guest businesses at no cost to the schools.
