W
hen Muscat City Centre opened its doors more than 15 years ago, Al Mawaleh’s value tripled. Over the years this suburb has become one of the most sought-after neighbourhoods in the capital. No where is this more true than on the south side of Mawaleh, where residents can enjoy residential areas surrounded by vibrant commercial life. The area is bordered by Muscat International Airport, 13 kilometres to the South, and Al Khoudh to the North, with bits of Al Hail in between. It is 20 minutes to Al Khuwair on

Sultan Qaboos Highway (without traffic) and 30 minutes to Ruwi. The massive area has all the amenities a resident could ask for close at hand, from banks and schools to hospitals and clinics, to hypermarkets and shopping malls, to corporate offices and commercial spaces. Places of interest include Muscat City Centre, Markaz Al Bahja, Sultan Centre, Mawaleh Vegetable Souq, Starcare Hospital, the Amouage factory, Omantel headquarters, and Al Sahwa Park. Choueifat International School, Seeb Stadium, and Almouj integrated community are all a stone’s throw away as well. Al Mawaleh South
has always been the place to go for big villas and twin villas with contemporary architecture and modern design. And in recent years, the area has witnessed an increase in serviced apartments, too. Prices are considered high compared to other areas of Seeb, with rental rates averaging OMR600 to OMR800 for villas and OMR300 for apartments, but are quite attractive for those used to residing in far pricier Qurum, Ghubra, or MSQ.
