22nd September marks the 90th anniversary of the Gresford Mining Disaster when, in 1934, tragedy struck when an explosion and underground fire at Gresford Colliery claimed the lives of 266 men. Let us remember this pivotal moment in history that profoundly impacted our community.

As the days get crisper and shorter, we can enjoy the beauty of our local landscapes in autumn. From lovely woodland walks to heartwarming seasonal recipes, embrace the changing scenery and enjoy the simple pleasures this season offers.

Local News

Free Market Trading Extended

Wrexham Council has announced that, due to the success of the current free trading offer at their Monday Market, they will extend this opportunity until the end of December. Since the free trading period started in early June, there has been a surge of interest from local and independent traders, and the number of visitors to the market has also increased.

Cllr Nigel Williams, Lead Member for Economy, said, “We launched this initiative to help support our local outdoor market traders, as well as to grow our city centre offering and it’s proved to be very successful. Traders have appreciated the help we have offered and visitors have appreciated the variety of stalls that are now present in the city centre every Monday. It’s now important we continue to support all the city centre traders and the extended period of free trading will bring more and more visitors to see for themselves how the city is changing and what an excellent mix of independent traders we have here. I’d like to thank all councillors and officers who have helped and worked behind the scenes to grow the market.”

Trains from Wrexham to London

A three-hour journey from Wrexham to London is now a step closer following a positive meeting between Wrexham Council and the Wrexham, Shropshire, and Midlands Railway Company Ltd. The company is proposing an Open Access Service that aims to connect Wrexham with the heart of London in just three hours.

If approved, the new service could create 50 jobs, with the first trains expected to start running in summer 2025. The proposed service would offer five trains per day in each direction from Monday to Saturday, and four trains in each direction on Sundays.

The proposed route: Wrexham / Gobowen / Shrewsbury / Wellington / Telford / Wolverhampton / Darlaston / Walsall / Coleshill / Nuneaton / Milton Keynes / Euston.

Apart-hotel in Wrexham City Centre

The new owners of Hotel Wrexham, Dan Gillon and Steven Hesketh, are delighted to announce that, at the start of August, they received approval on their planning application to convert the old registry office on Chester Street, Wrexham into the first apart-hotel for Wrexham city centre. The team has been working closely with Wrexham Borough Council, including its design, conservation and heritage teams, to develop a sympathetic planning proposal that takes the building’s 18th Century listed building status fully into consideration.

Building work has begun to convert the old registry office into 2x two-bedroom and 11x one-bedroom luxury apartments with parking, designed to cater for the discerning tourist market. The completed apart-hotel is due to open in early 2025.

Freedom Leisure, the operator of Wrexham Waterworld on behalf of Wrexham Council, is excited to announce that it has been named a finalist in the esteemed UKActive Awards 2024.

Wrexham Waterworld has earned a place among the finalists in the ‘Regional Centre of the Year’ category, highlighting the team's dedication to excellence and innovation in the health and fitness sector.

The UKActive Awards honour organisations that have made significant contributions to the nation’s leisure industry. The winners will be revealed at the UKActive Awards ceremony on 3rd October.

When Reality TV Turns Deadly!

Isolation Island

“Ten celebrities arrive for the most gruelling and lucrative reality survival show: two weeks alone on a remote Scottish island in winter. As they compete to outshine each other and conceal dark secrets, a contestant's death reveals they're fighting not just for the prize, but for their lives.”

I love thrillers. Ever since I first started reading, I liked to be just a little bit scared and one of my all-time favourites is Agatha Christie’s ‘And Then There Were None’. It is a masterclass in crime writing.

Inspired by her, I have wanted to write my own thriller for years and ever since I moved to the Northwest in 2012 with BBC Breakfast I have had a character in mind called Lauren who is an investigative journalist. The moment I was evacuated from the ‘I'm a Celebrity... Get Me Out of Here!’ castle in North Wales in a storm, I knew I wanted to send her, on an undercover mission inside a reality TV show. I couldn’t imagine a more perfect setting for a murder mystery, and that was when the idea of Isolation Island was born.

In the book ten fictitious celebrities, including an extremely famous Hollywood actor, a double gold-winning Olympian and a pair of social media stars are sent, in the

depths of winter to a remote Scottish island, to take part in a gruelling and lucrative reality TV show. Taking inspiration from how the monks lived in Chester Cathedral many centuries ago, they have to live in a derelict monastery riddled with hidden cameras, eating the same food as the monks did and wearing the same clothes, including fluffy slippers!

Right from the start they are in danger and very quickly the contestants start turning against each other trying to outshine their fellow competitors and hide their darkest secrets. When a storm hits, the game turns deadly and they are fighting not for the prize, but for their lives!

I have absolutely loved writing Isolation Island, the characters are so real to me that I have started calling my dogs by their names and have woken up dozens of times in the night with ideas for plot twists.

Getting Back On Track

September is upon us, and for some, it’s a very exciting time. New schools, new friends, new shoes, new possibilities. But perhaps in the fullness of summer, and the preparation for the new season, you have lost your routine? Now’s the time to get back on track for your health and fitness. Here are a few ideas that might help:

Drink a glass of water first thing

I wish I could be more original, but honestly, a large glass of water first thing really is essential to hydrating you after a night’s sleep. At room temperature, with a little added mint or cucumber, drinking adequate water has so many benefits:

• it prevents dehydration

• it protects joints, spinal cord and tissues

• it aids digestion and elimination

• it helps regulate body temperature

• it improves mood and cognitive function.

Get moving

If your fitness routine has fallen off a cliff over summer, don’t overface yourself. Start the day with some mobility (check out our Pocket Pilates Sessions on YouTube). Moving first thing is the perfect way to set yourself up for the day with a boost of energy. Just 10 minutes will get the blood flowing, wake up your muscles, keep your spine flexible.

Be grateful I’ve spoken about gratitude before, but it truly does have a transformative effect. It may feel a bit woo woo, but research

has proven that the vibration of gratitude is so high that being in this state is shown to have really positive effects on your psychological and physical health. Start your day by writing down five things you are grateful for. Nothing is too insignificant. Keep your mind open to noticing the millions of small blessings surrounding you.

Habit stack

Do you get up every day and clean your teeth? That’s a habit. Now take a moment to identify what you would like to achieve in the next three months. What do you need to do to get there? Break the end goal down into little chunks and make each chunk a habit. Adding a habit you want to do to a habit you already do helps you accomplish more, which in turn, makes you feel happier and more inclined to progress.

Start now, and see how quickly you get back into your health and fitness groove.

In Harmony With Nature

As a Cruise Specialist, I have enjoyed many ocean and river cruises, but I had never experienced life aboard a three-mast, full-rigged windjammer. Whenever possible, Sea Cloud’s ships use wind power to minimise their impact on the environment; they are also able to visit smaller ports that larger cruise liners cannot. Their Tall Ships are more like private yachts and our sailing - on the Sea Cloud Spirit - had just 100 passengers, creating an informal, intimate and relaxed atmosphere.

We were welcomed onboard with champagne then shown to our beautiful junior suite with balcony, marble bathroom, king-size bed, walk-in closet, TV and other amenities including coffee machine and mini-bar.

The food was outstanding: breakfast was available 6.30-11am; lunch was served from noon; dinner was either fine dining in the main restaurant or an on-deck barbecue. There were two gala evenings where the dress code was more formal but otherwise it was very casual. There was a great choice of wine served with both lunch and dinner and always champagne on offer at breakfast!

The sun deck was lovely with plenty of beds, towels and blankets. The library was

well-stocked and had great views from the front of the ship. There was a fully equipped gym, a spa with steam bath, sauna and relaxation room and, weather permitting, a swim platform.

There was a deck party each evening or a more relaxed atmosphere in the lounge with films, music and, one evening, the crew sang a selection of sea shanties.

The captain has an open bridge policy and you can visit anytime: we had a tour of the bridge and engine room and were fascinated watching the crew set the sails.

Sea Cloud cruises are fully inclusive - food, drinks, wifi, gratuities - and I enjoyed every moment of the whole luxurious experience - as I’m sure you would!

Wrexham Tourism News

As I’m writing this, Wrexham has just had a great weekend, with many new visitors taking in the city centre atmosphere and on the pitch, the team getting the new season underway with a 3-2 victory!

To stay on the positive theme, I’ve often mentioned our desire to attract new accommodation investment to meet the demand of our tourism increase - so it was great to learn that the new owners of Hotel Wrexham have now received approval on their planning application to convert the old registry office on Chester Street into the first apart-hotel for the city centre.

Their team have been working closely with specialists to develop a sympathetic planning proposal that takes the building’s 18th century listed building status fully into consideration, to create 2x two-bedroom and 11x one-bedroom luxury apartments with parking, designed to cater for the tourist market. The completed apart-hotel is due to open in early 2025.

As we approach the autumn, there are also a couple of noteworthy events to highlight. First is Wrexham Feast - our annual food festival held on the Waterworld car park. This takes place over the weekend of 20th-22nd Sept and tickets are online at; www.wrexhamfeast.com

Stori Brymbo - as a tourism team, we were delighted that permission has been granted to start development of the Heritage buildings/area and Fossil Forest site in Brymbo. The site is one of real international significance and has the potential to become a major tourism attraction and another strong pull to Wrexham County.

Discovered in 2003 by accident, the in-situ fossils provide world-class evidence of how coal and ironstone were formed millions of years ago. The Fossil Forest will become the starting point for understanding Brymbo’s natural, industrial and social development, with the former iron and steelworks buildings and structures of the 18th, 19th and 20th centuries telling the wider story and housing new functions of welcome centre, volunteering and learning hub. Guided by specialists and professionals, the full package of building works and restoration will enable the site to open fully to the wider public in 2025. More on this development soon…!

Finally, we need to say congratulations to all of the team up at The Plassey Holiday Park in Eyton. The park has long been held in regard as one of the best in Wales, but last month, it was featured on the acclaimed ‘2024 outstanding campsites’ list for the UK, highlighting it’s continuing popularity, but also the quality that goes into everything on-site.

September - Progressing into Autumn

September is generally a cooler, gustier month than August and the days are noticeably shorter. While there's not as much to do in the ornamental garden at this time of the year, if you have a fruit or vegetable patch, you'll be busy reaping the rewards of harvest. It's also time to get out and start planting spring-flowering bulbs for next year and you can collect seeds for next summer's colour too. Make the most of the remaining warmth while you can!

TOP 10 JOBS TO DO IN THE GARDEN THIS MONTH

1. Divide herbaceous perennials

2. Pick autumn raspberries

3. Collect and sow seed from perennials and hardy annuals

4. Dig up remaining potatoes before slug damage spoils them

5. Net ponds before leaf fall gets underway

6. Keep up with watering of new plants, using rain or grey water if possible

7. Start to reduce the frequency of houseplant watering

8. Clean out cold frames and greenhouses, ready for use in the autumn

9. Cover leafy vegetable crops with bird-proof netting

Local Birds and Wildlife News

Last month's article was largely concerned with the noticeable shortage of butterflies in and around the Wrexham area this summer. Since we went to print, this problem has been the subject of a national survey which has indicated that during the past 50 years our national butterfly population has declined by over 40%.

The decline was first noted in the 1970s and has been attributed to a number of causes including the use of pesticides, intensive farming and increasing lack of suitable habitat. This year, the problem has been confounded by erratic weather conditions. By mid-July, the weather had improved and butterfly numbers in and around my garden and other suitable habitats had improved, as far as most species are concerned.

The caterpillars of local breeders like Cabbage Whites, Red Admirals and Peacocks were able to develop into colourful flying insects, and migrants, such as Painted Ladies, faced an easier flight from Southern and Eastern Europe.

The month of September heralds the start of summer migrant birds heading south for their wintering quarters. On 6th September 2015, a large flock of over 500 Swallows was spotted heading south at Minera, with 50+ House Martins uncharacteristically perched on topmost tree leaves picking off insects by Llay Pool. At the end of September 2017, over 500 Lapwings were observed by Borras Quarry family on their journey south.

My earliest sighting of a southward heading Fieldfare in my Burton garden was on 21st September 2012. September sightings of wildfowl on Gresford Flash include Shovelers, Goosanders and on one occasion, a Red-headed Pochard and a Bar-headed Goose. Family parties of Longtailed Tits, sometimes consisting of as many as 40 birds, are not unusual this month.

Sticky Fig Rolls

Try our delicious homemade fig rolls—sweet and chewy, - worlds apart from the shop-bought variety.

INGREDIENTS

FOR THE PASTRY

140g plain flour, plus extra for rolling 85g wholemeal flour

50g golden caster sugar ½ tsp mixed spice

140g cold unsalted butter, diced 1 medium egg yolk

METHOD

FOR THE FILLING

MAKES 16

200g soft dried figs, roughly chopped Zest and juice 1 orange

50g golden caster sugar

100g chewy toffees, chopped

Tip the flours, sugar, spice, a pinch of salt and the butter into a food processor and pulse until it has the texture of breadcrumbs. Add the egg yolk and pulse again until you have a pastry. Wrap in cling film and leave to chill for 1 hour.

While the pastry is chilling, tip the figs, orange zest and juice and the sugar into a saucepan and just cover with water. Bring to a simmer and cook gently for about 10 minutes or until sticky like a chutney. Leave to cool slightly, then blitz in a food processor. Leave the mixture to cool completely, then fold through the toffees and set aside.

Heat oven to 200°C/180°C fan/gas 6. Roll out the pastry on a lightly floured surface to a rectangle the same size as an A4 piece of paper. Cut lengthways down the middle to give you 2 long pastry strips. Spoon half the filling down 1 side of each pastry strip, leaving a slight border at the edge. Brush the edges with water and fold the pastry over to seal – like making a sausage roll. Make a fork print along the top. Place the rolls seal-side down on a baking tray and bake for 20 minutes until brown. Remove from the oven and leave to cool, then cut the rolls into 8 pieces. Will keep in a biscuit tin for up to 1 week.

From the wild

Foraging enthusiasts are in for a treat during September. Hedgerows and woodlands become treasure troves, yielding plump blackberries and elderberries. These berries lend themselves to jams, preserves, and even the crafting of infused spirits, to enjoy later in the year.

Mackerel is abundant in UK waters during the late summer and early autumn months, making it a popular and healthy choice.

It may sound obvious, but setting the right price for your products or services is crucial for the success of your business. It can be a bit tricky though, but getting it right can make a huge difference in attracting customers and making a profit.

Firstly, understand your costs. Before setting any prices, you need to know how much it costs to produce your product or deliver your service. This includes everything from materials and labour to overhead expenses like rent and utilities. Once you know your costs, you can set a price that ensures you’re not losing money.

Next, think about your customers. What are they willing to pay for what you’re offering? Understanding your target market and perfect customer is key. Discover Pulford Handbell Ringers

The Pulford Handbell Ringers were established two decades ago, following the discovery of a set of unused handbells in the tower of Pulford Church. These handbells were traditionally given by bell foundries to churches alongside larger tower bells, serving as practice tools to help the ringers to recognise the changes in patterns they would be required to ring on the louder tower bells.

Weekly practice sessions

Over the years, our group has grown significantly. Initially, we started with a modest set of handbells, but as our confidence and skills improved, we raised funds to expand the collection. Today, we use a set of 26 bells. Our weekly practice sessions are held every Wednesday afternoon at Pulford Village Hall, where we refine our craft and explore a wide range of music.

Our performances have taken us to various venues, including care homes, hospices, and charity events. We are especially in demand during the festive Christmas season, where our performances add a touch of seasonal cheer. We often invite our audiences to join in the fun by 'having a go' with the handbells, and the response is always enthusiastic and positive.

Colour-coded system

While recruiting new members can sometimes be a challenge,

especially for those unfamiliar with reading music, we’ve made it easy to get involved. We use a colour-coded system to mark the scores, which simplifies the learning process and makes handbell ringing accessible to everyone.

We recently marked our 20th anniversary with a joyful lunch at The Dog and Pickle in Lavister, celebrating our journey and achievements.

What’s the Cost of a Comfortable Retirement?

Many of us have an idea of the way we would like to be living in our retirement years, but not so many are aware if it’s something that we will be able to afford. Whether you have 20 years before you retire or just a few, it’s important to have an idea of just how much money you’ll need for a comfortable lifestyle once you stop earning a regular salary.

The Retirement Livings Standards, launched by the Pensions and Lifetime Savings Association (PLSA), have helpfully predicted approximately how much individuals and couples will need in their pension pot to achieve three different standards of living: minimum, moderate and comfortable.

These figures have increased in the past 12 months with the PLSA’s latest figures from February 2024 showing that a single person will now need £14,400 a year to achieve the minimum living standard, a rise of £1,600. They would need £31,300 a year for moderate, and £43,100 a year for a comfortable lifestyle. For couples, the price tag of these three lifestyles is £22,400, £43,100 and £59,000 per annum.1

The minimum living standard covers most people’s basic needs. For example, you could holiday in the UK, eat out about once a month and spend around £600 on clothes and footwear a year. But running a car would be difficult.

The moderate lifestyle provides, in addition to the minimum lifestyle, more financial security and increased flexibility. For example, you could take a two-week holiday in Europe and eat out a few times a month. And you could afford to run a small car.

At the comfortable level, you could enjoy some luxuries like regular beauty treatments, theatre trips and at least two weeks in Europe a year and several UK mini breaks.

Many people may be shocked to learn how little income their savings will provide. Which is why it’s vital to realise the power of ‘saving sooner rather than later,’ and not simply hoping for the best.

By putting a ballpark figure on actual lifestyle choices, the PLSA aims to help people develop their own personal savings goals. Having a concrete goal based on things you enjoy doing, such as holidaying, or eating out with friends, is a powerful psychological motivator to keep saving.

Seasonal influenza (flu) is an unpredictable but recurring pressure that the NHS faces every winter. For most healthy people, flu is an unpleasant but usually self-limiting disease with recovery generally within a week. However, there is a risk of severe illness from catching flu for some people and vaccination offers the best protection.

Covid-19 and new variants are also in our community. Covid still causes hospitalisation and severe illness in vulnerable people and it’s imperative you take up the offer of a vaccination.

Alyn Family Doctors plans to offer eligible patients a joint appointment for both your flu and Covid vaccinations. This is safe and minimises the infection risk of attending for multiple appointments.

The 2024 flu vaccine programme will begin on 30th September. This is later than usual, but based on the evidence that flu vaccines’ effectiveness can wane over time in adults, the JCVI (Joint Committee on Vaccination and Immunisation) has advised vaccinating adults from 30th September.

It is preferable to vaccinate individuals closer to the time when the flu virus is likely to circulate (which typically peaks in December or January), this will provide optimal protection during the highest risk period. Children and pregnant women will be offered vaccinations from earlier in September.

The vaccines are given free on the NHS to adults who:

• Are 65 and over.

• Are pregnant.

• Are in long-stay residential care.

• Receive a carer's allowance or are the main carer for an older or disabled person who may be at risk if you get sick.

• Live with someone who is more likely to get a severe infection due to a weakened immune system.

• Have asthma, COPD, emphysema or bronchitis

• Have diabetes

• Heart conditions, such as coronary heart disease or heart failure

• Have a body mass index of 40 or above.

• Chronic kidney disease or liver disease

• Some neurological conditions, such as Parkinson's disease, motor neurone disease, multiple sclerosis, or cerebral palsy

• A learning disability

• Problems with your spleen

• A weakened immune system

The Senedd was in recess for the majority of August which allowed me to spend more time in the constituency.

I was very pleased to be invited to St Giles’ Church to attend a heartwarming farewell service for Rev. Canon Dr Jason Bray. Rev. Bray has been appointed the new Dean of Llandaff Cathedral in Cardiff so will be leaving Wrexham in early September.

I send my very best wishes to Rev. Bray who will be sorely missed.

Engaging with young people is a key element and enjoyable aspect of my job and it was a pleasure to talk with students from Ysgol Rhosnesni.

The virtual meeting was arranged by The Politics Project. This educational organisation specialises in running digital surgeries which aim to build relationships between young people and their politicians.

During the Q&A session we discussed a wide range of topics that matter to the students. The programme is a great way to engage young people in politics and I am grateful to The Politics Project for organising the event.

Earlier this year, I approached all Wrexham’s secondary schools, as well as Coleg Cambria, highlighting the work of The Politics Project so I hope to take part in more surgeries with students in the not-too-distant future.

Based in the heart of Caia Park, Wales’ flagship integrated children’s centre marked its 46th birthday by arranging a fun day and community parade.

It was a pleasure joining in with the celebrations and I remain so proud to be patron of such a special organisation. The Venture has provided an invaluable service to children and families in Caia Park for decades and long may it continue.

Finally, at the beginning of August the Senedd was recalled to nominate and elect Eluned Morgan as the new First Minister of Wales. It was a momentous occasion and I am proud we have a female First Minister for the very first time.

I have known Eluned for many years. I have worked and campaigned with her for over a decade and believe she has the skills and ability to deliver for the people of Wrexham and Wales.

One way system. As well as the imminent changes to the Co-op junction, the council is also going to carry out remedial work on the other two junctions around the plantation. The turning by the new Hub building is going to be be remarked and further signage installed and at the other junction leading onto the Holt Road. The pavement will be widened to narrow the junction slightly to help pedestrians cross; this will also reduce the possibility of motorists cutting the corner. Extra parking bays will be provided along the Holt Road along the one way only section.

Weeds. Residents have been in touch about weeds and plant growth at the side of pavements, roads, etc. This is not unique to Wrexham and is due to the weed killer prescribed to councils only burning off the top and doesn’t kill the root. Street Scene services are aware of the problem and are going to manually work in some of the more noticeable areas to help tidy up and make good. However this is time consuming and labour intensive work with limited resources.

Drains. Thank you to those who have been in touch about problematic drainage issues within the ward. Officials are now aware and will be carrying out inspections over the coming weeks of these areas.

Speeding. Unfortunately some drivers are continuing to ignore speed limits throughout the village and are travelling way in excess of the speed limit. North Wales Police have been kept informed and spot checks will be carried out.

Llyndir Lane traveller planning application. Retrospective planning permission has been submitted to the council regarding this. We have to follow the set guidance and regulations set out in law and follow the given process until a decision has been officially made. Residents can express their views on the proposal on the Wrexham Council planning portal.

Castle Green Homes. We continue to receive a significant number of complaints regarding this development around issues such as noise and hedges. On each occasion we have arranged for enforcement to follow up. Officers are only able to enforce breaches of the regulations.

In terms of hedge removal, where a check for nesting birds has taken place, removal in accordance with the plans can take place. Where hedges have been removed without approval reinstatement or a new planning application is required.

We understand the concerns of residents given that such developments cause a significant nuisance however we can only insist that officers enforce the rules and regulations.

As I sit and write my words for the September issue of EssentialsMAG it is the end of July! I missed August, many apologies. July was a very busy monthnot only with Mayoral duties, but Ward issues too. Residents with housing problems and The Trevor Arms pub closing leaving a large amount of smelly rubbish in huge bins - including mattresses!

Streetscene staff have much catching up to do with grass cutting and general maintenance. It’s so frustrating to have to tell you that the department haven’t replied to me. The ‘Gravel Pit’ in Wynnstay Lane which is used by the football club, I have discovered, is owned by Assets. It needs a large amount of tree pruning around the boundary, as the residential properties are worried about the height of the trees. I hope work starts ASAP.

The whole of Mayflower estate needs pavements and pot holes repairing and a good tidy up. I have asked where we are on their work schedule.

School budgets are under pressure due to cut backs at WCBC. Sadly, we are not the only city to be suffering. Thankfully, Marford and Gresford have two excellent Holiday Clubs running during the Summer at the local All Saints’ School and The Rofft School. Well done to both parents and carers, I know are very grateful.

I continue to enjoy my Mayoral duties and can tell you that, behind the scenes in the city centre and all the Wards, there are some amazing groups running, mostly by volunteers, providing so much support.

I attended a concert at The Stiwt Theatre put on by Wrexham Music Co-operative. Lessons take place in our schools by dedicated staff, and the concert showcased their hard work - it was amazing! Ruabon School pupils sang a song about ‘Wrexham‘ that they wrote the words for, it was fantastic you all need to hear it! When we read so many negative reviews about schools we need to embrace the work here in Wrexham as the concert was truly inspiring. My challenge is to have the concert again in the city centre, open to all.

Our villages continue to offer many clubs at Gresford Methodist Hall - Whist and over 60s Caffi with many trips and lots going on in The Gresford Trust.

It is hard to imagine how fast the summer seems to have gone. It doesn’t feel that long since I was writing my article wishing everyone an enjoyable summer ahead. Sadly the weather didn’t really show much us much in the way of summer!

Despite the council meetings being limited over the summer, there continues to be a number of issues raised with me by residents and I will work hard to ensure that these are resolved as swiftly as possible.

They range from subjects such as, housing and social care, as well as some unique issues that always provide me with some interesting solutions! No issue is too small, or obscure, and it is my pleasure to help.

One item raised a couple of times was garden fires - they should be heavily discouraged, and if you are burning anything, please be considerate of neighbours who may have open windows or washing on the line.

It was fantastic to be able to speak to so many residents at the recent Summer Fair at the Memorial Hall. My thanks to Beech Avenue Brewery and the Community Council for their efforts in pulling this off again. Events like this really do go to show the support of the community and is a fantastic chance to come together.

It also saw the Scarecrow trail coming to an end and if you took part and supported IMAGE with this great activity, thank you. It was great to see so many scarecrows and the range of designs and interesting takes on classic Disney characters.

Well done to the winners. My thanks again to those that take the time to plan these events for the benefit of the community.

In August, I also attended the AGM of the Gresford Trust and took the opportunity to thank those present for all they do in managing this community asset. We really are blessed to have this fantastic facility for use, and it would not be possible without the help and dedication of the trustees, committee, officers and paid staff. We should all be grateful for the time they give up. With a new Chairman elected, I look forward to seeing what is next for the Trust.

As we head back to the Guildhall for our standard business, there is a huge focus on the finances and how we deliver services. This is in response to the current financial pressures faced by the Council.

There will be many tough decisions ahead as costs rise for the council and we try to safeguard services and jobs.

What should I expect from my solicitors when I buy a house?

Buying a property can be a daunting process, so handing over responsibility to a solicitor you can trust to handle the conveyancing will be a welcome relief. The conveyancing process itself takes many weeks and during that time you may feel helpless and frustrated. Knowing beforehand what to expect will help.

Conveyancing is a complex process requiring a thorough understanding of property law, a meticulous attention to detail and the ability to manage all parties involved, from buyers and sellers to mortgage providers, estate agents and surveyors and others. So, choosing a solicitor with a good, longstanding reputation is crucial to avoiding later legal issues or financial losses.

As soon as your offer on the property has been accepted you should ensure you have your mortgage offer in place. Then you can instruct a solicitor who will ask you to sign a contract with them. Many offer reasonably priced insurance to cover the cost of work they have done if the transaction should for some reason fall through.

After supplying requested information needed for the transaction, a draft contract will be drawn up by the vendor’s solicitor. This forms the basis of a legal agreement between seller and buyer and includes property details, agreed price, completion date and any other terms/conditions. After checking it thoroughly your solicitor will request any necessary changes.

Once the draft contract has been agreed, your solicitor will carry out conveyancing searches on the property, including local searches to uncover any planning and environment issues that could affect the property. On receiving responses, he or she will go through them and return to the seller’s solicitor with any queries. This process will continue until your solicitor is completely satisfied with all responses.

Your solicitor will then check the property details and go through with you the terms of the mortgage offer. Then you will be ready to sign the contract for exchanging, making the deal legally binding, and your solicitor will acquire the funds. Now you can move on to the final step of completion, which can if necessary be the same day but is more likely to be a week or two later.
