In 2021, there were 20 sales over $7.5 million which doubled from the previous year.

STATE OF THE MARKET Along the emerald coast, the median sales price increased by 37% which is a huge increase for the market. Looking at the higher end of the market, the average sales price increased by 25% with an increase of 21% on 30A specifically. In just one year, the average sales price increased on 30A from $1.6 million to $2.1 million. The total sold volume increased 11% in the overall market while the 30A market increased 40% from 2020 to 2021. With interest rates at a historical low, it increased purchasing power in 2021. Inflation was a major factor and buyers purchased more real estate investments to be able to use their money in the most efficient way. Inventory continued to be low for 2021 and the entire year nearly held less than one month of inventory. This is not necessarily a negative thing, as there are still deals and still homes however buyers must be more aggressive with their offers and use experienced real estate advisors. This market has confirmed how important it is to implement aggressive offers, use an experienced advisor with a firm with high inventory both on and off the market to create the most opportunities for buyers.
