THE DRAMATIC TUDOR-STYLE structure north of Lake Park is perched on a bluff overlooking the shimmering waters of Lake Michigan. Built as a single-family home in the 1920s, it more recently served as the Alumni House for the University of Wisconsin – Milwaukee until Milwaukee entrepreneur Andy Nunemaker purchased it in 2021. From June 4 through June 19, tourgoers will see more than 40 of the home’s rooms and spaces that are being transformed by area

interior designers. The event is a fundraiser, with proceeds invested in breast cancer and prostate cancer research at the Medical College of Wisconsin. What tourgoers won’t see, however, are all of the moving parts that go into making such a major event a success. Several people affiliated with this year’s show helped provide a behind the scenes glimpse of the home’s metamorphosis into a showhouse. Here are 10 nuggets you might not know.

How does the organization decide which home will be featured? “Rather than choosing a home, the process can more aptly be described as finding a home,” says Wisconsin Breast Cancer Showhouse board chair Ellen Irion, “because it’s an unusual family that is willing to move out and turn their home over to us for the designers to work their magic.” In the past the organization has contacted real estate agents about possible homes that are empty, perhaps before going on the market,

and whose owners are eager for designers to do updates. “There also is the unusual philanthropic person who will offer their home simply because they believe in our mission,” she says. How did the organization find this year’s home? You could say Nunemaker actually found the organization–once again. “I worked with them before when my previous house on Terrace Ave. served as a showhouse,” says Nunemaker. “I knew the drill and thought this house would be a great candidate even before the purchase was complete.”

He says he fell in love with the house many years earlier when it was owned by UWM, and even remembers it from his childhood. “When I learned the university was going to put it up for auction, I put my plan together and talked with the showhouse people before closing to see if they were interested,” he says. Nunemaker was one of almost two dozen bidders, and became the eventually winner. What preliminary work has been done on the house before turning it over to the designers? “I love history, architecture and historic preservation,” he says, “so I have been carrying out a sensitive restoration since purchasing the home. I also have had a lot of work done on the mechanicals.” That work is complete for the most part, and Nunemaker plans to finally move in right after the showhouse closes. How many interior designers are participating this year and how do you find them? “We have 38 designers, who are converting a total of 42 spaces,” says Irion. “Most have been part of the showhouse previously and several are designing more than one space.” The design committee reaches out to area designers to see if they are interested in participating. They are invited to view the house and fill out a form indicating which spaces they would like to work on and what their vision is for the space. “We hope there’s an emotional connection with all of the spaces,” Irion says, “but it’s still a challenge when multiple designers prefer the same spaces. “We also have had some ‘orphan’ rooms left over that no one initially asks for,” she explains. “So then we go back to the designers and ask if they will take on one of those rooms.” What’s the appeal for the designers? “It’s a way of showcasing our talents,” says interior designer Colleen Thompson of i. e. Design, which is in the process of moving to Wauwatosa. Thompson has participated in several previous Breast Cancer Showhouses. “I have worked with Andy before and he has given us quite a bit of leeway in our design and we appreciate that,” she says. “And I like doing what I can to give back to a very worthy charitable cause.” Adds Irion: “All of our participants are immensely talented when it comes to design, but promoting themselves might not come as naturally to them. This is a way that thousands of tourgoers can see their work.” Does the owner have a say in the design work? E X C L U S I V E LY Y O U R S

Some parts of the transformation may be permanent, other parts disappear when the tour is over. “If there is construction in a space, the designer works closely with the homeowner because the homeowner pays for it and must live with it for a long time afterward,” says Irion. “But in rooms with no permanent changes, the designer has free rein, from color to furnishings to accent details.” Is design continuity throughout the house a goal?

“The very strange thing is that the house seems to speak to the designers and continuity happens organically as a result,” Irion says. “It is absolutely amazing how that happens time and time again.” What about volunteers? The show couldn’t go on without them, could it? “We rely on as many as 1,000 volunteers during the two-week run and they are absolutely indispensible,” she says. “Many help us year after year and spread the need via word-of-mouth, networking or just asking friends and colleagues to help out.” Docents are stationed throughout the house,

making sure tourgoers are safe, that they see all of the rooms, and communicate the designer’s vision for a room. Anyone interested in volunteering should email the organization through the contact information at www.breastcancershowhouse.org. What about the other events related to this year’s showhouse? The “Raise a Glass to Hope Gala” is the night of June 3. A “Watches, Scotch and Racecars” event with rare watches, scotch tasting and racecars is the night of June 10. On June 11, a “Roaring ‘20s Murder Mystery” play is planned, with dinner, drinks, a band and patrons participating in the play. Behind-the-scenes tours showing how a 1922 house was brought into the next century also are planned. Information and tickets for the above events will be available at www.breastcancershowhouse.org. This event has surprisingly low overhead, doesn’t it? Where do the proceeds go? “Our expenses are extremely low because we are an all-volunteer organization without a single paid employee,” says Irion. “The designers are extremely generous; they finance their own rooms and often get support from their vendors and even their own families help out. Plus we rely on our extensive volunteer network to help each day at the house and the special events.” The only big expenses are for printed materials, liability insurance and port-a-potties. “So far we have invested a total of $7.09 million in breast cancer and prostate cancer research and endowed two professorships, one for breast cancer research and one for prostate cancer research, at the Medical College of Wisconsin,” Irion says. “In turn, WBCS-funded researchers have a return on investment of $86.6 million from external funding that allows them to continue their research. “We are so very proud that the impact keeps growing and that real progress is being made.” n

APRIL 2022

ALTHOUGH GOOD NUTRITION is essential for human life, food production has a significant impact on the environment. Taking a more sustainable approach to sustaining your body can help protect the earth and its climate. Food production accounts for more than one-fourth of all greenhouse gas emissions, according to a report compiled by “Our World in Data.” Learn how you can fill your plate with more earth-friendly foods by practicing these sustainable habits: Grow Your Own Food Gardening offers many benefits beyond the bounty of your harvest. Spending time outdoors in the sunshine is good for the soul while the foods you raise provide a

convenient source of nutrition. Picking fresh produce from your backyard means you’re bypassing transportation, packaging and many of the other aspects of food production that are detrimental to the environment. What’s more, you get to enjoy the satisfaction of knowing you’re personally responsible for the food on your plate. Reduce Food Waste An estimated 30-40% of the United States’ food supply goes to waste each year, according to the U.S. Department of Agriculture (USDA). Not only could this food be helping hungry people, it’s taking up valuable space. USDA data shows food waste is the single largest category of material in U.S. landfills.

There are numerous easy ways you can do your part to ensure food is being used wisely. Be sure food is stored properly to prevent it from going bad before you eat it. At the grocery store, select “ugly” foods that may be misshapen or look unusual but are still fully edible. Plan your meals so you use ingredients (across multiple meals, if necessary) and either avoid leftovers or repurpose them into another meal. Avoid overeating, which has a negative impact on your health, wastes food resources and increases environmental impacts from processing and transportation. Buy Climate-Friendly Foods Choosing snacks that share your commitment to the climate can make a big difference. Not only does it help you feel better about the foods you eat, supporting brands that make the environment a priority can raise the bar for others. One example is Airly crackers, which are made with 100% wholesome oats and grains, and grown through a farming process that removes carbon dioxide from the air. The company also invests in agricultural and forestry projects by purchasing carbon credits to offset its production and transportation footprint. The carbon footprint is on the back of each box, so you can see how many grams of carbon dioxide you are helping to remove from the air while satisfying a snack craving. Look for four flavor varieties packed with sweet and savory notes including cheddar, sea salt, chocolate and salted caramel. Be Conscious of Processing and Packaging In general, foods with more packaging have a bigger impact on the environment. While some degree of packaging is necessary to safely preserve and transport food, choosing options with minimal recyclable packaging is a step you can take to help reduce how the food you eat affects the Earth. Know Where it Comes From Locally produced foods travel a shorter distance, which means they require less handling and transportation. That’s good news for the environment and it’s a simple way to support your community, too. Knowing more about the sources of your food goes beyond eating local. You can also make purchases from brands that promote sustainable agriculture and take meaningful steps to protect the environment, animals and natural habitats. Revitalized DECK

n n n

18

INSTALLING OR UPDATING A DECK can transform your outdoor living area. Not only is a deck aesthetically appealing, but it also allows you to create additional space for a wide range of uses, whether it’s a lively entertainment zone or tranquil, relaxing retreat. If you’re planning a deck build or renovation in 2022, consider incorporating one or more of these design trends identified by Westlake Royal Building Products, a leading manufacturer and distributor of materials for home remodeling, building and construction. Creativity in Design While decking design features used to be reserved for luxury upgrades, creative flair is increasingly mainstream. Some options for incorporating greater depth and style into your deck design include mixing and matching boards to create patterns, inlays and focal points or utilizing two-tone designs for more visually interesting aesthetics.

Trending Colors Classic lumber-toned decks never go out of style, but adding some flair with an eye-catching color is a subtle way to elevate your deck’s aesthetic appeal. Some designs incorporate color throughout while another way to bring color to your deck is through distinctive inlay design or other design features. Working with a product like Zuri Premium Decking gives you a selection of six on-trend colors, including Hickory, a true midtone brown, as well as Chestnut, Walnut, Pecan, Brazilia and Weathered Gray. The planks feature minimal grain repetition to capture the look of true exotic hardwood with no painting, staining or resealing needed, and all are backed by a 25-year warranty against color shifting. Multi-Seasonal Spaces Once you create an incredible outdoor space, you’ll likely want to use it as often as possible. That’s why many homeowners are designing decks with multiple seasons in

mind. Features like retractable walls can help you block cool breezes and trap the warmth of space heaters or a fireplace while roofs provide shade and fans help circulate the breeze during warmer months. Decks built with clean, simple lines can offer a connection to nature as well as convenience for homeowners transitioning from indoor to outdoor spaces. Popularity of Composite Decking Weather patterns can cause substantial damage to a home’s exterior materials, including a deck where natural wood is prone to drying out. This creates an upkeep cycle that requires ongoing investments of time and money. An alternative to natural wood, such as Zuri Premium Decking by Royal, combines the low-maintenance, high-durability properties of composite decking with the exterior environment-defining presence of exotic wood. The result is an authentic look with zero-maintenance upkeep. Bringing the Inside Out A deck’s design elements were once limited to predictable furnishings like a picnic table and grill, but those days are gone. Homeowners seeking to create an outdoor oasis are bringing amenities of the indoors outside. You’ll find outdoor kitchens and weather-proof TVs, rugs and furniture, allowing homeowners to incorporate the convenience and comfort of indoor living rooms and kitchens into their outdoor spaces despite elements like snow, wind and rain. Masonry as an Accessory If you love the look of masonry but have your heart set on a deck, you can take the path of many homeowners and incorporate masonry as an accessory or design element. Mixing building mediums provides texture, which creates an immersive tactile experience through sight and touch. Options like a fireplace or firepit, pillars, skirting, bench seats, planters, water features, kitchen or bar space and walkways can all complement and enhance the decking so you get to enjoy the best of both worlds. Clean Sightlines A deck is an ideal vantage point when you have a beautiful view to enjoy and using the right materials can enhance that experience. Creating a clean, sophisticated and unobstructed view is easy when you outfit your deck with the right lighting and use cable or glass railings, which provide safety along with clear views of the landscape beyond. “the independence of it all.” This career path felt clear to him from the start; “I was always going to do something in sales,” he recalls. At the heart of his work, Marshall keeps a focus on providing ethical and honest service to all he encounters. He prides himself on a spotless work history; he has never been part of any sort of litigation. Outside of the office, Marshall enjoys sports, spending time outdoors, being with his family, and time spent at church. Marshall skillfully navigates the many facets of service needed for successful real estate transactions. He prides himself in the extensive network of partnerships he’s built with movers, handymen, landscapers—in his words, allowing him to access and provide his clients “anything people could need.” Through these interpersonal connections—which also include a leasing agent, two buyers’ agents, and a transaction coordinator on his team—Marshall is able to bring people together. He enjoys giving and receiving referrals; “I like to find people that would work well together,” he states. “I try to be a good resource for people; I have a lot of connections that way,” Marshall summarizes. Marshall and his team provide a unique blend of interpersonal connections and technological resources to assist home buyers and sellers. He finds that an approach that blends “old school” methods such as coldcalling, postcards, handwritten notes, and follow-up phone calls with modern technology brings optimum results for all involved. “The name of the game is relationships,” Marshall states. “I don’t pay for Internet leads—it’s all organic.” Still, he continues, in addition to continuing to “do a lot of the old things,” in real estate, “online presence is huge; (we) have a lot of followers that way.” The connections that Eric Marshall nurtures in all he does continue to thrive, long beyond the successful closing of a real estate sale. “Even after the transaction, people call me for help,” Marshall explains of clients who continue to seek his home and property guidance. Eric Marshall possesses the skills needed to stay at the forefront of his profession. “You have to be an encyclopedia of what you’re selling,” Marshall summarizes. “More knowledge, more power…” He is passionate about serving the Lake Country area, his lifelong home of forty-plus years. “My goal is to generate a successful real estate team in the Continued on page 28 E X C L U S I V E LY Y O U R S

Design UNIVERSAL

APRIL 2022

LOCAL CODE ENSURES new construction homes and renovation projects reflect the requirements of the Americans with Disabilities Act. Universal design, on the other hand, does more than make living spaces more accessible for those with disabilities. It expands on regulations to create more user-friendly spaces regardless of abilities, resulting in more enjoyable, functional design. Often, when people think of universal design, they’re thinking of design that reflects the needs of seniors who wish to age in place. That’s not always the case; universal design can also benefit families with special needs or simply serve as a smart investment for the future. Principles of Universal Design To better understand universal design and how it might apply to your project, consider how the National Association of the Remodeling Industry (NARI) describes the seven principles of universal design: n Equitable use The design is useful for people with diverse abilities. n Flexibility A wide range of individual preferences and abilities are accommodated. n Simple and intuitive The design is easy to understand regardless of the user’s experience, knowledge, language skills or concentration level. n Perceptible information Any necessary information is effectively communicated to the user. n Tolerance for error Recognizing the possibility of accidents, the design minimizes potential hazards. n Low physical effort The design can be used efficiently and comfortably and with minimal fatigue. n Size and space An appropriate size and space is provided and isn’t affected by the user’s body size, posture or mobility. Trends in Universal Design The line between practical universal design and convenience features that drive up a room’s “cool factor” is growing increasingly blurry, according to Gary Grabowski, owner of Greater Home Services and a NARI Universal Design Certified Professional (UDCP). One example is curbless showers, which eliminates a wheelchair barrier with an appealing design element. In fact, bathrooms are among the highest demand remodeling projects Grabowski sees, especially for people whose mobility is affected, personally or for a loved one who visits the home. 27

Universal Design

Other examples of on-trend universal design in the bathroom are floating, wallhung vanities. Grabowski said the open floor space that design creates is enticing whether you need to be able to roll a wheelchair under it or not. Other on-trend upgrades, such as motionactivated fixtures like fans, faucets and touch controls for showers, may feel like a bit of luxury in the short-term but could serve an accessibility role down the road. In other parts of the house, luxury vinyl plank flooring continues to grow in popularity. Not only is it practical and easy to clean, it’s appealing from a design standpoint and also offers a barrier-free advantage. Getting Started with Universal Design Because most homeowners only explore universal design when there’s a specific need, the world of options is largely unknown. That’s why Grabowski recommends enlisting a UDCP. “Knowing universal design and the features that enhance accessibility for all kinds of scenarios, I can suggest ideas that people have never thought of to make a living space easier to use,” he said. Grabowski also suggests starting at least a year out so you can make

plans from a big picture perspective, including ancillary projects that could make your project even more successful. Find more advice for your next remodeling project and certified remodelers in your area at www.remodelingdoneright.com. n

Continued from page 24 Lake Country area and to serve Lake Country like it’s my own,” he explains. Through a continual process of learning and growth, Marshall grows his business and his network of connections. “I keep refining my craft, keep staying on top of the market, maintain my skills, keep improving—know the Lake Country market inside and out,” Marshall reflects. He summarizes: “Real estate is a highly skilled position when done at a high level with high volume. My number one goal is to make the transaction as seamless and smooth as possible for my client, because moving is very difficult, with all the other things you have to worry about—and we can help with those, too.” And in the end, as a dynamic people-person, Eric Marshall holds the people he helps at the core of his work: “You get to help friends and family, make a difference in people’s lives.” n

GOD’S CORNER by Ger trude M. Puelicher n n n

ONE OF THE most enervating experiences an individual can have is to become a middle-of-the-roader. Emotionally it is devastating because it removes all the spice from life. Intellectually it eventually results in apathetic permissiveness, a gradual dulling of the senses to the importance of vital issues. It demands a mental straddling that can become physically uncomfortable.Middle-of-the-roaders are generally designated as good. Rarely does one hear them described as vitally inspiring. They ease cautiously into a situation rather than take it by force. There are times, I admit, when that course of action has merit. Decisive leadership, however, necessitates rapid action. History is replete with names of religious and political leaders who would have scorned being middle-of-the-roaders. Martin Luther, Mahatma Gandhi, Julius Caesar, George Washington, Abraham Lincoln were just a few forced by circumstances to accept the role of strong leadership. Moses is an outstanding example of a man who was placed in a position of tremendous and trying leadership. He was chosen to deliver the Israelites out of Egypt. He was the person given the Ten Commandments, a pattern of life for all time. No middle-of-theroader could have accomplished as did Moses and Joshua and the patriarchs of the Old Testament. The Nazarene carpenter was no middle-of-the-roader. Nor were his followers, especially Paul. No middle-of-the-roader could have established a religion that has existed for roughly 2,000 years. These men, with the exception of Luke, the physician, were for the most part humble fishermen eking out a daily living. Yet so convinced were they of the rightness of their cause that no suffering was too great for them to endure in an individual contribution to its establishment. At a testimonial dinner to a great civic leader who was also a dynamic speaker, there was quoted an excerpt from one of his speeches: “The most dangerous place to drive an automobile is down the middle-of-the-road—and so it is with life, ideas and ideals. A man must stand for what he believes and be counted.” Would it not be well for Americans to heed those words? Have we not gone so far down the middle-of-the-road where standards of conduct are concerned that today’s morality is devitalizing our young people? Has permissiveness not become a fetish with us? Is it true that we shrug off involvement in controversial matters lest it prove personally uncomfortable? What about political intrigue? Are we concerned about it to the extent of action? And some of the books on our best seller lists? Are they not too often a barren waste of filth and unnecessary obscenity? Need the excuse of realism cover all indecency? Have we not an obligation to our country to uphold the principles upon which it was founded? Have we not an obligation to the God of our fathers, to the Infinite Intelligence that established the universe to live in accordance with the highest spiritual concepts of which we are capable? Why are we vacillating in the issues that affect the three most important facets of our lives— home, God, country? Why don’t we stand up and be counted? n E X C L U S I V E LY Y O U R S
