FROM THE GENERAL MANAGER

Around the world, February is undoubtedly known as the month of love.

With Valentine’s Day almost exactly in the middle, the world tends to become a bit rosier during this time of year. Here at Simbithi, the colour of love is not a blushy pink or a vibrant red; it is a vivid, rich green.

I am sure you would agree that our Estate is looking beautiful, particularly after the recent rains.

Love is found across all species, and it was – pardon the pun – lovely to see a camouflage of baby chameleons born at resident, Paul Johnson’s home. The little creatures, which you will see later on the in the newsletter, made their appearance recently, covered in tufts of sand. What a great reminder of the rejuvenation a new year typically brings!

Speaking of a new year, homeowners, please diarise our Annual Budget Presentation. We will send you an official invitation, soon, but this traditionally takes place toward the end of February, each year.

Our Finance Manager Etienne Begemann and his team are hard at work fine-tuning the budgets for SEEHOA and the SCC, following which they will be presented to the Board and Executive Committee before being presented to homeowners. As always, our doors of engagement are open. If you would like to chat to Etienne beforehand, or you have any queries or concerns, please email him on fm@simbithi.com . Keeping in the theme of love, many have said that the foundation of a healthy relationship is mutually respectful communication. One of the ways we communicate is through signage across the Estate, some of the most important of which are those demarcating our environmentally-sensitive areas. Residents, please adhere to these signs, particularly around our dams. Demarcating these areas assists our team in protecting places in the Estate that require specialised care, in line with our ‘eco’ ethos.

Another important piece of signage is our speed regulation boards, which remind you of our Estate’s speed limit and track whether you are adhering to this, or not. Let us keep our roads safe, especially with all the new babies nature is birthing, and our pedestrians, cyclists, children and fellow drivers. Penalties are raised against drivers who transgress our speed limit of 40 km/h. Similarly, texting while driving, which we have noted an increase in, is incredibly dangerous. Please work with us to ensure our roads are kept safe.

As we head into the second month of 2025, my team and I hope you have a month filled with love and joy… and, perhaps a few roses and chocolates, too!

Wildlife

Another exciting conservation milestone! The successful capture and release of four red forest duiker from Simbithi Eco-Estate to Babanango Game Reserve marks a crucial step in reintroducing this species to its natural habitat in the area.

Red duikers, known for their elusive nature, play an essential role in forest ecosystems as seed dispersers. This kind of translocation effort not only helps to restore

biodiversity but also strengthens the ecological balance in Babanango and of course Simbithi.

It’s a testament to the collaboration between conservationists, reserves, and local communities to preserve wildlife species. How wonderful to see these little antelope run off into their new home.

SECURITY

Golf Carts

Our security team has noted a number of golf carts displaying expired golf cart stickers. Residents, a reminder that it is compulsory for every golf cart on the Estate to be registered and

adequately insured for public liability. If you have not renewed your permit sticker, please note:

be payable at the Welcome Centre via cash, debit card or levy account for the forthcoming period.

In accordance with our revised rule, proof of adequate golf cart insurance must be supplied to SEEHOA to register and obtain the requisite stickers for your cart. This must be renewed annually.

Please e-mail your proof of insurance to welcomecentre@simbithi.com . The Welcome Centre will then advise when your three stickers per cart are available for collection. The stickers must be displayed on the front, left and right-hand sides of your cart. An amount of R140 will

General Conduct

Recently, we have observed an increase in complaints of loud music, shouting, screaming at properties, which causes unreasonable disturbance, inconvenience and annoyance. In accordance with our rules, we appeal to you to be considerate to your neighbours when playing music or hosting parties.

Speed Limit

The speed limit throughout the Estate is 40 kilometres per hour for all vehicles on all Estate roads. Please drive carefully to protect our residents, pets and wildlife.

LOVE, PEACE & WARMTH

In December, we visited the St Luke’s Home for Healing in Kearsney. St Luke’s, located approximately 40 minutes outside Ballito, is a special care home for mentally and physically handicapped individuals. As part of our Community Social Investment (CSI), several residents partnered with us to sponsor Christmas boxes for St Luke’s patients, which included pyjamas, toiletries and a small gift.

Thank you to each of you who sponsored a box. As the photos depict, this was a gesture the patients appreciated. Please note, we have blurred the images of patients' faces to protect their privacy.

Several important environmental days were commemorated during January.

Here is how each one connects to Simbithi:

National Bird Day – 5 January 2025

Our winged residents are a special part of Simbithi, and formed the basis of our first publication, Birds of Simbithi , which was released in 2023. The book tells the story of Simbithi’s feathered friends and features more than 200 photographs of birds taken in Simbithi, by Simbithi residents.

To date, 279 birds of our 347-strong bird list have been sighted in Simbithi.

Through our Simbithi Birding Group on WhatsApp, we record bird sightings and are often treated to special appearances. Most recently, we were blessed to welcome:

Baby, Baby… Babies!

Resident, Paul Johnson – a keen observer of Simbithi’s chameleon population, witnessed an incredible feat recently. As shared on our Wildlife Group:

“…we had a flap neck chameleon hatching in our garden and now have somewhere between 40-50 tiny baby chameleons wandering around. You can still see the mud on their heads from burrowing out of their nesting burrow. As there is a second nest that I know of at the top of our garden that has not hatched yet, this will be a great addition to the Simbithi chameleon population.”

Simbithi through Statistics

As part of our reporting structures, our HOA team collects data aligned with our strategic initiative of Adhering to Environmental, Social and Governance (ESG) Principles. Here are a few interesting statistics from our latest report:

We have 23 Did You Know videos on our YouTube channel. Each video, which is between 60-90 seconds, teaches you about an important aspect of Simbithi – like, how to renew your domestic staff’s access, or how to update your details. CLICK HERE to view our library, which we update regularly.

During December, we tested 14 out of 26 of our dams . All perimeters were acceptable for recreational use.

We recycled 9000kg during December, which equates to 18 four-tonne trucks . Well done, Simbithi! Last year, we introduced six new plant species to Simbithi. We have a plant list of 607, with 18 protected species. To date, SEEHOA staff have had 2394 hours of training .

During December, our security team collected 6.52kg of litter throughout the Estate, comprising 37 pieces of paper, 5 cans, 62 pieces of plastic and 7 pieces of glass. Our landscaping service provider, McWade's, picked up 20 bags of litter, equalling approximately 200kg!

We also recently conducted a survey to help us establish Simbithi’s sustainability core, by asking you to share with details with us regarding your alternate water and electricity infrastructure. To date, 208 residents have participated in the survey, and we have established that our community is presently producing 2029,5KVA of electricity, and storing 477 680kl of rainwater.

Dear Members and Residents,

I hope my column finds you well. We hope you like the new combined newsletter format. As we embark on the New Year, I can’t help but think of Albert Einstein’s quote:“Learn from yesterday, live for today and hope for tomorrow”.

May 2025 be your best year yet. What a season!

Food and beverage had an incredible month. The atmosphere on the deck when Santa arrived by helicopter on the 10th tee box was nothing short of breathtaking! So, too, were our Christmas Eve and New Years’ Eve events. Thanks to all those who came through and participated. Special mention goes to the Heron Pizzeria, who kept our Estate “in pizza” for the month and, in so doing, posted a record turnover for the month of December!

For the Club, business arrived very late in December; footfall picked up from the 20th, leaving us just 11 days to make a seemingly impossible budget. But, thanks to our homeowners, friends, guests and patrons from the greater Ballito area we were able to get extremely close to our budgeted target. However, due to the poor start to our financial year, the Club remains under financial pressure.

With February upon us and the team still reeling from the busy season, we are making the most of the entertainment schedule with our live music on Fridays. Pop down to the Club and enjoy a cold

one and grab a bite to eat. We are looking to turn the heat up one more time before we say goodbye to summer. Please also watch for our Chef’s delights in the upcoming weeks. Our Valentine’s Day event is two weeks away: let’s celebrate the evening together with music, fine fare and all dressed in red as we take a trip for “A Night in Paris”.

The Sports Complex joined the Simbithi lifestyle with a boom, with more than 400 residents and guests coming to see the venue over the opening two-day period. Eager sportsmen and women participated in all sporting codes during the December season. Participation wise, Padel led the way, with Bowls second.

the vibe and having a game. Our contractors have begun work on the snag list to bring the project to completion. December and January allowed the team to test and understand the complex a little better, and our Sport Supervisors, Ash, Daniel, and Junaid, have been assisting residents in all matters sport, from Clubmaster to providing information on the sporting codes.

Squash has opened its doors to outside members as competition, league and the tournament calendar starts early in the year.

We meet with our resident sport representatives monthly. The representatives for tennis and bowls are planning their social and competition calendars. Once ready, this will be shared via the dedicated WhatsApp groups. If you have not joined yet, please do so by sending your name and address to us on WhatsApp on 073 156 1378.

To start things off early this year, we hosted our first “Mini Sports Day” where residents had the opportunity to socialise through friendly competition and enjoy themed food and drinks on the deck afterwards. It was fantastic to see the participants enjoying the facility. We would like to host several of these during the year, so please watch our comms for the next one.

Our Golf Course was closed from 20 to 24 January 2025 for annual spring treatment, as is customary after our December season. In closing, I have been asked to explain the family membership fee, which all homeowners

pay, as part of your levy. These fees are used to assist the Club operationally, in terms of meeting our financial obligations, which are substantial for our day-to-day operation.

Our revenue generating departments cover direct costs, such as food and beverage and staffing costs, while the golf subscriptions, for example, look after the course’s maintenance. Without the family membership, the Club would not be able to cover costs and offer all the services and products we do for you and your guests.

From all of us on your golf committee, best wishes to our members and their families for a great 2025 - and for an even better year on the course enjoying our truly unique Simbithi golf experience.

I will, however, briefly reference two of the key projects we will be focusing on during the upcoming months:

As a committee, our efforts remain focused on our continuous improvement journey as we continue to identify and execute enhancement initiatives, both on the course itself and in the way in which we operate. While these initiatives are too numerous to cover in this newsletter, please do feel free to contact me should you wish to discuss any of these - or simply understand what they entail.

Firstly, as I mentioned in my Chairman’s Report last September, we are considering moving the course from its current four tee box configuration to a three tee box setup. There are various reasons for this, but a key one is ensuring a fuller hole-by-hole experience for the majority of our golfers.

We will conduct a preliminary “trial” of this new configuration before a final decision, one way or the other, is made.

Secondly, and also as referenced in my report and consistent with our Continuous Improvement Philosophy, we will also look to develop a one to five-year course improvement plan aimed at further enhancing our course offering.

Happy New Year, and great golfing for 2025!

After a successful festive season, Club golf resumed on Friday, 10 January 2025. We got into the spirit of Simbithi golf on Saturday, 11 January 2025 with the first of our “Simbithi Meet” days, with the Pro Shop doing a random draw, allowing all participants the privilege of playing with someone you may never have had the opportunity to play with before. By all accounts, it was a resounding success, and we will definitely schedule a few more later in the year. “A stranger is just a friend who you haven’t met yet…

”The annual golfing calendar has now been finalised and published, so hopefully we can all plan our holidays and travels taking all the major Club events into account for the year.

Golfers! A new year means setting new goals and the chance for us to improve on an aspect of our golf game that we have always wanted to improve.

On the ladies’ side, we have plenty of events to ensure a busy year! We have 47 Ladies Tuesdays, which include an Open Day and a Charity Day. We have 22 League games, 12 on weekends and 10 on weekdays! There are 26 Swaggers days allocated for Ladies’ Saturdays

For those feeling competitive this year, we have several Club and KZN competitions to enter and many Open Days at various clubs to consider.

FROM THE COURSE

The fairways were bustling during December, which we enjoyed. Thank you, members, for your loyal patronage, as always. As is tradition for Simbithi, we opened our course up during the festive season, and it was fantastic to see visitors enjoying #TheSimbithiExperience.

DID YOU KNOW: we did 3914 rounds, and 976 carts cross the fairways during December!

FROM THE PADEL COURTS

Our Sports Complex launched during December (watch out for the autumn edition of the Simbithi Scene for all the photographs and coverage from that incredible evening), and – as expected – Padel was the favourite!

DID YOU KNOW: we rented 486 Padel racquets and sold 87 sleeves of Padel balls during December!

FROM THE SQUASH COURTS

Players have commented favourably on the quality and playability of our new squash courts. The specialised installer from Pretoria specified a proven cement additive to give strength and durability to the walls, while the texture is deemed to make for ideal playing conditions. Unfortunately, we have had some incidents of the floors being discoloured (reasons not fully understood), and appropriate signage for non-marking shoes has gone up. There are several other snags which are being attended to. With our new facilities, we are looking forward to heralding in a new era of squash fun on our Estate.

There is already evidence of many residents dusting off their squash kits and getting their bodies onto the court to participate in this great game.

We have had interest from squash players in the Dolphin Coast region to join our club as external members. As with golf, our Executive Committee (EXCO) has taken the decision to allow a limited number of external members, which we believe will add value to each of the sections. We believe that SCC will be able to raise four league teams to participate in the Dolphin Coast Squash league. We expect to enter two teams in the first division and two in the second division. The league calendar is currently being finalised, with summer league running from February to April, and the main winter league running from after Easter to September, with a break during the school holidays. The other competing clubs in the Dolphin Coast area are Umhlali and Salt Rock Country Clubs, while Stanger might be entering teams based on the two new courts they have recently completed.

HOW DO I BOOK A SPORT?

Our three Sports Supervisors, Junaid, Ash and Daniel are stationed at the Pavilion Deck, ready to welcome and advise you. They are also well-trained on how to download the Clubmaster App, which you will require to book your time at the sports complex. If you missed our How-To Guide to download Clubmaster, CLICK HERE. We also have dedicated WhatsApp Groups for each sporting code, where you may link up with fellow enthusiasts and receive updates on tournaments, matches and offers directly from our team. If you’d like to join

one of the groups, please WhatsApp us on 073 156 1378 with your name and address, and we’ll assist you.

Firstly, the complex is open for use by residents of Simbithi Eco-Estate, only. While subscriptions fees are not charged, a “payto-play” model is applicable, and these funds are used to maintain the facilities. This is in accordance with our previous communication, in the Q&A document shared prior to the General Meeting where the complex (then called Master Plan Phase 1, or MPP1) was voted on in June 2023, and the release of the fee schedule in June, this year. For residential members (homeowners), as defined in Clause 5.1.1 of the Club’s Constitution, bookings for use

Residential tenant members, as defined in Clause 5.1.2 of the Club’s Constitution, are also welcome to use the facilities, subject to either of the following:

The pay-to-play fees will then be applicable. Residential tenant members will need to open, and “top up” their Clubmaster accounts before being able to book and play. Top ups may be done at any Point of Sale at the Country Club. At this point, the complex is not open to nonresidential members, as defined in Clause 5.1.4 of the Club’s Constitution. As we shared earlier this month, the squash courts will be open for use by non-residential members from 1 January 2025. This has been approved by the EXCO and is to allow Simbithi to enter the
