hile reading Cristina’s ‘Essential Guides’ article, I found myself reflecting on a letter I recently received from the administration team of the estate I call home. Their website proudly proclaims expertise in estate management, yet it became clear that their foundation lies more in managing agent duties. The distinction may seem subtle, but the implications are profound—especially when the letter revealed issues in data management, professionalism, and process adherence. This is not a gripe but rather an observation that underscores a critical truth: understanding the nuanced difference between a managing agent and an estate manager is pivotal for an estate’s growth and success.

An estate manager is not merely an administrator; they are the heartbeat of the estate. Their role extends far beyond operational tasks—it is about fostering a living ethos that enhances both the lifestyle and investment potential of the estate. This requires a unique blend of traits, including discernment, attention to detail, adaptability, and a deep well of empathy, alongside essential administrative skills. These attributes enable an estate manager to navigate the diverse needs of homeowners, renters, and the estate itself with a steady hand and a clear understanding.

The right estate manager understands the importance of clear and professional communication, the need for consistent enforcement of rules without alienating residents, and the value of personal relationships. They act as the bridge between the vision of the estate and the lived experiences of its residents, ensuring that every decision aligns with the community’s ethos. Unfortunately, when estates lean too heavily on

managing agents without recognising the broader skill set required of estate managers, they risk undermining their own brand and community spirit. Managing agents may excel at transactional tasks, but estate management demands a more holistic approach—one that prioritises people as much as processes.

For any estate to thrive, it must invest in leadership that embodies both competence and care. This is the foundation upon which strong communities are built and sustained. As we delve into this edition, I invite you to reflect on the qualities that define exceptional estate management and the role each of us plays in fostering communities we are proud to call home.

Durban Botanic Gardens Trail of Lights

Leaving the chaos of city life behind, we travelled from the coast into the tranquillity of the countryside. The gravel road, fresh mountain air, and peaceful village set the tone for a serene escape.

A Warm Welcome

Arriving at Three Tree Hill Lodge, we were warmly greeted by the staff and duty manager Melanie, who offered us refreshing iced tea and cool towels before a short tour. Our suite, overlooking the Spioenkop Nature Reserve and farm, was the perfect retreat. Later,

we enjoyed sundowners with international guests at a stunning viewpoint, watching the sunset over the Drakensberg Mountains.

Adventure Awaits

Our spacious suite, surrounded by trees, offered privacy and breathtaking views. The patio overlooked the nature reserve, and the luxurious bathroom featured a valley-facing bath and an oversized shower. For families, the lodge offers larger units, with great discounts available for lastminute bookings.

The lodge also offers activities like horseback riding, cycling, guided hikes, and a battlefield tour.

Saturday began with a hearty breakfast before we set off on a hike at the Royal Natal Reserve. The Cascades trail led us to enchanting waterfalls, where we cooled off in natural pools and had a picnic under a tree. Dining & History

Dinner began with a visit to the wine cellar, nestled beneath a library dedicated to anti-apartheid activist Molly Blackburn. The space, filled with over 3,000 books and historical artefacts, provided a unique glimpse into the past. For dinner, we savoured a delicious three-course meal of potato and leek soup, crispy chicken parcels, and crème brûlée. Guests could dine privately or join others for lively conversations.

A Farewell Walk

Sunday included a guided walk with Cheryl Blackburn through Spioenkop Game Farm. Though we didn’t spot rhinos, we saw zebras, giraffes, and elands, and even witnessed a young giraffe nursing.

This unforgettable weekend at Three Tree Hill Lodge combined stunning views, delicious food, rich history, and heartwarming experiences - a perfect countryside escape!

Tucked amongst the tranquil forest of Loxley Estate in Sheffield Beach, the brief for this home was a nature-inspired interior with a nod to the homeowner's love of Africa. Having previously decorated another property for the homeowners, Jonathan of Joseph Avnon Interiors was well-versed in what kind of interior style was required. Working closely with the homeowners, a colour palette of greens, neutrals, charcoals and natural textures was chosen, interspersed with vibrant prints and unique furniture pieces.

The home's interior begins with a stunning, newly designed classic shaker-style kitchen, crafted by Coastline Kitchens. The space features a contrasting island, large Malawi pendants, and a playful touch of tropical foliage wallpaper, which beautifully frames a picture window overlooking the estate's lush greenery. The kitchen seamlessly transitions into the open-plan dining area, where a reclaimed Fir dining table takes centre stage. The table is paired with rattan side chairs, ethnic print slipcover head chairs, and a sisal rug, creating a harmonious blend of textures and styles.

A custom-designed wall unit with rattan webbing insert doors forms the focal point of the TV room, where a super comfortable corner couch and black Malawi chairs make for the perfect movie night viewing experience. The formal lounge's double

volume height is anchored by a subtle textured weave wallpaper and a set of Binga wall baskets. A cabinet with sentimental value to the homeowners was given a new lease on life with a striking charcoal paint colour. Woven armchairs and a large oversized couch in a practical rich deep green colour are styled with custom-made beaded cushions and African print textiles.

In the main bedroom, the homeowners wanted a tranquil space, and so in keeping with the design brief, Jonathan enveloped the room in a textured grass cloth-inspired wallpaper with a linen weave headboard and calming green accents for scatter cushions and curtains. Crisp bed linen and oak side tables (GreenHaus) blend nature and comfort into an oasis of relaxation.

For the guest bedrooms, neutral colour palettes were chosen, emphasising texture and natural elements, balanced with vibrant scatter cushions and patterned wallpaper. Leading out onto the patio, where expansive views of the surrounding forest can be fully appreciated, a multi-use approach was taken for furniture placement, allowing for a dining, lounge, and work-from-home area. Large wicker couches, Nguni rugs, and bistro dining chairs create an eclectic mix to reflect the client's tastes.

The interior design of the house spanned three months, including a complete kitchen renovation.

We enjoyed sitting with Jonathan Avnon to learn more about him and his journey as a talented new designer in KZN.

After 10 years of running Joseph Avnon Interiors in Johannesburg, Jonathan recently moved to Ballito where he now operates. Jonathan’s design aesthetic is classic-contemporary, focusing on creating both homely and functional living spaces. With a love of blending traditional and modern décor styles, he draws inspiration from nature and his travels while keeping an eye on what’s trending.

Do you have a go-to design element that you believe brings any space to life?

Greenery and florals! I grew up

on a farm so nature and the outdoors always influence my design. There is nothing that brings more life into a home than big bunches of flowers, trees in woven baskets, and lots of pretty botanical/floral print accent pieces.

Do you have a signature style or element that clients often associate with your work?

Classic yet still contemporary interiors that feel warm and homely with pops of colour, beautiful patterns and lots of greenery.

What would it look like if you could design any dream space for yourself?

I'd love to design a small, charming boutique hotel with individually designed rooms. I'm very inspired by Kit Kemp and Firmdale Hotels and love the concept of hotels with a more curated decorating approach.

How do you see the field of interior design evolving in the next 5-10 years?

There is more of a shift towards bespoke living spaces with personality and character, and less of a demand for cookiecutter, overly modern spaces. Advances in AI technology will go hand in hand with interior design planning and will offer designers and homeowners more insight and customisation options in terms of what their home could look like. There will also be continued growth in the artisan field, with more demand for unique, hand-made pieces instead of mass-produced décor.

Beaver Creek Coffee Estate based in the South Coast, shares their heritage and brewing practises, telling us how they bring the best coffee brews to KZN!

Could you share a bit about the estate's history and how it has evolved over the years?

Beaver Creek Coffee Farm was originally a banana farm on the South Coast purchased back in 1984 by Ed and Lin Cumming and Lin's parents, Doug and Sheila Tupper. They decided to plant coffee instead and a whole new adventure started. At the time, we were one of two coffee farms in South Africa. Years later, Ed and Lin’s two sons, Dylan and Robby, and daughter Angy, joined the family business; a true family business with three generations personally involved. Our goal was to sell coffee directly to the consumer. Over the years, our farm has undergone significant transformations, including the addition of a coffee shop on the premises. This has enabled us to

become a popular tourist destination. In addition, we are proud to have launched The Red Berry Collective, an initiative founded by Dylan Cumming. This collective provides guidance and support to fellow farmers across South Africa, empowering them to cultivate coffee and contribute to the growth of the local coffee industry. The Red Berry Collective has been working with Vida Café to support the local South African coffee farmers. This is a seasonal collective blend from coffee farms in KwaZulu-Natal and Mpumalanga, and will be available at Vida Café while stocks last.

What inspired the choice of this specific area for growing coffee?

The climate on the South Coast of KZN is ideal for growing coffee. Though a

lot of emphasis is placed on altitude as a key factor in growing coffee, this is largely a myth. Mild, mean temperature is the most important factor in growing high-quality Arabica. Altitude, latitude, ocean currents and other micro-climate factors all influence temperature, making our farm's location particularly well-suited for coffee production.

Beaver Creek is situated at 31 degrees south, 200m above sea level, and nestled along the coastal belt next to the warm Mozambique channel, ideal for producing the world’s highestquality coffee.

Are there any unique challenges or benefits of growing coffee in this region?

Disease, drought, and increasing cost of labour are the challenges our family

have faced over the years. These problems can be overcome with better farming practises, new technologies and systems.

What steps do you take to ensure that your coffee remains worldclass?

Coffee production is a very labourintensive process, each ripe coffee cherry is hand-picked, ensuring only the fully ripe, red cherries are selected. The harvest season, which is roughly from March to September, requires multiple visits to the same tree, as the coffee cherries ripen at different times. We have irrigation in place and pest control practises to look after our crops to ensure a successful harvest.

Do you use any particular farming techniques or sustainable practises to enhance your coffee's quality?

The quality of coffee is influenced by a number of factors, from field management to the post-harvest processing. It's not a single variable, but rather the combination of all these factors that ultimately

determines the quality of the coffee. We have all the farming equipment that we need to process the coffee effectively and timeously. With new technology and practises becoming available, we are able to experiment with different methods.

Where can people find and buy Beaver Creek coffee?

Our coffee is available direct from our farm and Roastery, and on our online store. It is also available at select retail outlets.

What do you think sets Beaver Creek apart from other coffee producers in South Africa or globally?

We have been in the coffee industry since 1984, and for many years, we were one of two coffee farms in South Africa. With over 40 years of experience, we know and love coffee and having three family generations involved,

coffee is in our blood. We are not simply a coffee roastery, we are a coffee farm, roastery and a mega coffee factory for other coffee growers too.

Do you offer any tours, tastings, or workshops about coffee cultivation or brewing? We have the daily Crop to Cup Coffee tour which outlines how coffee is made and the processes involved. The tour includes a bottomless coffee tasting, or one can just order a bottomless coffee tasting at our coffee shop. We offer Barista and Café courses at different levels to assist the home barista or the coffee shop owner. With most businesses approaching their financial year end at the end of February, it’s a great time to start thinking about and preparing your annual business budget for the forthcoming financial year. From experience, we have seen that very few businesses, especially those in the SMME sector, prepare a business budget.

We believe this is essential for the following reasons:

• Your budget becomes your financial target, if you aim for nothing, you will likely get nothing.

• Your budget becomes your yardstick to measure yourself throughout the year to determine if you are ahead, in line or behind budget and take the necessary remedial action if you are behind.

• A budget is a great tool to restrict spending that is not part of the plan, i.e., when you prepare your budget, you plan the expenditure you expect to incur. When additional discretionary expenses pop up, you can rely on your budget to guide you.

• A budget is a great tool to link to staff incentives and bonuses.

• It helps to ensure that money is being allocated to resources that support the strategic objectives of the company.

The above highlights the importance of the budget which brings us to the next question which is how to go about preparing the budget. We would offer the following advice in this regard:

• Start by deciding how much bottom-line profit you want to make for the year.

• Then start at the top with your sales/ revenue and budget for each month, taking into account your growth assumptions.

• Next, you budget for your Cost of Sales which would normally be a fixed or average percentage of your sales.

• Finally, for your fixed expenses, go through each expense line by line and budget accordingly. Certain expenses can be budgeted with a high degree of accuracy and others would need to be estimated.

• You now need to compare your profit as per the budget to the profit you decided on up front. If there is a big discrepancy, you need to go back up and tweak and adjust the various line items until you get closer to your desired profit. We call this the “Top Down, Bottom Up” approach.

You must compare your monthly actuals (as prepared by your accountant) to your budget. Any variances must then be investigated and remediated.

When looking for a home to rent, particularly for a first-time rental it’s important to devote enough time and research to finding the perfect option and to be mindful of certain major criteria.

A common starting point is the various online property portals because they offer easy access to property listing information. However, when doing your searches be very mindful of bogus agents and fraudsters operating rental scams. “Just over three weeks ago, we received a desperate call from a young gentleman starting his first job in Ballito who was relocating to the area and had been scammed from a social media posting,” says Graham White, Managing Director of Local Real Estate.

Six iMPoRTAnT ASPeCTS To ConSiDeR: Understanding financial obligations and a realistic rental budget: It's crucial to know how much you can afford to pay in rent, and you need to be prepared for upfront costs which include a month and sometimes two month’s deposit, application fees, and ongoing expenses such as utilities. As a rule of thumb, when there is a combined

income the rental figure should be approximately 30% of your monthly income. Be aware that Landlords/ Rental agencies must invest the deposit money in an interestbearing account for the benefit of the tenant. When the lease ends, the deposit, with interest, must be refunded, net of any outstanding rent or damage repairs.

Prepare for the application process: Landlords typically require personal and financial information, including proof of income and a credit check. If you have little or no credit history, a co-signer (often a parent or guardian) may be necessary.

Review the lease carefully: Always read the lease agreement thoroughly. This document outlines

your responsibilities, rent terms, and any restrictions. If anything is unclear, ask questions before signing.

Consider the property’s condition: During viewings, check that everything works, from the plumbing to the lighting and if you see any problems, ensure they will be fixed before you move in.

Ask for the body corporate or estate rules: Secure complexes and estates all have specific rules so familiarise yourself with those to ensure you are comfortable and would like to live according to those regulations which include noise levels, pet ownership, parking, visitors, and the use of shared spaces. Be aware that violating these rules could result in fines or other penalties.

Once you have completed all the paperwork and have access disks and estate or complex access and are ready to move in also check the rules regarding removals companies’ admission. Some estates and complexes have limitations and certain days where no access is allowed.

Once you have moved in, there are other things to consider like completing inspection and defect forms, paying your rental on time and reporting any maintenance issues.

Finally, when leaving a rental property there is also an outgoing responsibility with regards to cleaning the property and the outgoing inspection report, so check this with your agent/landlord especially as any damages may be taken off the deposit amount.

So you’ve recently made the decision to move into an estate and you’re preparing for it, but where do you begin? Of course, there’s the usual packing and organising that comes with every move, but when an estate is involved you will have to take into account any rules around moving they may have. This isn’t an exhaustive list, but rather a guide for some of the things you can expect during your move.

It starts with planning around the timeline you have to work with judging by when you are supposed to move into your new dwelling. Some estates are very strict when it comes to times you are permitted to move into the estate, and even the time slots during the day which are allocated as appropriate for moving. For example, you can only move Monday to Friday between 8 a.m. and 4 p.m. Leave ample time for delays and unforeseen circumstances which might cause you to run late!

An estate is a whole community within itself, so you will have to do some research about the area beforehand. Look up the rules of the estate. Some have very specific rules about home appearances, parking, pets, waste management, access control, noise and disturbance hours etc. Familiarising yourself with these guidelines can make your transition much smoother. Think of your new neighbours and ensure they are not disturbed, creating a great relationship with those around you starts with the first box being offloaded. There’s also looking up the amenities available to residents. Some estates have clubhouse facilities, parks, hiking/running trails and more, you won’t know about them unless you look! Being acquainted with the HOA, Board of Trustees and the relevant management personnel would be really helpful should you need any assistance with estate matters.

Make sure you also have all of the relevant permits and permissions for moving companies. Depending

on the size of the moving truck, they sometimes may not be allowed into the estate. Many estates would require those entering the area to carry their identification documents, so even if you have friends and family helping you out, make sure they all have access codes and the relevant documents to enter, ensuring a smooth process.

The last bits of admin would be for you to inform your mail providers of your change of address so that they don’t get lost, estates will often have their own post boxes in a dedicated area for you if you want to use one of them.

Tell us a bit about yourself and your estate.

I’m Maril Subban, the estate manager at Zululami Luxury Coastal Estate, and I’ve been in the industry for over 20 years. Zululami is more than just an estate – it’s a vibrant community where we aim to create a unique identity that stands apart from others. My role involves managing the Estate’s day-to-day operations, building relationships with the residents and my team, and fostering a transparent and empathetic environment.

How did you end up being the estate manager for Zululami Luxury Coastal estate?

My success is rooted in hard work, dedication, and a true passion for what I do. My journey here has been shaped by my extensive experience in building control and my work with contractors, architects, and engineers. I wanted to bring this expertise to Zululami to help it flourish. When the opportunity arose, I saw it as the perfect chance to help create and shape the Estate’s personality while bringing a fresh, inclusive leadership

Managing an estate of this size comes with many challenges, from handling diverse resident concerns to ensuring all operations run smoothly within budget constraints. Balancing professional responsibilities with personal commitments also requires careful attention. However, I embrace these challenges as opportunities to grow and improve both personally and professionally.

statistics reveal an increase in immovable property sales at the end of each year and with estates becoming more and more popular, you might find yourself considering your own investment opportunities this festive season. Here are some helpful tips on aspects to consider when navigating your decision and conducting your due diligence:

Mandatory disclosure Form

Under the objective to create a just and equitable legal framework that protects sellers and purchasers alike, the Property Practitioners Act prescribes that Property Practitioners must obtain a completed Mandatory Disclosure Form from sellers, when accepting a mandate to sell. This form prompts a range of specific questions as to the condition of the property, lists defects and improvements and provides for specific comments. Make sure that you have familiarised yourself with the content of this document, prior to making any offers, as there is a duty on purchasers to satisfy themselves as to the condition of the property. Raise all your concerns relating thereto beforehand and make sure you have peace of mind before proceeding.

Rules and regulations

Estate living comes with its own set of specific rules and regulations. In practice, we often find that clients sign agreements without reading through the content. When purchasing a property in an estate, you will be provided with the set of rules and regulations that will be applicable. Take time to read through these and carefully consider whether you and your family would be willing to submit yourselves to these.

These rules can be as specific as to which pets (if any) and which plants are allowed on your property – these are all things that will directly affect your use and enjoyment, so make sure you know the dos and don’ts in advance.

Budget for extras

There are many benefits to owning a property within a secure estate, but this luxury comes at a premium. Be sure to enquire as to all the costs involved when becoming a member of a particular estate. Although each estate is different, most costs will be payable as part of your conveyancing fees, e.g. levy stabilisation fund or club memberships, whilst others could be a monthly debit. There are also instances where you will be charged an exit levy on disposing your property. Make sure you have counted the cost and that these fall within your budget.

Once you have run through the above markers and are ready to sign on the proverbial dotted line, make sure you set realistic performance dates. If you will be applying for a mortgage bond, do take into consideration that public holidays and skeleton staff might slow down the application process considerably. In instances where you would need the assistance of a private banker to release investment funds, ensure that the person will be available to assist and deliver funds and guarantees timeously.

the concept of a Smart City has been around for many years and recently hit the news again in South Africa. Politicians like to create expectations and make promises of Smart Cities that will be developed in specifi c areas. They then reference the Fourth Industrial Revolution Technology (4IR), AI Technology, Cloud computing, ChatGPT, etc.

During the Residential Estate property boom in the late 1990s and early 2000s, it was often referred to as the Battle of the Gates as developers built bigger and better entrance gates than their neighbours. 25 years later, I predict that the race is on for Estates to claim a Smart City status. We are certainly not back to the era of the bigger gates, but the lifestyle enhancement of being a Smart City for Estate and HOAs will be the next investment for owners and developers. The main driver for property values was location, location, location! Now it’s technology.

Load shedding has forced Estates to be energy-sufficient and invest in solar solutions to be less dependent on Eskom. The Estates in Gauteng recently experienced the throttling of the water supply from the City of Jo’burg to the City of Tshwane, and not long ago, even Cape Town had a loss of water supply. Sustainability, off-the-grid, and energy efficiency form part of a Smart City concept.

Many Estates managed to achieve this goal, but more important is how Estates and HOAs will embrace technology in the future.

Various tech companies market their products to Estates and can transform older Estates into Smart Cities/Smart Estates of the future. Community management is at our fi ngertips or in the palm of our hand, with the various community management functions in a Community App – the technology does exist and is in use.

The willingness of Management, Directors, Owners, and service providers to embrace Smart Technology the same way we did with investment in reducing load shedding will speed up the process of becoming a Smart Estate . All the elements of a Smart City are found in Community Management, HOAs, and residential estates.

We are used to all of this, on a daily basis, on a smaller scale with banks, health care, and communications and it is time to transform the beautiful Estates in South Africa and transform to real Smart Cities/Smart Estates
