Jesus Maria has been regarded as middle class area, but never fully consolidated until recent years, when new high density regulations made it attractive to real estate developers. This is why, many high-density high-rises have appeared, but its middle class status has decayed.

Being Jesus Maria an appealing district for young people and families due to it’s high amounts of green areas, bike lanes and schools,, we wanted to create a highquality, low-density affordable mid-rise.

Maximal volume Taking existing regulations we created the maximal buildable volume, which related with neither its high/low immediate context. Height context & views Thus, we presented a mixed height proposal, projecting future built context which in turn provided the building with a third partial facade.
Privacy vs exposure With North, East and South views, sun control and views were managed by combining open terraces and vertical blinders

PENTHOUSE Setbacks make way to generous terraces, while flexible spaces allow future expansions and customization
MID RISE A lateral setback creates a North faรงade and privileged terraces, making way for mid-rise penthouses
LOW RISE South faรงade with terraces to protect from morning glare and open to green areas. East faรงade is less permeable to guard from summer sun.
