A project for luxury apartments was commissioned on a plot that presented a dual context on each front. On one side, park that can be directly accessed to from the property amidst a quiet residential area; and on the other, an avenue with intense public transport traffic across from a social housing project.

Each situation required an independent strategy: maximize the relation with the park, while proposing a more private connection towards the avenue; seeking to harmonize with the consolidated urban profile.

Access & views Given the site‘s location between a park and a high traffic avenue, the project priorizes its views to the back while access is set on the front
Private gray to common green After setbacks, the resulting volume increases the division between the park and avenue. Creating an internal common garden provides natural light, views and relationship to the back rooms of the apartments
Structural flexibility In order to maximize distribution flexibility, the volume is divided into three bays, each housing a unit, which can be combined for duplex and penthouse aartments
